Preface The focus of the ‘ Local Area Planning Studio’ is to engage students in envisioning and preparing detailed plan of brownfield as well as green field areas of specific site considering its existing urban form, land ownership, land values and growth potentials along with considering sound principles of sustainable planning and urban design. The emphasis was given on to the in-depth analysis existing situation analysis, the issues and challenges the site and plan livable development working in Multidisciplinary environment. To develop micro-level plans, including various statutory and nonstatutory micro level planning Mechanisms.

1.1 Site Introduction The cities across the world are growing in size and numbers due to the rapid urbanisation. The city development starts from its inner core. According to the growth around the core, the character of the area changes. The city core is known as a social hub of the city NEED OF THE LAP PROJECT The potentials of core areas are locational advantage, Accessibility, high land value, diverse land use etc. Now a days, these core areas are becoming unmanageable due to the organic development and unplanned physical growth. It causes extreme condition of congestion in the core settlement.

POLICY : 1.Road widening Policy ROAD WIDENING policies are usually applied when the width of an existing road (a not suitable for traffic or when additional lanes are needed. Road widening can improve traffic safety and capacity. There are many important problems in road widening projects and if the ex pension is done wrong, a number of problems can arise. Typical examples sre cracking of structural joints between old and new roads, uneven settle ment between old and new embankments, and stability problems. In countries with colder climates, glacial activity causes other significant problems. However, harmful effects can be avoided with good research and good design Damage can be prevented or repaired using techniques such as geo-rein forcement, wire mesh, soil stabilization and replacement, and improved drainage. These methods often increase construction costs, but they can reduce life cycle costs. Therefore, choosing the right extension or repair method and structure is very important to avoid incurring additional costs in) the long run.

POLICY : 2.Systematic Parking INDIA IS POISED FOR RAPID ECONOMIC GROWTH. MUCH OF THIS FUTURE GROWTH WILL COME FROM THE SEC-1 ONDARY AND TERTIARY SECTORS OF THE ECONOMY, I.E. I THE INDUSTRIAL AND SERVICE SECTORS. AS THE ECONOMIC ACTIVITIES OF THESE SECTORS MAINLY TAKE PLACE IN URBAN AREAS, THE STATE OF OUR CITIES IS CRUCIAL TO INDIA'S FUTURE GROWTH. LAND IS VALID IN ALL URBAN AREAS. PARKING SPACES TAKE UP A LARGE PORTION OF THESE SPACES. THE HIGH PARKING FEE, WHICH REALLY REFLECTS THE VALUE OF THE LAND OCCUPIED, SHOULD BE USED AS A MEANS OF MAKING THE USE OF PUBLIC TRANSPORT MORE ATTRACTIVE. PRIORITISING PARKING FOR PUBLIC TRANSPORT AND EASIER ACCESSIBILITY FROM WORKPLACES TO AND FROM THESE SPACES WILL GO A LONG WAY IN ENCOUR AGING THE USE OF THESE SPACES. SUSTAINABLE TRANS PORT SYSTEM. PARKING FACILITIES FOR CYCLISTS, WITH CONVENIENT INTERCHANGES, WOULD BE ANOTHER USEFUL MEASURE. A PROGRESSIVE PARKING FEE SCALE SHOULD BE APPLIED TO RECOVER THE ECONOMIC COST OF THE LAND USED FOR THIS PARKING.

Learnings This studio exercise made us to understand various challenges in the implementation of local area plan and the detailed forces of land reconstitution process The studio exercise was carried provoking us to embrace the liberal and market demand approach yet keeping a firm i knowledge of the real life scenario of the proposed outcomes. Local Area Plan mechanism - Micro-level planning gave detailed understanding of different layers including land, real estate, environment, transport, infrastructure, cost and recovery etc
