FACTORS THAT MIGHT HURT A HOME’S VALUE Nowadays, homeowners looking to sell their homes know it’s not as easy to do so as it might have been a few years ago. A struggling economy has made it difďŹ cult for many homeowners to sell their homes for a price they’re comfortable with. But the sagging economy is not the only thing can make it difďŹ cult to sell a home. In fact, a host of other things, some obvious but some not so obvious, can hurt a home’s value as well. Location: A home’s location is arguably its best or worst selling point. A home in a great location won’t be as difďŹ cult to sell as a home in a bad neighborhood. But location goes beyond a neighborhood’s reputation, especially in recent years. Homeowners who live in a neighborhood or development with many foreclosures might ďŹ nd those foreclosed properties are hurting their own home’s value. Lots of foreclosures could negatively affect a neighborhood’s reputation, which might make a home within that neighborhood less attractive to prospective buyers. Appearance: A home’s appearance is another obvious variable that might affect its resale value. Homeowners might want their home to reect their own individuality, but that’s not going to help when the time comes to sell the home. If the exterior paint is out of the ordinary, then it might be wise to choose a more traditional or conservative color before erecting the "For Saleâ€? sign out front. The same goes for a home’s interior. If the interior design is especially unique, a more traditional interior decor might help the home sell faster. Size and style: Another thing to consider when selling a home is its size and style. A home that stands out on the block might be an attention-grabber, but that’s not always attractive to prospective buyers. For instance, a colonial sitting in the middle of a street ďŹ lled with contemporary homes will stand out, but likely for all the wrong reasons. It will likely appear dated and out of place, which is something buyers might not want. RESTORING YOUR PROPERTY AFTER A LONG WINTER One of the best things about the dawn of spring and the return of warmer weather is the chance to get out of the house and get some fresh air. For homeowners, this is the perfect opportunity to assess any damage the previous months did to yards and develop a plan restore properties. * Don’t jump the gun. The first warm day of spring might seem like a great time get out in the yard and get your hands dirty. But it’s best to wait until the grass has completely dried out before getting to work. Raking on wet grass increases the risk of tearing out grass, which can cause bald spots and the growth of weeds down the road. In addition, stepping on the grass while the ground is still wet can compact the soil, which can slow drainage and block the lawn’s roots from breathing. Patience should prevail with regard to mowing the lawn as well. A lawn’s roots will not start to grow until the average everyday temperature routinely reaches 40 F, so mowing too early is both unnecessary and potentially harmful to the lawn. When the temperatures regularly reach 50 F, then homeowners will likely start to see their lawns growing. * Remove debris that’s piled up. Debris has a tendency to infest a yard over the course of the winter months. Fallen branches, stones and even trash can accumulate in a yard, putting those who spend time in the yard at risk of injury once the warm weather returns. For instance, bits of twigs and pebbles that are blown across the yard during a windy winter can be embedded in the yard, making the yard less of a haven and more of a hazard. Once the grass is dry enough to walk on, walk around the property and remove any debris that’s piled up over the last few months. * Employ a pre-emergent weed killer. It’s important to do so around the end of March or early April, when the weeds have not yet had a chance to grow. When applying, follow the dosage instructions provided by the product’s manufacturer. Such instructions often recommend a second application right before summer begins.

* Remove thatch. Once the grass has dried, you can begin to remove thatch that’s built up over the winter. Thatch is potentially very harmful to soil, blocking sunlight, air and moisture the soil needs to ensure a lawn looks lush and healthy. Thatch removal does not necessarily need to be an annual task. If thatch buildup is insignificant, then it can be done every other year. Just use a dethatching rake to make the job much easier. * Aerate, particularly if the yard is a heavy traffic area once the warm weather arrives. If your yard transforms into a child’s wonderland upon the arrival of spring and summer, you might want to revive the soil by aerating. When the yard gets heavy usage, it’s easy for soil to become compacted, which makes it hard for air and water to reach the lawn’s roots. That can eventually make for a less-than-appealing lawn. So if your yard is the place to be come the warmer months, aerate in the spring to loosen the soil and make it easier for the lawn to withstand the months ahead. No matter how harsh the winter months might have been, spring is a great time for homeowners to restore the property around their homes.

BUTTERFLIES ARE A SPRING SPECTACLE Few harbingers of spring are more spectacular to look at than the variety of butterflies that take to the skies after they emerge from chrysalis. Although it is widely known that butterflies and moths go through a metamorphosis to turn into their finished forms, many are unaware just how many steps it takes for a butterfly to be ready to fly. 1. A butterfly begins its life as an egg, which a female butterfly lays on a particular plant that the species of butterfly prefers to eat. This is called a host plant. Butterflies are very particular about the type of plant that they eat. Certain species will only eat one type of plant or closely related Butterflies undergo an amazing transformation into varieties. the delicate, winged creature that graces spring days. 2. When a butterfly hatches from the egg, it is called a larva, or a first instar caterpillar. The insect is very small and does nothing but eat from the host plant. 3. Caterpillars are voracious eaters, and they grow very quickly. The trouble is that their skin cannot grow. A new, larger skin must be formed. To do this the caterpillar must molt its old skin so that the new, larger skin can emerge. As it eats, a caterpillar will go through a few stages depending on the species. It may become a second, third, fourth, and fifth instar caterpillar. 4. A caterpillar that has molted several times may look very different from its initial larval form. It will be much larger and may have different colors and features. 5. During the final molt, the discarded skin will become part of the chrysalis that will house the caterpillar as it pupates. The caterpillar spins a silk girdle that attaches it to a particular location, either on a tree branch or a plant stem. 6. Contrary to popular belief, butterflies are not formed in cocoons. Their pupa is called a chrysalis. Only some varieties of moths transform inside of a cocoon. In the chrysalis, the caterpillar is undergoing a rapid transformation. The chewing mouthparts are turning into the sucking mouthparts of a butterfly. Wings and antennae are also forming. The pupa stage is not merely a hibernation for the caterpillar. It is a time of very active growth. 7. About 10 to 14 days later the butterfly will emerge from the chrysalis. Upon doing so the wings will be wet and small. The butterfly then pumps fluids through the wings to expand them. It also needs to get used to flying. A recently hatched butterfly is very vulnerable until its wings are ready and dry. 8. An adult butterfly eats nectar and reproduces to begin the life cycle anew. Relatively speaking, a butterfly has a short life span. Some species live only a few days. Others may live up to a year. This can make viewing a spectacularly hued butterfly in a spring garden even more poignant for the observer. More than 700 species of butterflies are found in North America. In order to attract them to the backyard, homeowners can plant wildlife that nurtures all stages of the metamorphosis. Adult butterflies looking for nectar will seek out plants in the sunlight; rarely do they feed in the shade. Plants should have red, yellow, orange, pink, or purple blossoms. Flat-topped or clustered flowers are preferred, as are short flower tubes that enable the butterfly’s proboscis to fit in easily.

RENOVATING A RENTAL PROPERTY When the economy struggles to the point of recession, few people benefit. However, there are some businesses that thrive during a recession, using the circumstances to their advantage and actually growing business in spite of a sagging economy. One such business is rental agencies or property management companies. Even landlords with a single investment property tend to do better during a recession, when individuals might be fearful of buying a home or simply unable to afford it. Such individuals still need a place to live, however, and landlords benefit as a result. One of the best things a landlord can do during a recession is to pay more attention to their rental properties, ensuring the properties are in tip-top shape so they can get the most out of each unit at a time when the rental market is most competitive. This might require some renovations, which landlords should be making periodically anyway, regardless of how strong or tenuous the economy might be. * Update the paint. Apartments are typically empty when shown to prospective renters, and any issues with the paint job are very noticeable during such viewings. If the paint is outdated or there is any fading, update the walls with a fresh coat of paint. Older buildings tend to have creaky or drafty windows, which not only makes the property colder during the winter months, but it also drives up utility costs as renters are forced to turn up the thermostat to combat drafts and cold air entering the unit. New windows can eliminate such drafts and reduce utility costs, something landlords can use to their advantage when discussing the property with potential tenants. Landlords might even be able to earn tax breaks when installing new, energy-efficient windows. Discuss if any such breaks exist with the local municipality. When it comes to renovating a rental property, landlords can make a handful of small renovations that, while relatively inexpensive, enable them to earn substantially more money from each unit over the long haul.

THE BASICS OF PROPERTY TAXES Paying property taxes is a necessary side effect of home ownership. Across the United States and Canada, residents are required to pay property taxes based on an assessment of their homes’ value. Taxes on land and the buildings on it are one of the biggest sources of revenue for local governments. In the United States, property taxes are not imposed by the states, but by the smaller governing bodies in cities, towns, townships, counties, and other jurisdictions. In Canada, property taxes, or milliage taxes, are levied by the jurisdiction in which the property is located. They may be paid to a federated state or a municipality or the national government. Sometimes multiple jurisdictions may tax the same property.

An assessor will visit a home -- usually prior to purchase -- and make a determination on the percentage of tax to be paid depending on the condition of the home, the improvements that have been made and the climate of the economy in your particular town or city. Property taxes are usually calculated by taking the assessed value of your home and multiplying it by the tax rate that has been determined by your local government. While no one can "legally” escape paying property taxes, there are several ways to have them lowered. Getting your home re-assessed is one such way. Individuals who have reached a certain age may be eligible for certain discounts on property taxes. But this may require a very low income to qualify. There are also some tax credits or homestead exemptions that may qualify you for a limited assessed value on the property. According to data from the Tax Foundation and Forbes, areas of New Jersey, New York and Illinois boast some of the highest property taxes. Residents of Hunterdon County, New Jersey paid on average $8,600 a year between 2005 and 2009. Those in Lake County, Illinois pay around $6,500. People living in Westchester County, New York can plan on spending $8,400 per year. Statistics indicate that homes located in Ontario cities in central Canada have the highest property taxes. Toronto residents, for example, pay an average of $3,900. In this tough economy, lowering property taxes (which are generally rolled into the mortgage amount for ease of payment) could substantially reduce bills. As many as 60 percent of properties across the United States are overassessed, according to the National Taxpayers Union, a nonprofit group that promotes lower taxes. If you suspect your property taxes are high, here are the steps to take: • Get a copy of your property tax assessment from the local assessor’s office and double-check all the information contained to see if it is correct. • Check the assessments of five comparable homes that have sold in your neighborhood in the last three years. • An independent appraiser can also provide you accurate information at a cost. Make sure he or she is licensed with the National Association of Independent Fee Appraisers or by the American Society of Appraisers. • It’s not possible to lower the property tax rate, just the assessed value of the home through an official appeal. There may be fees associated with this appeal, however. Some home improvements will increase the value of your home and, in turn, your property taxes. Here are some of the most common culprits: - extra stories to the home - sports courts, like tennis - improvements to fencing - outhouses, like a guest house - installation of an inground pool - addition of a garage or another room A change in the status of a neighborhood can also give rise to higher property taxes. An influx of new residents or new construction of stores and homes can have a major effect on the assessed value of your home.

NEW HOMES ARE GETTING SMALLER From the early 1990s to the beginning of this century, "bigger is better” certainly was the mantra of the home-building industry. All across North America buyers could browse among home developments boasting homes of 3,000 square feet or larger and multiple bedrooms and bathrooms. But according to new data, home buyers are seeking less space today but more in green amenities. Research by the Canadian Home Builders’ Association has found that many people now desire smaller homes with multipurpose rooms and energy saving features. They’re not ready to trade in their two- and three-car garages just yet, though. Plus, a survey of International Furnishings and Design Association members forecasts that McMansions will become a thing of the past and more emphasis will be placed on smaller, more eco-friendly homes. Family rooms will grow larger, as will kitchens. Other rooms in the home will disappear, including the living room. Many homeowners and potential home buyers realize that with girth comes a cost. In today’s fragile economy, the ability to cash in on the dream of homeownership may come at the compromise of a smaller, better-planned home. According to Tim Bailey, the manager of Avid Canada, a research and consulting firm for the building industry, "While many consumers are willing to forgo space, they are not equating this with having to forfeit functionality. Design creativity is requisite to adapt to this changing preference.” Here are some things that you will and will not find in newer homes moving forward. * The dining room is becoming extinct, with larger, eat-in-kitchen/entertaining spaces the norm. The kitchen will be the main room of the home and be renamed the "kitchen lounge.” * Separate rooms are evolving into spaces that serve many different purposes. * Although the sizes of bathrooms may be scaled back, the amenities will not. Spa-style bathrooms with luxurious products, high-tech features and televisions will be on the rise. * The master bedroom suite may not shrink in size, but it could be combined to form a home office and exercise space. * Expect to see more high-tech offerings, such as voice- or motion-activation devices in the home. Lighting, entertainment gear, heating/cooling systems, and even blinds could be hooked up to a master control system. * Thanks to an increasing number of people working from home, the presence of a dedicated home office is a given in newer homes. Nearly 40 percent of industry forecasters say that they expect one in every home. * Home storage solutions will also be a vital component of new homes. Builders will create clever solutions for mixing storage into more compact spaces. * With aging Baby Boomers comprising a larger segment of home buyers, expect to see more one-level homes, or at least homes where there is a master suite and the majority of the living space on the first level. Part of what is driving this trend is the cost of homes in relation to space and the increased interest in environmental conservation. Smaller, more efficient homes require less in terms of heating and cooling energy. Fences serve many purposes: to designate property boundaries, keep pets or children contained in a safe environment, corral livestock, offer privacy or add aesthetic appeal.

Although installing a fence may seem like the right idea for you, going about it the wrong way may lead to problems among neighbors, particularly if you live where the houses are relatively close to one another. Some homeowners find fences become the final point of contention among disagreeable neighbors or create tension with a neighbor with whom you previously had a good relationship. Being courteous with fence plans is the way to avoid any animosity along the way. There are certain things you must do and should do if you plan to erect a fence. It’s hard to protest a fence that is a safety precaution for children. If your neighbor already has a fence, you must ask whether you can connect your fence panels into the support post on your shared side. Once you notify your neighbors as a courtesy, there are certain steps to take that will prevent any legal disputes down the road. Even the most easy-going neighbor could grow aggravated if the fence is put up carelessly or ends up partially on his property. The best way to prevent this is to apply for a new, professional property survey and have property lines indicated with paint or wood markers. Each town or city has different regulations with regard to fencing, so it is important to learn the ropes or hire a contractor who is familiar with the rules. It might be illegal to install fences directly on the property line. The law might require the fence be installed a few inches inward. There also may be rules about how high fences can be in the front of the home, sides and back. Corner lot properties may have added regulations depending on whether the fence could prove a visual obstruction to drivers. If you live in a planned community, or one with a homeowners’ association, it is your job to find out the guidelines for any home improvements. The HOA may dictate the style, size and maintenance of the fence or may not allow a fence at all. Once all the details are checked, you may have to apply for a fence permit. This way the construction of the fence and finished product will meet safety standards, and the area in which you live can provide consistent quality control. If the fence is installed by code, there is little chance it will have to be torn down or changed in the near future. Also, doing it by the book means that a neighbor can be unhappy about a fence but not have legal recourse to ask you to remove it. As an added form of courtesy, it is proper fence etiquette to put the "good” side of the fence facing the neighbors’ yards. That means the side of the fence that doesn’t show the support panels and posts. Remember, it is your fence so you are also responsible for all maintenance of the fence -- on all sides. Just because your neighbor also will be benefitting from your fence, doesn’t mean he will have to care for it.

PATIO CLEAN-UP FOR SEASONAL ENTERTAINING Outdoor entertaining is a primary component of the warm-weather season. Individuals flock to their backyard patios and decks to barbecue or simply soak up a little sun. Over the course of the fall and winter your patio may have experienced some wear and tear. Or if the patio is several years old, it may need some maintenance to improve its appearance for the new season. Maintenance often depends on the material used. Before starting, figure out what your patio needs and stock up on the supplies. Many patios are poured concrete, and a simple pressurewashing could be all that’s needed to revive the

look. Pressure washers can be rented or purchased. If there are cracks or chips in the patio, some minor patchwork may be able to fix unsightly problems. There are fast-dry patching kits. Some patios are constructed from paving stones. Pavers are usually installed atop a thin layer of sand and then more sand is brushed into the seams between the pavers to set them in place. This year, maybe it’s not about refreshing the patio but installing one instead. Although many homeowners choose to make the installation of a patio a do-it-yourself project with fine results, if you have a large yard or an intricate design, you may want to price out masons. These contractors could have relationships with suppliers of concrete and patio pavers, which could save on the cost of materials for the job. Plus you will have the benefit of knowing the work was done correctly. Now is also the time to wash the cushions to your patio set to enhance your patio decor. Do so on a sunny, warm day to allow the cushions to dry adequately so they won’t develop mildew or mold staining and odor. If the cushions look dated or beyond repair, this season could be a good time to head to the store and purchase a new set. THINGS TO KNOW BEFORE BUILDING A DECK Statistics from the U.S. Census Bureau Housing Survey indicate that homeowners annually spend billions of dollars improving outdoor living areas. One of the most popular ways to do just that is to add a deck to a home. Decks are beneficial in many ways. Grillmasters love decks because they make the perfect place to set up a grill and a table and cook for family and friends. Those who simply love being outdoors find decks the perfect place to relax and soak up some sun or idle away the evening hours. But homeowners who want to build a deck should know a few things before that process begins. * Permits are necessary. Unless the deck is going to be especially small, you will likely need a permit to build it. Before buying any materials or consulting any contractors, make certain you know which permits you need and how to get them. If the proper permits are not secured before the project begins, you might have to tear down the whole project and start all over again. * Decks don’t have to go on the back of the house. If the back of your house sits in the blazing sun all day, then it’s probably best to build the deck elsewhere, and that’s perfectly alright. So long as the property and permits allow, decks can be built on the side of a home as well, and putting a deck on the side might be more comfortable. * Decks don’t have to be made of wood. It’s easy to assume all decks are made of plain wood. However, decks can be made out of a wide variety of materials, natural or synthetic. Pressure treated wood is perhaps the most popular material for decking because it’s not very expensive. But manmade materials that are a mixture of recycled plastic and wood bits or sawdust are also popular because they require no maintenance. If you’re going to build your own deck, expect to do some serious digging. Local building codes will dictate how deep you will need to dig for the pier footings, which support the deck’s weight. Just how deep you’ll dig depends on your climate’s specific frost line, but it’s safe to assume you’ll get a workout in when digging. * The deck can have multiple levels. Though many people associate decks with one level, it’s possible to have a multi-level deck if you simply don’t have enough room to build a deck that will be big enough to meet all of your needs. A multi-level deck can break up those long flights of stairs while ensuring you will always have somewhere to go to escape the sun on a hot day. * You will want to protect the deck. Decks are a costly investment, and you will want to protect that investment. If you’re building a wood deck, keep in mind the sun will beat down on the deck for most of the year. You can protect the deck by painting it. Paint provides sunscreen for the deck, stopping the sun from breaking down the material. Once you’ve finished painting, apply sealant, whether it’s oil- or water-based. * Don’t forget fasteners. Fasteners will hide the screws for aesthetic appeal. But not all woods and fasteners are the right fit, as certain woods are only compatible with certain fasteners. Find out which fasteners make the right fit ahead of time. Because fasteners conceal the screws, they also make it possible to go barefoot on the deck. A deck makes a great addition to many homes, but homeowners should learn as much as possible about decks and what goes into building them before making any decking decisions.
