Paradise Valley real estate can be a lot of things, but it is never, ever boring.

Case in point, how do you end up with a 42% decrease in sales volume, and a 72% increase in inventory, all resulting in another quarterly increase in avg. price-per-squarefoot? Common sense would dictate that a sharp increase in supply would impact the demand, but here we are.

What’s going on? While there is no smoking gun, believe there are two main forces at play here:

• High Mortgage Rates. While 85253, like all luxury zip codes, has a higher than average amount of cash purchases compared to other parts of the Valley, the spike we’ve seen in lending costs is definitely weighing on potential buyers.

• Economic Limbo. Inflation is easing, but banks are failing. For every positive job report, another report on record-high consumer debt. Paradox! The result: as long as the economy keeps sending mixed signals, expect buyers and sellers to wait to see which way things are going to break.
