Sunlight House...Open for business DLG have recently completed a £3 million renovation project for Sunlight House at Spinningfields, Manchester. A 14 storey mixed use building, Sunlight House includes office accommodation with a bar and gym on the ground floor. DLG undertook a comprehensive refurbishment which included the redesign of entrance foyers and stair cores, landings, public areas, toilets and common areas. It also fully refurbished several newly vacated office floors to Cat A standard, complete with comfort cooling. The newly refurbished space has been well received by agents and occupiers as it offers Grade A specification within the setting of a historically important Grade II building. “Sunlight House is just one of a number of office refurbishments within conservation areas that DLG has been undertaking. The 3 R’s for 2010 Refurbishment, Regeneration and..... Risk The UK commercial property market saw its largest ever capital growth in Q4 2009 (a massive 8.1%). An amazing achievement given the doom and disaster that was 2007 and 2008 but crucially where next for the UK’s commercial property market? For every positive forecast there are negative ones with many suggesting that the chances of a sustained recovery in 2010 remaining unlikely. For all that the ‘bulls’ and ‘bears’ will continue to argue over the pros and cons of QE, the banks reluctance to loan and the forthcoming election’s affect on public spending cuts and future taxation, one thing that is clear is that until there is more certainty investors will continue to hold a greater

proportion of their assets in securities and risk less in commercial property. However, even in such a depressed and volatile environment, many of our clients remain positive, focussing on their existing portfolio, looking to refurbishment and considering longer term regeneration to manage their risks. Innovative refurbishment can future proof building stock and more importantly improve values even in these tough times. At a more strategic level many of our landowning clients are reconsidering existing masterplan ‘approvals’ to see how they can be improved and importantly bring forward phased returns through regeneration.

The days of development by numbers may be over but for those with a good education in the new 3 ‘R’s, there is still plenty of opportunity. Within perspective 29 we’ve taken a look at just a few of our current projects to highlight that with a considered approach to refurbishment and longer term regeneration it is possible to manage development risks and see projects move forward successfully.

Milsom Place.... success continues.... “The shopping centre of Bath has recently undergone a real transformation, however it was vitally important that we retained the historic character of the existing buildings for both shoppers and retailers. The Milsom Place design, which involved alterations to a Grade 1 listed chapel, has successfully integrated contemporary new design with the historic fabric and continues to attract visitors to it’s upmarket fashion shops and popular restaurants”. A new neighbour for H.R.H. With the completion of the shell contract, the transformation of the famous Caleys Department Store in Windsor is close to fruition. The Macdonald Hotel fit-out is well underway, their 120 bedroom hotel and conference facility will open its doors in July 2010. TK Maxx have been trading in the 30,000ft2 ground and lower ground retail unit since January 2010. “We have managed to fit a great deal of new accommodation into this town centre conservation area site while still respecting the existing Grade II listed buildings to the full satisfaction of the conservation officers”. Eastpoint - The Gateway DLG have submitted plans for a £25m retail led mixed-use development at this Gateway site in Nottingham. The proposals will act as a catalyst to kick start further regeneration in Waterside and Sneinton with up to 300 jobs created in the area.

Rudding Park Hotel & Spa Steams Ahead Building works have started on site to deliver a major extension to the prestigious Rudding Park Hotel in Harrogate, North Yorkshire. RN Wooler & Co Ltd began construction work in December 2009 to extend a further 48 bedrooms and additional leisure facilities to the award winning hotel. Appointed by the independently owned Rudding Park Hotel, DLG is leading the development team and expects the building programme will be completed by Christmas 2010.

Developing the detailed design to be in keeping with the original Grade II listed hotel was the first challenge. Tenerife’s template for the future

Bio-climatic Houses How many architects does it take to save the world? Well you can start by inviting 397 from 38 countries, hand pick the best 25 and let them loose on a 14 year old project. That’s what the Tenerife government did, and that’s why the ITER renewable energy site in Granadilla is now the world leader in self sufficient, C02 free homes. Neil Swift, Associate Director at DLG was one of the successful 25 architects chosen to develop designs and was delighted to see the project come to fruition. “ All of the architect’s designs are very different in approach but we share the same environmental concerns” Neil Swift, Associate Director

Unlocking potential at Sweet Street DLG have submitted plans for a M.S.C.P. and mixed-use office development on the boundary of ‘Holbeck Urban Village’ in Leeds. The development team have liaised closely with the local authority on these ambitious proposals which not only unlock the development potential of the site but also act as a catalyst to kick start the stalled regeneration of this area. “The proposals allow for a phased implementation and will provide safe and secure parking for all of the village”

Archdeacon School Pool The design has been developed to serve both the school’s own needs and act as an out of hours community facility. It includes a floating floor to allow it to be used as a ‘dry’ hall when fully raised. “There are a number of other interesting ideas within the design including passive solar heating for the pool, and the roof form which creates bleacher style seating to give views to the adjacent playing fields” Gareth Gerner, Partner

Eco Hotel in St John’s Wood Early planning discussions are underway for Carlton Court, a 50 bed Eco Hotel incorporating green wall technology. High Wycombe planning success Planning approval was successfully achieved by DLG & team for this 120 bed hotel and mixed-use retail proposals.

The Ivy Street Centre, Hoxton Planning Achieved

Chocks Away at 67 Portland Place Proposals for the renovation and new build extension to this Grade II* listed building will provide 14,000 ft2 of re configured office space for the RAF Benevolent Fund. It’s anticipated that the successful contractor will start on site in summer 2010.
