Page 2 of 4 Generating Use and Parking Code requirements in accordance with section 30R of the Land Use Planning and Approvals Act 1993, subject to the following conditions: 1.
The Use and Development is to proceed generally in accordance with the submitted plans referenced as Showroom Development on Lot 16 & 17 Friend Street, Devonport A202/P8, dated 28/7/14, A205/P4, dated 28/7/14 & A303/P9, dated 30/7/14 by Artas Architects, copies of which are attached and endorsed as documents forming part of this Planning Permit.

The developer is to submit a landscaping plan, including species list, surface treatments and maintenance schedule and to install the required landscaping to ensure satisfactory stem retention is achieved. This schedule and plan is to be submitted for consideration prior to or at the time of lodging the building permit application. The proposed tree species must have a height at maturity of at least 4-5m and be at least 1.5m high when planted.

The developer is to submit a landscaping bond or security deposit of $25,000 with the landscaping schedule and plan. This will be retained until the approved works have been satisfactorily completed. $10,000 will be retained for a further 12 months to ensure that the installed works have been satisfactorily maintained.

The developer is to install all car parking including delineation in accordance with the requirements of AS2890.2.

On site stormwater detention (OSD) must be provided by the developer to reduce the outflow of stormwater from the site to what it would have been for a site coverage of 50% permeability. The OSD must be designed to account for the 1 in 10 year event and 1 in 100 year event with provision for an overland flow path. Design and calculations of the OSD must be submitted for consideration prior to the lodgement of a building application.
6.
No covenants are to be placed on the schedule of easements that are inconsistent with the provisions of the Devonport Interim Planning Scheme 2013.

The developer is to comply with the conditions contained in TasWater's 'Submission to Planning Authority Notice' dated 12/12/2014 (copy attached as Appendix 2).
And secondly That under Section 30S of the Land Use Planning and Approvals Act 1993 the Planning Authority has determined: (1)
to support the application for dispensation to set aside the Acceptable Solution development standard F1.7.3 A1(b) and replace it with the following: (b)

be setback not less than 6m from the Stony Rise Road frontage ensuring the Stony Rise Road carriageway receives at least 5 hours of sunlight on the 21st of June; and
to exhibit the application for dispensation and the permit for three weeks.

b)
place DISP2014.04 on public exhibition for a 3 week period in accordance with Section 30U of the Land Use Planning and Approvals Act 1993.
