GENERAL RULES AND REGULATIONS •

All owners, tenants or occupants shall respect the regulations in force (and ensure that the members of their family and all their guests respect the regulations) under penalty of expulsion; All persons in the common areas or using the amenities are required to comply with the regulations in force;

All persons in the common areas or using the amenities are required to ensure the tranquility of the premises and to respect the other residents on site; Smoking is strictly forbidden in all the common areas; When there are signs in place indicating the common areas are undergoing maintenance or upkeep, for your own safety and the safety of all owners please heed the signs and use the common areas and amenities only when they are available and there are no signs indicating that they are closed or undergoing maintenance; All co-owners are liable, with respect to the co-owners’ association, for any damage caused through their fault or negligence. Thus, all co-owners are required to reimburse the coowners’ Association any and all amounts arising following any damage to the common areas caused by the co-owner himself, or by his family or guests.

USE OF THE COMMON AREAS PARKING SPACES Parking spaces are located in the basement of the project, on one level. Your parking space, if you have one, has been assigned to you. You should have already received the remote control that grants access to the parking lot at the same time you received the rest of your keys, at the signing at the notary’s office. If this is not the case, please contact DevMcGill Customer Service, T 514.288.4737, Email: service@devmcgill.com. If you lose your remote control for the indoor parking area, please contact the condominium manager (514.572.0587) as soon as possible to deactivate your controller and obtain a new one at your own expense. Parking spaces are located outside. Your outdoor parking space, if you have one, has been assigned to you. If this is not the case, please contact DevMcGill Customer Service, T 514.288.4737, Email: service@devmcgill.com.

Lobby To access the lobby, you must use the main entrance key which was given to you at the notary’s office. We ask you to please not let anyone enter the lobby that does not have a key to access it, unless you are authorized to do so or it is someone that you know personally. We also ask that you do not leave any unattended items in the lobby (bikes, bags, etc.) If you have forgotten or lost your keys that give you access to the building, you must contact the condominium manager.

STORAGE The storage room is accessible only to owners that possess a storage space. You should have already been assigned a storage space number. If this is not the case, please contact DevMcGill Customer Service. For the safety of your belongings, we ask that you respect the storage space assigned to you and that you not leave any items outside of it. If you do not have a storage space and you would like to purchase one, you can contact DevMcGill Customer Service at 514.288.4737 ext.142 to find out if there are any storage spaces still available.

GARBAGE AND RECEYLCING ROOM The garbage and recycling room is located in the basement. We ask that you deposit your waste and recycling in the bins meant for those purposes. Please do not leave garbage bags or recycling bags in the hallways or directly on the floor.

GYM The gym is accessible every day between 6 am and midnight.* No pets are allowed in the gym. It is also forbidden to listen to music without headphones, in order to avoid disturbing other residents. A maximum of one guest per condominium unit is allowed in the gym. Moreover, in order to keep the area pleasant and clean, it is essential that you clean the equipment after use and that you return the equipment to its place when you are finished. Please be careful when using the free weights and place them gently on the floor to avoid noise that may cause inconvenience to the neighbours. Proper attire is required in the gym, including a garment that covers the upper body, and the wearing of shoes is mandatory. Only water bottles are allowed in the gym. We also ask that you leave all the equipment on site in order to ensure that all residents have the opportunity to use them and we ask that you not leave any personal belongings in the gym once you leave. When you are the last to leave the gym, please ensure that the lights and televisions are turned off and that the windows are closed. *(Schedules may be modified by the co-owners’ association)

POOL AREA The pool area is available to all residents of Avenue32 and the opening hours are from 8 am to 10 pm.* No pets are allowed in the pool area. A maximum of 4 people (total per condominium unit, including residents) are allowed in the pool area. It is forbidden to listen to music without headphones. Also, we ask that you please respect the safety limits in place which limit access to designated areas when the facilities are closed during the offseason. It is mandatory to wear a bathing suit at all times. Moreover, it is strictly forbidden to smoke and consume food or drink in the pool. Please note that it is not possible to reserve the pool for exclusive use.

BBQ AREA The BBQ is available to all residents of Avenue32. It is not possible to reserve a BBQ for exclusive use. After you have finished using the BBQ area, we ask that you always brush the BBQ grills and clean the shelves. Moreover, out of respect for all the co-owners, please tidy and clean any food debris, turn off the propane, close the BBQ lid and replace the BBQ cover. A thorough cleaning of the BBQ will be done about once a month during the summer season. If you have a problem with the BBQ, please contact the condominium manager. In order to keep the area clean and pleasant, it is essential that you clean the tables and put the chairs and furniture back in place after use. No glassware (glass) will be tolerated except for wine bottles. If the police are called to the site, all costs resulting from this will be charged to the offending person. *(Schedules may be modified by the co-owners’ association)

7 importants things to remember 1. Don’t forget to close your water valves if you are away for an extended period of time (reference page 28). 2. Clean your air conditioner filter and your fresh-air make-up as needed (check for accumulating dust every month (refer to the manual). 3. Your condo is equipped with an air exchanger. It is important that it function at all times; this will help to control the level of humidity and will supply fresh air for your comfort. 4. Maintain a controlled humidity level in your condo to minimize the shrinkage or expansion of your wood floors. Please note that it is normal for wood to react to humidity. Refer to your wood floor guarantee. 5. Regarding the floor drain (reference page 29). 6. Check the caulking around your bathtub and/or shower every year to ensure it is leak tight. 7. To prevent water from seeping inside through doors and windows, clean the rails at the bottom of your doors and windows bi-annually to keep dirt from blocking the drainage holes. And always remove snow accumulations of more than 1 foot from your doors and windows to prevent water from seeping inside after thaws.

Functionality of the water valve

The main water valve that will shut off the water for your entire condo is located above the hot water tank. It’s the little silver valve that is the closest to the wall. It is important that you familiarize yourself with the location of the valve. If you shut it off, be sure that you also shut off the hot water tank electricity breaker, located in the electricity panel. It is important not to forget to close the valve when you plan to be away from the condo for a long period of time.

Regarding the floor drain

A few times a year, the water in the floor drain near the hot water tank will evaporate and the drain will dry out, causing odours to come from the drain. This is quite normal and easy to take care of. Run approximately 1 litre of water into the drain. Repeat as necessary when odours reappear (on average 1-2 times per year). To stretch out the periods between having to fill the drain, use vegetable oil (1/2 cup). The oil will slow the evaporation of the water in the drain.

CARE GUIDE FOR STAINLESS STEEL SINKS Bristol Sinks are constructed within Canada’s specifications of high-grade type 304 stainless steel. Our stainless steel sinks are made to stand the test of time and following these guidelines will ensure a lifetime of timeless elegance even with regular day to day wear and tear. Our lifetime warranty ensures you of our confidence in our products. Stainless steel is the first choice for kitchens sinks even though it’s not indestructible. Follow these simple guidelines for Care. Daily cleaning with mild soap or a mild abrasive cleaner such as Old Dutch© is recommended . Always rinse the sink well after each use and towel drying will help slow down the formation of mineral deposits and staining. Once in awhile your sink may require a more aggressive cleaning. This will help remove any surface buildup that occurs with time from solutions such as hard water,tea, coffee and salt laden foods. Avoid use of protective rubber dish mats as they invite staining as liquids are trapped beneath. Our Custom stainless steel grids are the ultimate in protection for your sink. Type 304 Stainless Steel will not rust though it is possible for surface rust to form on the sink surface because of the oxidation of other iron particles. Steel wool, canned goods and metal cookware are all examples of items that could leave iron deposits on the sink. This surface rust is easily removed with a plastic scour pad. There are many benefits to stainless steel sinks, however, one negative is surely its nature to scratch. Over time and with use, our sinks will form a lovely patina look to them and scratches will not be as obvious. Any serious scratches or cleaning are best handled with an abrasive non-metallic pad such as Scotch-Brite© pads in maroon. Use a cleaning compound such as Bar Keepers Friend© or CLR Metal Clear© along with the pad. Rub aggressively in the direction of the grain to help polish the surface and blend in the scratches. Please note that you will not be able to restore the sink to it’s original finish though the scratches will become less noticeable.

Hardwood flooring Floating Laminate: V-LOC engineered, THE G5 GENERATION FROM VALINGE V-Lock Engineered floors can be installed over most sub-floors, and are constructed to be very dimensionally stable, making them suitable for installation over all grade levels. (See information and installation guidelines below.) Attention – Installer and/or owner responsibility Inspect “all” materials carefully before installation. These floors are manufactured in accordance with accepted industry standards, which permit a defect tolerance of 5%. Even though our product goes through many inspections before it leaves the plant, it is the responsibility of the customer and installer to perform a final inspection prior to installation. Any warranties that may be offered with this product do not cover materials with visible defects once they are installed. We recommend that you visit the National Wood Flooring Association (NWFA) website at www.woodfloors.org/consumer for installation help and maintenance tips. Tools Basic tools and accessories for installation: broom or vacuum, chalk line, wood cleaner, hand or electric jamb saw, miter saw, moisture meter, safety glasses, straight edge, table saw, tape measure, square, utility knife, pry bar and underlayment (for floating installations). Job site conditions It is the responsibility of the installer/owner to determine if the job site sub-floor and job site conditions are environmentally stable (Temp 60º F-80º F / Relative Humidity 40%-60%) and structurally (see local building codes) acceptable for wood floor installation. The customer and/or installer is responsible for wood failure resulting from or related to sub-floor, subsurface, job site damage or deficiencies after the hardwood flooring has been installed. See NWFA guidelines. Sub-floor preparation and recommendations for all installations Concrete Sub-Floors, new concrete slabs require a minimum of 90 days drying time before covering them with any engineered floor. Lightweight concrete has a dry density of 100 pounds or less per cubic foot and is only suitable for engineered wood floors when using the floating installation method. Many products have been developed as self-leveling toppings or floor underlayment. These include cellular concrete, resin reinforced cementations, underlayment, and gypsum-based materials. Although some of these products may have the necessary qualifications of underlayment for wood flooring installation, others do not. To test for lightweight concrete, scrape a coin or key across the surface of the sub-floor. If the surface powders easily or has a dry density of 100 pounds or less per cubic foot, use only the floating installation method. All Concrete sub-floors must be dry, smooth (level with 3/16” in a 10 foot Radius – 1/8” in 6”) and free of structural defects. Hand scrape or sand with a 20 grit #3-1/2 open face paper to remove loose, flaky concrete. Grind high spots in concrete and fill low spots with a Portland-based leveling compound (min. 3,000 psi). Concrete must be free of paint, oil, exiting adhesives, wax grease, dirt and curing compounds. These may be removed chemically or mechanically, but do not use solvent-based strippers under any circumstances. The use of residual solvents can prohibit the satisfactory bond of flooring adhesives. It is important to ensure a proper bond between the adhesives and concrete and wood panels. These laminate hardwood floors may be installed on grade, above grade, and below grade where moisture conditions do not exist. To ensure a long lasting bond, make sure that the perimeter of the foundation has adequate drainage and vapor barriers: • Less than 3 lbs. /1000 sq. ft. /24 hrs. on calcium chloride test • Less than a reading of 5.0 on a Tramex Concrete Moisture Encounter (moisture meter) • Less than 3 lbs. /1000 sq. ft. /24 hrs. on calcium chloride test • Less than a reading of 5.0 on a Tramex Concrete Moisture Encounter (moisture meter) Wood Sub-Floors Wood sub-floors need to be well nailed or secured with screws. Hardwood flooring Radiant Heated Sub-floors: Before installing over a radiant-heated floor, turn off heat and wait until the floor has reached room temperature. After installing the floor, return the heat to the previous setting by slowly raising the temperature 2º at a time. Caution: The slab surface must never exceed 85º F. in temperature. (see NWFA Guidelines - Appendix H Radiant Heat Installations) www.nwfa.org/member/pdf/installg/appenh.pdf. Preparation: Remove all moldings and wall-bases, and undercut all door casings with a hand or power jamb saw using a scrap piece of flooring as a guide. “Racking the Floor” Start by using random-length strips from the carton or by cutting four to five strips in random lengths, differing by at least 9”. As you continue working across the floor, be sure to maintain the 9” minimum stagger between end joints on all adjacent rows. Never waste material; use the left-over pieces from the cuts to start the next row or to complete a row. Interlocking floating installation All flooring installations must use an approved underlayment. In a floating installation, a 1/2” expansion gap must be maintained around the perimeter of the room. (See corresponding photos beginning on the next page for a step-by-step illustration of the following floating installation instructions.) After allowing the floor to acclimate and ensuring that proper subfloor requirements are met, you can begin the installation by laying the underlayment. Fig.1) First plank first row. Start at the left hand corner of the room with the locking system of the board facing you, there must be an expansion gap all around the perimeters of the floor of ½¨. You can wait until the third row before you adjust the ½¨expansion joint. Fig.2) Place the next board even with the first board. Fig.3) Let the board drop in a single action movement; make sure the long side of the boards are straight. Complete the row in the same fashion. Room Climate The recommended humidity level (RH) for the room must be kept between 40-60 degrees ALL YEAR ROUND, the temperature between 18 and 24 degree C. If necessary, install humidifiers/dehumidifiers to ensure better climate for yourself, for other wood structures in the house, furniture and the floor. 25 YEAR Residential / 5 Year Commercial Warranty The Manufacturer warrants to the original purchaser that, under normal residential conditions, the wear layer or overlay of the pre-finished flooring product in the original manufactured/ purchased condition will not wear through, crack, flake or peel or delaminate from the wood for a period of twenty five (25) years for residential applications and for a period of five (5) years for light commercial applications such as retail stores and offices from the date of purchase by the original purchaser. Warranty applies only to the original purchaser on products installed and used in accordance with the installation instructions. Installer or purchaser must inspect each board for any manufacturing defects; any board or piece installed in the flooring shall be considered as accepted. Regular maintenance as specified below must be followed in order to validate this warranty. This warranty does not cover labour costs or any other incidental expenses incurred as a result of a covered defect. The responsibility of “The Manufacturer” is limited, at their discretion, to replacing defective products or refunding the portion of the floor in question as covered under the warranty. Any attempt to repair, refinish or replace the defective product prior to inspection or by written authorization from the Manufacturer will invalidate the warranty. This warranty is not transferable. When making a claim original proof of purchase or a receipt is required. “The Manufacturer” reserves the right to substitute an alternative product of equal value in case the flooring type selected is no longer available.

Hardwood flooring Warranty Exclusions “The Manufacturer” warranties do not extend or cover scratches, dents or any noticeable markings or damage caused by improper handling, installation, water damage, flooding, fire, natural disasters or acts of God, furniture, shoes of all types, pets and insects, et cetera. “the Manufacturer” will not warrant any product that is faulty from incorrect installation, neglect, environmental extremes, or improper storage and handling of product. The Sub-floor is the responsibility of the installer. Failure of BMB Distributions floor product relating to the sub-floor, in any manner, is not the responsibility of the “Manufacturer” and is not covered under the warranty. A defect in the finish wear surface must be easily noticeable and cover an area of 2” square where there is wear through as seen from a standing position. Any variation or reduction in gloss level will not be considered under this warranty. Flooring is made from natural raw materials and as such has cells running parallel with the grain; therefore, all floors will expand and contract with the change of the seasons. The expanding and contracting is not covered under this warranty. It is recommended that the customer maintain a relative humidity level of 40-60% in the home by using a humidifier and/ or a dehumidifier to minimize movement of the flooring. Dry seasons can cause checks or splits on the surface of the floor, the manufacturer can not be held responsible for spit boards if RH is not controlled. Color variations are natural occurrence in flooring due to age, species and exposure to ultraviolet sunlight. For this reason, the customer may encounter mild color variations from board to board, or when replacing damaged boards with new product. Also, normal sunlight can cause fading / or darkening of the flooring depending on the species selected, ask your retailer for more information in this regard. Area rugs should be moved occasionally as they block sunlight and may give the appearance the floor is discolouring under or around the rug: this discoloration is not covered by the warranty. Warranty Inclusions: Warranty shall include and be limited to, only defects arising from the defective manufacturing, premature surface wear or defects in the wood fiber. Should a valid claim arise, all reimbursements, repairs, replacement or compensation is the sole discretion of “The Manufacturer”. Claims will only be administered if the above criteria have been met. Authorization of a claim without “The Manufacturer’s” approval is at the sole discretion of the author. The Manufacturer will not compensate the author without prior written approval.

Wrong temperature is displayed.

Rectify if any the following conditions applies: • The thermostat is exposed to an air draft. • The thermostat is located near or above a heat source such as a light dimmer.

The display disappears and reappears after a few minutes

The thermal protection device on the heater has temporarily opened. This can happen if the heater is obstructed by furniture or curtain and has overheated, or if the heater’s thermal protection device is too sensitive.

HH or LL is displayed on the screen

The measured temperature is outside the setpoint range, either too hot or too cold (see specifications table).

OL is displayed on the screen

The internal temperature of the thermostat is too high (overload). Check that the connected load does not exceed the maximum allowed (see specifications table).

The thermostat’s housing is hot.

This is normal. When the thermostat is running at full capacity, its housing can reach 40˚C (104˚F).

Cautions:

When adjusting the flap by hand,turn off the unit. When humidity is high,condensate water might occur at air outlet if all vertical louvers are adjusted to left or right. It is advisable not to keep horizontal flap at downward position for a long time in COOLor DRY mode , otherwise, condensate water might occur. Note: When restart after remote turning off, the remote controller will automatically return to the previous set swing position.

But in the period of using them ,you should remove the dust frequently by using vacuum cleaner or flaping them lightly,otherwise , its performance will be affected. Please keep the bacteria-killing medium air purifying filter in the cool and dry conditions avoid long time directly sunshine when you stop using it,or its ability of sterilization will be reduced.

Cause or check points When unit is stopped, it won't restart immediately until 3 minutes have elapsed to protect the system. When the electric plug is pulled out and reinserted, the protection circuit will work for 3 minutes to protect the air conditioner. During unit operation or at stop, a swishing or gurgling noise may be heard.At first 2-3 minutes after unit start, this noise is more noticeable. (This noise is generated by refrigerant flowing in the system.) During unit operation, a cracking noise may be heard.This noise is generated by the casing expanding or shrinking because of temperature changes. Should there be a big noise from air flow in unit operation, air filter may be too dirty. This is because the system circulates smells from the interior air such as the smell of furniture, paint, cigarettes. During COOL or DRY operation, indoor unit may blow out mist. This is due to the sudden cooling of indoor air.

Cautions Do not obstruct or cover the ventilation grille of the air conditoner.Do not put fingers or any other things into the inlet/outlet and swing louver. Do not allow children to play with the air conditioner.In no case should children be allowed to sit on the outdoor unit.

FEATURES AND FUNCTIONS INVERTER At the start of operation, a large power is used to bring the room quickly to the desired temperature. Afterward, the air conditioner automatically switches to a low power setting for economic and comfortable operation.

WIRELESS REMOTE CONTROLLER The Wireless Remote Controller allows convenient control of indoor unit operation.

ECONOMY OPERATION When ECONOMY operation mode is operated, the room temperature will be little higher than the set-temp under cooling mode and lower than set-temp under heating mode. Therefore, the ECONOMY mode is able to save more energy than other normal mode.

AUTO CHANGEOVER The operation mode (cooling, dry, heating) is switched automatically to maintain the set temperature, and the temperature is kept constant at all times.

MINIMUM HEAT OPERATION The room temperature can be maintained at 50 °F so as to prevent the room temperature from falling too far.

MILDEW-RESISTANT FILTER The AIR FILTER has been treated to resist mildew growth, thus allowing cleaner use and easier care.

SUPER QUIET OPERATION When the FAN button is used to select QUIET, the indoor unit begins super-quiet operation; the indoor unit’s airflow is reduced to produce quieter operation.

POLYPHENOL CATECHIN AIR CLEANING FILTER The polyphenol catechin air cleaning filter uses static electricity to clean fine particles and dust in the air such as tobacco smoke and plant pollen that are too small to see. The filter contains catechin, which is highly effective against various bacteria by suppressing the growth of the bacteria adsorbed to the filter. Note that when the air cleaning filter is installed, the amount of air produced decreases, causing a slight decrease in the indoor unit’s performance.

NEGATIVE AIR IONS DEODORIZING FILTER It comprises pottery super micro particles which can produce negative air ions having the effect of deodorizing and can absorb and remit the peculiar smell at home.

PROGRAM TIMER The program timer allows you to integrate OFF timer and ON timer operations in a single sequence. The sequence can involve one transition from OFF timer to ON timer, or from ON timer to OFF timer, within a twenty-four hour period.

SLEEP TIMER When the SLEEP button is pressed during Heating mode, the indoor unit’s thermostat setting is gradually lowered during the period of operation; during cooling mode, the thermostat setting is gradually raised during the period of operation. When the set time is reached, the indoor unit automatically turns off.

SWING OPERATION The Air Flow Direction Louvers swings automatically up and down so that the air speeds to every nook and corner of your room.

REMOVABLE INTAKE GRILLE The indoor unit’s Intake Grille can be removed for easy cleaning and maintenance.

● Take care to prevent infants from accidentally swallowing batteries. ● When not using the Remote Controller for an extended period, remove the batteries to avoid possible leakage and damage to the unit. ● If leaking battery fluid comes in contact with your skin, eyes, or mouth, immediately wash with copious amounts of water, and consult your physician. ● Dead batteries should be removed immediately and disposed of properly, either in a battery collection receptacle or to the appropriate authority. ● Do not attempt to recharge dry batteries. Never mix new and used batteries, or batteries of different types. Batteries should last about one year under normal use. If the Remote Controller's operating range becomes appreciably reduced, replace the batteries and press the RESET button with the tip of a ballpoint pen or other small object.

The indoor unit’s OPERATION Indicator Lamp (green) (Fig. 3 5) will light. The air conditioner will start operating.

About 3 seconds later, the entire display will reappear. When set to AUTO: Heating : Fan operates so as to optimally circulate warmed air. However, the fan will operate at very low speed when the temperature of the air issued from the indoor unit is low. Cooling : As the room temperature approaches that of the thermostat setting, the fan speed becomes slower. Fan : The fan runs at the low fan speed. The fan will operate at a very low setting during Monitor operation and at the start of the Heating mode.

Example: When set to AUTO.

SUPER QUIET Operation SUPER QUIET operation begins. The indoor unit’s airflow will be reduced for quieter operation. ● SUPER QUIET operation cannot be used during Dry mode. (The same is true when dry mode is selected during AUTO mode operation.) ● During Super Quiet operation, Heating and Cooling performance will be reduced somewhat. If the room does not warm up/ cool down when using SUPER QUIET Operation, please adjust the indoor unit’s Fan Speed.

air CONDITIONER OPERATION To Stop Operation Press the START/STOP button (Fig. 5 K). The OPERATION Indicator Lamp (green) (Fig. 3 5) will go out.

About AUTO CHANGEOVER Operation AUTO:

● When AUTO CHANGEOVER operation first selected, the fan will operate at very low speed for about a few minutes, during which time the indoor unit detects the room conditions and selects the proper operation mode. If the difference between thermostat setting and actual room temperature is more than +4 °F → Cooling or dry operation If the difference between thermostat setting and actual room temperature is within ±4 °F → Determined by outdoor temperature If the difference between thermostat setting and actual room temperature is more than –4 °F → Heating operation ● When the indoor unit has adjusted your room’s temperature to near the thermostat setting, it will begin monitor operation. In the monitor operation mode, the fan will operate at low speed. If the room temperature subsequently changes, the indoor unit will once again select the appropriate operation (Heating, Cooling) to adjust the temperature to the value set in the thermostat. ● If the mode automatically selected by the indoor unit is not what you wish, select one of the mode operation (HEAT, COOL, DRY, FAN).

About Mode Operation Heating: ● Use to warm your room. ● When Heating mode is selected, the indoor unit will operate at very low fan speed for about 3 to 5 minutes, after which it will switch to the selected fan setting. This period of time is provided to allow the indoor unit to warm up before begin full operation. ● When the room temperature is very low, frost may form on the outdoor unit, and its performance may be reduced. In order to remove such frost, the air conditioner will automatically enter the defrost cycle from time to time. During Automatic Defrosting operation, the OPERATION Indicator Lamp (Fig. 3 5) will flash, and the heat operation will be interrupted. ● After the start of heating operation, it takes some time before the room gets warmer. Cooling: ● Use to cool your room. Dry:

● Use for gently cooling while dehumidifying your room. ● You cannot heat the room during Dry mode. ● During Dry mode, the indoor unit will operate at low speed; in order to adjust room humidity, the indoor unit’s fan may stop from time to time. Also, the fan may operate at very low speed when adjusting room humidity. ● The fan speed cannot be changed manually when Dry mode has been selected.

During Heating mode: Set the thermostat to a temperature setting that is higher than the present room temperature. The Heating mode will not operate if the thermostat is set lower than the actual room temperature. The Cooling and Dry modes will not operate if the thermostat is set higher than the actual room temperature (in Cooling mode, the fan alone will operate). About the SLEEP Timer To prevent excessive warming or cooling during sleep, the SLEEP timer function automatically modifies the thermostat setting in accordance with the set time setting. ● During use of the Cooling and Dry modes, do not set the Airflow Direction Louvers in the Heating range (4 - 6) for many hours, since water vapor may condense near the outlet louvers and drops of water may drip from the indoor unit. During the Cooling and Dry modes, if the Airflow Direction Louvers are left in the heating range for more than 30 minutes, they will automatically return to position 3. ● When used in a room with infants, children, elderly or sick persons, the airflow direction and room temperature should be considered carefully when making settings.

To select SWING Operation Press the SWING button (Fig. 5 M). The SWING Display (Fig. 6 Y) will light. In this mode, the Air Flow Direction Louvers will swing automatically to direct the air flow both up and down.

To stop SWING Operation Press the SWING button (Fig. 5 M) once again. The SWING Display (Fig. 6 Y) will go out. Airflow direction will return to the setting before swing was begun.

About Swing Operation During cooling/Dry mode : Swings between 1 and 4. During heating mode : Swings between 4 and 6. ● The SWING operation may stop temporarily when the air conditioner’s fan is not operating, or when operating at very low speeds.

ECONOMY OPERATION Begin Air Conditioner operation before performing this procedure.

To Use the ECONOMY Operation Press the ECONOMY button (Fig.5 G). The ECONOMY indicator Lamp (green) will light. ECONOMY operation begins.

Therefore, the ECONOMY mode is able to save more energy than other normal mode. ● In case of multi-type air conditioner, the ECONOMY operation mode is only available for the set indoor unit.

● When the air conditioner is operated by the controls on the MANUAL AUTO button, it will operate under the same mode as the AUTO mode selected on the Remote Controller (see page 7). ● The fan speed selected will be “AUTO” and the thermostat setting will be standard (76 °F).

In the event of a malfunction (burning smell, etc.), immediately stop operation, turn off the electrical breaker and consult authorized service personnel. Merely turning off the unit’s power switch will not completely disconnect the unit from the power source. Always be sure to turn off the electrical breaker to ensure that power is completely off.

OPERATING TIPS Operation and Performance Heating Performance ● This air conditioner operates on the heat-pump principle, absorbing heat from outdoor air and transferring that heat to indoor unit. As a result, the operating performance is reduced as outdoor air temperature drops. If you feel that insufficient heating performance is being produced, we recommend you use this air conditioner in conjunction with another kind of heating appliance. ● Heat-pump air conditioners heat your entire room by recirculating air throughout the room, with the result that some time may be required after first starting the air conditioner until the room is heated.

Microcomputer-controlled Automatic Defrosting ● When using the Heating mode under conditions of low outdoor temperature and high humidity, frost may form on the outdoor unit, resulting in reduced operating performance. In order to prevent this kind of reduced performance, this air conditioner is equipped with a Microcomputercontrolled Automatic Defrosting function. If frost forms, the air conditioner will temporarily stop, and the defrosting circuit will operate briefly (for about 7-15 minutes). During Automatic Defrosting operation, the OPERATION Indicator Lamp (green) will flash. ● After heating operation stops, if frost forms on the outdoor unit, the unit will start Automatic Defrosting operation. At this time, the outdoor unit will automatically stop after operating for a few minutes.

air CONDITIONER OPERATING TIPS AUTO Restart In Event of Power Interruption ● The power supply to the air conditioner is stopped by a power interruption. The air conditioner will then restart automatically in its previous mode when the power is restored.

● If a power interruption occurs during TIMER operation, the timer will be reset and the indoor unit will begin (or stop) operation at the new time setting. In the event that this kind of timer fault occurs, the TIMER Indicator Lamp will flash (see Page. 3). ● Use of other electrical appliances (electric shaver, etc.) or nearby use of a wireless radio transmitter may cause the air conditioner to malfunction. In this event, temporarily turn off the circuit breaker, turn it on and then use the Remote Controller to resume operation.

Multi-type Air conditioner This indoor unit can be connected to a multi-type outdoor unit. The multi-type air conditioner allows multiple indoor units to be operated in multiple locations. The indoor units may be operated simultaneously, in accordance with their respective output.

Simultaneous Use of Multiple Units ● When using a multi-type air conditioner, the multiple indoor units can be operated simultaneously, but when two or more indoor units of the same group are operated simultaneously, the heating and cooling efficiency will be less than when a single indoor unit is used alone. Accordingly, when you wish to use more than one indoor unit for cooling at the same time, the use should be concentrated at night and other times when less output is required. In the same way, when multiple units are used simultaneously for heating, it is recommended that they be used in conjunction with other auxiliary space heaters, as required. ● Seasonal and outdoor temperature conditions, the structure of the rooms and the number of persons present may also result in differences of operating efficiency. We recommend that you try various operating patterns in order to confirm the level of heating and cooling output provided by your units, and use the units in the way that best matches your family’s lifestyle. ● If you discover that one or more units delivers a low level of cooling or heating during simultaneous operation, we recommend that you stop simultaneous operation of the multiple units.

● Operation can be done in the following different operating modes. Cooling mode and dry mode Cooling mode and fan mode Dry mode and fan mode ● The operating mode (heating mode or cooling (dry) mode) of the outdoor unit will be determined by the operating mode of the indoor unit that was operated first. If the indoor unit was started in fan mode, the operating mode of the outdoor unit will not be determined. For example, if indoor unit (A) was started in fan mode and then indoor unit (B) was then operated in heating mode, indoor unit (A) would temporarily start operation in fan mode but when indoor unit (B) started operating in heating mode, the OPERATION indicator lamp (green) for indoor unit (A) would begin to flash (1 second on, 1 second off) and it would go into standby mode. Indoor unit (B) would continue to operate in heating mode.

● Operation cannot be done in the following different operating modes. If the indoor unit is instructed to do an operating mode that it cannot perform, the OPERATION indicator lamp (green) on the indoor unit will flash (1 second on, 1 second off) and the unit will go into the standby mode. Room Controller Instructions MINI FRESH AIR MAKE-UP – THERMO-X-AIR Field of Application: - Fresh Air Make-up for residential houses, condos or apartments. Scope: - Standard house from 1800 to 2000 square feet.

- An airflow of 60 cubic feet per minute (CFM) is required for a minimum of 2.0 KW. Operating Procedure: 1 – Make sure the fan is adjusted at 60 CFM. 2 – Adjust the output temperature of the Thermo-X-Air on the D22-TF module. 3 – Use the push button Room Controller (installed near the entrance door) for either a continuous or intermittent operation, depending upon how many air changes you require. 4 – For a dry contact operation (on-off) please contact Thermolec. N.B. For homes with a surface area of more than 2000 square feet, the required airflow is 90 CFM for a minimum of 3.0 KW. Connect the bathroom fan to the F F terminals in the Thermo-X-Air. The operation is exactly the same as the 60 CFM unit.

VICOSTONE Quartz Surfaces are extremely low maintenance material that is not easily damaged. To keep your VICOSTONE products looking NEW and BEAUTIFUL, follow these simple steps: • Use only mild detergent and tap water for daily routine cleaning, and rinse thoroughly after cleaning. • For stubborn spots, instead of mild detergent apply a household mild, non-abrasive cleanser with neutral pH (pH is between 5 and 9) on a damp, moisten soft cloth or non-abrasive sponge, and rinse thoroughly after cleaning. • For dried residue, use a flat object such as a plastic putty knife to gently scrape-off foreign material, and then soak the spot(s) of residue dirt with warm water to soften it before cleaning. • Although VICOSTONE Quartz is extremely hard material and hence is scratch resistant, it is NOT scratch proof. DO NOT cut or chop directly on your countertop. Always use a cutting board. • Always use a hot pad or trivet when setting down hot pans or cooking plates on your VICOSTONE countertops. Direct contact with extreme high heat can cause damage to your countertop surface. • Avoid contact of strong, harsh chemicals on your countertops. Chemicals such as paint stripper, bleaches, pipes cleaners etc. can cause damage to the quartz surfaces. • Honed, Brushed surfaces can show more signs of daily life activities suc as finger prints, hard water residues, etc. Hence these surfaces will require more frequent cleaning and maintenance. 12-YEAR WARRANTY Thermoform’s thermoplastic products are covered under a 12-year warranty in effect from the date of purchase, against manufacturing defects resulting in delamination. Under this warranty, Thermoform will exclusively replace defective thermoplastic products. Such replacement does not renew or extend the warranty time period. This warranty does not apply to: damage due to daily wear and tear; damage due to abusive use or improper use or maintenance; damage resulting from incorrect installation; damage due to accidents or negligence; damage due to exposure to excessive heat sources; damage resulting from alterations or repairs not conducted by qualified Thermoform personnel. This warranty does not cover transportation, installation or labour costs or other costs resulting directly or indirectly from the replacement of defective products, or any damages, detriments or prejudices. Proof of purchase must be provided. Coverage under this warranty may not be extended or prolonged by any distributors, representatives or agents. Products are replaced according to model, profile, finish, dimensions and quantities of original production. Modifications are entirely at Thermoform’s discretion. According to product availability at time of replacement, substitutions may be necessary. Thermoplastic sheets and edges are excluded from this warranty.

WARRANTY FOR VICOSTONE QUARTZ SURFACES Vicostone warrants to the original owner-occupants of installed Vicostone Quartz Surfaces that have been manufactured by Vicostone and have been purchased through Official Vicostone Distributor(s) that from the date of installation, the Vicostone Quartz Surfaces will be flee from manufacturing defects. If a manufacturing defect occurs, Vicostone will at its option, repair or replace the defected Vicostone Quartz Surfaces. In case of replacement, the same quantity (number of slabs) will be supplied for flee. VICOSTONE does not cover the costs for transportation, fabrication, installation, or any other physical and/or moral damages. Vicostone does not do the installation either. Any other written or verbal agreement provided before or after this period is considered non valid. Our products are guaranteed against manufacturing fault under the terms and conditions mentioned below. All claims made under this warranty must be provided to Fenergic in writing within 15 days after the detection of the presumed manufacturing fault. Fenergic, hereinafter referred to as “the Company”, after reception of the claim, will analyse the request and reserves the right to examine and keep all products presumably defective. The warranty will otherwise be considered non valid. For the first 12 months following the delivery of the products, the Company will assume fees related to parts and labour, as described in this warranty. For the subsequent years, the Company will assume only the supply of replacement parts; all other fees (included, but not limited to transportation, measurement, installation) are excluded from the present warranty and are the sole responsibility of the client. Fenergic Sealed Units Limited 10 years Warranty The windows’ sealed units manufactured by Fenergic and identified as such by its logo on the inner face of the unit, are guarantied against formation of condensation or dust on the inner surfaces cause by seal failure, which may result in an appreciable obstruction of vision, under the condition that our products were installed in accordance with the instructions provided by the company and the coverage chart here below mentioned:

To benefit from the coverage mentioned in the above chart, the replacement sealed unit must be purchased from Fenergic and be installed by a Fenergic approved technician. Muntin bars are guarantied for a period of 10 years, against excessive buckling and major uneven discoloration. The glued on cross-ties are guarantied for a period of one (1) year from the delivery date. This warranty does not apply to glass breakage or shattering. Thermal breakage, characterized by a breakage in the inner glass during a cold front (temperature under -10°C) without trace of an impact on glass, is covered by Fenergic for the first year following delivery of the product.

Warranty on Other Insulating Glass and Window Panel – 10 years The windows’ sealed units not manufactured by Fenergic but sold and distributed by Fenergic are guarantied, by the manufacturer, against formation of condensation or dust on the inner surfaces cause by seal failure, which may result in an appreciable obstruction of vision, for a period of 10 years. Severe discoloration of the muntin bars and screen printing is covered under this warranty for a period of 5 years. Glass breakage or shattering, including thermal breakage is not covered by the warranty under any consideration. Limited Warranty on PVC Profiles – 20 years The manufacturer warrants that the main sashes and frame vinyl components of the products will be free from manufacturing defect which result in peeling, flaking, chipping, splitting, blistering or corrosion, for a period of 20 years from the date of purchase. Non-uniform color change resulting from unequal exposure to sunlight is not covered by this warranty. This warranty does not apply to painted or recovered by a product or installed in a non-vertical position. The PVC profiles used on the contour of a steel door glass are guarantied for a period of one (1) year following the date of purchase. If the PVC profile manufacturer determines that the warranty is valid, the manufacturer, at its discretion to either (i) refund the original purchase price for the defective extrusion or (ii) replace the defective extrusion, returned to the manufacturer, by the same type of profile or an equivalent quality profile. Warranty on Patio Doors – 20 years The patio door manufacturer warrants that the main sashes and frame vinyl components of the products, excluding those which are extruded brown or any variation of thereof in color, will be free from manufacturing defects which results in peeling, flaking, chipping, splitting, blistering or corrosion for a period of 20 years from the date of purchase. The patio door manufacturers’ sealed units are guarantied, for a period of 10 years, by the manufacturer against formation of condensation or dust on the inner surfaces cause by seal failure, which may result in an appreciable obstruction of vision. The Patio door manufacturer warrants that the hardware will remain in good working condition, under normal use, for a period of one (1) year, following the date of purchase. Warranty on Steel Doors – 10 years The steel door manufacturer warrants its products, for domestic use, against manufacturing defect, major discoloration, chalking or major warp for a period of 10 years from the date of purchase. The patio door manufacturers’ sealed units are guarantied, for a period of 10 years, Will not be considered as defective; warps inferior to 6mm ( ¼ Inch), sagging or any other permanent distortion not exceeding CAN/CGSB-82.5-M88 standards. Garden shed doors and custom made or altered (non-standard or cut) doors are not covered by the warranty.

Warranty On Paint – 10 years The paint manufacturer warrants that the products will be free from defect which could result in peeling, flaking, chipping, splitting, blistering or major and uneven discoloration (superior to 5 Delta E), for a period of 10 years from the date of purchase. During the first year of the warranty, Fenergic or one of is subcontractor, will apply, on site, new paint on the defective items only. The following years, Fenergic could, at it’s discretion, either (i) provide enough paint, similar quality of the original, to repaint the defective surfaces, or (ii) refund part or in total the original purchase price of the price option for the defective items. The client remains aware that a normal variation of color could exist between the newly applied and the old paint. Warranty On Hardware – 10 years The window hardware is covered against manufacturing defects for a period of 10 years.This warranty does not apply on normal wear and tear, misuse failure, inadequate or insufficient maintenance, discoloration or corrosion of the finish due to abrading product, including those used to clean bricks. Warranty on Steel Door Hardware – 10 years The steel door hardware manufacturer warrants its products against manufacturing defects for a period of one (1) year. Is not covered by the warranty, rust or corrosion, particularly but not limited to hinges exposed to high humidity (for example, construction site exposed to extreme weather conditions) The door handle manufacturer warrants its products against manufacturing defect, as well as abnormal and non-uniform discoloration of the products finish for a period of one (1) year. Warranty On Wood Components – 1 year All wood components sold or manufactured by Fenergic are covered against manufacturing defects for a period of one (1) year following the date of purchase. Warranty On other Components – 1 year All other components not mentioned in this warranty are covered for a period of one (1) year following the date of purchase. Warranty on Mosquito Screens All mosquito screens must be inspected within 48 hours following delivery. No claims regarding roving defect or paint defect will be accepted following this period. Mosquito screen adjustments are not part of this warranty.

Limitation, Exclusion and Invalidity of the Warranty The Fenergic Warranty is applicable for the original buyer only. However, this warranty is portable once during the first two (2) years following the date of purchase. This warranty covers only manufacturing defects of the products and excludes damages caused by or resulting from substandard installation, including poor insulation or damages caused by accident, fire, a flood, act of God, abusive use, vandalism, inadequate or insufficient maintenance, chemical products, heating of the premises, exposure to extreme temperature or extreme weather conditions, discoloration due to aging, oxidation or any other circumstances or causes that cannot be controlled by the Company. The Warranty does not cover damages, direct or not, caused to the walls, structures, floors or any other installations near or adjacent to the window, including collateral damages cause to paint, mouldings, or any other objects having to be handled by Fenergic employee and/or it’s authorized subcontractor in their obligations to this warranty. Fenergic and/or its authorized subcontractor shall not under any consideration be held responsible for any loss of income, or benefit related to manufacturing defects or to the execution of this warranty. Product adjustments are not covered by the warranty. Removing, handling and reinstalling, blinds, curtains and/or furniture, obstructing the work of the technician is the sole responsibility of the client. Are excluded from the warranty, all maintenance labour as well as replacement of part subject to normal wear and tear, such as, weather strips, door, rollers, locks, operators, cranks, casement bolts. The warranty is applicable only after full payment of the product and/or the client is not in payment default and/or is exercising some course of remedy against the Company. Additional fees will be charged if repairs have to be completed at a site further than 75km from the nearest Fenergic office, if the repairs require, handling of oversized objects and more technicians are needed or if repairs have to be performed in a not readily accessible location. Any expenses for rental, purchase, delivery and/or assembly of scaffolding or any other apparatus needed to complete work is the sole responsibility of the client. Permit and/or necessary authorization (and its expenses) in order to execute work, covered by the warranty on Fenergic products, is the sole responsibility of the client. Any attempts to repair or modify Fenergic products, for example; painting, blasting, or pickling of the surface, replacing a seal unit, by anyone not authorized to do so by Fenergic will permanently invalidate the whole warranty. Parts replacement will not have an effect on length of warranty. The warranty, from original date of purchase will prevail, under original terms and conditions. Fenergic can, in one’s discretion, cease production of a product or a component. In such a case, the Company can, in one’s discretion, replace the defective product by a similar quality product or provide a credit equivalent to the original purchase price of the defective part, component or option. Even thought our product meet the standards indicated by the certification number shown on it, any additional attestation of conformity being given by the client to a third party shall not be the responsibility of Fenergic. This warranty is subject to comply with the laws of the province as defined in the sales contract.

In the Condo What should I do if something breaks in my condo (water leak, hot water tank, etc.)? First shut off the water inlet. Verify the warranty coverage period (refer to the Garantie de Qualité Habitation that you completed during the inspection). If you are still covered by the warranty, contact the plumber listed in the “Services and Useful Phone Numbers” section of this manual on pages 121 - 126. NB: for any technical issues, please proceed in this manner: If you are still within the warranty period, contact the appropriate subcontractor listed in the “Plumbing fixtures list” page 30 and “Services and Useful Phone Numbers” section of this manual on pages 121 - 126. I have no idea how to use my thermostat. What do I do? Refer to the Thermostat user manual in the “Technical and Maintenance” section of this Owners manual. Can I change the locks of my condo door? Yes, but you must give the manager of the Avenue32 Co-ownership a duplicate key. You cannot however change the design of the lock. Can I make copies of my keys? Yes you can have copies made at the locksmith of your choice. Are pets allowed at Avenue32? Dogs and cats are allowed in the current co-ownership charter (2013). To find out which pets are allowed at Avenue32 and which are not, refer to of the Avenue32 Co-owners Association regulations in force. What do I do if I lose my remote for the garage? You must contact the manager of the Avenue32 Co-ownership to deactivate it and order a new one, at your own expense. How to use the intercom? Once you have a landline phone number or main cell phone number assigned to your condominium, it will need to be programmed into the Intercom located at the entrance of the building. To proceed with programming, please contact the Manager of the Avenue32 Co-ownership. When visitors dial the code assigned to your condo on the Intercom, the phone that has been assigned to the intercom will ring. Then you simply need to dial “9” on your phone to automatically unlock the main entrance door. If your programmed phone number is a cell phone number, the system also allows you to unlock the main entrance door remotely.

Common areas and Other Spaces Can I leave my shoes in the hallway, outside my condo door? It is not permitted to leave shoes, carpets or any other item in the hallways under the current Co-owners’ Association charter (2013). Can I have a BBQ? Yes, BBQs are allowed in outdoor spaces (balconies and terraces) according to the current charter of the Co-owners’ Association. Can I put a satellite dish on my balcony? Cable access is provided through the telecommunications room located in the basement of your building. Contact Bell or Videotron for connection and the manager of the Co-owners’ Association for access to the room. Satellite dishes are not permitted. Be sure to consult the Avenue32 Co-owners Association regulations in force for details. Can I leave items in my parking area? Only cars can be left in parking areas. Bicycles are tolerated.

Financial MATTERS When do I have to pay my condo fees? Condo fees are payable on the first day of each month. It is recommended to send post-dated checks especially if you plan to be away for a certain period of time. After the 1st general meeting of the co-owners, those who wish to, may make post-dated checks or set up pre-authorized payments. The condominium association will provide you with a form for this purpose. To whom do I pay the condo fees? Condominium fees are payable to the Avenue32 Condominium Association. Post box #100, located at the entrance of the building is used for depositing condo fee payments, among other things. If you wish to mail your condo fee payments, the full mailing address is: 750, 32nd Avenue #100, Lachine (QC) H8T 0A2. How is the Welcome tax calculated? The Welcome tax, or the ‘taxe de bienvenue’ named after the Minister Jean Bienvenue, allows municipalities to tax property transactions within their territories. Also known as the “property transfer tax”, the calculation of this tax is as follows, based on whichever is highest between the municipal assessment and the purchase price.

- 0.5% of the first $50,000 - 1% of the next $50,001 to $250,000 - 1.5% of the next $250,001 to $500,000 - 2% of the next $500,001 to $1,000,000 - 2.5% of any portion exceeding $1,000,000

Thus, for a $ 380,000 condo, the total amount of property transfer tax is $4,200 or:

- $50,000 x 0.5% = $250 - $200,000 (from $250,000 $50 000) x 1% = $2,000 - $130,000 (from $380,000 $200,000 $50 000) x 1.5% = $1,950

How much will my property and school taxes cost? Municipal and school taxes are determined based on the City of Montreal’s assessed value of your unit and not on the purchase price. You must therefore wait until the assessment which you will receive in the months following the construction of your dwelling. It is usually lower than the total price of your unit. The municipal tax rate for the borough of Lachine is $193.35/ unit or dwelling. For 2012-2013, the school tax rate is $0.21309/ $100. For more information on municipal and school taxes, please contact the City of Montreal by dialing 311 and contact the School Tax Management Committee at 514.384.5034. Tax credits for the purchase of a first home (HBTC) Since 2009 the government of Canada offers a tax credit for the purchase of a first home: a non-refundable $5,000 income tax credit for a qualifying home purchased after January 27th, 2009. Moreover, since 2009, eligible beneficiaries receive a federal tax relief of up to $750. You qualify for the credit if: - You or your spouse or common-law partner have purchased a qualifying home; - You have not lived, during the year of acquisition or four years earlier, in another home that you or your spouse or common-law partner owned (first-time home buyer). How to become eligible for the Home Buyers’ tax credit for First-Time Home Buyers? To qualify for the First Home tax credit, your home must meet the following requirements: - Be in Canada; - Must be an existing home or building; - Single-family, detached, row houses or mobile homes, condominium units and apartments in duplexes, triplexes, quadruplexes or apartment buildings all qualify; - A share in a cooperative housing corporation that gives you, as owner, the right to own a housing unit in Canada also qualifies; - You must intend to occupy the home within the year of purchase. Can my spouse or common-law partner also claim the HBTC? One or the other can claim the credit. You and your spouse or common-law partner can share the amount to purchase a home, but the total claimed can not exceed $5,000. Any unused portion can be transferred to the other spouse or common-law partner. However, the total amount requested for the year must not exceed $750. So, either one of you can claim the credit or you can share it. How do I claim the HBTC? As of the 2009 tax year, you can claim the credit for the year in which you acquired the qualifying home by filling in line 369 of Schedule 1 of the income tax returns for individuals (Federal Tax return). What exactly is meant by “qualifying home”? A qualifying home is a housing unit located in Canada. It may be an existing dwelling or a dwelling under construction. Single family homes, row houses, mobile homes, condominium units and apartments in duplexes, triplexes, quadruplexes or apartment buildings all qualify.
