BODY MIND & SOUL Urban Housing for the South Bronx

Public space and housing are two of the most pressing issues facing urban centers today. In NYC over 2 million people do not not live within a 10 minute walking distance to a public park. Furthermore, according to the federal guidelines, the city is in a housing crisis with a population of 8 million plus people in comparison to roughly 68,000 housing units currently on the market for rent.

Based on this figure of approximately 1 unit for every 118 people, is it not surprising that NYC has the highest cost of living in the nation. The South Bronx, however, is currently in a peculiar situation. Having been the murder, rape, robbery, aggravated assault and arson capital of the nation throughout the 1970s, it has established itself as a major low-income area of the city. What was once the place in New York that no one wanted to live in - taking into account that the area saw a 21% decline in its population from the 1970s to the early 1980s - the South Bronx, or SoBro as it is now commonly referred to, is the “it� area of development today. Currently, the site explored in this project is in the process of having three 25-story market-rate apartment towers constructed on the property. These towers will be an average of six times the height of its neighboring buildings. Instead, I propose to design three street-front buildings between 8 and 11 stories tall, aiming to achieve a building mass that is sensitive to the surrounding urban context and an FAR that is better suited for the site in general. In addition, because 40% of the South Bronx residents live below poverty, I push for at least 66% of the units to be constructed as low-income housing. 03

PROJECT TYPE: Urban Planning ARCH 574: Sara Bartumeus TERM: Fall 2014 LOCATION: Barcelona, Spain

La Ciudad Reunida in Barcelona is located between la Cerrer de Mallorca and l’Avinguda Diagonal - directly in front of the southern entrance to the Sagrada Familia. In essence, La Ciudad Reunida is a series of interchangable modules that can be moved and rotated based on time, season and program. In this case, La Ciudad Reunida is represented as a series of standard shipping containers, 6.1m and 12.2m long. However, this is incorporating only one of the suggested 3 types of modules that can be utilized. Likewise, the master plan depicted in the drawings is just one of the many possible layouts based on the project guidelines.

+ Single modules may not exceed 4 meters in height.

PROJECT GUIDELINES

+ In the event that modules are stacked, they may not exceed 6.1m in height in order to keep views from existing apartments uninterrupted. + Trees shall be placed linearly to Antonio Gaudi’s Sagrada Familia‘s aisle. + Buildings may not be placed on the central promenade.

The project guidelines promote a peaceful relationship between the existing buildings on site and the buildings that are to be built. One of the major concerns of the guidelines is to respect and uninterrupt the facades of the existing residential buildings. It is due to this goal that “new construction” building heights are restricted, and that modules can only be stacked at a single-story height. The ultimate concept of the project is to mend the hostile relationship, most notably on this site, between locals and tourists through the strategic development of gradient spaces, thoughtful circulation, and restrictions on building heights.

As Chicago is a city often in the running to host the Summer Olympics, mostly recently failing to gain either of the 2012 and 2016 Olympic Games, this project was an exploration to design a venue to host an Olympic game of one’s choosing. If Chicago had won its bid for the 2016 games what would a venue look like and why?

Northerly Isand was the site used to develop and test the narrative for such a venue. Due to the site characteristic of being completely surrounded by Lake Michigan, I deemed it most appropriate to design venues for kayaking and canoeing. A kayak sprint track is placed along the edge of the peninsula, while a whitewater slalom course is built within the peninsula itself.

FINAL PROPOSAL Northerly Island is a man-made peninsula created to house a now non-existent airport. Due to the programmatic needs of an airport, most notably the inclusion of a landing strip, the site is extremely long and narrow. It is roughly a mile long and an average of 750 feet wide.

The extensive length of the building serves two purposes: it utilizes distance to seperate the public recreation center from the athlete training facility, and it draws visitors in to explore even the furthest end of the site via pedestrian promenades, viewing docks and boat launches.

PROJECT TYPE: Academic Support & Research Facility ARCH 374: Camdeen Greenlee TERM: Spring 2013 LOCATION: Chicago, IL

This project is located in an area highly concentrated with primary and secondary educational school systems. There are four such schools within a half-mile radius. In additon, Depaul University, the largest Catholic university in the nation with a student body of 25,000 is found just a mile away.

The design for the project is a five-story structure, housing an interior urban plaza with a Starbucks coffee shop, a general and children’s library, a computer laboratory, and a number of both multi-use and private spaces. The urban plaza in particular is significant to the project because it invites the surrounding community to use the space as a place for gathering and socializing. The library no longer has to be thought of as just “a quiet place for studying” or “a place where one can check out books.” Another key element of the design is the use of modular containers. These modules, designed to serve as flexible-use spaces, act as gradational divisions between main function areas while at the same time creating a sense of open-endedness through the double-height spaces they create.

The design of the project is a two-story building. Primarilly used as a research center dedicated to the advancement of glass technologies, the client also wished for the project to house a display space to showcase selected works done in-house.

There is a strong arguement that drones, shortly, may be the future of package delivery services. With current news such as Amazon, the largest retailer worldwide, fighting to gain airspace to launch their drone-delivery service, one begins to question how housing facilities for these drones and their goods be manifested. However, interesting as delivery-drones and their droneports may be, I am more curious to analyze to what extent drones will actually be relied on. What may be the relationship between a drone and owner?

The project called for a pavilion of 8 to 10 adjoining spaces consisting of a primary space, and secondary and tertiary spaces.

As Illinois has a high bird density, the main space is a large bird house at the heart of the pavilion also acting as the primary support of the structure. The secondary spaces revolve around the bird house and are meant to be used as bird-watching areas. The tertiary spaces are created through the extrusion of voids, floating above ground. In essence, these spaces are simply extensions of the viewing areas, distinct only via shapes formed by sunlight focused through the voids.
