Q. How Much Expertise Is Required In These Areas? A. Full Journeyman or Practitioner Expertise is not needed in any of the 7 Skills. If you have advanced skills in any of the areas, that’s an extra bonus for you. (unless you focus too intently on your specialty and neglect your main job which is:

Remember your other #1 job Finding the Next Deal! You’ll never retire from just one deal nor will you build a solid team which is giving you “wholesale pricing” and top performance unless you keep them consistently busy.

Q. Is there anything more important than these 7 Skills? A. Yes.
There are several “Mind Sets” or “Paradigms” that are essential. There are also a set of learnable Habits that can be mastered. Failure to embrace these Mindsets, Paradigms and Habits will result in failure of the enterprise, or most probably a Failure to Launch and the enterprise will never get started.

MindSet #1 I Can Do It. Of Course I Can Do It! This is a belief that started a long time ago and colors the way you look at life. Its corollaries are: I can do anything I put my mind to. I’ll do whatever it takes. I’ll get up early and stay up late. I dont care. After I decide to go for it, I will not be denied. I may work for weeks or months without pay or evidence of success but it will all be worth it.

MindSet #2 Profits vs Paychecks This is a hard one for some people who have worked for a regular paycheck for a long time. I remember a friend who had gotten his Contractor’s License and then I helped him get a Contract to do some work. He got into it a ways and the customer wanted something redone. My friend said, “I cant do that, I wouldn’t be making any money.” He had “gotten the gear” of a business person, but not the mindset of profits rather than paychecks. Sadly he is still an unhappy, unemployed employee, thinking about doing this business. 8
In Other Words... Am I Looking For A Job Or For An Opportunity? Some places you might pass through along your way toward massive success as an Energy-Wise House Flipping Investor: Do you think: I’m worth $____ per hour and I need to get paid for all my hours or its not worth it. OR I’m going to make $20,000 on this deal and I’ll work as much as it takes. Then I’ll do a bunch of deals. 9

If This Deal Isn’t A Winner, The Next One Will Be. You can chalk up loser deals to Learning Curve, but only for so long. Learn all you can to shorten learning curve (That is the purpose of PlanetSavers University and the Bibliography) 10
Two Bits of Wisdom To Improve Your Chances
1. Don’t Quit Your Day Job. The great thing is that you dont have to. I dont recommend quitting until you are making double your salary from your HouseFlipping If you are experiencing “Involuntary Entrepreneurship” aka being laid off, I suggest one of three options A. Get a Day Job to take the pressure off and build your Investment Business at a reasonable pace and keep the day job till you’ve doubled your income

1. Don’t Quit Your Day Job. B. If you dont want or cant find a Day Job, Structure your deals so you will have some cash to live on. This means giving away some of the equity to your private investor or getting paid for some work on the projects.

Bibliography 1 Flip by Rick Villani and Clay Davis This is the most comprehensive book I have found on the subject. Excellent checklists and analysis tools. Are You Dumb Enough To Be Rich? by Bill Barnett. Barnett is an excellent teacher and the chapters on private money are worth way more than the cost of the book. House Flipping For Dummies As with all “Dummies� books, the material is basic and well organized with some surprisingly useful tools. 14
Bibliography 2 The Richest Man In Babylon, by George Clason Written in 1926, In story format, the book offers the best illustration I have seen on the switch from Paychecks to Profits paradigm switch. Seven Habits Of Highly Successful People by Steven Covey. The title says it all. Setting off to emulate all these habits at once can be crazymaking. If you succeed at even half of them, you will be wildly successful. 15
