Dear Property Investor, We have researched sales activity from around 64 medium & high-rise establishments including approximately 3,121 apartments, from Currumbin to the Tweed, in an effort to provide you with an overview of sales activity for the 2019 calendar year. Our research indicates that approximately 226 apartments were sold during 2017, 245 during 2018 and only 207 during last year, which is down by 15%. We believe the main reasons for the decrease in sales activity during 2019 were: 1. Many local developments had completed or sold out prior to completion in the preceding years; 2. Holiday rental tariffs & permanent rents increased, providing higher yields for investors; 3. Occupancy levels for Holiday accommodation was high with tourism numbers through the airport stable at over 6,500,000 for the year; 4. Many properties were tightly held with property owners retaining their lifestyle abodes rather than moving around. We predict the market for 2020 to remain tight, with strong demand and little supply. Whilst we will see a number of new projects hit the skyline this year, there won’t be anywhere enough stock to cater for the large number of buyers that are looking to purchase now.

On the investment side, demand for permanent rental accommodation will remain fierce, this should reduce vacancies and increase rents – our rental team also predicts they will beat last years record of successfully leasing 328 properties! Our sister company Gold Coast Holiday Homes believes 2020 will be a stable year although, quite unsure at this stage how the impact of the devastating bushfires & drought in other areas will affect travellers to our shores.
