Happy Fall Y’all. This time of year in Hot Springs Village is glorious! The heat of the summer is slowly giving way to crisp autumn mornings and bright, clear skies. I think this may be my favorite time of year as the colors change and air cools; I love taking advantage of the many trails, and so does our dog, Bear! I also enjoy finding spectacular views in and around Hot Springs Village. It’s pretty easy to do. I wonder, what is your favorite time of year?

Balboa Beach is located off Ponce de Leon Drive. It has a sand beach with two shelters, picnic tables and grills that are available on a first-come, first-serve basis. Restrooms are available.

Buyers
Whether it’s your first time, or you’ve been through it before, buying or selling a home can be both exciting and stressful. The more you know and understand about navigating the process, the easier it will be. A home, after all, is one of the biggest investments you will make. Having someone to guide you through the complexities of finding, buying, or selling a home can make all the difference in the world.
Why the least fun part of your home search may be the most important. Determine your budget. Starting your home search before really knowing what
will fit your budget is often a temptation. That’s why, before even starting to look at homes, you should take a good look at your budget and what you will be able to afford. Review your credit rating and make any necessary repairs if possible. Figure out where your down payment and closing costs will come from. It doesn’t hurt to research and start shopping for a loan early in the process. If you need suggestions for lenders, just let me know!
Do your homework. You may want to get a mortgage preapproval, essentially the
same thing as applying for a mortgage, just without a specific home in mind. To obtain pre-approval, a lender needs to check your credit, verify your income and employment status, and may need to see other documentation. Keep in mind that this is different from a pre-qualification, which is based on unverified information you provide and won’t carry nearly as much weight when shopping for a home. A preapproval is a commitment to lend you money and makes you look like a much more serious buyer.
Now, the exciting part: the home search. Hiring a Realtor® is key. A good real estate agent with an extensive knowledge
of the local market is a tremendous asset and a wealth of information for homebuyers. From looking at houses to sitting down at the closing table, let me help you to identify properties that meet your needs and set you on the path to find the home of your dreams. By handling all the research, contracts, and other time-consuming parts of the home buying process, I will help you avoid turning your search into a full-time job. Create a checklist of your “must haves” and ideal options to share with me and to use as you visit and evaluate potential homes. Take photos and notes for easy future reference. What are the highlights of the home? What would you change? It’s not always realistic to expect your potential home to be perfect, without any needed changes down the road. Don’t be afraid to look at homes that may require work in the near future. Even new construction may have problems of its own, so it’s unlikely that you’re going to find a home that doesn’t need some help. Once you’ve found your home, I can help you make an offer and negotiate the deal.

improved? Make a list of what needs to be done and set priorities. How does it compare with other homes in the neighborhood? What would you need to do to get it ready to show and list it?

Upgrades: Almost every buyer appreciates new kitchens and bathrooms,
so if you have the money, consider investing in updates in those two areas. Even a partial upgrade—fresh paint, new lighting, tile, or backsplash—can make an impression. Buyers are attracted to clean, clutter-less bathrooms and kitchens, so get a leg up on the competition by getting these in order.
Once it sells, where will you move? Given the competitive nature of the local real
estate market, it’s a good idea to start your own property research when you put your home on the market. If you happen to find yourself in a bind, with no place to move your belongings, we can try to negotiate with the buyer for a longer closing period. But starting your property search as soon as possible is highly advisable in today’s housing market.

Community Services & Residents Hot Springs Village was set up to provide a full-service community to 14,500-plus residents including police, fire and ambulance service, as well as other necessary services anyone would expect from his or her town, such as waste water, sanitation, property zoning, and animal control. Community Gems HSV WOMEN’S 18-HOLE GOLF ASSOCIATION: Founded in 1972, with 10 original members, the WGA 18-Hole was a pioneer for women’s golf in the Village. It now boasts more than 200 members. Play days are Thursdays, April through October, beginning with a Welcome Scramble and concluding with a Member-Member Match Play event. Events throughout the season include Fairways and Greens, Odds and Evens, Stableford, Sixes, Club Championship Tournament, and others. “There’s never a lack of fun & friendship with this group,” enthusiastically claims Sharron Montgomery, member since 2015. Through the tournaments and other fund-raising events, the members of the association have leveraged their love of golf to also raise money for UAMS Cancer Research. HS/HSV SYMPHONY GUILD: The Hot Springs/Hot Springs Village Symphony Guild started in 1986 and currently has approximately 450 members. During the year, the Guild hosts multiple concerts for the pleasure of its audiences. It is primarily a philanthropic organization providing support for the Arkansas Symphony Orchestra, promoting music education in schools located in Garland County, and helping students master their craft. Guild members are not only interested in good programming, but are keenly interested in advancing music education, a critical component of the academic curriculum. Members have advancepurchase opportunities for Guild events, as well as a variety of volunteer opportunities furthering music education. COOL WEATHER FLOWERS IN ARKANSAS: Enjoy a sensory wonderland even in the cooler weather! Arkansas has over 600 species of native wildflowers including pansies, violas, snapdragons, Swiss chard, and more. Pansies of all sizes, colors, and types are the most popular in the area. These beautiful flowers have a velvety texture and bloom over a long period of time. Violets can be seen growing along shadier areas like riversides. And look for evening primrose along roads and highways as they are drought-resistant and love rocky areas.

For hardcore riders, Hot Springs has three IMBA Epic Rides, ranging from the heart-pumping 33mile Womble Trail to the grueling 108-mile Ouachita National Recreational Trail. SPOTLIGHT: RAZORBACK CLUB
The Hot Springs Village Razorback Club members are an active group, even without monthly meetings! Whether it’s going on a bus to a home football game in Fayetteville or an away game in another nearby state, heading to a University of Arkansas baseball game in Little Rock, or going on a very successful Club-sponsored cruise to a tropical locale… the Razorback Club members are there! It may come as a surprise, but being a U of A alumnus is not a requirement for joining the HSV Razorback Club. While the majority of the approximately 300 members are actual Razorback alumni, a number of them are non-alumni newcomers to the Village who join the Club for the fun and camaraderie.
