The subdivision is to be configured and developed generally in accordance with the submitted plans referenced as proposed subdivision CT250699-1 for Devonport Holiday Village Pty Ltd at 20-24 North Caroline Street, East Devonport, DWG No. 2430/2 by Fisher Survey & Design dated 11-12-2014 a copy of which is attached and endorsed as a document forming part of this Planning Permit.
2.
The subdivider is to provide lots 1-12 inclusive with vehicular access from the North Caroline Road frontage. The required vehicular access is to be installed in accordance with IPWEA standard drawing TSD-R09-v1 and must be situated clear of any service manholes or side entry pits. The subdivider is to contact Council for an inspection of each vehicular access with boxing and reinforcement in place prior to concreting.
3.
The subdivider is to provide each lot with a minimum 150mm stormwater connection to the lowest point of the lot. In this regard the connections must be installed in accordance with IPWEA standard drawing TSDSW27-v1. The subdivider is to contact Council for an inspection of each stormwater service connection prior to backfill.
4.
Prior to commencement of works on site the subdivider is to seek a permit to work within the road reservation.
5.
The subdivider is to take all reasonable steps during civil construction works to minimise off site environmental effects occurring that might result in a nuisance. This includes air, noise and water pollution and doesn’t allow for burning of any waste materials.
6.
The subdivider is to implement and maintain pollution control measures during the course of the subdivision civil works to minimise downstream off site effects occurring, particularly with respect to Council’s stormwater system. This is to address the following: (a)
Retaining any topsoil removed during ground works to cover the areas disturbed to a depth of at least 100mm.
(b)
Sowing down all disturbed areas with an appropriate grass mix as soon as is practicable after works in that area is completed.
(c)
Stabilising stockpiles of topsoil and overburden during construction. This stabilisation may include vegetative seeding, mulches, plastic mesh, netting or another appropriate method.
(d)
Implementing appropriate dust control measures during all civil works to ensure that dust is not permitted to cross any point of the property boundary so as to become a proven environmental nuisance to the occupiers of properties nearby.
(e)
Disposing of any solid waste at an appropriate refuse site.
(f)
Utilising stormwater control devices during installation of the required infrastructure to prevent the deposition of sediment from the site into the Council stormwater system.
(g)
Inspecting the stormwater control devices after each significant rainfall event and take appropriate action to ensure the integrity of the system is not compromised.
