WHAT TO BUY??? The Truth About… SHORT SALES: Mostly a waste of time, energy and emotion. Only 15% of these properties actually get sold and hardly ever close at the listed price. They take forever to get an answer from the banks involved, meanwhile other deals are missed by these buyers. Most brokers who take these listings are fishing for buyers who will bid against one another to get the price higher. Try buying a short sale property and you will see. In the end, all parties go away angry and disgusted with the process, even the successful low bidder. (Remember – the bitterness of poor quality remains long after the sweetness of a low price is forgotten.) BANK-OWNED/REO PROPERTIES: Certainly a better bet than a short sale. At least you know that the property can be purchased for what it is listed for. In most cases these properties can be purchased for less but not a lot less. These properties tend to need work because most banks will not spend the money to maintain them. I have seen these properties sell for a third of what the Trustee Deed was purchased for by the seller, but this is not the norm. There is some excellent news in mid-2009 for first-time homebuyers and those seeking refinance assistance. Earlier this year our government created several programs to help solve our national housing problems. The government’s initial effort was to help decrease the inventory of homes on the market by giving first-time homebuyers an added incentive to purchase a new home. A tax credit is now available for up to $8,000 for first-time homebuyers purchasing a primary home through December 1st of 2009. The fine print of the initiative reads that the tax credit is equal to 10% of the home’s purchase price not to exceed $8,000. When you combine the low down payment financing options offered by FHA and other loan programs, the tax credit essentially reimburses all or part of the homebuyer’s down payment. The program does have some income

WHAT TO BUY??? The Truth About… SHORT SALES: Mostly a waste of time, energy and emotion. Only 15% of these properties actually get sold and hardly ever close at the listed price. They take forever to get an answer from the banks involved, meanwhile other deals are missed by these buyers. Most brokers who take these listings are fishing for buyers who will bid against one another to get the price higher. Try buying a short sale property and you will see. In the end, all parties go away angry and disgusted with the process, even the successful low bidder. (Remember – the bitterness of poor quality remains long after the sweetness of a low price is forgotten.) BANK-OWNED/REO PROPERTIES: Certainly a better bet than a short sale. At least you know that the property can be purchased for what it is listed for. In most cases these properties can be purchased for less but not a lot less. These properties tend to need work because most banks will not spend the money to maintain them. I have seen these properties sell for a third of what the Trustee Deed was purchased for by the seller, but this is not the norm. PROPERTIES OFFERED FOR SALE BY MOTIVATED SELLERS: These are without question the best properties for purchase. They are well-maintained, easy to buy and easy to close escrow. You don’t have to buy them “as is” like bank-owned and short sale properties. You can get an inspection done and the sellers will make repairs. These are not distressed properties but simply properties where sellers need to move on for one reason or another.
