PA2013.0148 BULKY GOODS SALES AND FOOD SERVICES - 90-102 STONY RISE ROAD, STONY RISE (D321614) 44/14 RESOLUTION Ald Cole / Kent That Council, pursuant to the provisions of the Devonport Interim Planning Scheme 2013 and Section 57 and 58 of the Land Use Planning and Approvals Act 1993, approve application PA2013.0148 and grant a Permit to use and develop land identified as 90-102 Stony Rise Road, Stony Rise for the following purposes:
Section 58 – Bulky goods sales and Food services
Section 57 – Assessment against performance criteria for: (i)
Building height (Devonport Regional Homemaker Centre Specific Area Plan)
(ii)
Access (Stony Rise Road Network Plan Specific Area Plan)
(iii)
Car parking & loading and unloading of vehicles (Traffic Generating Use and Parking Code)
(iv)
Advertising (Sign Code)

Unless requiring alterations by subsequent conditions of this permit the use and development is to be undertaken generally in accordance with the submitted details, supportive information and plans by: (a)
Bunnings Group Limited referenced as Bunnings Devonport, project address 90-102 Stony Rise Road, dated 23/04/2013 as amended;
(b)
Development Application Submission dated 22 January 2014 by Ireneinc Planning;
(c)
The O’Brien Traffic Impact Assessment dated January 2014, copies of which are attached and endorsed as documents forming part of this Planning Permit.
2.
The developer is to comply with the conditions noted in correspondence from Council’s City Engineer dated 31 January 2014. In this regard compliance with these conditions must be demonstrated to the satisfaction of the relevant authority prior to lodgement of the building and plumbing applications.
3.
The developer is to submit with the building application full plans and specification for the food premises assessment, including menu.
4.
The developer is to provide a safe and suitable shared pedestrian and bicycle access pathway that demonstrates pedestrian connectivity between the main Homemakers site and the respective bicycle parking and main entrance areas of this proposal.
5.
The developer is to conform to the requirements of TasWater in regard to water and sewer infrastructure requirements.
6.
The developer is to provide six parking spaces for disabled persons (additional two spaces) that meet all relevant Australian Standards.
