ometimes the simplest decorating swaps can yield the biggest returns. These one-hit-wonder changes will invigorate your spaces with minimal effort on your part. But be forewarned: One swap may make you want to do another ... and another. But that’s what makes decorating fun, right? Swap standard-issue pillows for something with personality.

Ditch the pillows that came with your sofa and layer in a contrasting color or pattern. But don’t toss the old pillows into the donation bin just yet. Oftentimes these pillows have reusable forms and will fit inside new covers. Or if you’re handy with a sewing machine, stitch new covers to size and you’ll save the expense of new pillow forms. Swap a cluttered, utilitarian nightstand for something prettier. Bring some luxury to your life by simply giving your nightstand a little love. Clear out the unnecessary clutter (we mean that pile of receipts and five random pens) and add a few pretty accessories that make your bedroom feel more like a retreat and less like a dumping ground. Designate a drawer for the basics, such as chargers. Swap a plain lampshade for a patterned cousin. Most lampshades are plain white, which can stick out like a sore thumb in a room where color or muted neutrals reign. Do your whole room a favor and replace these offending lampshades with something that blends in better. Swap a coffee table for an ottoman. This swap is particularly effective if your coffee table is part of a matched set with your end tables. An upholstered ottoman softens a furniture arrangement and provides another opportunity to add pattern and color. Add a large tray to the top as a stable spot for drinks and accessories. Swap silver for gold. The gold trend is here to stay, so what are you waiting for? Start small and work in a few gold accessories to a specific spot. If you want to start riding the next trend, go with copper or rose gold. Swap solid curtains for patterned counterparts. Ditch plain window treatments for something a little livelier. Keep the new curtains within the same color family as your old ones, and use the existing patterns in your room to determine the scale of the new window treatments. For example, if you have small- and large-scale patterns in your room, opt for curtains in a medium-scale pattern. Swap bulky furniture for airy pieces. Heavy, solid-frame accent furniture (such as end tables and ottomans) can weigh down a space. Replacing this dead weight with less-bulky pieces will make a space feel lighter and more refined. TIPS FOR HOME SELLERS

Welcome to 2022, and another year of the housing market favoring sellers over buyers.


It’s Economy 101: Too many qualified buyers chasing too few homes mean home prices will continue to rise as long as interest rates don’t get too high. If they do, the housing market will finally slow down and become more balanced. Sellers selling in 2022 should, in most communities, be able to sell with relative ease during the first half of the year. It may be a little tougher as we move toward 2023, depending on how fast interest rates rise. If you’re selling this year, keep these tips in mind for an easier, speedier sale:

Price your home correctly. If the last few years have proven anything, it’s that buyers will pay almost anything to get a home. Bidding wars were common. They may be less so in your community, so pay attention to the numbers your agent brings to the table. Pricing your home competitively may generate a number of offers in excess of the list price. What you want is to generate interest and showings, and a “pie in the sky” price won’t do that, even with the dearth of homes for sale.

Make your home stand out online. There may not be a crowd of homes for sale, but you want yours noticed for all the right reasons. Anyone looking in your neighborhood will see that your home is for sale. But they’re probably pretty seasoned buyers at this point, and they’ll quickly be able to tell if your home is a possibility. So, do what you can to make your home look as clean and polished as possible: Strip your home of all personal effects and artwork, clear out half the furniture (or all, in some cases), repaint the walls white, buff the floors, and put up neutral bed coverings. Give your home

a deep cleaning, re-grout dirty tiles, and replace carpet as needed. Replace old fixtures with modern LED lights. Open the window shades (or remove them) and clean the windows. Charming exteriors will get noticed faster, and if prospective sellers do a drive-by showing, your home must dazzle them into stopping to take a closer look. To that end, repair anything that’s broken. Repaint where needed. Be sure to shovel the driveway and walkways so prospective buyers don’t have trouble coming up to the front door. Once spring comes, plant colorful flowers and edge your lawn. Decide if your front door and walkway could use sprucing up with a coat of paint or a more complete refresh.

Decide in advance what is the minimum acceptable sales price, and then stick to it. One of the biggest mistakes sellers make is letting greed get the best of them. Either they set the list price too high, and then have to go through painful rounds of list price reductions, or, once an offer comes in, they fight tooth and nail for every last dollar instead of negotiating to get the deal done. The best thing you can do is decide what is the minimum price you’d be willing to accept. Write that number down and when the first offer rolls in, look at that piece of paper and see how it compares to the offer. If you’re at or above your minimum acceptable price, you’re in good shape. Everything else is gravy. And, if you get your minimum acceptable price, we think you should relax and feel good about the deal. We believe that the best real estate deals happen when everyone walks away happy. As a seller in 2022, resolve to move on from your home, grateful for the time you’ve spent there and the buyer who will care for your home going forward.

MISTAKES EVERYONE MAKES WHEN PICKING

Picking out a paint color you’ll want to live with for years is perhaps one of the hardest design decisions to make. When we analyze a tiny paint chip, it’s hard for us to imagine how the color will look once brushed across an entire wall. And forget about envisioning how the hue might change in varying types of light. Since the human brain is pretty bad at imagining how a paint color will look, carefully testing out paint swatches before buying a gallon is the best way to avoid painter’s remorse. To learn the right way to pick out paint colors – and the mistakes to avoid – we asked the paint pros. According to the experts, here are six common mistakes people make when choosing paint colors, plus what to do instead.


1. Making the decision too quickly Multiple paint experts recommended taking a few days to decide between paint swatches. Not because you may change your mind over time (although that’s a definite possibility), but because the color will change with the light throughout the day. And it will look different on a cloudy day versus a sunny day. “Apply multiple colors and sit with them for a few days,” recommends Erika Woelfel, Behr color expert. “Test them in multiple different parts of your room with different lighting to help you to better visualize what the color will look like in your space at any time of day.” Nicole Gibbons, the founder and CEO of Clare, shares similar advice: “Make sure you love your color both under daylight and in the evening when the sun is down and the artificial lights are on in your home,” she says. “Once you’ve spent time with each color, then make your final choice. This can save you a lot of frustration and money in the long run,” says Sue Wadden, director of color marketing at Sherwin-Williams. Taking your time now will help you avoid regrets later. 2. Not considering the furniture and decor “We always recommend painting a small board or piece of foam core and evaluating the color in different parts of the room and throughout the day,” says Andrea Magno, director of color marketing and development for Benjamin Moore. “This will enable you to see how the color looks with consideration of the light (both natural and artificial) and other surroundings (such as artwork, furniture, etc.), ensuring that you’ll love the color in all scenarios,” she explains. Avoid testing swatches in a completely empty room. Even if you just moved in or want to empty the room before you start painting, keeping some furniture and decor in the room as you select a paint color will ensure the hue works with the other colors in the space. 3. Placing samples right next to each other While you should definitely sample multiple color options, avoid painting the samples

right next to each other on the same wall, advises Patrick O’Donnell, international brand ambassador at Farrow & Ball. “They will distract each other (and you!) and make it harder to make a clear choice,” he says. “If you don’t want to paint the area directly, paint the length of a large sheet of lining paper, and it becomes a movable feast that you can see on different walls in the same room and at different times of the day!” 4. Not considering the undertone When you’re looking at various shades of white paint, some appear to contain a hint of yellow, while others appear slightly blue. That subtle underlying color is called the undertone. Magno suggests considering how the undertones of a paint color might draw out similar tones found in the furniture and decor throughout the room. “In addition to sampling the color in the space, compare similar shades that have different undertones (e.g., warm versus cool) to help determine the best choice for the space.” Not sure if a paint color has a warm or cool undertone? Try this trick from Woelfel: “If you’re unsure about the undertone of a particular shade of white (whether it contains a touch of yellow, peach, blue or green), try placing your color swatch on a piece of white paper.” 5. Shying away from bold hues According to Woelfel, one of the biggest mistakes people make when choosing paint is simply being afraid to decorate with color. Especially when you’re selecting paint samples, don’t shy away from a bolder hue. 6. Choosing too many paint colors While you shouldn’t be afraid to decorate with color, adding too many paint colors to the same room can be distracting. “It’s also worth bearing in mind that when it comes to placing paint colors in a room, less is more!” says O’Donnell. “Too many can lessen the impact. If you desire texture and contrast, focus more on using fabrics and artwork to bring in additional layers and character,” he suggests.

THINGS TO BUY WHEN MOVING INTO YOUR NEW HOME

New locks. Whether you choose to get brandnew locks or have a locksmith re-key the current ones, it’s important to have these changed. When moving into a new home, there’s really no telling how many copies of the house keys have been made. Another option? Install electric passcode locks. This way, you won’t need a key to enter the house, and no one will have your passcode. A garage keypad. A garage keypad is extremely handy to have and gives you another way to enter your house when you don’t want to have keys, or simply need to get into the garage easily. Have your local garage door installer or electrician wire it up. An alarm service. Some homes are wired with alarm systems and simply need to be re-activated with your account information. However, if you move into a new house and want an extra layer of security quickly, opt for a wireless service. These can be set up and secure in a snap. A new dryer hose. One of the most common sources of house fires is the dryer hose. If your new home has one left from the previous owners or you’re bringing your own, consider getting a new one so you’re assured it doesn’t have holes, tears or any buildup that can cause fires. Air filters. Install new, high-quality air filters when you move in. This allows you to get a fresh

breath of air and not recirculate the previous owner’s air. Plus you just don’t know when they were last changed. Afterward, your move-in date can be the date that you change them monthly. New cleaning supplies. It’s always nice to start fresh at a new home with a new mop, broom and other cleaning supplies. New toilet seats. It may seem somehow changing the toilet seats to prefer, such as one-touch closing, is a to feel clean and fresh from day one of

silly, but ones you nice way move in.

Fire safety items. If the home you move into doesn’t have a fire extinguisher, this is a great time to install a new one or replace an existing one. Next, replace all the batteries in smoke detectors so you know you’re protected. A first-aid kit. If your home doesn’t have a first-aid kit or you didn’t move one from your old house, start safe with a new one that’s fully stocked with fresh supplies. Extra lighting. While you’re stocking up on light bulbs, don’t forget to add a rechargeable flashlight and a set of nightlights. Because you’ll be in a new house, strategically placed nightlights will help you navigate in your new house if you get up in the night; flashlights at the ready will prove useful should the electricity go out.

WAYS TO MAKE A SMALL LIVING ROOM LOOK BIGGER These ideas will help you squeeze more style into your small living room – without sacrificing function. 1. FORGET ELBOW ROOM. Snug rooms are a chance to get cozy. To seat a crowd, ditch the awkward sectional in favor of small sofas and chairs packed closely together. Keep the profiles of the pieces trim and tight: no bulky wing chairs or overstuffed arms. Instead, look for armless slipper chairs or others with straight sides that can be placed hip to hip. 2. EXPAND ON THE ARCHITECTURE. Small living rooms often offer clues about how to expand their function and style. For example, if the space has a nook that is underutilized, tuck in a bench or desk – or create a custom window seat. If the room has an interesting feature, such as a coffered ceiling or a fireplace, make the most of it with decorative treatments. Hang a chandelier to draw the eye to the ceiling, or place artwork above the mantel to make the fireplace stand out. Adorn windows with elegant curtains that highlight their shape and size. 3. WORK YOUR WAY UP. When you emphasize its height, a small room feels bigger. Often overlooked, the wall space just below

the ceiling has wonderful decorative potential. Mount window treatments at that height to make the room appear grand, or create a grouping of art or photographs that reaches up to the ceiling. To further the appearance of extra height, install picture-rail molding around the room about 18 inches down from the ceiling, and paint the wall space above it a coordinating color. 4. LAYER IT. Nudging one piece of furniture in front of another is a way to build necessary function into a tiny living room. Place a console table or low dresser against the back of a sofa for a flat surface where lighting, food and drinks can be placed. Tuck low stools, poufs or floor pillows under the coffee table for extra seating. Use a well-stocked bookcase as an elegant backdrop for a desk or sofa. 5. TIE IT ALL TOGETHER. In a small house, living rooms might also serve as the entry, home office or dining space. To smoothly incorporate these other functions, keep the overall color palette similar. Carry through any decorative touches too. Does the entry rug coordinate with the living room rug? Do the seat cushions on the dining chairs work with the sofa and pillow upholstery? When the areas work as a unit, the space feels comfortably cohesive.
