EDITOR'S NOTE
If the first quarter is any indication, this year promises to be one full of innovation for real estate in Southeast Asia. This isn’t to say the projects launched and completed during the past few years were bad. Far from it. But, it did feel as if many developers found formulas or templates they were happy to stick with. It is refreshing to see many firms flip the script with competition around the region for homebuyers and investors at record levels. I’ve seen first hand how developers in Thailand, the Philippines and Indonesia are thinking, and building, outside the box. On the cover of Dot Property Magazine is Grand Himalai (p. 44). Developer Blue Horizon didn’t want to rest on its laurels. It went above and beyond to create a condotel that stands out, even in Phuket’s crowded marketplace. The amenities in particular shine when you factor in the attractive price point for units here. Speaking of amenities, I’m still taken aback by what is found at Niche Pride Taopoon-Interchange (p. 30). SENA Development and respected Japanese property firm Hankyu Realty have teamed for the condominium that will have facilities spread across 30 floors, a record in Asia. It was so impressive that I thought about investing in a unit here. Picasso Villas were finished in October and it boasts features not found anywhere else such as a FIFA certified 5-aside football pitch, a villa inspired by Jayne Mansfield and another with enough football memorabilia to fill a museum. I’d highly recommend staying here if you’re visiting Phuket in the coming months (p. 32). Moving over to the Philippines, Filinvest has been hard at work to create developments that go beyond the ordinary. For example, it pulled out all the stops on the interior design at Fortune Hill, blending the conveniences of today with a timeless sophistication residents will enjoy. The result is simply stunning (p. 62). We also have Anchor Land whose work in the Manila Bay area has transformed this part of the city (p. 50). The developer embraces the upscale lifestyle Manila Bay made famous at the beginning of the 20th century and this is evident in developments such as Admiral Baysuites. The condominium captures the spirit of the old Admiral Hotel, a historic building the firm is currently redeveloping. And this is just the tip of the iceberg. More launches are set for the second quarter and it looks as if many developers from around the region have a few surprises in store. Both end users and investors are going to be spoilt for choice this year no matter where in the region they are looking to buy. And that is undoubtedly a good thing.

The demand comes from local professionals and business owners, overseas Filipinos and expats with each group having a different preference in regards to

And with more workers and tourists arriving to Cebu, the rental market will likely benefit as well. “With the anticipated completion of the New Cebu International Port in Consolacion, buyers can expect higher property and rental prices in the town as well as in the nearby municipalities,” Cebu Real Estate Board Inc. (CEREB) first vice president Eva Miñoza told the Sun Star Cebu.

Home prices in Hong Kong are so high that overseas real estate investment is significantly more attractive to many residents.
Hong Kong investors keen on SE Asia real estate Hong Kong real estate investors continue to be active globally, acquiring properties everywhere from London to Sydney. In fact, the only place they aren’t buying real estate is at home where prices are the most expensive in the world and predicted to climb even higher in 2018, according to Cushman & Wakefield. “Homes in Hong Kong are too expensive to afford, so people are looking overseas for alternative investments,” Neo Cheung Wingtat, CEO of Convoy International Property Consulting, told the Nikkei Asian Review. “The ease of finding information online, an increase in banks offering loans for rental or investment properties, and measures to curb speculative investment in Hong Kong housing are all contributing to the trend.” The housing markets in UK, Australia, Japan and Canada have primarily benefited from the soaring domestic prices, but a few developers from Southeast Asia are now capitalising on the demand from Hong Kong buyers for overseas real estate. Some Hong Kongers considering a property purchase in Southeast Asia use it as a second home or retirement property that can be let out when not in use while others purchase units strictly for investment purposes. Having spent a total of USD 6.6 billion on overseas property during the first half of 2017

alone, investors from Hong Kong are a group regional developers will continue to target. Here are key areas in Southeast Asia Hong Kong real estate investors are targeting.
Thailand Places like Phuket have been popular with Hong Kong holiday home seekers for decades. However, a growing number of investors are now investigating opportunities in Bangkok. Research from CBRE showed that 85 projects by 35 developers from Thailand were marketed to Hong Kong buyers last year with even more expected in 2018. As long as the price remains competitive, Hong Kong investors prefer property in the THB 3 million (USD 95,300) to THB 10 million range (USD 318,00), demand will be strong.
Malaysia Malaysia has become an attractive place among retirees from Hong Kong because of the Malaysia My Second Home (MM2H) programme. Those who purchase a property and can support themselves without seeking employment are able to obtain a 10-year, multiple-entry visa. Family members are also eligible for the visa which has made MM2H desirable for those in Hong Kong wanting a hassle-free retirement haven.
Vietnam Solely focusing on the investment benefits, Hong Kong buyers became the top buyers of Ho Chi Minh City property in 2017. With both strong demand and rising home prices, Vietnam could continue to see an influx of investment from Hong Kong buyers as rules regarding foreign ownership of property in the country become clearer.
Singapore Could Hong Kong buyers flock to Singapore? Given their preference for political stability and risk aversion, it’s possible Singaporean real estate could be in demand. Home prices continue to recover and the Bank of Singapore (BoS) is already predicting foreign demand for Singapore residential property market to return in 2018. According to BOS head of strategy Eli Lee, even with a 15 percent stamp duty for foreign buyers still in effect, the Singaporean market may represent value when compared to other markets popular with Hong Kong property investors such as Canada and Australia. Both countries experienced rapid home price growth in the past few years and may be set for a slide similar to what took place in Singapore.

In another sign the Vietnamese real estate market is on the up, the Ministry of Construction recently announced there are currently 3,077 real estate development projects underway. The total investment of these projects stands at VND 3.3 quadrillion (USD145.3 billion) and highlights the strong growth and robust property market. There were a total of 64,000 real estate transactions completed in Ho Chi Minh City and Hanoi last year, which was up by 24,000 transactions when compared to 2016. Property prices remained stable while low-cost housing projects were in high demand throughout Vietnam. However, Prime Minister Nguyen Xuan Phuc noted it was important for the country’s real estate market to control the supply of high-end housing launched. He added more social and low-cost housing for low-income people is needed in Vietnam. “VND 1.2 trillion of the VND 2 trillion package for the social housing program approved by the National Assembly has not been disbursed,” Nguyen Tran Nam, chairman of the Vietnam Real Estate Association, was quoted as saying by the Saigon Times. "VND 600 billion should be used for social housing projects and the remaining VND 600 billion should be used to offer preferential interest rates for buyers of low-cost homes.”

the top spot for expats renting homes South Jakarta, known locally as Jakarta Selatan, continues to be one of the most popular places for expatriates to live in the Indonesian capital. Kemang is the most popular South Jakarta neighbourhood for overseas employees plying their trade in Jakarta thanks to its close proximity to international schools and retail centres such as Lippo Mall Kemang. Research from Colliers International Indonesia shows that more expatriates started renting houses in South Jakarta during the second half of 2017 with the activity not limited to the Kemang district. Demand for rental properties in Cipete, Cilandak, Pondok Indah and Kebayoran Baru all rose last year. “The rising number of expats who rent houses in Indonesia is due to expansion plans of manufacturing and automotive companies,” Ferry Salanto, senior associate director at Colliers International Indonesia, stated. “South Jakarta remains the most popular choice for foreign workers in the Greater Jakarta region in terms of housing because this area has all the facilities that are needed by expats, such as international schools, luxurious shopping malls and golf clubs.”
South Jakarta has become the go to location for expats working in the city’s CBD.

Christie’s International Real Estate is increasing its presence in Asia Pacific with the addition of two new affiliates in Japan and Thailand. Zackary Wright, Executive Director Asia Pacific & Western North America, was kind of enough to answer a few questions on what the firm has planned for the region and shared a few real estate insights as well. What is behind Christie’s International Real Estate’s Asia Pacific push? What are some of the firm’s plans in Asia Pacific for 2018? As the only global real estate company owned by a fine art auction house, Christie’s International Real Estate’s primary target markets are those where important clients of Christie’s reside, and destination markets where they want to own a second or third home. We have long-standing Affiliates who have been serving the Asia Pacific region for many years: Landscope in Hong Kong; Singapore/Christie’s International Real Estate in Singapore; and Ken Jacobs in Australia. We recently announced two new Affiliates, including Japan Capital Partners – because Japan is a market where Christie's has long had a presence – and Richmont’s Luxury Properties in the emerging global destination market of Thailand. Our strategy for the coming year is to identify other top luxury markets in Asia Pacific and around the world, and then select the brokerage most capable of meeting our clients’ discerning levels of customer care, expertise and service. How would you describe the luxury real estate market of Asia Pacific as a whole? What countries are the most interesting to buyers? The luxury real estate market of Asia Pacific is very strong. In addition to Hong Kong, number one on the index of the top performing global luxury markets for 2017, Singapore retained the number five spot on the index and Sydney came in at number six. In recent years, investors from China and other countries have shown strong interest in Japan’s luxury and signature properties. Tokyo has more MICHELIN-starred restaurants than any city in the world. A growing confidence in the economy, a longstanding foundation in the arts, beautiful urban areas, and a resurgence of interest in its ancient cultural traditions is further fuelling a spike in global interest – from both tourists and homebuyers. And, of course, Tokyo will be hosting the 2020 Summer Olympics. Bangkok has more visitors each year than almost any city in the world, the majority of which come from Tokyo, Hong Kong, Kuala Lumpur and Seoul. They are drawn to the beautiful beaches, the food, the history, and also real estate. Bangkok is one of the great value propositions in all of Asia. As an added incentive, the Thai government offers a unique retirement visa program that is attracting retirees from throughout Asia.
One trend we are seeing is regional investors stepping up their luxury real estate acquisitions in neighbouring countries. Some trends are familiar, such as Singaporean buyers investing in Malaysia real estate, but some trends are new, such as Indonesia buyers becoming willing investors in countries like Thailand. What are some of the Asia Pacific luxury real estate investment trends you’re seeing now? What are you expecting in the future? We agree. Become an expert or develop a niche Many agents try to spread themselves too thin. While there is no shame in being a jackof-all-trades, it can be more beneficial to focus your time and efforts on one market segment, location or even property type. This will differentiate you from your competitors and allow you to become the go-to agent for anyone looking for property in your area of expertise.
Respond faster to calls and emails Even if you are good about responding to phone calls and emails, there is always room for improvement. Try to make sure you respond to your clients within the same day and if you can make it happen in less than an hour, even better.

TO BEING A GOOD AIRBNB GUEST IN SOUTHEAST ASIA Cheyenne Hollis
From Malaysia to Thailand and everywhere in between, Airbnb has changed the way people stay when travelling around Asia. However, the website’s rapid rise in the region left unit owners, letters and even laws playing catch up. The biggest complaint about the service in Southeast Asia remains the behaviour of Airbnb guests that can interrupt the daily lives of residents. This is especially common in condominium buildings where space comes at a premium. Building management companies were forced to look for legal precedent that would limit or ban the service entirely. In Thailand, the status of Airbnb and similar websites remains up in the air with some unit owners accepting guests despite “no short-term letting“ signs now prominently featured in the lobbies and elevators of many buildings in Bangkok. On the other hand, no such problems exist in Vietnam or the Philippines despite some complaints. If you wish to use Airbnb in Southeast Asia but don’t want to attract unwanted attention, it is important to be a good guest. It’s actually not all that difficult to do. Simply follow these three tips and enjoy your stay.

Act like a resident, not a guest

For whatever reason, a small number of Airbnb guests don’t understand that they are staying in a residential building, not a hostel or hotel. You will see guests loitering in the lobby without shoes on while talking loudly on Skype. No one who lives in the building, or anywhere else in the world, wants to deal with that, ever. And this is just one of many examples. Instead of using common sense, a few bad apples treat the building they are staying in as if it was their home, alienating residents in the process. One of the selling points of using Airbnb is to give users an authentic, local experience. Be mindful of this. If you don’t see other residents hitting the fitness room in flip-flops, chances are you shouldn’t be doing it either.
Don’t jam up the facilities during peak hours

Speaking of fitness rooms, be considerate when using these. What a lot of Airbnb guests don’t realise is the fact that all unit owners in a condo building or residential project pay a yearly facilities fee ranging from USD 300 to USD 2,000. This fee goes towards maintenance and covers the costs of the resident living there. The person you’re letting the unit from has paid this, but has paid nothing extra to cover all of the extra guests rolling through their condo during the year. You can see why some residents may be upset by this and a few have been known to report anyone using the facilities they believe to be a short-term letter. Depending on the building/country, you could be asked to leave. The solution here is quite simple. Don’t use areas such as the fitness room or swimming pool during peak hours when they will be in high demand from residents. Since you’re on vacation anyway, that early morning workout can wait until 9:30 am when everyone has left for work.
Think about security

Another complaint from residents about Airbnb guests is that they try to circumvent security measures for their own convenience. Security doors that require a key card for access are left open, keys are duplicated and extra visitors being allowed to enter are among the concerns to have been raised. Security is quite important to people living in Southeast Asia and it should be the same for you, even when staying at an Airbnb listed unit.
