WHAT HOME DO I WANT TO LIVE IN? When you buy new, it’s all about you. You select the design, materials and colors that you like, not settling for an existing home where someone else made those decisions. What style of house? Two story, ranch, cape, a two story with owner’s bedroom on the main level? How many bedrooms are needed? Do you like to entertain? Do you need lots of storage? Would you value a space for some “me” time? Our floor plans are colored to show areas for entertaining, de-stressing, storage and flex space.
WHAT CAN I AFFORD? Before you invest time trying to determine what home you want and the location where you want to live, it is recommended you get pre-approved by a lender. Knowing the down payment and available mortgage amount will allow you to focus on a home and lot package that you can afford and not set yourself up for disappointment later. While interest rates and terms are important, you need to feel comfortable with the mortgage representative you will be working with. There are normally several different mortgage loan options available and these should be explained to you before making your selection. There is typically a construction loan to cover the period of time it takes to construct the house. It is normally interest only during this period. When the home is completed, the permanent mortgage begins.

choosing a builder Your home represents one of the largest investments you will ever make and therefore the selection of a builder is extremely important. Here are some things to consider.
REPUTATION.
A home builder may claim to be the best, but their reputation is earned among their customers as well as their suppliers and tradespeople. What do their clients and vendors have to say? Are they members of their Home Builders Association and the Better Business Bureau?
EXPERIENCE.
Experienced builders are in a better position to deliver consistent high quality. Long-standing relationships with the better suppliers and sub-contractors are one reason why. The financial security of an established builder means they will be there for their customers beyond the move-in date.
WRITTEN WARRANTIES.
Almost any product you purchase is backed by a written warranty in case something goes wrong. What, exactly, does a home builder’s verbal warranty cover? With written warranties, you know what to expect. Beyond the first year warranty, do they offer long term coverage?
CLARITY.
In building a house, false assumptions can arise from poor communications. Look for a builder who will review the building process and share this information in writing. Ambiguity is not your friend. The builder should provide regular client communication throughout the entire process.
YOUR HOME YOUR WAY.
The original Ford Model T was offered in any color the customer wanted, as long as it was black. While a similar inflexible policy makes it easier for a home builder, you’ll want to work with a builder who offers innovative home designs and will customize the designs and products featured around your preferences.
FAIR, TRANSPARENT PRICING.
Choose a builder who can provide prompt, guaranteed pricing in writing. A home builder who has a design/product selections center makes it easy to understand what’s included in the price quoted. Do not contract your new home with a builder who provides product “allowances” before you have visited each of the vendors to see just what those allowances can actually purchase.
LIABILITY INSURANCE.
Accidents happen. Whether it is a construction worker or curious neighbor, you don’t want to be financially responsible if someone gets hurt at your home site. Make sure your builder has a liability insurance policy and they insist every sub-contractor carry insurance for the construction of your home.
