The current land use on the site is light industrial on the west side of Oak Street, retail on the south side of Colfax Ave., and residential to the east side of Oak St. The land value is under appreciated in both the retail and residential sections of the site. Once the light rail comes through, these homes and retail shopping areas will have great value due to the close proximity to the light rail station.

The views to the west are the best from the site because of the mountains in the distance. There are also great views to the southern part of the site because it looks out onto Sunset Park. The views to the east and north are good, but not great since the current land use is poor. The views to the south east are good, but they get better as you rise in elevation. So the strategy is to have a buffer of medium density residential and office buildings on the south east side, and more single family residential to the south so that there is a connection to Sunset Park.

There is a heavy flow of vehicular and pedestrian traffic on Colfax Avenue. The density of vehicular traffic decreases as you travel along Oak Street. Additionally, the flow of vehicular traffic is further decreased along Nelson Street and as you travel in the eastwest direction in the residential areas, the density of vehicular traffic is minimized. There is little to no pedestrian circulation within the existing site. The strategy is to slow down the traffic traveling on Oak St. in order to make it more pedestrian friendly. Since there is a lot of traffic along Colfax, the idea is to have retail near the street in order to pull people into the site.

The existing circulation on the site runs parallel with the streets and sidewalks. There is little to no pedestrian circulation along Oak Street due to the narrow sidewalks and the heavier flow of vehicular traffic. Pedestrian circulation is mainly along Colfax Ave. with little internal pedestrian traffic within the existing neighborhoods. The strategy is to increase pedestrian friendliness throughout the site by narrowing streets and extending pedestrian paths north-south and east-west.

The flow of water on site is split along the irrigation canal on the high point of the site. The density of the water arrows correlates to the slope and speed at which water will travel in a particular area. The strategy for the site allows the steeper slopes to be taken up in elevation through smaller building footprints. So buildings such as row homes will be able to take up that slope easier then larger building footprints such as apartments and single family homes.

The existing wildlife corridor occurs along the southern part of the site where Sunset Park is located. Due to the lack of open space on the site, there is little to no wildlife aside from Sunset Park. This image shows the relationship between the retail and the medium density homes. The retail is closest to Colfax and it acts as a buffer to the residential that is behind it. This layout will be replicated in our site in order to have a buffer to the residential homes.
This image shows a gravel parking lot, and ideally this would be the same material for my site surface parking. This allows storm water to percolate to the ground, therefore reducing the amount of runoff water and it also improves the quality of runoff water.

This image shows a drainage swale with drought tolerant vegetation, and it performs similar to a rain garden in that it reduces the volume of storm water during an event. I imagine a similar system in our site, along the bike/pedestrian trails in order to maximize functionality of the open space.

The initial concept for the site is to fingers of open space throughout the site in order to make it more pedestrian friendly. There will be retail anchoring the norther portion of the site and residential on the southern portion with office space and medium density housing buffering the industrial to the east and the light rail corridor. In order to make the site more pedestrian friendly, a bridge will cross over from the south side of the tracks to the north side at the light rail station.

The mixed-use and retail sectors are placed along Colfax in order create a buffer to the residential section. The retail is organized so that it creates a main street atmosphere with wide sidewalks and onstreet parking. The buildings are organized so that parking is in the center with pedestrian circulation around the perimeter of the buildings. Ideally once RTD ridership increases, the surface parking would then turn into a parking structure and more retail would take its place and therefore, further reinforce the main street atmosphere.

The medium density row homes are located also on the southern part of the site in between the single family residential and the existing light industrial to the west. The orientation of the row homes allows the sites slope to be taken up gradually between the homes and it allows for solar panels to be an option for energy generation. The placement of the row homes act as a sound and visual buffer for the single family homes to the east.
