One question I get asked rather frequently is, “Where is the best place to buy real estate?” And while I wish there were one or two locations I could easily respond with, it’s far more complicated than that. However, this issue of Dot Property Magazine tries to shed some light on the question. We begin in Vietnam, where the winners of The Dot Property Vietnam Awards 2017 have been announced (p. 48-81). Investors here are

enjoying high rental yields and the country’s discerning population has forced developers to bring only the highest-quality projects to the market. If you are thinking about purchasing property in the country but don’t know where to start, check out some of these award-winning developers and developments. Moving to Phuket, the experts at Siam Real Estate explain why they believe the market on the island has reached its bottom and say now is a good time to buy (p. 40-41). In particular, resort properties are good value for money since tourist arrivals to the island continue rise. There is also the added bonus that someone else will be managing your unit which you can still use during your holiday. I love visiting Japan because there is so much to see and do (p. 48-49), but I never realised buying real estate in the country was a profitable possibility until interviewing Sato Tsutomu, Managing Director of HJ Real Estate (p. 44-46). He notes the market is stable and international buyers can easily purchase residential properties in Japan without dealing with stamp duty taxes or other surcharges found in other countries. For those interested in buying real estate to enjoy a luxurious lifestyle, projects along Manila Bay offer some of the best amenities around while being extremely affordable when compared to similar projects in places like Singapore and Hong Kong. For example, Admiral Baysuites, winner of Best Luxury Condo Development at The Dot Property Philippines Awards 2017, has an endless array of upscale facilities, but at a reasonable price point (p. 34). And this is just the tip of the iceberg. From Bali to Bangkok and Cebu to Yangon, you could make a case for buying real estate in any number of Southeast Asia’s leading cities. Meanwhile, places like London, New York and Sydney will likely continue to hold some allure among those buying real estate even if the market conditions are less than ideal. Instead of focusing on where the best place to buy real estate is located, it’s better to ask yourself, what your goals are and where you want to own property? Regional News Thailand Second embassy put up for sale in Bangkok Another piece of prime Bangkok land has been put on the market after Australia’s Department of Foreign Affairs and Trade appointed JLL to sell its current embassy in Sathorn. The new Australian Embassy situated on Wireless Road will be completed in the coming months allowing the government to cash in on its old digs which could fetch a record price. “The Australian Embassy’s site on South Sathorn Road offers one of the last large prime development opportunities available on a freehold basis in the area,” JLL’s Suphin Mechuchep stated. The news comes a few months after the record sale of the British Embassy on Wireless Road. The buyer of the Australian Embassy site will most likely build a mixed-use development on the land plot.
Searching for street food? There’s an app for that It may not be hard to find street food in Thailand, but the process is now even easier thanks to a new app released for Apple and Android devices. Street Food Bangkok, Street Food Chiang Mai/Chiang Rai and Street Food Phuket were launched to promote Thai food to foreign visitors as well as ensure tourists could easily locate the best street eats. The Thai street food apps were developed by the Ministry of Foreign Affairs in co-operation with the Thailand Foundation and are free to download.
Amazing Thailand Grand Sales Return The Tourism Authority of Thailand has announced the Amazing Thailand Grand Sales will return this year. Running from 15 June to 15 August, shops at some of Bangkok’s most popular malls will be offering discounts on clothes, jewellery and electrical goods among other items. Discount rates vary anywhere from 10 to 80 percent. There will also be special offers on hotels and flights during the event.
Introducing Bangkok’s newest game changing development TCC Assets and Frasers Centrepoint revealed plans for One Bangkok, a gigantic mixed-use development on the corner of Witthayu and Rama IV roads near the city’s famous Lumpini Park. The project will be the largest private sector property development in Thailand with the joint venture partners hoping to create a global landmark. One Bangkok will have ultra-luxury residential towers, civic areas, hotels, retail space, and grade A office towers. “No single development of this scale and diversity has ever been undertaken in Thailand. One Bangkok will be a vibrant lifestyle destination that will entrench Bangkok’s position among the most desirable cities in the world to live, do business, and to visit. One Bangkok aims to attract top-level local and multinational companies to set up their AEC headquarters in the district as Bangkok’s most prestigious corporate address,” Panote Sirivadhanabhakdi, Group CEO of Frasers Centrepoint, said in a statement. 10

Regional News Vietnam No slowing demand for luxury properties Luxury projects are continuing to make their mark in Ho Chi Minh City and Hanoi. This is according to real estate firm CBRE who anticipates demand for units in this segment will continue to be strong throughout the year. This goes against earlier concerns some experts had regarding the high-end of the market. Luxury projects in Vietnam come with an array of modern facilities that are not always typical at the lower end of the market. As Vietnamese consumers continue to turn to property as an investment asset, housing standards have been pushed up. Many buyers are now looking beyond the four walls of the property. The surroundings are equally as important and developers are responding to these demands.
Government fights back against pollution in HCMC In an attempt to draw in more foreign investment and improve daily life, the government is looking to tackle environmental pollution in Ho Chi Minh City. According to local media, the Department of Natural Resources and Environment in Ho Chi Minh City has sped up improvements to the infrastructure system as it looks to control and raise the environmental quality in the city. The government will also put new measures in place to handle waste in addition to constructing and improving infrastructure to control pollutants, Department Director Nguyen Toan Thang was quoted as saying by Saigon Daily. Ho Chi Minh City has recorded a year-on-year increase in waste with most of it being buried, a solution that can create health risks and unsavoury living conditions.
Have you tried egg coffee? There is no denying Vietnam loves its coffee, but a trend has gripped the country that sounds a bit weird at first. Egg coffee, known locally as cà phê trúng, is all the rage in Hanoi these days. The concoction features Vietnamese coffee topped with a meringue-like egg white foam some tasters compare to ice cream. It is not everyone’s cup of tea, but be sure to give it a try the next time you’re in Hanoi.
New area codes arrive Making a call in Vietnam could potentially be a lot more confusing. Area code changes in Ho Chi Minh City, Hanoi, Dong Nai, Binh Duong and other areas are set to take effect on 17 June. The move aims to create consistency for area codes as some provinces have a three-digit area code while others have one- or two-digit codes. The most notable changes are in Hanoi, which is changing from 4 to 24, and Ho Chi Minh City, which is going from 8 to 28. Regional News The Philippines Condotels proving to be a popular investment Condotel units are growing in popularity among investors. These projects feature individually-owned units that are included in a property management program that handles the details. This differs from purchasing a unit and posting it on sites such as Airbnb since the owner doesn’t have to be involved in the letting or management process. Imee S. Yu, General manager of Sta. Lucia Hotel Management Group, noted in a recent interview with the Philippine Daily Inquirer that investing in a condotel could be beneficial to overseas Filipino workers. It allows them to own a property but not worry about looking after it. This type of investment can also be good for foreign buyers who can freely purchase condo units in the country, but may not want to live in the Philippines.
Happy Birthday Alveo Land Alveo Land, the Ayala Land subsidiary, plans to expand its reach in the Philippines as the firm celebrates its 15th year in business. In order to do this, it will launch developments in Alabang, Cavite, Bulacan and Cagayan de Oro while also looking to strengthen its current presence in major growth centres such as Metro Manila. With 16 total launches planned, Alveo Land President Jennylle S. Tupaz believes 2017 will be a record-breaking year for the developer.
Get your groove on in Makati Because it’s the financial capital of the Philippines, people think Makati is all about work with no play. But at night, the tall buildings and strict dress codes are replaced with dimly lit bars, good food and great live music. Among the most popular venues is 12 Monkeys, a place where several popular local acts stop by, and B-side, Makati’s unofficial home to reggae and ska music. Those looking for some techno can head to underground warehouse club Black Market.
Bringing the world to Cebu Cebu is truly becoming a global destination and soon more international visitors could be turning up at Mactan-Cebu International Airport without the need for a layover. The airport’s operator is looking to bring in new routes connecting the region to Australia, Europe and more ASEAN countries in the coming years. There is also the possibility that connections to China, Japan and South Korea are expanded further. The news comes as Cebu welcomed the first flight of Sichuan Airlines, which will operate a route connecting Cebu to Chongqing in China four times weekly. Philippines Airlines also recently revealed it would launch direct service between Cebu and the western Chinese city of Chengdu.

Regional News Malaysia & Indonesia Malaysia named the best place for retirement in Southeast Asia Some people may prefer Thailand or Vietnam, but according to one group Malaysia is the best place to retire to in all of Southeast Asia. The low cost of living and cheap flights were just a few of the reasons the country tops the charts in International Living’s Annual Global Retirement Index 2017. Quality healthcare services, infrastructure and the ease of obtaining and keeping a long-stay visa were other areas Malaysia ranked strongly in. The country was judged to be the sixth best place in the world to retire to with Mexico finishing in the top spot.
Property taxes near Jakarta’s new MRT could impact housing prices Jakarta’s MRT project could raise property taxes in nearby locations by up to 30 percent, according to estimates from the Jakarta Provincial Government. Plans currently call for the adjustment of the land and building taxes to be applied to commercial and business areas but not residential zones. “The land and building taxes of business districts around Lebak Bulus-Bunderan Hotel Indonesia will be automatically adjusted when the Jakarta’s MRT starts operating. The amount varies, ranging from 15 percent to 30 percent,” Edi Sumantri, Head of the Regional Tax and Retribution Agency of DKI Jakarta, explained to Bisnis Indonesia. Some experts explain the tax increase, while not impacting residential zones directly, could still lead to a rise in property prices, However, it was noted more time was needed to observe the potential impact before a definitive conclusion could be reached.
Malaysia may need to wait until 2020 for a real estate turnaround While bubble fears look to be overblown, experts still don’t see Malaysia’s real estate market turning around anytime soon. Siva Shanker, the former President of the Malaysian Institute of Estate Agents, told ASEAN Today that things might not noticeably improved until the end of the decade. “The property market in Malaysia is a cyclical industry,” Shanker claimed. “The next property high is in 2020. The year 2017 will see the market slow climbing back, very gradual, and move into positive market. For this year, we expected to see downward slick in terms of volume and value.”

Their first tip requires some advance planning and a whole lot of patience. If you book a flight to Bali ten months in advance you could save up to 50 percent. Regional News Grab and Uber to enter Myanmar It looks as if Myanmar is the next frontier for Southeast Asia’s rideshare war. Rivals Grab and Uber have revealed plans recently to expand into the country as both firms look to continue their expansion in the region. Grab was the first to announce it would enter Myanmar, its first new market expansion in nearly three years, according to Tech Crunch. The company will offer its GrabTaxi service that connects licensed taxis with consumers using the mobile app in the country as part of an initial launch. Uber followed suit revealing it plans to offer service in Myanmar’s capital city Yangon, but no time frame as to when operations would begin has been set. Experts say the company is likely looking to strike a deal with the government before launching the service after encountering issues in Vietnam, Thailand and other markets.
App lets diners in Cambodia go cashless Good news for hungry folks not carrying any cash in Phnom Penh. The recently launched Tesjor app will give people the ability to pre-order food for takeaway, delivery or dining-in from 85 restaurants in the city including KFC and Domino’s Pizza without needing to pay in cash. Cambodian software company Pathmazin developed the app, which some claim signifies another step forward for Cambodia’s e-commerce scene. The company is hoping to extend the apps reach into Sihanoukville and Siem Reap but details for this expansion have yet to be revealed.

According to the state run Xinhua news agency, Xiongan New Area is located roughly 100 kilometres southwest of Beijing and could cover as much as 2,000 square kilometres when all is said and done. Winning Best Developer Dalat is a prestigious honour and shows you are leading the way when it comes to real estate in the region. What makes Dai Phuc Development stand out? What are some of your unique selling points?

Our location and our design. La Vallee de Dalat overlooks a lush valley and rolling mountains, on the cliff of a hillside next to Bao Dai Palace II. This hillside location allowed us to design villas that feature breathtaking views from spacious terraces or verandas on each level. While giving a feel of the countryside, the villas are five minutes from the city centre and the beautiful Dalat Palace Golf Club. The project is the only guarded and walled private luxury compound in Dalat. The villa designs carry forward the French colonial architectural heritage of Dalat from an overall design perspective, but with modern features one would expect from a high-end, luxury development.
La Vallee de Dalat draws inspiration from the region’s history while maximising the views. How important was it to not simply focus on one style or design, but instead incorporate different elements? Do you think this is something buyers are able to recognise and appreciate?
Due to its location, geography and climate, Dalat is a unique market. How is working here different from say HCMC or the popular coastal cities? Throughout Dalat’s history, the city has provided a respite from the heat and humidity found throughout the rest of Southeast Asia. Dalat’s cool climate is unique in the region. This means the villas are designed differently than those built for the heat, humidity and pollution in the big cities. For instance, the villas have no air conditioning. It’s unnecessary. Instead, every floor of each villa has a wood burning fireplace for cool evenings. Dalat is also a second and third home market for investors and a retirement destination. The villas are designed for these markets offering large family spaces at least four bedrooms and six to eight bathrooms, all designed for families and entertaining. Vietnam has become a market full of savvy buyers with discerning tastes. What are some of the innovations you have utilised to ensure you stay ahead of the competition? First, we made a decision to construct all the villas prior to starting to market. You are right that Vietnam has sophisticated buyers. Because we are marketing to the top end of the market, we felt that these buyers want to see a completed villa rather than a rendering and a promise of what is to come. Second, we have used all top quality materials. Our wood flooring is imported American white oak. Our stone is all imported from Europe. Our kitchen and bathroom fixtures as well as all hardware are the best available. We are able to offer super quality construction with beautiful features all designed to compliment the gorgeous views which are the highlight for any buyer and something not available anywhere else in Vietnam. Dai Phuc Development was one of the first developers to introduce the idea of building custom homes in Dalat. What has the response to this been? Do you think this is something you will continue to do at future projects? The response has been amazing. The project has been featured in magazines around the world. As a result, we have
Prior to starting buying land in Dalat, we were the owners of the Dalat Palace Hotel, the DuParc Hotel and Dalat Palace Golf course in Dalat. As a result, we developed a strong sense of Dalat’s history and an appreciation of Dalat’s unique architecture. So our first direction to the architects was to design villas consistent with Dalat’s history. The exteriors of the villas achieve this goal. But we wanted the interiors to be modernised with all the features one would expect to find in high-end villas from large rooms and spacious and well-designed kitchens to large wrap around verandas. But all of these design features were secondary to focusing anyone who comes into a villa on the gorgeous views. Those who have visited clearly appreciate what we have done. Invariably, anyone who walks into the main door of any villa is immediately drawn to the veranda and the views. What are Dai Phuc Development’s plans for the future? What can consumers expect to see from your firm moving forward? Well, we will finish the final villa under construction. But we own other land that’s in a great location with panoramic views of the city and surrounding forests and are looking at our development options. One idea we have is to develop villas to be put into the short term rental market appealing to high-end tourists through Airbnb and other similar marketing outlets. What are the benefits of purchasing property in Dalat from the perspective of a foreign buyer? La Vallee de Dalat is one of the 12 projects in Lam Dong Province approved for sale to foreign buyers. Dalat has no land left in the city with views or security like we have. Land prices in Dalat are going up quickly because there is so little left. We believe there will be substantial escalation in land and property values making a villa an excellent long term investment. In addition, Dalat offers time away from the heat and pollution now permeating SE Asia. We think that parents with children will seek out Dalat as an alternative holiday location. We also think that a buyer’s return on investment, for those buyers who want to rent their property on the short term market, is very promising.
