Market Overview Carson City, the capital of Nevada, and the Carson Valley, a rural community located south of Carson City, encompass four charming towns: Genoa, Minden, Gardnerville, and Topaz Lake.
“COVID years.” On a quarterly basis, sales have increased by 10.6% from the previous quarter but are down by 1.3% compared to the same quarter in 2022. The median sale price has dropped by 9% from the third quarter of 2022, but September only saw a 1.3% year-over-year decline. Inventory remains relatively light at 2.2 months.
Taking a closer look at the metrics for Carson City over the past five months, as well as September, the data appears solid. Currently, there are 100 available listings, which have been gradually increasing since April. While the number of properties sold in September saw a slight dip, the median price, at $507,500, is the second-highest since April. Days on the market have fluctuated, ranging from 123 days in April to a low of 81 days in August, and 91 days in September.
Carson Valley presents a slightly different picture. In September, available listings decreased by just one unit, while properties sold remained stable. However, the median price decreased by 11%, and the average days on the market shortened by 13.8%. Even on a quarterly basis, the median sales price has shown a 2.7% increase, and sales are up by 3.5% when compared to the third quarter of 2022. As we head into October, we have approximately 2.8 months’ worth of inventory in the area.
Year-over-year sales in Carson City are down by 39%, but it’s essential to consider that we are comparing figures against the unique circumstances of the

As one of the most popular backcountry trails in the area, there are many excellent opportunities for adventure. Marlette Lake is a brooding lake for rainbow and cutthroat trout. Upper Thomas Creek Trail Experience stunning fall colors with a 14.7-mile hike at Upper Thomas Creek Trail. Located in southwest Reno, this trail is perfect for an all-day adventure or place to walk the dogs. Thomas Creek runs parallel to the route and provides plenty of opportunities for water and snack breaks. With river crossings and alleyways of aspen trees, we can almost guarantee that you’ll leave feeling refreshed and at one with nature.
