What is Equity Release? By using an equity release product, a homeowner aged over 55, can draw a lump sum or regular smaller sums from the value of their home, while remaining in their home.

And of course, they can also explain the full benefits of equity release. Done correctly, equity release should have no impact on an individual’s tax position or their state benefits; however, everyone’s circumstances need to be assessed.

Equity release can play a crucial role in retirement funding and the flexibility and safeguards which are built into plans that comply with the Equity Release Council product standards enable thousands of homeowners every year to tap safely into their housing wealth without having to worry about making monthly repayments. If you are thinking of taking out an equity release plan, then you need to find out as much as you can about your options and weigh up the advantages and disadvantages fully before you decide if equity release is right for you. A fully qualified financial adviser should help you to understand the steps involved and talk you through your options, the effects this might have on state benefits and tax and your obligations.

Part of a customer’s choice will be over the type of plan required. In the modern equity release market, there are a range of products to choose from, with new and innovative products being created regularly. This means that whatever your equity release needs, there is likely to be an equity release plan available to meet them.

GO BANANAS OVER BANANA LOAF WITH CHOCOLATE CHIPS

1. Preheat the oven 160C/325F/Gas 3. Grease and line a 450g/1lb loaf tin with non-stick baking parchment.

Ingredients

3. Stir in the chocolate chips and spoon the mixture into the prepared loaf tin. Level the top.

1 ripe banana (peeled weight 100g/4oz) 1 tbsp milk 50g/2oz soft butter or baking spread 75g/3oz plain flour 75g/3oz caster sugar ½ tsp bicarbonate of soda ½ tsp baking powder 1 free-range egg 50g/2oz dark chocolate chips To decorate 50g/2oz dark chocolate

2. Use a fork to mash the peeled banana in a mixing bowl. Add the remaining cake ingredients (except the chocolate chips) and beat with an electric hand whisk until combined and smooth.

4. Bake for 40-45 minutes or until well risen, shrinking away from the sides of the tin and golden-brown. 5. Set aside to cool for 10 minutes, then remove from the tin and leave to cool on a wire rack. 6. For the decoration, break the chocolate into small pieces and add to a heatproof bowl. 7. Melt the chocolate in the bowl over a pan of simmering water (ensuring that the bowl does not touch the water). Stir regularly, until almost completely melted, then remove from the heat. The heat of the bowl will melt any remaining lumps. 8. Spoon the melted chocolate into a piping bag and pipe zig-zags across the top of the loaf. Set aside for the chocolate to set. Slice and serve.

Help needed for a stronger Brislington Greater Brislington Together (GBT) is a 2-year-old local umbrella body that seeks to support the activities of many local groups within the area. More information can be found on our website GreaterBrislington.org, as well as facilities to report local issues through links to the relevant bodies, e.g. Bristol Council, Transport, Police, etc. Besides the local issues above, the group monitors and contributes to local strategy and planning proposals (e.g. alteration to the Park and Ride, addition of thousands of new houses in the area, upgrading of the A4, use of the old railway line for road use, future of accommodation such as Wick House etc.). Bristol CC have designated Brislington as one of the major areas for development in Bristol in the next 20 years. It will therefore be important for residents and businesses to be able to make their views heard to ensure that local interests are safeguarded.

In order to give us a greater influence on these matters, GBT is proposing to develop a Brislington Neighbourhood Plan. Such Plans, to quote the Bristol City Council website, allow areas to “write their own policies for an area, which are used with the Local Plan to decide planning applications.” It also brings more money into the area for community development. There is more information on our website, where we are asking people from Brislington, who feel they could contribute to the development of the plan, to get in touch. We’re looking for about 30 people who can represent the area. Also, if you would like to get involved with GBT more generally, please come along to a meeting, or get in touch through the website. The next meeting will be the AGM on the 26th of September at St Cuthbert’s Church Sandy Park, which is a good one to come to, quite apart from the fact that there will be cake on offer. If you would like to know more please follow us on Facebook https://www.facebook.com/greater brislington Or join our mailing list https://greaterbrislington.org/ get-involved/subscribe/

Councillors Surgery Bristol City Council has recently closed the public consultation on its proposals to tackle the illegal levels of air pollution in the centre of the city. It’s fair to say that the whole process has come in for a great deal of criticism. Not only are the plans way behind schedule - indeed the city was threatened with prosecution from central government for its tardiness - but the proposals themselves fall far short of what is required to make a difference to the air we breathe. The Labour-run city council has come up with two options in an attempt to reduce nitrogen dioxide levels in Bristol. Firstly, a Class C Clean Air Zone (CAZ), which would charge commercial vehicles to enter the city centre, including a crippling £100 a day for larger commercial vehicles such as coaches and buses, but no charges at all for private motorists. Secondly, an eight-hour diesel ban from 7am to 3pm in parts of the city centre for private cars, but not commercial vehicles. Back in January, Dr. Therese Coffey from DEFRA first threatened Bristol City Council with legal action saying, ‘I am absolutely astonished at your delay in improving air quality for the people of Bristol as quickly as possible.’ Our Mayor, Marvin Rees, responded by saying he was taking his time in order to protect low-income families from additional costs so wanted to make sure he got the proposals right. It is my belief that the Mayor has failed. Regarding the first option, the charges which will be incurred by HGVs, taxis and buses, etc, are more than likely to be passed on to consumers, so the Mayor’s desire to protect low-income households will not happen. Furthermore, many businesses are already suffering from the uncertainty of Brexit. Any further costs could force them to move away or close, which would damage our economy and lead to job losses. This option would also fail to provide members of the public with an incentive to switch modes of transport, so congestion and pollution would remain high. Moreover, it seems unfair that the commercial sector is being asked to make all the sacrifices when private motorists are also responsible for poor air quality. We should all share the burden more equitably.

As for the second option, while banning diesel cars in a small central area may help to improve air quality in that particular area, it is unlikely to improve the situation in the vast majority of the city’s residential areas. Evidence from other cities also shows that as diesel drivers try to find alternative routes to avoid the restricted area, pollution may actually increase in those places. Restrictions on driving in central London have been partly successful because its excellent public transport system provides a viable alternative. Unfortunately, Bristol currently has a diabolical public transport system and many people have no choice but to use their cars. I believe that both options are flawed as neither proposal goes far enough. Indeed, according to the council’s own technical data, Bristol would not reach compliance for NO2 for at least another decade. With reports suggesting that around 300 Bristolians die prematurely each year because of toxic air, can we really afford to wait that long? If we are serious about improving air quality in the city, we need to make travelling by public transport the natural choice. That means, for example, park and ride provision on all arterial routes and continuous bus lanes to the city centre. It means taking control of our buses through a franchising scheme so that we can determine the routes, fares and timetables for the benefit of the travelling public and not private shareholders. Unfortunately, this idea was blocked by the Bristol Labour Party at a recent council meeting. DEFRA minister, Therese Coffey, has now written to the Mayor once again, threatening the local authority with legal action if it fails to submit a satisfactory plan to tackle air pollution by 30 September. However, it seems likely that the proposals will not meet the requirement to improve air quality in the shortest possible time, so the council will be forced to implement a Class D CAZ, which will mean charging for both commercial and private cars to enter the zone. Bristol should be leading the way when it comes to important environmental issues but all we’ve had from our Mayor has been indecision and delay. If, like me, you demand clean air now, please consider signing our petition.

Serving Bristol over 3 Decades

Councillors Corner Brislington is a place where people generally like to live. It is on the whole a peaceful and neighbourly area. Many residents have lived here a long time, such as the group of people who came to see me at my councillor surgery last week. They live in a little enclave of houses built in the 1960s and many bought their houses as first owners. The residents were worried about the impact of a possible conversion of one of the houses into an HMO (household of multiple occupation) and the potential disruption to a quiet friendly neighbourhood.

Public concern about these issues have caught the concern of the batch of new candidates who will be representing the Labour Party in next year’s council elections. In the West ward local resident Carolyn Magson has been centrally involved in the long campaign for a residents’ parking scheme in Arnos Vale, where the Paintworks development has generated competition for spaces in Edward and Chatsworth Streets. With funding generously pledged by the developer, this scheme will be finally implemented in the Autumn.

In fact, Brislington is one of two areas selcted in the City’s plan for growth and regeneration - the other is the Central Ward around Redcliffe. What concerns many Brislingtonians is that developers are looking at sites in the area for building flats and homes without proper consideration of the infrastructure needs of new households. Where will the children go to school? What about the already fully-stretched medical centres? Brislington is not very well-endowed with leisure facilities, especially for young people- although we have all been delighted by the regeneration of the beautiful Langton pub in St Anne’s . Above all the area is plagued by a lack of parking resources with people struggling to park near their homes and many having to resort to using the pavements.

Others are not so lucky, but the other three councillor candidates, Tim Rippington, Rob Logan and Katja Hornchen, are hoping to meet with the relevant cabinet officers to discuss the pros and cons of new developments, including the now delayed plan for a large new estate of houses on the current Park and Ride site. Residents are most welcome to come and give their views to the Labour councillors’ surgery on the third Saturday of the month at Wick Road Library and meet these new candidates

Your Garden In September

Summer is coming to an end with the month of September generally being a cooler month than August. The days are becoming noticeably shorter, but the weather is, however usually warm and calm, giving us the ideal conditions to plant trees and shrubs. It’s a great time of the year to appreciate those long lasting plants that flower into autumn and if you have a fruit or vegetable patch you’ll be busy reaping the rewards of a hopefully successful harvest. Don’t forget - if you look forward to a great spring display of colour then now is the time to buy and plant your bulbs. Whatever you’re doing in your garden this month, be sure to make the most of the remaining warmth while you can.

Divide herbaceous perennials September is a good month to lift and divide summer-flowering herbaceous perennials. Most perennials need to be divided every three to five years as the plant can become too big for the border and become congested. Dividing will invigorate the plant and help to improve flowering and overall shape next year. Gently dig out the plant you want to divide, being careful not to damage the roots. Use a garden fork to separate the plant into two then shake of any excess soil and replant in your chosen spot as soon as possible. Take Perennial cuttings Take cuttings of perennials such as fuchsia, salvia, verbena, penstemon and chrysanthemum. It’s a great way to increase the number of plants you have for your summer display and there’s something really satisfying about seeing plants grow that you’ve created yourself. Find some strong growth that hasn’t flowered this year and cut a 5 - 10 cm stem just below a leaf joint.

18

Strip the leaves from the lower stem and leave one or two pairs at the top. Dip the end in hormone rooting powder and plant in pots of compost mixed with grit. Leave the pots somewhere bright and warm until rooted then re-pot into larger containers. Over winter in the greenhouse or conservatory. Plant spring flowering bulbs Bulbs make a fine display planted in containers and borders, especially Tulips, Snowdrops and Daffodils. They are one of the easiest and most rewarding plants to grow and are great for adding colour to spring borders. Tulips come in a huge variety of colours and bloom at a time of year when there is very little colour in the garden. snowdrops, appearing before the tulips, are one of the earliest flowering plants in the garden. The colourful life of a football pioneer The first black African-American to play professional football in the UK returns to his childhood home of Bristol next month to share his story with youngsters growing up in the city today.

He said: “No matter what had happened in the past, name-calling, being ignored, I never felt I was less worthy than anyone else on the street again, ever.

Steve Stacey will fly from his home in Australia to talk about how he progressed from his humble beginnings of kicking a ball around in the gas-lit streets of post-war Bristol to playing in the top tier of the English game. During his six-week visit to his home city, Steve will speak at Fairfield High School, which he attended as a child, and Orchard School in Horfield, the area of Bristol where he lived and first dreamed about being a professional player.

“I have considered this often on my journey. With all the glamour of a professional football career, perhaps being captain of the street team was the most important and crucial appointment of my whole life.

He will also launch his autobiography, The Colour of Football, on Friday, September 6, at 18.00 in the Sports Bar at Ashton Gate, home of Bristol City, the club where he began his pro career – despite being a Bristol Rovers fan! Steve’s black American GI father had not been allowed to marry his white English mother, and returned to the United States, leaving Steve as the only black face among a sea of white peers. But when his football ability saw him become captain of a street team, he felt he fitted in and realised that colour played no part in football.

“Today, teams are brimming with players of different nationalities and colour, and that is the way it should be.

“As I grew up, all my friends and those I played football with were white. As I turned professional, I was admired for my skill with the ball, not for the colour of my skin.

“But I like to think that, in some small way, I was part of the beginning.” Steve was a versatile player who could occupy pretty much any position, including that of goalkeeper! He was eventually sold by Bristol City’s chairman, Harry Dolman, to Wrexham to help raise the funds needed to build the Dolman Stand. His career took him to Ipswich, back to Bristol City and then Exeter and Bath City, until he emigrated with his wife and two daughters to Australia in 1974, where he continued to play – as one of the first ever black footballers in Australia – and coach.

22

He was nearly 40-years-old when he managed to track down and then meet his father and his US family, which opened his eyes to the suffering of the black community in the area where his father was born and raised – Kemper County and the infamous ‘killing fields’ for black African-Americans. Steve’s story – and his book - contains fascinating insights into dressing room banter, lots of wheeling and dealing, the frustration of dealing with injuries, and features a host of famous names, from Bristol City legend John Atyeo to one of Steve’s Ipswich – and future England – managers, Sir Bobby Robson. He spent his life thinking about his ancestral roots and trying to trace them and is looking forward to returning to his own roots, and the city which played such an important role in his formative years. He’ll also be taking part in events to mark Bristol Black History month in October, with a lecture at M Shed on October 9 at 18.00 titled, Ancestral Roots and Football Boots.

Gordon Taylor OBE, Chief Executive of the Professional Footballers’ Association, said: “People of all backgrounds, races, religions and cultures can come together through football. “Steve Stacey is not one of the big stars. But as the son of a black American GI and a white English woman, he was a pioneer. Professional football is all about the Steve Stacey’s of this world. “The PFA is proud to have helped Steve tell his story. It is one that will resonate with football lovers everywhere and is a great insight into what it was like to be a professional footballer in Steve’s time.” The Colour of Football is priced at £12 and will be available from book shops, Ashton Gate Stadium or online at www.bristolbooks.org from Friday, September 6.

The chips are down for one of the nation’s Managing Director Alex Demetriou said: “Overall, favourite dishes cod pricing has gone up 17% so far this year, and Alongside the Sunday roast, few foods are as quintessentially English as fish and chips, which has been a staple part of any seaside trip for decades.

But food procurement specialists the Regency Purchasing Group, has warned that not only is the firm family favourite in danger of being priced off the nation’s menus, but it could disappear altogether by 2050. Between now and then, the cost of cod and chips could soar so much that the traditional dish becomes out of reach for all but the wealthier diners. There have been many headlines in recent years about over-fishing of cod, the nation’s favourite fish but that’s not the only threat to stock; climate change is playing its part, too. Rising global temperatures are reducing oxygen in the oceans, which is having a significant effect on larger marine species, including cod and haddock. The Regency Group, which is based in the seaside resort of Weston-super-Mare – which has its fair share of fish and chip outlets – says nearly three quarters of its base membership has been forced to increase their fish and chip price so far this year.

it is predicted there will be another increase of between ten and 15 percent in October.

“Similar price increases have affected haddock, the most popular alternative to cod. “The cheaper options, such as pollock, do not d eliver the same quality and therefore are not a true representation as an alternative. “The most likely outcome is that people will have to change their menu choice because of the cost of fish and chips increasing.” Regency says scientific studies have shown that rising ocean temperatures have already reduced global fish stock by five percent, and up to 35 per cent in key fishing regions such as the North Sea. It is estimated that, over the last 50 years, ocean oxygen levels have dropped by between two and five percent. Unless they begin to adapt, many larger marine invertebrates will shrink in size or even face extinction.

Summer may be over but do not worry as Cineworld has some great movies lined up in September . The summer season might quickly be coming to a close, but that doesn’t mean there aren’t still plenty of hot new cinema releases to see at your local Cineworld.

Downton Abbey Movie

Whether you’re into high-concept space adventures, English period dramas or the return of legendary heroes, here’s the best of what September has to offer film fans. Kicking us off on 13th September, the Crawley family makes the jump from small to silver screen with the release of the Downton Abbey movie. Penned again by the show’s creator, Julian Fellowes, things are fastforwarded to 1927, where everyone is getting ready for a royal visit from the King and Queen.

Ad Astra

Then, just five days later, Brad Pitt embarks on a dangerous space mission in search of his long-lost father. Ad Astra is a science-fiction thriller that promises to depict the most realistic space travel ever seen in a film, bringing strong competition to Chris Nolan’s Interstellar. Sly Stallone’s grizzled war hero returns then next day on 19th September with Rambo: Last Blood. The difference this time, however, is that the danger has arrived on his home turf, but has he still got what it takes to save his friend’s daughter from a Mexican cartel?

Rambo Last Blood

Finally, The Goldfinch arrives on 27th September, promising an in-depth look into the world of art forgery. Ansel Elgort from The Fault in Our Stars is in the leading role, joined by other huge actors like Nicole Kidman and Sarah Paulson. And remember, as always Cineworld Bristol and Direct Local Magazine are giving readers a chance to win a prize. Simply fill out the next page word search. With so much to see, which September movie do you plan on seeing first at Cineworld?

A GAME-CHANGER FOR PHARMACIES AS TITAN RECEIVES NHS ACCREDITATION A ground-breaking Patient Medication Record (PMR) system is now available to pharmacists across England and Wales, following the first industry accreditation from the NHS in more than a decade. Titan is an entirely new, innovative, cloud-based PMR solution capable of managing end-to-end workflow within pharmacies, to speed up the user experience for patients and practice owners alike. Titan was accredited with Electronic Prescription Service (EPS) R2 accreditation at a national NHS governance meeting today and is now available for use at all pharmacies in England and Wales. PMR technology in the pharmacy sector has changed very little since the 1990s and, given the complexity of NHS systems architecture, the barrier to entry for new providers has been extremely challenging since electronic prescriptions were introduced in 2005. With potential to mirror Xero’s impact on accounting, or that of Uber on taxi hire, Titan is a single tool offering a full paperless workflow system for every pharmacy, with safe medicine dispensing and management, control over business activities and reporting, and potential for full integration with other pharmacy applications. The launch of Titan is the culmination of three years’ work by a significant team of developers, driven and influenced by pharmacy experts, alongside a multi-million pound investment, at Invatech Health based on Stapleton Road in Easton, Bristol. The award-winning company was set up five years ago and, under the guidance of CEO Tariq Muhammad, has since created an enviable reputation with pharmacists, increasing business growth through providing an innovative electronic medicines management system into UK care homes. Before setting up Invatech, in the 1990s Mr Muhammad pioneered several pharmaceutical services, as well as building a successful chain of regional pharmacies, aimed at optimising the expertise of pharmacists in the face of a sector increasingly dominated by major high street retailers. Mr Muhammad believes Titan can help revitalise the pharmacy sector, freeing up pharmacists’ time and enabling them to focus on newly-commissioned patient services, designed to relieve the burden from the shoulders of under-pressure GPs and the wider NHS. He is initially targeting some 6,000 independent and small group pharmacists in England and Wales, although he has had interest from larger corporates with tendering processes already underway.

32

“The small chains and independents are the ones which will most benefit from Titan and are the type of pharmacy I’m passionate about helping,” said Mr Muhammad. “They have been greatly deprived from the advances in technology seen in other sectors and have not had the resources to optimise their businesses like the larger chains. “Technology in pharmacy hasn’t moved with the times – most pharmacies have chaotic back offices, using systems which were developed 16 years ago. It’s all done manually, making a production line which is incapable of meeting the expectations of customers while pharmacists’ skills are wasted putting labels on boxes when they could be helping patients. “We’re fundamentally different to all other PMRs – ours is not a single station, it’s an entire operating system and a multi-device platform. It’s offering a new way of life for pharmacists. Titan is operating on a cloud-based Amazon Web Service and that, alongside the way we work with our application programming interface (API), is a first for the sector. “We believe the processes we’ve created can save 80% of the pharmacist’s time, freeing them up to do better work, consultation, administering medicines – all the work which they wanted to do when they started pharmacy. “Titan is the “how” to the problem that everyone in our sector recognises. It can help to deliver the vision that everyone wants, while bringing benefits across the NHS and the health sector.” Mr Muhammad said that, with pharmacies spending around £500 per month for their PMR systems, the potential for Titan was significant. “We’re making it affordable for all pharmacists,” he said, “and we have exciting ideas for how we can develop our pricing structure to make it bespoke for the needs of individual businesses. Titan’s going to be a winner for everyone, for pharmacists and for patients, and we’re excited, as well as passionate, about its potential.”
