About DIALOG We are passionate about design. We believe it can, and should, meaningfully improve the wellbeing of communities – including those who inhabit them and the environment we share.


We’ve come together because we see the important challenges facing communities becoming increasingly complex and therefore best engaged through the collaboration of diverse perspectives and expertise. DIALOG has been consciously created as a cross disciplinary collaborative to tackle these challenges. Our team includes urban designers and planners, architects and interior designers, structural, mechanical and electrical engineers, and landscape architects. We practice across Canada and beyond from studios in Vancouver, Toronto, Calgary and Edmonton. Our work includes design for urban vibrancy, health and wellness, transportation, arts and culture, retail and commercial, residential, education and research, as well as mixed use solutions incorporating an increasing number of these. DIALOG has been designing positive change in communities since 1960. Although our work has attracted many awards over this span, we consider a project truly successful when it is embraced by its community.

DIALOG is currently working to revise the 8.5 million sq ft master plan to include residential, 300,000 sq ft of commercial development and 225,000 sq ft of green open space. The new plan creates an active commercial main street, a vibrant mixed-use neighbourhood and a world-class public realm.

Envisioned as a ‘vertical urban village’ – organized around the concept of ‘urban magnets’ - the project extends out from the Art Deco shell of one of Sears’ 10 national distribution centers (built across the US in the 1920s); and represents a purposeful collective of mixed uses and partners working together – integrating programs as diverse as cancer treatment, recreation facilities, 500-seat performance theatre, gallery, a high school, teachers residency, office space, residential, and hybrids of all types in between. Guided by a regenerative design framework (created by the design team and informed by the Petals of the Living Building Challenge) all proponents have come together around a shared core vision of health, well-being and creative exchange – imbuing the project with the potential to regenerate not just the building and its immediate site, but the broader communities of the city of Memphis.


The Park Located in the Banker’s Hill area of San Diego with views to the ocean, airport and Balboa Park, The Park is a 14-storey luxury residential condo building with townhomes and commercial space at grade. Each suite is designed around generous private outdoor spaces and many suites offer individual elevator access.




Willamette Falls Riverwalk Located at the end of Main Street in Oregon City, Willamette Falls is the second largest waterfall in the United States, and sits next the industrial site of the former Blue Heron Paper Mill. The project aims to create a Riverwalk that connects people to the falls as well as a Willamette Falls Downtown District with spaces for housing, employers and recreation. When completed, the Riverwalk will give the public access to Willamette Falls for the first time in over 100 years. DIALOG is working with Mayer-Reed and Snøhetta.

DIALOG is collaborating with the Bjarke Ingels Group (BIG) of Copenhagen and New York on a new mixed-use project in Vancouver. The project includes a residential tower, retail and office / showrooms. The site is three triangular parcels at the north end of the Granville Bridge – a gateway location to the downtown core.

The tower has a dynamic form – the base is triangular to respond to the site constraints, and the top is rectangular. The resulting form brings to mind a curtain being drawn aside to welcome bridge travelers to the core. The base will activate a residual area of the city under the Granville Bridge. This weather protected area will be energized by retail and restaurants, and is designed to be an invigorating canvas for urban creativity; beer gardens, drive in movies – we even show a giant slip and slide as a possible use in the rezoning documents. The project will only be the second application of the LEED® Neighbourhood Development targets in Vancouver. The project is targeting LEED® ND Platinum. The central agenda is to create a new benchmark for excellence in architectural design in downtown Vancouver.



EDMONTON INTERNATIONAL AIRPORT OFFICES AND CONTROL TOWER Client: Edmonton Airports

There is an emphasis on producing an environment that is easy to navigate for passenger comfort, environmentally responsible, economically viable, and responsive to all aviation, passenger and airport staff requirements. Specifically, the design seeks to better connect and engage passengers with views to airside operations, to minimize the impact of increasing ridership on terminal operations, and to provide a healthy indoor environment for travelers and staff through a response that is sustainable. The combined tower houses a new cutting edge NAV Canada air traffic control tower, an expanded retail precinct, and provides new administrative offices. Additional functional objectives include the provision of improved airside ground operations, the creation of a central baggage area, and the development of a key nodal area to improve passenger and baggage flow. The project is targeting LEEDÂŽ Silver designation.


Rammed Earth The desert flows over the Nk’Mip Desert Cultural Centre, which results in a habitable green roof and a structure that integrates seamlessly into the landscape. The rammed earth (a type of low slump concrete) walls and green roof regulate the building’s temperature, and mitigate the effects of the extreme climate..



Enlightened The multiple award winning St. Joseph Seminary in Edmonton is open and inviting, the embodiment of a contemporary and vital institution with strong connections to the broader community.

Porous paving, bio-swales, on-site water retention/reuse and wetland areas are integrated with a high performance building envelope that uses solar shading, natural light and has a solar ready roof. Rather than a typical, forced-air ventilation and cooling system, the building incorporates displacement ventilation and radiant panels to distribute fresh air and highly effective heating and cooling for visitor comfort. The atrium and extensive lobby areas are heated and cooled with a radiant chilled/heated slab system for a non-intrusive but highly effective conditioning system. Underseat displacement ventilation is provided in the theatre for optimum thermal comfort and ventilation effectiveness.



Rolling on the River Designed to respond to the Elbow River in Calgary, Alberta and enhance the surrounding neighborhood, with stone cladding at the base of the town houses and the tower podium referencing historic use of sandstone in the area.


Residential Reinvention Central is a complete reinvention of the residential tower, with an inventive Skybridge design which lies diagonally atop two mid-rise buildings.

The public realm that anchors the two towers is unprecedented in Calgary. BPC will provide over one half acre of sunlit, south-facing public plaza. Enhancing this huge public space will be a 4,645 square metre glazed urban pavilion that embraces the plaza while enclosing an internal civic square that will be programmed year round and is connected to the +15 network. This is an animated space, for planned and spontaneous uses; from an informal coffee while sitting on the pavilion theatre steps to a gala dinner. The building will be wrapped in a smooth, frameless, high efficiency curtain wall with a high proportion of vision panel glazing, permitting ample natural light, maximizing views and creating a clean architectural expression. The glazing will also help to reduce the environmental and economic impacts associated with excessive energy use. There was a large demolition and abatement component, cataloguing and removal of historic Hegel façade, for incorporation into the phase 2 development. The building will be minimum LEED Core & Shell Gold Certified.

101A Street, entails a four-storey office podium with a 21-storey office tower

Howard Way to various precincts in downtown Edmonton. The project site incorporates the principal east and south elevations’ historic facades from the original Ramsey and Kelly buildings. Due to construction complexities, the façades have been documented and dismantled prior to the main project construction start-up. They will then be reconstructed in their original locations as the construction of the main project proceeds. The design offers engaging street frontage with opportunities for street level cafés and restaurants and an upgraded public realm. It supports the vision of a sustainable, walkable downtown and encourages the use of the surrounding streets by the public and the building occupants. A pedway connection between the building podium and Manulife Place to the west and a belowgrade connections to Scotia Place and the associated LRT to the south will also be built.

CBC’s 24,000 square metre broadcast facility redesign includes space for public entertainment, relaxation and outdoor broadcast areas. 2,800 a of integrated news production and studio facility were addded into the project.



Making a Mark

The Mark is a 43-storey residential building which is an amalgamation of 12 lots in the Yaletown area of Downtown Vancouver and serves as a gateway to the downtown core.


Local Vancouver artist, Sonny Assu‘s work, Tag, is inspired by two very different aesthetic styles; graffiti in the streets of Vancouver, and Northwest Coast form line inspired by the artist’s indigenous background.

The adjacent bridge off-ramp strongly influences the lower level building articulation and finish materials. There was a strong desire to design a sustainable project that relies on the unique urban context to inform the development of the building. The materials used echo the language of the adjacent Granville Street Bridge architecture, insofar as to use graffiti ‘art’ on concrete walls to demarcate entry to the two-level base units. Included is a 37-space childcare facility. A stepped reflecting pool extends along the daycare area to physically and acoustically buffer the public and private spaces, and is intended to enhance the livability of the daycare and increase natural light levels during the winter months. Water elements, low concrete walls and natural vegetation are carried around the Pacific Street elevation to provide a similar relationship between the public, semi-private and private areas. IBI Group Inc. provided construction documentation services.

The project is intended to accommodate retail, market residential units as well as rental housing, amenity spaces, and a strong public arts amenity component, and a strong public arts amenity component. The building’s appearance has been strongly influenced by contextual factors and building orientation, where the architectural vocabulary reflects its immediate environment and responds with a high quality aesthetic associated with contemporary urban living. There will also be 1,780 sq. ft of prime Richards Street exposure retail space available. IBI Group Inc. is providing construction documentation services.


Currie Barracks Located in the heart of southwest of downtown Calgary, the Currie Barracks lands were first designated for military use in 1911. Now this district is envisioned as a 23-acre walkable, amenity-focused town centre. The mixed-use site is composed of community, commercial, residential and leisure activities.




Main Street Hub “

When designing the building, we wanted it to fit well on Main Street as well as be sort of a statement of how Main Street is moving forward. So it’s very modern in its design, even though it has some elements that hail back to its beginnings— the long, linear look of the building is reminiscent of the Palm Dairy, which was the original use for that site.

Its strong horizontality and the playful use of colour, pattern and form speak to the history of the site, which was in the 1950s, a modern milk and cheese dairy. The building contains 98 dwelling units including 9 laneway townhomes. Ground floor retail faces both Main Street and a new community park. Other features include community gardens on the second level, recycled glass roof ballast and solar domestic hot water.


Bayshore Gardens This was the first project in a re-linking of Vancouver to its water edges by means of new residential development. It set the standards for high rise water edge residential development. There is a delicate interplay between the design of public and private spaces, and density versus open space.

process for one of VCH’s premier sites that represents one of the largest mixed-use residential development opportunities in Vancouver. The project, approved by City Council, involved extensive public and stakeholder engagement, planning and urban design, and policy development. DIALOG worked closely with the City of Vancouver, and managed a diverse team of sub-consultants providing expertise in the areas of landscape architecture, civil engineering, transportation planning, and market analysis. The project site is 25 acres and is situated on the Cambie corridor between 57th and 59th Avenues. It is currently home to over 200 residents with complex care needs resulting from disabilities that range from multiple sclerosis to spinal chord injuries. The buildings are old and need to be renovated or replaced. The redevelopment process is intended to transform this underutilized, institutional site into a complete community that sets a global standard for sustainability and healthy living, integrating community health and wellness facilities and residential living for between 1000-2000 additional people. The project uses health as the lens for planning and design, and it contemplates the establishment of a new Canada Line Station on the site, along with district energy, social housing, and several other public amenities.

transformation from working to living. The facade has curves on two different arcs at the point where the building changes from office to residential. The large floor plates for workplaces recede to achieve the slender dimensions of residential floor depths. The exterior texture of the building expresses this transition with smooth glass enclosing the 15 floors of office space and evolves to a 3 dimensional composition of apartments and balconies. The tower has a dynamic form while expressing the unification of two programs in a single gesture. The tower is designed to reach LEEDÂŽ Platinum Certification. It will use 35% less energy than a comparable tower, dropping much lower over time.

The exterior design of the building features expansive balconies which make up 37,252 sq ft of the building’s total floor space.



Shangri-La Vancouver DIALOG was the structural engineer for this 62-storey/600 ft tower. It is the tallest building in Vancouver and consists of lowrise and high-rise components incorporating retail, restaurants, Shangri-La Hotel/Spa, office levels, with residential levels above, and a seven-storey underground parkade.
