One question I get asked rather frequently is, “Where is the best place to buy real estate?” And while I wish there were one or two locations I could easily respond with, it’s far more complicated than that. However, this issue of Dot Property Magazine tries to shed some light on the question. We begin in Vietnam, where the winners of The Dot Property Vietnam Awards 2017 have been announced (p. 48-81). Investors here are

EDITOR'S NOTE

enjoying high rental yields and the country’s discerning population has forced developers to bring only the highest-quality projects to the market. If you are thinking about purchasing property in the country but don’t know where to start, check out some of these award-winning developers and developments. Moving to Phuket, the experts at Siam Real Estate explain why they believe the market on the island has reached its bottom and say now is a good time to buy (p. 40-41). In particular, resort properties are good value for money since tourist arrivals to the island continue rise. There is also the added bonus that someone else will be managing your unit which you can still use during your holiday. I love visiting Japan because there is so much to see and do (p. 48-49), but I never realised buying real estate in the country was a profitable possibility until interviewing Sato Tsutomu, Managing Director of HJ Real Estate (p. 44-46). He notes the market is stable and international buyers can easily purchase residential properties in Japan without dealing with stamp duty taxes or other surcharges found in other countries. For those interested in buying real estate to enjoy a luxurious lifestyle, projects along Manila Bay offer some of the best amenities around while being extremely affordable when compared to similar projects in places like Singapore and Hong Kong. For example, Admiral Baysuites, winner of Best Luxury Condo Development at The Dot Property Philippines Awards 2017, has an endless array of upscale facilities, but at a reasonable price point (p. 34). And this is just the tip of the iceberg. From Bali to Bangkok and Cebu to Yangon, you could make a case for buying real estate in any number of Southeast Asia’s leading cities. Meanwhile, places like London, New York and Sydney will likely continue to hold some allure among those buying real estate even if the market conditions are less than ideal. Instead of focusing on where the best place to buy real estate is located, it’s better to ask yourself, what your goals are and where you want to own property? And if the answer to those questions isn’t immediately clear, you can always head over to the Dot Property portal network for a little inspiration. Thanks for reading,

Regional News Thailand Second embassy put up for sale in Bangkok Another piece of prime Bangkok land has been put on the market after Australia’s Department of Foreign Affairs and Trade appointed JLL to sell its current embassy in Sathorn. The new Australian Embassy situated on Wireless Road will be completed in the coming months allowing the government to cash in on its old digs which could fetch a record price. “The Australian Embassy’s site on South Sathorn Road offers one of the last large prime development opportunities available on a freehold basis in the area,” JLL’s Suphin Mechuchep stated. The news comes a few months after the record sale of the British Embassy on Wireless Road. The buyer of the Australian Embassy site will most likely build a mixed-use development on the land plot.

Searching for street food? There’s an app for that It may not be hard to find street food in Thailand, but the process is now even easier thanks to a new app released for Apple and Android devices. Street Food Bangkok, Street Food Chiang Mai/Chiang Rai and Street Food Phuket were launched to promote Thai food to foreign visitors as well as ensure tourists could easily locate the best street eats. The Thai street food apps were developed by the Ministry of Foreign Affairs in co-operation with the Thailand Foundation and are free to download.

Amazing Thailand Grand Sales Return The Tourism Authority of Thailand has announced the Amazing Thailand Grand Sales will return this year. Running from 15 June to 15 August, shops at some of Bangkok’s most popular malls will be offering discounts on clothes, jewellery and electrical goods among other items. Discount rates vary anywhere from 10 to 80 percent. There will also be special offers on hotels and flights during the event.

Introducing Bangkok’s newest game changing development TCC Assets and Frasers Centrepoint revealed plans for One Bangkok, a gigantic mixed-use development on the corner of Witthayu and Rama IV roads near the city’s famous Lumpini Park. The project will be the largest private sector property development in Thailand with the joint venture partners hoping to create a global landmark. One Bangkok will have ultra-luxury residential towers, civic areas, hotels, retail space, and grade A office towers. “No single development of this scale and diversity has ever been undertaken in Thailand. One Bangkok will be a vibrant lifestyle destination that will entrench Bangkok’s position among the most desirable cities in the world to live, do business, and to visit. One Bangkok aims to attract top-level local and multinational companies to set up their AEC headquarters in the district as Bangkok’s most prestigious corporate address,” Panote Sirivadhanabhakdi, Group CEO of Frasers Centrepoint, said in a statement. 10

Regional News Vietnam No slowing demand for luxury properties Luxury projects are continuing to make their mark in Ho Chi Minh City and Hanoi. This is according to real estate firm CBRE who anticipates demand for units in this segment will continue to be strong throughout the year. This goes against earlier concerns some experts had regarding the high-end of the market. Luxury projects in Vietnam come with an array of modern facilities that are not always typical at the lower end of the market. As Vietnamese consumers continue to turn to property as an investment asset, housing standards have been pushed up. Many buyers are now looking beyond the four walls of the property. The surroundings are equally as important and developers are responding to these demands.

Government fights back against pollution in HCMC In an attempt to draw in more foreign investment and improve daily life, the government is looking to tackle environmental pollution in Ho Chi Minh City. According to local media, the Department of Natural Resources and Environment in Ho Chi Minh City has sped up improvements to the infrastructure system as it looks to control and raise the environmental quality in the city. The government will also put new measures in place to handle waste in addition to constructing and improving infrastructure to control pollutants, Department Director Nguyen Toan Thang was quoted as saying by Saigon Daily. Ho Chi Minh City has recorded a year-on-year increase in waste with most of it being buried, a solution that can create health risks and unsavoury living conditions.

Have you tried egg coffee? There is no denying Vietnam loves its coffee, but a trend has gripped the country that sounds a bit weird at first. Egg coffee, known locally as cà phê trúng, is all the rage in Hanoi these days. The concoction features Vietnamese coffee topped with a meringue-like egg white foam some tasters compare to ice cream. It is not everyone’s cup of tea, but be sure to give it a try the next time you’re in Hanoi.

New area codes arrive Making a call in Vietnam could potentially be a lot more confusing. Area code changes in Ho Chi Minh City, Hanoi, Dong Nai, Binh Duong and other areas are set to take effect on 17 June. The move aims to create consistency for area codes as some provinces have a three-digit area code while others have one- or two-digit codes. The most notable changes are in Hanoi, which is changing from 4 to 24, and Ho Chi Minh City, which is going from 8 to 28. The American Chamber of Commerce has a full list of the changes. amchamvietnam.com 14

Regional News The Philippines Condotels proving to be a popular investment Condotel units are growing in popularity among investors. These projects feature individually-owned units that are included in a property management program that handles the details. This differs from purchasing a unit and posting it on sites such as Airbnb since the owner doesn’t have to be involved in the letting or management process. Imee S. Yu, General manager of Sta. Lucia Hotel Management Group, noted in a recent interview with the Philippine Daily Inquirer that investing in a condotel could be beneficial to overseas Filipino workers. It allows them to own a property but not worry about looking after it. This type of investment can also be good for foreign buyers who can freely purchase condo units in the country, but may not want to live in the Philippines.

Happy Birthday Alveo Land Alveo Land, the Ayala Land subsidiary, plans to expand its reach in the Philippines as the firm celebrates its 15th year in business. In order to do this, it will launch developments in Alabang, Cavite, Bulacan and Cagayan de Oro while also looking to strengthen its current presence in major growth centres such as Metro Manila. With 16 total launches planned, Alveo Land President Jennylle S. Tupaz believes 2017 will be a record-breaking year for the developer.

Get your groove on in Makati Because it’s the financial capital of the Philippines, people think Makati is all about work with no play. But at night, the tall buildings and strict dress codes are replaced with dimly lit bars, good food and great live music. Among the most popular venues is 12 Monkeys, a place where several popular local acts stop by, and B-side, Makati’s unofficial home to reggae and ska music. Those looking for some techno can head to underground warehouse club Black Market.

Bringing the world to Cebu Cebu is truly becoming a global destination and soon more international visitors could be turning up at Mactan-Cebu International Airport without the need for a layover. The airport’s operator is looking to bring in new routes connecting the region to Australia, Europe and more ASEAN countries in the coming years. There is also the possibility that connections to China, Japan and South Korea are expanded further. The news comes as Cebu welcomed the first flight of Sichuan Airlines, which will operate a route connecting Cebu to Chongqing in China four times weekly. Philippines Airlines also recently revealed it would launch direct service between Cebu and the western Chinese city of Chengdu.

Project Spotlight Philippines

TERRAZZA DE STO. TOMAS, PHILIPPINES

18

Project Spotlight Philippines

Developed by

Terrazza de Sto. Tomas looks like the sort of home that can only be dreamt about for those with an affordable home budget. The design is inspired by the prettiest region in Italy, Tuscany. A Mediterranean palette fits with the surrounding landscaped gardens and is complemented with modern features for ease of living.

Project:

Terrazza de Sto. Tomas

Developer:

Ovialand Inc., (OLI) a subsidiary

of the MCDC Group of

Companies

Product:

Residential House & Lot Units

However Ovialand, the developer, has 30 years experience in the low cost housing sector. Their brand promise, 'Premier Living You Deserve', is emulated at Terrazza de Sto. Tomas proving that affordable does not necessarily have to mean low quality. This is exactly why Terrazza de Sto. Tomas has won Best Affordable Housing Development 2017 at The Dot Property Philippines Awards 2017.

Architect:

Melvin Patawaran

Location:

San Roque, Sto. Tomas,

Batangas

Launch:

October 2015

Despite this picturesque housing project being classed as affordable, the developer still followed the building code for high-end developments. The result is very generously sized properties enhanced by quad units forming the design rather than the usual townhouses. This enables each unit to have the feel of a corner unit, avoiding the cramped feeling of living on top of neighbours that comes with many high-density affordable living options.

Completion:

March 2019

Total land area:

5.8 hectares

Facilities:

200 square metre infinity pool,

The concept at Terrazza de Sto. Tomas was to provide a beautiful place for residents to relax whilst admiring the view of Mt Makiling from the comfort of their own home. This has certainly been achieved. Aside from the aesthetic value that has created something upscale and elite, Ovialand has considered practicality too. The façade is easy to maintain without being inconvenient to upkeep. This is ideal considering Terrazza de Sto. Tomas is suited to families who want to embrace suburban life, yet still be connected to Metro Manila.

50 square metre children’s pool,

Aside from the care and attention that has gone into each individual unit, the amenities have not been ignored either. A 250 square metre swimming pool, a multipurpose club house and a sports area provide the perfect recreational area for families to enjoy complete the project. The amount of green space found around the complex is unique to affordable housing and adds another string to its bow.

Number of units: 333 units

Ovialand certainly does not cut corners. From the design, architecture and finally to the buying process, customer service is of the highest level. Each purchaser is assigned a dedicated account manager to ensure a smooth transaction process. Terrazza de Sto. Tomas might have an affordable price tag but everything else is of the best.

Regional News Malaysia & Indonesia Malaysia named the best place for retirement in Southeast Asia Some people may prefer Thailand or Vietnam, but according to one group Malaysia is the best place to retire to in all of Southeast Asia. The low cost of living and cheap flights were just a few of the reasons the country tops the charts in International Living’s Annual Global Retirement Index 2017. Quality healthcare services, infrastructure and the ease of obtaining and keeping a long-stay visa were other areas Malaysia ranked strongly in. The country was judged to be the sixth best place in the world to retire to with Mexico finishing in the top spot.

Property taxes near Jakarta’s new MRT could impact housing prices Jakarta’s MRT project could raise property taxes in nearby locations by up to 30 percent, according to estimates from the Jakarta Provincial Government. Plans currently call for the adjustment of the land and building taxes to be applied to commercial and business areas but not residential zones. “The land and building taxes of business districts around Lebak Bulus-Bunderan Hotel Indonesia will be automatically adjusted when the Jakarta’s MRT starts operating. The amount varies, ranging from 15 percent to 30 percent,” Edi Sumantri, Head of the Regional Tax and Retribution Agency of DKI Jakarta, explained to Bisnis Indonesia. Some experts explain the tax increase, while not impacting residential zones directly, could still lead to a rise in property prices, However, it was noted more time was needed to observe the potential impact before a definitive conclusion could be reached.

Malaysia may need to wait until 2020 for a real estate turnaround While bubble fears look to be overblown, experts still don’t see Malaysia’s real estate market turning around anytime soon. Siva Shanker, the former President of the Malaysian Institute of Estate Agents, told ASEAN Today that things might not noticeably improved until the end of the decade. “The property market in Malaysia is a cyclical industry,” Shanker claimed. “The next property high is in 2020. The year 2017 will see the market slow climbing back, very gradual, and move into positive market. For this year, we expected to see downward slick in terms of volume and value.”

Fly to Bali on the cheap Looking to travel to Bali, but don’t want to spend big getting there? Travel booking website kayak.com did some research and found out how it’s possible. Their first tip requires some advance planning and a whole lot of patience. If you book a flight to Bali ten months in advance you could save up to 50 percent. Of course, you might also spend the next ten months daydreaming about your trip. Additionally, Kayak notes that flights tend to be cheaper if you depart on a Monday and return on a Wednesday. 20

Project Spotlight Malaysia

Developed by

UEM Sunrise makes history with Estuari Puteri Harbour One of Malaysian developer UEM Sunrise’s newest projects, Estuari Puteri Harbour, is bringing something new to the area. While high-rise condominium developments dominate Puteri Harbour, Estuari will be the only landed property in the neighbourhood. The first phase of the 394-acre master township development is already under construction. Located within a relatively new township, Estuari is another development in the jewel of Iskandar, formerly known as Nusajaya. The region’s close proximity to Singapore gives it huge potential for growth with some even comparing it to Shenzhen, the Chinese city across the border from Hong Kong that experience rapid growth during the past three decades. As for the development, UEM Sunrise wanted to retain as much of the original environment as possible when designing the project which is located along the straits of Johor and situated in a mangrove belt boasting numerous types of local flora and fauna. The beautiful green surroundings allowed the developer to focus on eco-living and Estuari has a number of innovative, environmentally-friendly features. The first phase of the project features 350 units spread out over 47.7 acres. Not only is the development the only landed property within award-winning Puteri Harbour area, but it has several large green spaces including a 4.9 acre Central Garden area and a 13-acre designer crafted landscape area with mature trees. Estuari also has cul-de-sac inspired streets allowing for a greater feeling of privacy and exclusivity.

Regional News Grab and Uber to enter Myanmar It looks as if Myanmar is the next frontier for Southeast Asia’s rideshare war. Rivals Grab and Uber have revealed plans recently to expand into the country as both firms look to continue their expansion in the region. Grab was the first to announce it would enter Myanmar, its first new market expansion in nearly three years, according to Tech Crunch. The company will offer its GrabTaxi service that connects licensed taxis with consumers using the mobile app in the country as part of an initial launch. Uber followed suit revealing it plans to offer service in Myanmar’s capital city Yangon, but no time frame as to when operations would begin has been set. Experts say the company is likely looking to strike a deal with the government before launching the service after encountering issues in Vietnam, Thailand and other markets.

App lets diners in Cambodia go cashless Good news for hungry folks not carrying any cash in Phnom Penh. The recently launched Tesjor app will give people the ability to pre-order food for takeaway, delivery or dining-in from 85 restaurants in the city including KFC and Domino’s Pizza without needing to pay in cash. Cambodian software company Pathmazin developed the app, which some claim signifies another step forward for Cambodia’s e-commerce scene. The company is hoping to extend the apps reach into Sihanoukville and Siem Reap but details for this expansion have yet to be revealed.

Keppel Land opens Myanmar office project Keppel Land and Myanmar conglomerate Shwe Taung opened a 23-storey, grade-A office project in Yangoon, according to Mingtiandi. In 2014, the Singapore-based firm paid USD 47.4 million for a 40 percent stake in the development that counts Samsung and the British Chamber of Commerce as notable tenants. “The partnership with Shwe Taung Group for Junction City Tower is in line with Keppel Land’s strategy to invest in markets with good growth potential such as Myanmar, and to further augment the company’s commercial portfolio,” Ang Wee Gee, Chief Executive at Keppel Land, said in a statement.

More green spaces coming to Vientiane Vientiane is known for its laid-back lifestyle and slower pace. Now tourism officials are hoping visitors slow down to stop and smell the roses after launching plans to open a botanical garden. The green site covers 15 hectares of land in the Naxaythong district of Vientiane. The new garden will also allow locals the opportunity to experience nature in the heart of the city.

World News New Chinese city will dwarf New York when finished With Beijing’s ever growing population now surpassing the 22 million mark, the Chinese government has unveiled an ambitious plan to create a new urban settlement that could be three times bigger than New York City once completed. According to the state run Xinhua news agency, Xiongan New Area is located roughly 100 kilometres southwest of Beijing and could cover as much as 2,000 square kilometres when all is said and done. The government is hoping the new project will curb the urban sprawl currently plaguing Beijing causing horrific smog and crippling congestion. “Xiongan will be an answer to China’s growth conundrum: breakneck urban sprawl must give way to a balanced and inclusive development strategy,” The Guardian quoted a Xinhua editorial as saying. “More than a mere replica of China’s past success … it will tell the tale of the future of a new city.”

South Korea has a new tallest building Despite hovering over the Seoul skyline for a couple of years, the 123-storey Lotte World Tower is now officially open. The massive mixed-use building has offices, luxury residences, a hotel and an observation deck. Developed by the retail player Lotte Group, the project broke ground six years ago, but has been 30 years in the making. Lotte founder Shin Kyuk-ho first unveiled his ambitious plans for the iconic development back in the 1980s, but faced strong opposition from both the local government and the public. He would forge ahead and after 13 years of planning and site preparation, construction finally began at the start of the decade. Now that it has been completed, Lotte World Tower is the world’s fifth tallest building, knocking One World Trade Center in New York City out of the top five.

Toronto surpasses Vancouver as new Canadian property hot spot Move over Vancouver, the city that brought the world Drake and Keanu Reeves is now home to Canada’s hottest housing market. The average sale price for residential housing in Toronto rose a record 33 percent from a year ago. The cost of a detached home in the heart of the city is now roughly CAD 1.6 million. After seeing how soaring prices and limited supply sparked a frenzy in Vancouver during the past two years, policymakers in Toronto are looking at ways to ensure there is affordable housing without bringing the market to a complete halt. Some have blamed the dramatic increase in housing prices on foreign buyers despite no real proof of this, experts told the Toronto Star. The city and province of Ontario recently approved a new stamp duty on foreign buyers, something the local government in Vancouver rolled out to help cool the sizzling market there. 28

The company’s reach throughout Southeast Asia is simply another sign of its popularity in the region. There are many reasons both developers and homeowners have come to trust the brand. “We take pride in always being there for our clients, regardless of who they are or how big they are. “In Southeast Asia, you see a wide spectrum of design tastes,” Lee says. “For example, in Vietnam, there is a preference for classical designs while in the Philippines buyers tend to prefer American-inspired bathroom styles.” For some companies this would be a hurdle, but for Hansgrohe, it is actually a challenge they welcome. That’s because most of their AXOR products are customisable allowing for clients to find the right colour, finish or size they desire, thanks to the bespoke individualisation service AXOR FinishPlus and AXOR Signature. “A lot of clients don’t always realise the level of customisation Hansgrohe provides,” Lee notes. “Styles and tastes can vary greatly, but they shouldn’t limit the choices available to a person when designing their bathroom. That’s why nearly all of our products come in multiple styles and finishes.” 33

Manila Bay

Manila Bay remains the city’s most historic district. With the baywalk and Roxas Boulevard serving as a guide, there is nothing quite like a stroll along the waterfront. It’s home to parks, embassies, government buildings and the Cultural Center of the Philippines Complex, not to mention some of the most breathtaking sunsets in the entire world. A number of luxurious residential projects have been launched in the area during the past few years with both local and international buyers coming to the conclusion that there is really no reason to leave the bay.

Live Situated at the premiere side of Roxas Boulevard, Admiral Baysuites, winner of Best Luxury Condo Development at The Dot Property Philippines Awards 2017, is the redevelopment of the Admiral Hotel, once the beacon of seafarers and the hub of the Philippines’ elite during the pre-war era. The landmark hotel catered to some of the world’s most prominent figures such as such as General Douglas MacArthur and Lord Mountbatten. Today, it is renovated to be a European-inspired luxury boutique hotel and a 53-storey residential condominium along an iconic boulevard that is Manila’s version of Champs-Elysees.

Play Apart from catching a glimpse of the wonderful sunsets, there is no shortage of things to do in the area. There are a number of museums along Roxas Boulevard as well a theme park. Meanwhile, Entertainment City, an area that features several integrated resorts and casinos, and the Manila Yacht Club are also close by. The plethora of entertainment options means it’s impossible to be bored.

Invest Rental yields in Manila happen to offer some of the best returns in Southeast Asia, while Manila Bay is an area in high demand. There is only a limited supply of residential space available creating favourable conditions for investors. Projects that offer top-end facilities are the most popular since many investors will be staying at their units part of the year and letting it out when not in the country. One of the reasons Admiral Baysuites is so popular is because it has numerous facilities including a 25-metre lap pool, mini-theatre, gym, KTV room, music room, game room, poker room and billiards room.

Final Thoughts Manila Bay is one of the most unique destinations in Southeast Asia. It’s also an area people want to live in. Given the upward trajectory of the Filipino real estate market along with the strong demand and limited residential supply in Manila Bay, it certainly is an area worth considering. Iconic projects such as Admiral Baysuites not only provide strong rental yields, but are also developments you’ll actually want to use.

“Pool villas represent excellent value for money,” Lusted stated. “Many buyers from within the Southeast Asian region are coming from large cities where they live in smaller condos, so there is a strong attraction to buy a property with space and privacy.”

Take advantage of a rare opportunity in Phuket With real estate prices in Phuket’s resale market having come down in the past two years, Siam Real Estate has noticed more buyers re-entering the market. International buyers can take advantage of these affordable prices for unit types and prime, beachfront locations that may not exist in their home countries. “ S t ro n g d e m a n d i s c o m i n g f ro m Singapore and Hong Kong and expats in those locations,” Lusted said. “We are starting to see an increase in enquiries again from Russian buyers as their economy recovers.” Another thing to consider is the investment opportunity that comes with buying Phuket real estate. There are a number of resort properties offering investors managed rental pools with guaranteed rental returns in addition to a set number of days each year they can

use the unit. With a significant increase in the number of tourists from China and Russia visiting in the past year, as well as an overall growth in arrivals of 15 percent already estimated for 2017, there is no shortage of people heading to Phuket. And all these visitors will need places to stay. “For those with cash sitting idle in a bank account at record low interest rates, it is a good time to be a buyer in Phuket and put that money to work,” Lusted pointed out.

Both institutional investors and foreign developers are now active in Japan. Tourist arrivals to Japan reached record highs last year. 8 unique things to do in Tokyo While a growing number of foreign buyers are scooping up investment properties in Tokyo, the city continues to be one of the top tourist destinations for those living in Southeast Asia. And while you’re probably familiar with the shopping of Harajuku, the crowded streets of Shibuya and the delicious sashimi found on seemingly every corner of the city, there are lots of other things to see, do and try in this legendary city. Next time you find yourself in Tokyo, here are eight unique things for you to check out.

1) Bank vault farm They say money doesn’t grow on trees, but apparently trees can grow where money once was. At least that’s the case at Pasona’s Tokyo headquarters. Located in the heart of Tokyo’s business district, the building was used as a bank vault until the agriculture firm took over. They enlisted Kona Designs to help transform it into an urban farm that doubles as a work space for its employees. With 100 varieties of roses decorating the exterior of the building, it’s hard to miss this office tower.

2) Ramen museum Situated just south of Tokyo in Yokohama, the Shin-Yokohama Raumen Museum is a tasty and educational experience. Billed as the world's first food-themed amusement park, there is a museum as well as a chance to try the various types of ramen noodles served in Japan. It truly is a one-stop shop where you can enjoy the flavours of Japan’s national dish without needing to visit a bunch of different shops to make it happen. raumen.co.jp/english

3) Pro wrestling Sumo wrestling may be the most well known contact sport in Japan, but it can also get pretty boring after a while. Professional wrestling also has a long and storied history in Japan with it being the country’s most popular sport during the 80s and 90s. And it’s far more exciting than Sumo. These days the most popular promotion is New Japan Pro Wrestling. The company regularly holds events in Tokyo and you can buy tickets online or at the venue. The crowd is a mix of families, couples and salarymen who are all there to cheer on their favourites. Best of all, it’s easy to follow the action even if don’t know much about wrestlers or speak Japanese. njpw1972.com 46

4) Rooftop Aquarium The Sunshine Aquarium in Tokyo’s Ikebukuro district isn’t your ordinary place to see underwater creatures up close and personal. The aquarium can be found on the rooftop of a 40-metre tall building in the Sunshine City complex that also houses a number of restaurants, hotels and entertainment options. The star of Sunshine Aquarium is the aqua ring, a large see-through tank above the ground that hosts daily viewings of penguins and sea lions. sunshinecity.co.jp

5) Three drinks, one price Also in the Ikebukuro neighbourhood is Coffee Valley. The quaint shop offers your standard array of espresso beverages and some morning eats. However, what makes it unique is its signature drink, 3 Peaks. This is a sample platter featuring an espresso shot, a drip coffee and a latte that lets you savour the shop’s signature beans in multiple forms. If you like coffee but hate choosing between drinks, then Coffee Valley is the place for you. coffeevalley.tumblr.com

6) Free sky view Want to have a bird’s eye view of Tokyo but don’t want to pay for the right to do so at Tokyo Tower? Head to the Tokyo Metropolitan Government Building in Shinjuku instead. It is one of the city’s tallest buildings and you can head up to the observation decks on the 45th floor free of charge. You’ll be able to enjoy spectacular views of the city and, if you’re lucky, you might even be able to catch a glimpse of Mount Fuji.

7) Helen Keller tribute lofts One of Tokyo’s most unique pieces of architecture is the Reversible Destiny Lofts MITAKA -In Memory of Helen Keller- built by architects/artists Shusaku Arakawa and Madeline Gins. The project serves as a tribute to Helen Keller because the building provides lofts that have different uses for each individual according to their physical abilities. The lofts are currently used as residential, educational and cultural facilities and public tours are available. rdloftsmitaka.com/english

8) Buy Socks For whatever reason, Japan has a reputation as the place to buy socks. Numerous socks are available including the traditional tabi style that resembles a duck foot. You’ll also find fluffy socks, five-toe socks and just about every other type of sock there is imaginable. You can pick them at the local JPY 100 store found on most streets and there are a number of sock boutiques in Tokyo selling more upscale offerings.

Best Real Estate Agency

VINESTATE, VIETNAM

58

Best Real Estate Agency

VINestate wins Best Real Estate Agency Vietnam 2017 at The Dot Property Vietnam Awards 2017

Real estate agencies play a vital role in helping people buy and sell property, especially in Vietnam. With a market full of potential, more foreigners are looking to acquire real estate in Hanoi and Ho Chi Minh City as well as popular coastal cities such as Phu Quoc, Phan Tien, Nha Trang and Danang. However, for a non-Vietnamese buyer, acquiring real estate in the country can be tricky despite the government relaxing the rules on foreign ownership in 2015. There are a number of rules and regulations that must be considered and this is where the services of a real estate agency can be of use. Built from the ground up, VINestate has set itself apart by serving as a one-stop shop for real estate services in Vietnam. It confidently handles brokerage services, property management and investment consulting and clients speak highly of VINestate’s skill and expertise. Customers from around the globe trust the firm to deliver the best service possible. VINestate is the deserving winner of Best Real Estate Agency Vietnam at The Dot Property Vietnam Awards 2017. VINestate Co-founder Oleg Morozov shares his thoughts on the market in Vietnam as well as what sets the company apart from the competition. VINestate says it is a one-stop real estate shop? How is this possible? What do you do differently from other agencies? Usually local agencies tend to work with a list of developers they have a contract with. We work with all biggest developers in the most important regions of Vietnam Also, we are the only agency in Vietnam that created to work with foreigners – we know the real procedures and we know how the market works. Why has there been such an increase in foreign investment in Vietnam’s real estate market during the past few years? Does this trend look set to continue? Besides other factors, such as the emerging nature of the market, constant economic growth, political and social stability, we assume the main reason for an increase in FDI in the real estate market is the change in residential real estate legislation allowing foreigners to own apartments and villas in Vietnam. Not only have a limited group of properly qualified foreigners been permitted to buy real estate, but now every single foreigner who has permission to enter and stay in Vietnam can do so as well. In addition to

that, the owner of such a property is allowed to use it as a source of income and can use it as collateral with credit institutions. Considering the intention of the government to continue liberalisation of the legislation in regards to foreign ownership, we presume this trend will continue through the mid-term at a minimum. What are some important facts foreign investors should know about Vietnam’s real estate market? First of all, we would note that the Vietnamese real estate market is still emerging and that makes it very attractive to private buyers and big investors as well. The local buyers, however, have become very selective and educated. It is getting harder and harder to gain their attention and persuade them to buy. When entering this market, a developer or investor has to be very smart, very sharp and consider that every single detail of the development does matter. Smart design, green solutions, cost efficiency, amenities and facilities are important and so is marketing. You need to pay attention to all of these areas in order to create a successful project. What are some of the key markets in Vietnam? What cities/regions does VINestate focus on? Nha Trang is the most popular coastal destination and a popular area. We also focus on Ho Chi Minh City as the market here is booming and will continue to grow. We also provide services in Hanoi and several other key coastal destinations. What does it mean for VINestate to win Best Real Estate Agency Vietnam 2017? What should people expect from your company in the future? Since we are quite a young company and the competition during the last few years was tough, it is an honour to receive this recognition. Creating a new company outside your native country from a scratch is a very hard thing to do, especially if you don’t have a big brand behind you. We respectfully accept this award as an appreciation of our hard work and contribution to the development of the real estate market in Vietnam. We are confident that this award will inspire our company to develop further and we shall continue to provide our customers the most outstanding service. www.vinestate.com Phone: +(84) 125 582 4522 Email: oleg@vinestate.com

Best Green Development

IMPERIA SKY GARDEN, VIETNAM

60

Best Green Development

Developed by

Imperia Sky Garden soars as Best Green Development Green developments are arguably the most difficult to create. Developers must be able to find innovative ways to incorporate eco-friendly features and green spaces along with modern conveniences homebuyers demand from their residences. MIK Group has taken on this challenge and the results have been amazing. The firm’s Imperia Sky Garden is a project that is changing the game when it comes to green projects in Vietnam. The mixed-use development offers the harmony of nature to residents and visitors alike. Greenery and modernity has been seamlessly integrated at Imperia Sky Garden and this helped it win Best Green Development at The Dot Property Vietnam Awards 2017. Let’s start with Imperia Sky Garden’s most impressive feature, a four-storey green space that has a carefully arranged garden and public area that features trees, fountains and a children’s play area along with a vibrant retail space. This creates a community gathering point that is always fresh and full of life throughout the day. And this is only the beginning. The two residential buildings each feature rooftop gardens that boast an infinity swimming pool among a number of other lifestyle amenities. The 1,800 apartments at Imperia Sky Garden have been scientifically designed to maximise functionality and create a living environment with good feng shui, a very important quality in Asia. There are various types of apartments ranging from two- to three-bedroom units. The layouts of the units suit different needs and lifestyles allowing MIK Group to be able to offer something for everyone instead of forcing residents to cope with cookie-cutter accommodations.

The rooms inside each apartment have at least one facade that helps balance light and natural wind to create a comfortable environment for those living here. The space is also streamlined to facilitate the daily activities of younger generations who may have more modern requirements while still respecting the confidential tradition of Vietnamese families. This guarantees Imperia Sky Garden feels like home, no matter a person’s age or lifestyle. Location is also another aspect of Imperia Sky Garden that stands out. The project is located in what is considered to be a golden position at the southwest gate of Hanoi. Reaching the city centre is hassle free with the surrounding areas having strong transportation links. Additionally, there is easy access to a multitude of high-class facilities and other developed areas of the capital. The beautiful Hoan Kiem Lake is a short drive away for those looking to enjoy a scenic weekend getaway, Meanwhile, schools, hospitals, parks, commercial centres and entertainment options are all accessible in mere minutes by car. MIK Group has truly developed a project that is green without compromising on quality, something that is no small feat. While there is no shortage of green projects in Vietnam, Imperia Sky Garden surpassed the competition to win Best Green Development at The Dot Property Vietnam Awards 2017. Dot Property Best Developer Exclusive Dalat Agent - Bangkok

DAI PHUC DEVELOPMENT, VIETNAM

62

Best Developer Dalat

Dalat is one of the most charming places in all of Southeast Asia. Boasting a cool climate and rich history, it is the perfect place for getaways with more and more people now choosing to retire here. While Dalat is home to several stunning projects, no developer has managed to capture the essence of the region quite like Dai Phuc Development, winner of Best Developer Dalat at the Dot Property Vietnam Awards 2017. Dai Phuc Development CEO Barry Israel shares with us the firm’s goals and ambitions and explains what makes Dalat such a special place.

Winning Best Developer Dalat is a prestigious honour and shows you are leading the way when it comes to real estate in the region. What makes Dai Phuc Development stand out? What are some of your unique selling points?

a constant stream of persons wanting to see the first high end project developed in Dalat. We are only now beginning sales so we are hopeful that the interest we saw during construction translates into successful sales.

Our location and our design. La Vallee de Dalat overlooks a lush valley and rolling mountains, on the cliff of a hillside next to Bao Dai Palace II. This hillside location allowed us to design villas that feature breathtaking views from spacious terraces or verandas on each level. While giving a feel of the countryside, the villas are five minutes from the city centre and the beautiful Dalat Palace Golf Club. The project is the only guarded and walled private luxury compound in Dalat. The villa designs carry forward the French colonial architectural heritage of Dalat from an overall design perspective, but with modern features one would expect from a high-end, luxury development.

La Vallee de Dalat draws inspiration from the region’s history while maximising the views. How important was it to not simply focus on one style or design, but instead incorporate different elements? Do you think this is something buyers are able to recognise and appreciate?

Due to its location, geography and climate, Dalat is a unique market. How is working here different from say HCMC or the popular coastal cities? Throughout Dalat’s history, the city has provided a respite from the heat and humidity found throughout the rest of Southeast Asia. Dalat’s cool climate is unique in the region. This means the villas are designed differently than those built for the heat, humidity and pollution in the big cities. For instance, the villas have no air conditioning. It’s unnecessary. Instead, every floor of each villa has a wood burning fireplace for cool evenings. Dalat is also a second and third home market for investors and a retirement destination. The villas are designed for these markets offering large family spaces at least four bedrooms and six to eight bathrooms, all designed for families and entertaining. Vietnam has become a market full of savvy buyers with discerning tastes. What are some of the innovations you have utilised to ensure you stay ahead of the competition? First, we made a decision to construct all the villas prior to starting to market. You are right that Vietnam has sophisticated buyers. Because we are marketing to the top end of the market, we felt that these buyers want to see a completed villa rather than a rendering and a promise of what is to come. Second, we have used all top quality materials. Our wood flooring is imported American white oak. Our stone is all imported from Europe. Our kitchen and bathroom fixtures as well as all hardware are the best available. We are able to offer super quality construction with beautiful features all designed to compliment the gorgeous views which are the highlight for any buyer and something not available anywhere else in Vietnam. Dai Phuc Development was one of the first developers to introduce the idea of building custom homes in Dalat. What has the response to this been? Do you think this is something you will continue to do at future projects? The response has been amazing. The project has been featured in magazines around the world. As a result, we have

Prior to starting buying land in Dalat, we were the owners of the Dalat Palace Hotel, the DuParc Hotel and Dalat Palace Golf course in Dalat. As a result, we developed a strong sense of Dalat’s history and an appreciation of Dalat’s unique architecture. So our first direction to the architects was to design villas consistent with Dalat’s history. The exteriors of the villas achieve this goal. But we wanted the interiors to be modernised with all the features one would expect to find in high-end villas from large rooms and spacious and well-designed kitchens to large wrap around verandas. But all of these design features were secondary to focusing anyone who comes into a villa on the gorgeous views. Those who have visited clearly appreciate what we have done. Invariably, anyone who walks into the main door of any villa is immediately drawn to the veranda and the views. What are Dai Phuc Development’s plans for the future? What can consumers expect to see from your firm moving forward? Well, we will finish the final villa under construction. But we own other land that’s in a great location with panoramic views of the city and surrounding forests and are looking at our development options. One idea we have is to develop villas to be put into the short term rental market appealing to high-end tourists through Airbnb and other similar marketing outlets. What are the benefits of purchasing property in Dalat from the perspective of a foreign buyer? La Vallee de Dalat is one of the 12 projects in Lam Dong Province approved for sale to foreign buyers. Dalat has no land left in the city with views or security like we have. Land prices in Dalat are going up quickly because there is so little left. We believe there will be substantial escalation in land and property values making a villa an excellent long term investment. In addition, Dalat offers time away from the heat and pollution now permeating SE Asia. We think that parents with children will seek out Dalat as an alternative holiday location. We also think that a buyer’s return on investment, for those buyers who want to rent their property on the short term market, is very promising. What does it mean for Dai Phuc Development to win Best Developer Dalat at the Dot Property Vietnam Awards? We are thrilled and proud that our project is being recognized again by such a prestigious organisation as we know Dot Property to be. It is very rewarding to have our vision and hard work recognised.

LA VALLEE DE DALAT, VIETNAM

Best Developer Dalat

There are houses in Vietnam and then there are the seven magnificent luxury villas that sit inside the private gates of La Vallee de Dalat, a luxurious project from Dai Phuc Development, winner of Best Developer Dalat. Simply put, the painstakingly detailed La Vallee de Dalat is the crown jewel of this up and coming region. Residents find themselves high in the sky on a pine-covered hillside, delighted by the fact they own a piece of the most exclusive real estate development in Vietnam. Villa owners are transported to a bygone era through the elegant craftsmanship and romantic design of their French colonial style home. There is no doubt La Vallee de Dalat’s visionary residences form the pinnacle of Vietnamese real estate. In addition to the spectacular setting, it is the only private guarded compound in Dalat and happens to be a mere five minutes from the storied Dalat Palace Golf Club and adjacent to Bao Dai’s Summer Palace II. With only eight villas on offer, owners are among the privileged few that can call the King’s land home. La Vallee de Dalat is majestically situated a mile above sea level overlooking a lush valley and rolling pine-covered mountains. Unlike most real estate in Vietnam, the gradual slope of the property has enabled the architect to design villas that feature spacious terraces on each level. Such areas not only allow residents to feel closer to nature, they also enhance the unique, colonial-era style of La Vallee de Dalat. What’s more, consideration has been given to landscaping and infrastructure, resulting in a well-planned, private, luxurious community that is both beautiful and easy to access. The project contains a limited number of two- and three-story villas with one empty lot set to be developed in the near future.

Dot Property Best Condo Development Exclusive Agent - Bangkok

IMPERIAL PLACE , VIETNAM

66

Best Condo Development

Developed by

Imperial Place stands alone as Best Condo Development Vietnam Vietnam has countless luxury condominiums designed with amenities that are simply unaffordable to the majority of the population. With most people in cities like Ho Chi Minh City still renting modest properties, a noticeable gap in the market has developed. Respected developer N.H.O. wanted to create a project that boasted the facilities of a high-end condominium at a reasonable price point to help fill this gap and provide buyers with something they can be proud to call home. With that goal in mind, N.H.O. created Imperial Place, a wellequipped development designed for everyone. Despite being affordable, the project has many luxurious facilities including a swimming pool, 24/7 security and a classical design. The developer believes that by providing what it calls “all in one” facilities, buyers can enjoy high quality living without breaking the bank. Imperial Place’s design takes inspiration from some of the world’s most popular places including London. The developer consulted with international experts from South Korea and Singapore as well as local professionals to ensure the project suited the needs and culture of Vietnamese residents while still maintaining international standards and construction quality. Using this synergy allowed N.H.O. to create a project boasting premium quality while still letting buyers enjoy value for money, an admirable achievement. The developer left no stone unturned in this quest and it is something that can be seen in the design and layout of the project. Once outside the development, residents can take advantage of the project’s convenient location in one of Ho Chi Minh City’s most desirable locations. Imperial Place is close to a number notable places with a high school, the popular AEON Mall and key motorways all close by. Owning a condominium unit in Vietnam has transformed from being something only the rich could afford to something the country’s growing middle class now aspires to do. With that in mind, the design of condominiums must also evolve in order to suit the changing needs of this new influx of property buyers. Luxury projects are still important, but so too are projects that offer quality amenities while still being affordable to the middle class. Imperial Place seeks to be a home for everyone. A place where residents don’t have to sacrifice quality for price. Vietnam has numerous high quality developments, but N.H.O.’s ability to provide upscale living at a reasonable price sets it apart from the competition. Congratulations to Imperial Place for deservedly winning Best Condo Development at the Dot Property Vietnam Awards 2017.

One standout trait at Cityland Park Hills is the luxurious lifestyle it offers residents. The project boasts 82 villas, 891 townhouses and 968 condominium units that are tailored to meet the needs of residents by offering bespoke service and amenities. Cityland understands the importance of work/life balance. The developer crafted the entire project to ensure residents feel relaxed and are able to enjoy spending time with their family as soon as they arrive at home. Located in the northwest corner of Ho Chi Minh City, Cityland Park Hills has been described as the green lung of the region, breathing life into the surrounding area. Residents and visitors can indulge in eco-friendly living with lots of small parks found throughout the development. Taking a walk around this tranquil sea of green gives the entire project a soothing ambiance not found elsewhere. The classical European architecture and designs are another eye-catching feature of Cityland Park Hills. The charming exteriors and modern interiors offer a timeless, yet functional design that is loved by all. The project is truly a masterpiece that delivers a unique, luxurious design unlike anything found in Ho Chi Minh City. In addition to all of these great features, the location of Cityland Park Hills makes it the ideal place to live. It’s far enough away from the hustle and bustle of the city to let residents have the peace and quiet they crave while still being easily accessible to most parts of the city. OCEAN DUNES, VIETNAM

Best Waterfront Development

Developed by

Vietnam’s coastline has come to life with activity in the past few years. It is now a popular place with both locals and travellers who enjoy the country’s pristine beaches and peaceful surroundings. And this surge in visitors has also led to an increase in developments being built up and down the coast. With so many outstanding projects being built along the water in Vietnam, only a truly extraordinary development could claim to be the best. Ocean Dunes offers a perfect living space that is in harmony with nature. Developer Green Real has envisioned a luxury resort that stands apart as one of the best in Vietnam. The mixed-used development can be found in the heart of popular resort town of Phan Thiet. Once completed, Ocean Dunes will revitalise the city’s downtown area. The project will boast 515 townhouses, 5,000 luxury condos, several villas and hotels as well as a world-class shopping centre all within a stone’s throw of the beach. Best Waterfront Development at The Dot Property Vietnam Awards 2017 goes to Ocean Dunes. This news will come as no surprise to the more than 1,200 people who have already purchased a unit at the project. With prices in the region increasing, many buyers took advantage of the affordability at Ocean Dunes to obtain a piece of a project that will become an icon in Phan Thiet City. The beautiful city welcomed more than two million visitors in 2015 and this total could grow to more than eight million in the coming years, according to estimates from experts. It is only a two-and-a-half hour drive from Ho Chi Minh City and a new international airport will open in the region in 2018. A number of other infrastructure projects are also in the works that will make the area more accessible. All of these people coming to Phan Thiet City will need a place to stay and Ocean Dunes will undoubtedly be at the top of their wish list. The project features a 5-star living standard and is adjacent to a private beach. Those staying here can watch the sea from their balcony and be serenaded by the waves crashing onto the beach. The project will also have a number of facilities for residents to enjoy and the city centre location means getting around Phan Thiet City is easy. Once there, you may never want to leave this oceanside paradise. Green Real has managed to develop a project that inspires thanks to its prime location and stunning design. Best Residential Architectural Design

DRAGON HILL CITY, VIETNAM

74

Best Residential Architectural Design

Developed by

Enter the well-designed dragon Vietnam has some of the nicest residential architectural design in all of Southeast Asia. With so many design traditions seamlessly coming together, there is truly a style for everyone. Of course, there is more that goes into design than simply how it looks. Functionality plays an important part when it comes to this aspect of housing. After all, no one wants to stay in a place that looks great, but isn’t all that liveable. Dragon Hill City is s project that manages to combine substance and style to create one of the most talked about developments in all of Vietnam. Located in the centre of Bai Chay where the flow of the Ha Long river passes by, this township development combines a classical style with modern amenities homebuyers have come to expect. Inspired by the Poundbury integrated township in the UK which is being built using principles laid out by Prince Charles, Dragon Hill City is classical and elegant in every way. The buildings have a British charm with the combination of shop houses and townhouses being developed for the first time in Ha Long, Quang Ninh. However, attention has also been paid to feng shui techniques. Not only does Dragon Hill have a favourable location in Ha Long but at the back of the project are mountains while the sea is in the front as feng shui rules dictate. This means the backdrop of the mountains block out the light and noises from the coastline.

Dragon Hill City boasts luxurious amenities inside a gated community. The 1,000-unit project has a dedicated green area where no motorcycles or cars are allowed making it the perfect place for an evening stroll. Additionally, there is a swimming pool where children can play with their friends while you sip on a cup of coffee or play tennis with your spouse. The design pays particular attention to the needs of families with several elements designed for children found throughout the property. While other premium projects in the Bai Chay region are designed for investment purposes, Dragon Hill City is the only project built with residence-focused architectural design. Additionally, the development is affordable meaning more people can enjoy life at this well designed community. The project is situated in a location that makes life easier as well. Markets, the bus station, schools and workplaces can all be found within three kilometres allowing residents to get around without having to worry about traffic jams. Best Residential Architectural Design at the Dot Property Vietnam Awards 2017 goes to Dragon Hill City. The developers have adroitly created a beautiful development that improves quality of life by using outstanding residential architectural design.

The company has a skilled team of consultants capable of speaking English, Korean, Japanese and Chinese that can help foreign customers navigate Vietnam’s sometimes complex property market. Beyond that, it is also important to be aware of the location of a project as well as understanding what the traffic is like. what surrounding facilities, such as schools, parks and shopping centres, can be found around a development. Clients who work with Newstarland will be given honest information on all of this to ensure they make a decision that’s best for them. The firm currently has a back office staff of 30 people and a sales team of more than 800 active consultants in eight offices in Hanoi and Ho Chi Minh City. In addition to this, Newstarland also owns a strong alliance of more than 20 agents and distribution partners in Vietnam.
