THIS TENANT IMPROVEMENT PROJECT BUILT OUT A TILT-UP WAREHOUSE SHELL FOR A HIGH-END WINE DISTRIBUTOR. THE OFFICE AREA FEATURED A MEZZANINE WITH A CROSS-LAMINATED TIMBER DECK ON GLUE-LAMINATED TIMBER STRUCTURE.

THIS NEW FITNESS CLUB WAS BUILT WITHIN THE SHELL OF THE FORMER BARKER BROTHERS FURNITURE STORE, BUILT IN 1964. HISTORIC ASPECTS OF THE BUILDING WERE PRESERVED, AND MODIFICATIONS INCLUDED SEISMIC STRENGTHENING, A NEW ROOF, ACCESSIBILITY UPGRADES, AND ENERGY-EFFICIENT STOREFRONT GLAZING.
