At year end, according to CoreLogic (the gold standard in real estate data), “2021 was a banner year for the overall housing market but it proved particularly strong for luxury home purchases. The number of sales of luxury homes, which CoreLogic defines as homes priced at or above $2 million, increased by 72% in 2021 compared to 2020, and by 116% when compared to 2019."

That is where we ended the year. This is where we were on June 10, 2022, when Forbes Magazine wrote “Sales of luxury homes tumbled 17.8% year over year during the three months ending April 30, 2022; the largest drop since the onset of the pandemic sent shockwaves through the housing market. By comparison, sales of non-luxury homes fell 5.4%.“ The swift change at the national level has taken a little longer to reach us in Northern Nevada until recently. For the first six months of 2022 overall, demand has been strong and sales activity has been robust. However, in the month June, the number of luxury homes on the market in Reno/Sparks increased by 151% when compared to the prior year. The number of luxury homes sold in the Reno/Sparks area in the month of June declined by 12.5%, which hasn’t happened in a very long time. What does it mean for the future? I believe this means the luxury market is “normalizing” as rising interest rates, a skittish stock market, inflation and economic uncertainty have put a damper on demand. But, this doesn’t mean we aren’t going to have a good luxury real estate market; it just means we cannot use the stellar appreciation of the last few years as the foundational metric.
