6 Mortgage Interest Deduction Myths By Peggy Parry, President Cambridge Board of REALTORS

Nearly 38.5 million American home owners take the mortgage interest deduction, according to Peggy Parry, President of the Cambridge Board of REALTORS. Proposals floating on Capitol Hill to curb the mortgage interest deduction gloss over all the ways home owners, and even renters, would be hurt by the change. Let me set the record straight. Myth #1: The mortgage deduction is just for rich people. The mortgage interest deduction helps mostly middle- and lowerincome families. 65% of families who use it earn less than $100,000 per year. 91% earn less than $200,000 per year (that’s where most economists draw the line between rich and middle-class). Only 9% earn more than $200,000 per year. This myth may have arisen because of a related fact: If you buy a house, you’re much more likely to accumulate wealth by the end of your life. Home owners have an average net worth of $200,000, while the average renter’s net worth is $5,000, according to the Federal Reserve’s Survey of Consumer Finances. Myth #2: Switching to a 12% mortgage interest credit would be a wash for most. One proposal floating around Congress is to replace the mortgage interest deduction with a 12% nonrefundable mortgage interest tax credit. (Deductions reduce your taxable income; credits reduce your tax liability.) This plan would increase taxes for many home owners. For example: If you paid $10,000 in mortgage interest, and you’re in the 25% bracket, you’d pay $1,300 in extra taxes. The $10,000 deduction you have now saves you $2,500 on your taxes (25% x 10,000). The 12% credit would save you only $1,200 (12% x 10,000) on your taxes. In this scenario, if the mortgage interest deduction is changed to a 12% credit, you’d lose $1,300 (the current $2,500 savings minus the $1,200 you’ll save under the 12% plan). Myth #3: Not that many people take the mortgage interest deduction. There are 75 million American home owners, and 38.5 million of them take the mortgage interest deduction. The average mortgage interest tax deduction is $12,200, and a typical benefit for home owners is $3,050 a year. The mortgage deduction is a key benefit to first-time home owners and trade-up buyers because you pay the most mortgage interest when you first take out a mortgage. (You won’t pay equal amounts of principal and interest until year 13 or later, depending on your interest rate.) People with large families also get a lot of bang from mortgage interest deductibility–they buy relatively big houses for their big families. Myth #4: Getting rid of the deduction won’t affect me or my housing market. Eliminating the deduction will mean lower property values for all American home owners, including the one-third who own their homes outright and the 12 million who take the standard deduction. Even if you don’t have a mortgage, getting rid of the MID will affect how much home you can afford to buy–and how much a buyer will pay for your home. Myth #5: People will still buy my house without the mortgage interest deduction. It’s true that people will still value home ownership, but it will be harder for them to buy your house. The mortgage interest deduction makes it cheaper to buy a home because it saves real money at tax time. If you bought a home last year with a $200,000, 30-year, 5% fixed-rate mortgage and you’re in a 25% tax bracket, you’d save about $2,500 from the mortgage interest deduction alone in the first year you own your home. That’s money you can use to pay down other debts, save for your children’s college education, or put away to buy a move-up house. Myth #6: Solving the U.S. budget problems requires everyone to sacrifice. Home owners already pay 80% to 90% of the federal income tax collected. If mortgage interest deductibility disappears, you and your fellow home owners could foot 95% of federal income tax. Safety first when grilling this summer For many people, Memorial Day marks the unofficial start of summer. That means the return of weekend getaways to the beach and the reemergence of the backyard barbecue. Summer grilling season is the perfect time to gather with friends and family in a laid back atmosphere where formal attire is forgotten in favor of flip flops and T-shirts. But as relaxed as a backyard barbecue can be, it also can quickly turn into a potentially dangerous or unhealthy situation, especially when the trusted grillmaster doesn’t take the following safety precautions regarding his grill and the foods he’s preparing. * Don’t let foods sit out for hours. The United States Department of Agriculture advises grillmasters to refrigerate or freeze meat within two hours of purchasing it. Leaving food out next to the grill for a few hours increases the risk of foodborne illness. Though it might be more convenient to keep foods within spitting distance of the grill when you’re preparing to host a barbecue, you could be putting yourself and your guests at risk if food is left out too long. * Change cooking tools and plates when foods are cooked. When transporting food from the refrigerator to the grill, make sure the plate or containers you use to transport uncooked food are not used again until they have been thoroughly washed. Never use the same plate for preparation and serving. The same goes for tools like spatulas and tongs. Bacteria from uncooked foods can attach themselves to plates and cooking utensils, so cooked foods should always be picked up with clean tools and placed on clean plates before serving. * Cook foods to the correct temperature. Undercooked foods are unhealthy and can cause significant health problems. The USDA recommends grillmasters cook these popular barbecue foods to minimum temperatures: - Hamburgers -- 16O F - Poultry -- 165 F - Beef -- 145 F - Ground meats -- 160 F - Pork -- 145 F - Lamb -- 145 F * Keep a fire extinguisher on hand. When grilling, you’re cooking foods over an open flame. This is true if your grill is a gas grill or a more traditional charcoal grill. The presence of open flames is a safety risk, so keep a fire extinguisher on hand in case a fire unexpectedly starts. * Grill away from your house. Grills play a role in thousands of home fires every year. When placed too close to a home or in a poorly ventilated area on your property, the risk of a fire increases dramatically. When grilling, always choose a well-ventilated area, avoiding enclosed areas such as a covered patio, that’s a significant distance away from your home. This reduces the risk of the home lighting on fire should a grill fire erupt. * Go easy on the lighter fluid. Lighter fluid can be very dangerous, especially for those grillmasters with a happy trigger finger. When using a charcoal grill, look for charcoal that already contains lighter fluid and needs only a lit match to light. If you must use more traditional charcoal, use only a minimum amount of lighter fluid and never apply additional fluid once the fire has started. Setting up a backyard play set Outdoor play is a highlight of childhood. Being able to run, jump and swing outside is an excellent form of exercise and a way for kids to interact with their friends. One staple of youthful play is spending time on a play set in the backyard. Parents without a play set in the backyard need only look into a neighboring yard with a play set to witness these prime congregation spots for the neighborhood children. And play sets don’t just benefit kids. Parents who want to keep tabs on their children can do so much more easily with a backyard play set, and knowing they are having fun close by alleviates worries. The decision to purchase a play set is one pondered by parents all across the country. There are scores of ready-made varieties available or sets that can be custom designed. The choice of which one to buy should be based on a number of factors, both in desired features and also models that offer safety. Materials The first decision parents face is which material to use for the play set. The main materials used to build play sets are plastic, metal and wood. Plastic sets tend to be very basic and may be reserved for young children’s sets. While they can go outside, they may not last more than a few years and are often best relegated to indoor toys. Metal sets are some of the most durable and strong. They are frequently seen at parks and playgrounds. Metal play sets are often cemented down to a foundation for stability, which doesn’t make them ideal for a temporary set that will be removed when the kids outgrow it. Also, you cannot generally add onto a metal set. Wooden sets are usually a compromise between the two. They’re good for backyards because they can be taken down when they’re no longer used. They can also be made more useful with add-on attachments, such as extra slides, rock walls and different swing variations. Safety Play sets are designed for children, so all of them should be safe, right? Not exactly. Some manufacturers cut corners or create somewhat questionable designs. Look for recessed hardware and bolts so that clothing doesn’t snag on pieces that stick out. Choose play sets that have handles for extra stability while children are climbing. Avoid ones with metal hardware that can rust and weaken over time. Wood-to-wood attachments won’t rust and will be more durable. When choosing wood sets, be sure to select hardwoods that will not soften and warp. In addition, choose designs that feature rounded edges so there will be less chance for splinters or injuries from hitting blunt edges. Be sure to have plastic-covered chains on swings and other moveable parts so that fingers cannot get inside of the links and be pinched. Check to make sure treated and stained wood does not contain harmful material, like arsenic, that can leach out of the wood into the surrounding soil. Some parents also may want to look for a wooden play set that is made from materials harvested following sustainable forestry guidelines. This gives parents some peace of mind knowing their child’s play set is eco-friendly. Play sets can be fun additions to the backyard. They come in many different sizes and configurations, so it’s possible to find one that will fit in any backyard. 10164082

Increase storage possibilities What homeowner has not lamented that they have many more belongings than they have storage space? In some homes, particularly in older homes, closet space and other areas to store items may be lacking. Apartment dwellers often find they’re lacking in storage space as well. But savvy homeowners can find both permanent and temporary solutions to their home storage problems. One of the easiest ways to create storage space is to simply remove some belongings from the residence. Go through closets around the house and pick through the attic and/or garage to see if there are any items that can be discarded or donated. Items that are broken can be discarded, while those things that still have utility can be donated or sold. The next step is to maximize the space of your existing closets. Many closets are equipped with just a shelf and a clothing rack, greatly limiting the storage potential. Investing in a closet organization system is one way to transform a poorly utilized space. These systems can be purchased, often inexpensively, from a home improvement center. Compiled of modular racks and shelving, the positioning can be customized depending on the size of the closet. Oftentimes, the addition of shelving or another rack for hanging clothes can solve some storage issues. These closet systems also are ideal for renters because they can be installed with minimal damage and be removed when a lease expires. Homeowners may have to think vertically to solve storage solutions. Wall space may be abundant in a home where closets are not. Therefore, shelving and cabinets can be places to keep items neatly off the floor. A series of shelves can be installed next to a washing machine to keep laundry supplies organized. In children’s rooms, build bookcases the height of the room so children can store frequently used reading material and toys on the lower levels, and adults can put collectibles and mementos near the top. Hang hooks to hold hats and robes. Whenever possible, look to store items on the walls where they will keep clutter off the floor. Storage can even be created in the bathroom, where the space over the toilet can be used to hang a cabinet to store hand towels and other toiletries if the space under the sink has already been claimed. Many apartment dwellers recognize the advantage of having items that serve double-duty in their living spaces. For example, a convertible sofa can be used for sitting and then turn into a bed for overnight guests. Ottomans that have a storage compartment can house anything from throw blankets to magazines. An armoire may house the television but also have a pull-out shelf that can hold a laptop computer. In the kitchen, move food items out of cabinetry and into a “pantry” you create elsewhere in the house, such as a laundry room or garage. This frees up more room for pots and pans. Cabinets that have pull-out shelving help maximize tight recesses of cabinets and keep things organized and in sight. For those with limited cabinets, pots and pans can be hung from a pot rack suspended in the kitchen.
