Minimising the impact Our countryside is precious and building responsibly in rural locations demands a high level of sensitivity on the part of any developer. Looking after the environment at Churston Court has been a high priority whether through responsible building practices such as recycling material
on site (e.g. for roads) or by producing thermally efficient houses with lower carbon footprints. The developers have sourced local materials wherever possible and have adopted a policy of minimising the amount and type of waste produced, as well as closely monitoring its disposal.
It’s not only people we’re providing homes for Like so many other redundant buildings, these barns were home to bats, barn owls and many other species prior to them being converted to homes. Dart Developments has mitigated this loss of habitat by creating roost areas for bats and many nest boxes for various species of birds within this new development. There are ‘crawl’ gaps behind fascia boards, tiny access points leading to voids in roof spaces and
various types of nest boxes both within and around the development. If you look closely you may see some of them. External lighting is also kept to a minimum using shrouded lights which do not shine upwards so flight paths are not affected. Wherever possible new hedges are planted as screens rather than fences and walls - this encourages wildlife and appears more rural.

A FINE EXAMPLE OF A MID 19TH CENTURY ‘MODEL FARMSTEAD’ BUILT DURING THE AGRICULTURAL REVOLUTION

The history of Churston Court Farm Dating from the mid-1800s when Samuel Rendle was the first recorded tenant farmer here, Churston Court Farm is a fine example of a model farmstead* built during the agricultural revolution. As far as records can tell us, the farm appears to have always been part of the Churston Court Estate and unusually, has never undergone any extensive modernisation or rebuilding. Despite the unspoilt original fabric of these historical buildings, they have long been redundant for agricultural purposes and were sadly becoming dilapidated. For this reason and due to their Grade II listing status, the farmhouse and buildings had been placed on the local Council’s ‘Buildings at Risk’ register before Dart Developments recently purchased the site to commence this conservation-driven project.
The buildings are largely constructed of locally sourced Devonian slate with occasional blocks of red sandstone, the latter being a very distinctive feature around the surrounding cliffs of Torbay. The farm was originally designed for a mixture of different farming practices and the barns were purpose built for a wide variety of uses, for instance the northern range consisted a fowls house, corn store, stables, granary and wool chamber. The southern range consisted of shippens (cattle housing), more granary stores, a dairy, pound house, apple loft and another corn store. The character of the farm buildings and house reflects the status of a long ago relatively prosperous Victorian farmer, with a holding of some 300 acres and a small staff of labourers and possibly servants.
*During the agricultural revolution (c.1740 – 1870), the landowners of Britain carried
out an agricultural experiment to develop working farms which researched and demonstrated improvements in agricultural techniques, efficiency, and building layout. Education and commitment to improving the welfare standards of workers were also important considerations. The farm buildings themselves were inspired by the ideals of ‘Enlightenment’ – designed to be beautiful as well as utilitarian and of course, profitable.
