REAL ESTATE MOGUL RISING IN LUXURY ESTATES

1st Priority Realty Owner and Broker, Shane Nguyen, has built a real estate business in which he and his team help enhance their clients’ lifestyles and estate portfolios with the best real estate deals. With a focus on motivation, mindset, and positivity, Nguyen has grown his business substantially from the ground up. “I moved to Las Vegas in ‘95 from Los Angeles and got my real estate license in ‘97,” he says. This allowed him to seize the opportunity to grow with the city as it was developing. “It was the greatest decision I’ve made,” he shares. Nguyen admits that the first few years of business were difficult and slow. After realizing his business needed a boost, he took a leap of faith and invested all of his life savings in addition to borrowed funds into his first paid advertisement. Once he committed to securing ad space at a bus stop, momentum picked up and he was able to secure additional ad space. His business has since propelled. Nguyen recounts another leap of faith he took to open his own business with no prior business ownership knowledge in order to meet the rising demands of his clients,

“I opened my own business in 2005. I was growing faster than anticipated. As an agent I outgrew myself and I outgrew my team. The only thing that made sense was to open up my business to have space for my team.” Nguyen stays closely involved with his team and his clients alike. He offers weekly updates, his personal attendance to each showing, and postshowing updates in order to ensure the optimal experience and outcome for each of his clients. He explains, “I never give up. If you want to play big, you have to perform big.” Nguyen prioritizes advertising for both his business and his clients’ properties. He shares his many methods as, “pay ads on [well known social media sites], magazines, direct mailings, brochures, and constantly doing videos to show properties.” Nguyen’s dedication to his clients and the real estate industry have landed him leadership roles throughout his career. In 2018, he was president of AREAA, the Asian Real Estate Association of America. He is currently on the board of directors for Las Vegas REALTORS® (LVR) due to his evident leadership skills and his ability to forge new paths to benefit other agents and clients alike. Nguyen says, “I like to inspire other people, to motivate them. I feel it’s a way to continue to help me stay at my highest level of performance. To inspire others, you’ve got to be at your highest level.” Nguyen and his team also value giving back to the community.

“I’m very involved in the community here. Twice a year I help the teenage homeless; we donate shoes and clothing to a local non-profit. We give out turkeys during thanksgiving [and participate in] toy drives during Christmas. I do videos with different brokers and agents to educate the community as well.”

Garrett, why was real estate your calling?

My initial interest in Real Estate was sparked during my final year of college at the University of Nevada Honors College when I decided to take an elective class to satisfy my Finance degree requirements. The elective class I chose was Mortgage Finance, I found the study to be extremely interesting because I knew at some point, I would own a home and it would be useful to understand the steps during a real estate transaction. I decided to take more classes in real estate finance, and I ended up graduating with a Bachelor of Finance accompanied with a minor in Real Estate in 2020.

What makes Las Vegas, one of the top cities in the US to move to?

Vegas is such a rare gem in the United States with its balance between the serenity of Red Rock National park, its beautiful residential lifestyle, and the lively strip that we all fantasize about. Las Vegas is truly a one of a kind, and It is easy to see why so many people are deciding to establish their lives here.

Why should a home buyer choose you as their agent?

My ability to foster meaningful relationships with my clients is what separates me from other real estate agents. I pride myself on ensuring my clients feel like they are my only focus and that they can trust me fully. I help create this relationship by displaying loyalty and genuine interest in their life and wants; my goal is not only to find or sell a home for clients but also to gain a friend from the relationship.

MADALYN MILLER, REAL ESTATE AGENT

Madalyn, before becoming an agent what did you do?

I went to the University of Nevada Reno for my freshman year of college as a pre-nursing major and worked in a doctor’s office. After realizing that I had much more that I wanted to explore, I made the decision to leave Reno and got an internship at Los Angeles Magazine. After my internship ended, I went back to Las Vegas and began building a childcare business, which lead me to choose to au pair in Versailles

Now back in Las Vegas, what made you decide to go into real estate?

I have always had an interest in real estate and knew it was something that I was going to pursue. I genuinely enjoy working with people and helping others. I realized that there are so many ways to help people and providing expertise and assistance in finding someone the perfect home or selling someone’s personal space is extremely rewarding.

What sets you apart from the competition?

I ensure that every part of the process is genuine, transparent, thought through, and pleasant. I build personal connections with my clients, as I want to know exactly what they value and desire so I can give them the best experience and service that I can offer. I believe that my life experience in many different areas, close attention to details, and high standards for serving my clients set me apart from other agents” she said. What are both of you seeing in the Las Vegas housing market right now? Miller shares, “The market right now is on fire! Houses go on the market and fly right back off. With the influx of people that Vegas has been receiving, housing has been in high demand and the available property has become limited. Although there are new builds in the works, the influx is overpowering the time it takes for the properties to be completed.” “The combination of low-interest rates, an increase of new residents, and the lack of home supply for willing buyers to choose from. This is understandably an intimidating process to many firsttime homebuyers, but this is why we are helping! To successfully navigate this market, we use effective marketing strategies and tools, interpersonal relationships, and professional experience to ensure we meet and exceed our client’s expectations. Our brokerage philosophy is centered around a concierge-type client journey. We want every client to feel empowered, informed, and comfortable during their real estate process regardless of if they are a first-time home buyer or an experienced homeowner looking to move” said Page.
