When you are trying to sell your home and you own a pet, showings and open houses can be particularly tricky. Many prospective buyers are allergic to pets, are intimidated by them (especially large barking dogs), or simply don’t like them. In order to avoid turning off any potential buyers, the following pointers can help pet owners sell their homes. 1.) Most pet lovers do not want to hear this, but the best solution to selling your home is relocating your animal when it is on the market. Casting them to the backyard or garage is not fair to them and could still turn off some potential buyers. 2.) If you don’t want to remove your pet long-term, try to at least make arrangements for it during showings, like animal daycare. Not only will your home come across as more impressive but your furry friend will have a fun day filled with exercise. 3.) Professionally clean carpets and remove all stains. If stains remain, then replace the carpet. Be sure to vacuum at least once per day (As close to the showing or open house as possible). 4.) Minimize offensiveness by keeping cat litter boxes extremely clean and out of site. In addition, make sure to clean up the backyard. Remove food and water dishes, pet toys, cages, and beds. 5.) Invest in a good air purifier that will help eliminate pet odor and dander. If you follow these simple steps, selling your home while owning a pet should not be an issue. Sincerely,

How To Build A Fish Pond The Right Way A water feature in the backyard is not only an attractive way to add dimension and visual interest to the entertaining space, it can also be a tranquil, relaxing place to which to retire. A pond filled with marine plants or fish can be a welcome respite in the yard. For those who haven’t done major excavation or built something similar in the yard before, it pays to become educated before digging the first hole. In order to ensure the fish pond goes in correctly, there are a few things the do-it-yourselfer needs to know. * Determine size. Many first-time pond builders simply make their ponds too small. If fish or a lot of aquatic plants are planned, be sure to size it large enough to accommodate growth. Err on the larger size -- some dirt can always be added back if it seems too large. A koi pond should be at least four feet deep at its deepest point. One can vary the depths of the pond by creating shelfs of dirt or rock. * Determine location. The best place to put a pond is close to the house so that it can be enjoyed when someone is outdoors or inside. Also take into consideration rain run-off. This may contain chemicals from fertilizers and pesticides that can contaminate pond life. Avoid locating it too close to trees, otherwise a lot of time will be spent cleaning out leaves and other debris. If the pond will be growing only plants, be sure it gets a few hours of steady sun a day. For a pond containing only fish, shade will be adequate. * Plan on water circulation. Although circulation is not a must, it can help aerate the water and clean out debris, if a filter is used. Plus, moving water is less susceptible to insect larvae growth like that of mosquitoes. Figure a waterfall or water jet into the design and a skimmer that will suck out the water. Be sure the skimmer is positioned so that the level of the pond water meets halfway up the skimmer box. If a waterfall will be used, gradually slope the pond away from the waterfall to direct water toward the skimmer. Check municipal building codes to
see if a permit will be needed for the pond and the requisite plumbing/electrical work. There may be regulations as to how deeply the power line must be
buried and other requirements. * Purchase the correct liner size. Be sure to purchase the right size liner for the pond. Measure the maximum length and width of the pond. Double the depth of the pond and add it to these measurements. Add a foot or two for overlap and this will give you the pond liner size. * Pay attention to rocks and gravel.Too much gravel at the bottom of the pond may cause noxious gases to build up that can gradually kill off marine life. Only put about 2 inches of gravel. Also, keep in mind that some rocks are better left out of the pond design. Limestone can affect the pH of the pond water making it very acidic. Try to make the pond look as natural as possible, hiding pipes and electrical switches with plants and other landscaping items. * Fill and get started. Be sure to include some aquatic plants because those will help create the right mix of nutrients into the water that can feed fish and other plant life. There is also pre-packaged pond bacteria to prime the pond filter. Let the filter run a day or two before adding any fish to ensure that the water condition is right. 8690100

Reduce Cooling Costs This Summer Once the first wave of summer heat arrives, homeowners everywhere look to the air conditioner to help survive the summer swoon. Though few things are as refreshing as a cold room on a hot afternoon, relying too heavily on the air conditioner is a recipe for a high utility bill, something not all people can readily afford. Reducing summer cooling costs does not mean families must grin and bear it the next time a heat wave arrives. Instead, homeowners can take several steps to reduce cooling costs while staying comfortable through the dog days of summer. * Embrace the warm summer breeze. Once that first hot day arrives and the air conditioner is turned on for the first time, many households simply leave the A/C on for the rest of summer. This is not only wasteful, but in many cases, it’s unnecessary as well. If the air outside is pleasant and a warm breeze is blowing, turn the A/C off, open the windows and invite that warm summer air in. During summer the temperatures may fluctuate, and it can be a welcome respite to relax in a room with a warm breeze instead of the constant hum of the air conditioner. * Protect the home from the sun. Many times a home’s interior heats up because there’s nothing outside to shield it from hot rays. Landscape features like shade trees add aesthetic
appeal to a property and can be planted to keep sun from beating down on the home during hot afternoons. Awnings and window coverings also make great allies in protecting a home from blazing summer sun, and none of these alternatives will cause the energy bill to increase. * Clean or replace filters. If an A/C unit’s filters are dirty or old, this makes it harder for the unit to cool the room. As a result, people inside the home then increase the power on the unit to cool the room more quickly or effectively. However, if an A/C unit isn’t cooling the room on a lower setting, it’s probably because the filter needs to be cleaned. Cleaning the filter is easy and takes just a few minutes. If the filter is beyond repair, replace it. * Make sure the doors and windows are shut. When the A/ C is running, all doors and windows should remain closed. Open doors and windows only make it harder to keep a room cool, and turning up the A/C is not the answer. * Have the units inspected. Heating ventilation and air conditioning units should be inspected by a qualified HVAC technician. Technicians can determine if a unit will operate at peak capacity or struggle through the summer, costing homeowners money as the summer carries on. 8699500

Which Pool Is Right For You? With warmer weather on the horizon, many homeowners ponder the addition of a pool to their backyard. When choosing a pool, several decisions present themselves, including whether to purchase an above-ground pool or an inground one. Choosing between an above-ground pool or an inground one requires forethought. There are a number of factors that set these pool styles apart, and homeowners should carefully weigh the options before breaking ground. Expense Cost is a major factor when undergoing a home renovation, including adding a swimming pool. Because of the work involved for excavation and essentially building the pool from below the ground and up, inground pools will generally be more expensive than above-ground ones. Homeowners can expect to pay between $10,000 to $25,000 for an inground pool, depending on the pool’s size and features. On the other hand, aboveground pools may range from a few hundred dollars to a few thousand. There also are above-ground pool kits that install relatively quickly, or there may be inflatable options. Ease of Installation For some, above-ground pools can be a do-it-yourself project. With the help of a few friends, it’s possible to set up a pool in a weekend. Inground pools, however, are a professional undertaking. The labor involved is often what makes this type of pool more expensive. Homeowners who want a quick set-up may prefer an above-ground model. Depth and Size Individuals looking for an Olympic-size swimming pool at a depth of 8 feet or more will have to choose an inground pool. These pools can be customized into different sizes and shapes and greater depths. On the other hand, above-ground pools are usually manufacturered according to set size and depth limits. They’re also generally round or oval and Page 30
cannot be custom shapes. A person may be able to get a pool up to 5-feet-deep, and that’s the limit. Safety Many states and provinces mandate self-latching fences around the perimeter of any pool to safeguard against animals or children falling in. It is easier for children to wander into a pool that is at ground-level, which could give above-ground pools a slight safety advantage. But above-ground pools that are built with a deck surrounding them are not necessarily safer. No one should be allowed to play around the pool
or swim unattended. Keeping careful watch can prevent injuries or death. Property Taxes In some areas of the country, the installation of an inground pool is considered a permanent modification and can increase property taxes. An aboveground pool can be removed, and is therefore not a permanent change. Property taxes may remain unaffected. Before installing a pool, homeowners should check with the municipal office to see if permits are needed and what the regulations regarding pools may be. Electrical wiring, pool placement and water fill-up may have to be worked on to avoid fines. A pool can be a welcome addition to the yard. Depending on price range and amenities desired, the choice will have to be made between above-ground and inground styles. 8691300

How To Fight Insects The Eco-Friendly Way Enjoying the outdoors when the weather is pleasant can become bothersome if biting insects are part of the equation. However, not everyone wants to rely on chemical repellents to keep bugs at bay. There are some greener options that may be adequate for most daily situations. Biting Insects Mosquitoes, biting flies and other insects can be a nuisance when the weather warms. Though many bites create a mild reaction that subsides after a few days, some insects are harbingers of serious diseases. Malaria and West Nile virus are just two of the many maladies that can be hiding inside of the common mosquito. According to Mosquito.org, only female mosquitoes feed on blood and bite their victims. The males feed on plant juices and nectar. Females need blood to feed their eggs and reproduce. When a mosquito bites, she injects chemicals to prevent blood from clotting and reduce pain. Afterward, however, these same chemicals can cause topical irritation. Like mosquitoes, female tabanids, or horse and deer flies, also bite. Most prefer warm seasons and the warmth of daytime, but some species are most active at dawn or dusk. Tabanids bite deep and hard, potentially causing a lot of irritation. Especially in early summer, swarms of small black flies can make life difficult for those who venture outdoors. Again, females of this species bite, but males may hang around and swarm when a female is nearby. Black flies need running water to feed larvae, so they differ in this respect from mosquitoes and other insects that grow from larvae in sitting water. Biting occurs during the day and may intensify before a thunderstorm. Repelling Insects The standard bug repellent is one that contains the product DEET. It was originally developed in 1946 for military use, but some have questioned its safety. The EPA says it has been associated with seizures in children, but this claim hasn’t been fully substantiated. Still, many people prefer to look elsewhere for their repellents, preferring natural products. There are oils
that can be extracted from different plants and herbs that provide short-term protection against many biting insects.
Citronella is one of the more effective natural repellents. It has been used for more than 50 years as an insect repellent and as an animal repellent. The oil is taken from dried, cultivated grasses. Pure citronella is most effective against bugs, more so than the synthetic varieties used in many candles. Citronella is safe for human use and produces no threat to the environment when used correctly. It is generally applied to the skin and may cause mild irritation if used in abundance. Because some people find the smell of citronella off-putting, it can be mixed with lemongrass oil to minimize the smell. Lemongrass may also be another natural insect repellent. Rosemary and cedar can also be tried as insect repellents. These are two other aromas that bugs find offensive. Individuals who spend time in the yard may want to plant rosemary nearby in garden beds to help repel insects in that respect. Rosemary is also multifunctional, as it is commonly used in cooking. Ways to Reduce Moisture In The Home Many homeowners worry about moisture in the home, which can lead to a slew of health ailments, including asthma or upper respiratory problems. After a long winter, homeowners concerned about moisture often look to solve problems that might have revealed themselves when the cold weather arrived. In addition to health concerns, moisture can also negatively impact the value of the home. Mold growth and pest infestation are common side effects of excess moisture, neither of which is attractive to prospective buyers. To combat moisture in the home, homeowners should consider the following tips. * Fix plumbing leaks. Plumbing leaks are often evident to the naked eye, as most occur at the fixtures. Check to be sure leaky toilets aren’t contributing to mold growth in the bathroom. * Check the windows for leaks. The winter months often reveal leaky windows, which should be repaired once spring begins to avoid excess moisture that can result from spring rains. * Reduce internal moisture sources. caused solely by external sources like rain or groundwater. Inspect the washing machine to determine if there are any leaks that are making the home less healthy and hurting its value. * Install an exhaust fan in the bathroom if there’s not one already. Without an effective exhaust fan, a bathroom is much more susceptible to mold growth. When installing an exhaust fan, be sure it’s vented to the exterior of the building and not elsewhere inside the home, such as an attic or crawl space. * Point rainspouts away from the home. Be sure the downspouts are directing rainwater away from the home’s foundation. In addition, carefully clean out gutters in the spring and make sure they’re securely intact to reduce the likelihood of water damage. * Address any ventilation issues. Ventilation helps add or remove humidity, helping homeowners steer clear of moisture problems. If any ventilation concerns arose over the winter, make those issues a priority once spring cleaning and maintenance begins. 8699700
