Pearson Ferrier Franchise
04 Pearson Ferrier The property franchise that does more... Pearson Ferrier is a leading domestic and commercial property lettings and estate agency operating multiple branches in the North of the UK. With Pearson Ferrier you are no longer limited to one market. Our proven system means you have the potential to profit from all of the following activities together in one franchise: 1. Domestic Lettings 2. Domestic Estate Agency 3. Domestic Property Management & Maintenance 4. Commercial Lettings 5. Commercial Estate Agency 6. Commercial Property Management & Maintenance
Pearson Ferrier can offer you all of these markets together because we have the unique experience and systems to manage them successfully under one roof – something our competition can’t offer because They have only concentrated on one area or one sector.

...so you can earn more... When you think about it, how can any other form of property business make sense? For example... ...because many of our clients are portfolio landlords; they own several properties.
...because we are so good at finding tenants and maximising their return, they naturally want to add more properties in the area.
...because we also run a busy estate agency, we can find landlords who have additional properties and help them sell any they want to take out of their portfolio.
...and because we operate a successful Commercial Property arm, we can also help wealthy investment landlords expand into commercial property and lettings.
Our existing branches prove you can target over ÂŁ400,000 p.a. gross profits per year, once established.
So you get 6 businesses for the price of one, enjoy more crossreferral between sectors, satisfy more clients with more services, are more visible as a property specialist in your area and thus can earn higher potential profit than your domestic-lettings competitors.

06 ...and you get more, the way you want it. Pearson Ferrier recognises that franchisees are different. Some of you will want to create a growing empire of successful full-service branches in an expanding territory, with aspirations for ÂŁmulti-million turnovers and a burgeoning amount of profit.
Others will simply want a good honest business that fits in with their lifestyle and family and provides them with a healthy income year on year.
So, we offer you the choice of two tailored franchises... Premium Agency Franchisees
Property Specialist Franchisees
You start from a retail premises in a larger exclusive territory of up to 235,000 households (an area nearly 5x larger than some franchised competition) and add a commercial arm once you are established in domestic lettings, property management and estate-agency.
You operate as an executive specialist based from your choice of home or a small office in a territory of up to 78,000 households (still larger than most competition) with domestic property services.
You are an ambitious empire builder who wants a growing business of an increasing asset value and profits.
You are a dynamic professional that wants a great income and to balance it with a great lifestyle and family-life.
Both have their advantages... A Premium Agency is more visible and can serve an accelerating amount of business with a growing staff for potentially higher earlier turnover and then enjoy additional income from commercial business.
A Property Specialist has less set-up cost and takes profit from a more manageable business without staff but still enjoys the credibility of operating under the Pearson Ferrier brand.
However you choose to start, Pearson Ferrier encourages ambitious franchisees that want to grow – so a Premium Agency can grow into more branches and a Property Specialist can grow to become a Premium Agency when they are ready.

08 Is it proven? How much can you make? Yes. We have been involved in the property sector for over 40 years with both domestic and commercial estate and lettings services through multiple branches. We have traded profitably for decades and have continued to do so, whatever the state of the Economy. This is largely due to the benefits of our multi-sector model – our estate-agency business is supported by our lettings business and vice-versa. The lettings business is less volatile than the sales division/sector, so in a poorer economy with less property sales we maintain a continuing lettings business; when sales go down even further, lettings tend to go up and we can continue to feed residential property sales from and to landlords through our estateagency business; and when sales go up again we can feed our lettings agency business with even more work from increased buy-to-let. We can balance commercial business in a similar way.
Our results prove a branch can target gross profits in excess of ÂŁ400,000 per year with healthy margins, once established.

franchise@pearsonferrier.co.uk
Our company-owned branches have been tested in a mix of lower-income/lower property-value and mediumincome areas, which proves just how well our systems of operation work anywhere.
How much turnover and profit a franchisee can make will depend on their own operation and local economic factors.

11 Why do clients choose Pearson Ferrier instead of all the others? That’s a great question, because you will have seen many other property brands and franchises about, in considering our franchise.
Our ‘clients’ are the landlords that wish to rent their properties and the vendors that want to sell their properties
Our clients choose us (and switch to us) for many good reasons, some of which they simply can’t get from any other single sector agency: We operate lettings and sales under one roof We can fully manage a landlord’s lettings portfolio; not only letting and managing their properties but also helping them add to or sell properties in their portfolio.
More options for vendors Selling a property with Pearson Ferrier gives vendors more opportunities: they can offer ‘for sale or rent’ because we handle both under one roof (so can choose the best return when offers come in) and we already have books of tenants that are eager to progress from renting to purchase for a quicker sale.
We serve tenants and buyers in order to meet the demands of our landlord and vendor clients. Understanding this is key to successfully marketing a lettings and estate-agency business – if you get a good number of good properties ‘on the books’ then tenants and buyers will follow and if you keep landlords and vendors happy, then the ‘book’ will continue to grow.
More visibility Because we are active in all property sectors, Pearson Ferrier is more visible on property portals and so our clients’ properties are too.
Better service Because Pearson Ferrier has a hand in both lettings and sales, we offer our clients better service – because we have greater resources and full-service systems that have been developed to support a broader business; better trained and multidiscipline staff; more resources; a greater market presence and visibility; and a keener interest in developing long term relationships with our clients and so always act to offer better service and feedback than our competition.
Commercial under the same roof Most agents are limited to either the commercial or domestic market. Because we are active in both we can look after an investor-landlord’s portfolio even if it has a mix of domestic and commercial properties. That means they get better service with less hassle under one roof.

Pearson Ferrier Franchise
12 How is Pearson Ferrier different from other property franchises? There are other lettings agency franchises available in the market and a handful of estateagency franchises. We are here to help you choose the one that you feel most comfortable with and fully support you investigating our competition.
You get 6 businesses for the price of one Pearson Ferrier gives you Domestic Lettings, Management and Sales and Commercial Lettings, Management and Sales in a franchise that costs the same as others that only offer domestic lettings. So because Pearson Ferrier does more, you can earn more.
You get to choose how you want to work Pearson Ferrier franchisees can choose to start from retail premises (Premium Agency) or from small or home offices (Property Specialist). Both are full-service businesses that offer you a large exclusive territory to develop and allow you to choose the best balance between your new business and the lifestyle you wish to enjoy. This gives you much more flexibility than our single-model competition.
Our turnkey franchise package costs only the same (or even less than) opening your own lettings and estate-agency business alone anyway.
0161 764 4440
franchise@pearsonferrier.co.uk
We are a young and dynamic franchise with great territories still available Which means you can still cherry-pick the best territories and have the opportunity to grow your business in the future. (In contrast, many of our competitors may try to sell you a poor territory or a limited ‘mobile’ or ‘internet’ franchise because they have already sold the good territories to others).
Pearson Ferrier is a respected and proven national brand, but still small enough to care So you enjoy the power of a strong and visible brand at the same time as benefitting from high-quality support by those that built the business into the success it is today and really care about how you do personally. (In contrast with other franchises that are now so big, you might be supported by ‘professional franchise managers’ who in actual fact have never had the personal experience of letting or selling properties).
Accelerated visibility Through our equitable and dynamic conversion franchise we are actively seeking to quickly grow the brand’s visibility for everyone’s benefit at the same time as respecting the history of those existing agencies that wish to join us.

13 What’s the market like for Pearson Ferrier? Estate Agency
Lettings
There are good signs of a recovery in property (sales) transactions that will be sustainable into 2018 at about 30% more annual transactions by 2016-2017.
The private rented sector is already thought to be larger than the social rented sector and by 2020, 20% of households could be private renters.
This recovery may not take the market back to prerecession levels but they are sustainable – particularly if households sitting on negative equity begin to restore their balance sheet as prices rise.
60% of the 3.2 million homes in UK’s private (let) sector are managed by property letting agents, worth more than £23bn in annual rent collected .
Of course, Pearson Ferrier operates in both the estateagency and lettings sectors and so can afford to regard the restoration of the property market with cautious optimism, its franchisees balancing any bumps along the course with revenues from lettings activity.
The Residential Landlords Association concluded that the UK’s private rental sector will continue to grow for the foreseeable future, with more people attracted to the flexibility and affordability of renting. Should the property rental market increase to the size of that of the majority of countries in Europe, where renting is currently more popular than buying, then the opportunity for letting agencies taking advantage of such growth in the UK would be enormous. Hence there continues to be room for additional national chain and franchised lettings agents such as Pearson Ferrier as well as the opportunity for continued defragmentation of the industry by the conversion of single-branch independents to franchises under national brands.
So property is a strong, growing and potentially lucrative industry for new franchisees.

14 What sort of set-up does the business need? Premium Agency Franchisees Start from a retail office in a visible location (but this can usually be off the more expensive main high-street – and so are cheaper and easier to find).
Property Specialist Franchisees
They will start with at least one additional member of staff so that the office is manned when the franchisee (or their staff) is conducting a viewing or meeting a landlord or vendor.
So they have no delay and minimum expense getting started.
This also makes the franchise an ideal family business as the initial team could be made up of two or more members of the franchisee’s family. Pearson Ferrier help make your set-up as cheap and painless as possible because we help you find the premises, to design and choose how to refit them and install all branding, displays and equipment you need in our value-for-money ‘turnkey’* package.
Can choose to start from home or a small serviced office, whichever they are most comfortable with.
They need no special equipment. All computers and software, branded items, launch marketing and much more is included in our turnkey franchise package – so Property Specialist franchisees can quickly start trading with limited cost and no hassle.
Pearson Ferrier have worked hard to find and test equipment and to get the best deals with the best suppliers and systems at the best prices (with the benefit of our economies of scale) so that you don’t need to – making your set-up as easy and costeffective as possible.
‘Turnkey’ simply means that we provide almost everything so that when it’s in place, all you need to do is ‘turn the key’ in the door of your new business and get started trading.

17 Do you need any experience? If you are already an experienced property negotiator or agent and looking to move to your own business you will obviously have a good headstart, especially if you already have connections with landlords, vendors and properties in your area. But experience is not necessary; because ours is a business where those that have good personal organisation and communication skills can thrive whatever their background. We will train you in every aspect of running our business well; then we ensure that you can put what you have learned into practice by mentoring you in your
own area once you start trading and meet your first landlords, vendors, tenants and buyers. We even allow you to get a taster of what our business is like before you sign up and pay for the franchise, by offering committed prospective franchisees an ‘induction day’ so that they can get a taste for the business and a good idea of whether or not it suits their skills before making the final decision whether to join us. For even more security; should you not enjoy training and wish to pull out of the franchise before we order your equipment and you start trading, we will refund all your franchise joining fee (less the cost of the training) and stay friends.
It is in our interest to only signup franchisees that will go on to be successful and enjoy our business. We will do everything we can to make sure that our business is right for you.

20 Additional Information What is franchising?
“A business relationship where one party allows another to operate clones of a proven business system in return for initial and ongoing fees.” Simply put, Pearson Ferrier operates a business that works and we would like to offer you the opportunity to copy it for just a small share of the likely profit you will receive by operating it as your own business. You may have come across the concept of ‘franchising’ before; most likely from an idea of how some fast food or retail chains operate in the UK. In fact, franchising is a very mature, regulated and supported stable business format and perhaps a much larger industry than you might imagine. According to the 2013 Natwest/British Franchise Association survey: •
• •
Currently (2013) 92% of franchised businesses are profitable with 49% quite or very profitable (only 8% are loss making). There are an estimated 930+ franchise systems in operation in the UK The number of franchisee units in the UK is an estimated 39,000
0161 764 4440
franchise@pearsonferrier.co.uk
•
•
•
Considering the intervening recession, franchising has performed well. The estimated business format franchising industry turnover in 2009 was £11.8bn – an increase of 17% since 2006 and that increased again in 2010. Current (2013) estimated industry turnover is £13.7bn, which equates to around 1% of GDP. This contribution has grown by 20% over the past 5 years, whilst the overall economy has shrunk 2.5% over the same period Across all franchised businesses, average turnover is up very slightly from last year and stands at £356,000. An estimated 561,000 people are now employed in franchising in the UK, an increase of a staggering 71% since 2006.
Pearson Ferrier Franchise
21 The popularity of the franchise industry is simply explained: Many more new franchisee-unit start-ups survive than independent new business start-ups within the first critical three years, because in franchising – such as with Pearson Ferrier:
Franchising is also better supported by investors and financial institutions than new independent concepts or business start-ups, because: •
• •
•
•
•
The way the business operates is already proven by the Franchisor. That Franchisor has already paid the vast expense of developing the business through trial and error and charges the joining Franchisee only a bare fraction of that cost to copy a fully developed business. Franchisees are fully trained, supported in the difficult first weeks of operation and have experienced Franchisors to provide support/advice. A Franchisee is supported by a growing network of other Franchisees and thus more powerful national advertising campaigns, support, image and product and service development. Franchisors have the flexibility to react quickly to market information from many franchisees across the country in order that their Franchisees stay ahead of trends in the market.
•
• •
The Franchisor will most likely be a respected business with an established history. The franchise will already have proven to be profitable in the hands of the Franchisor or another Franchisee. A Franchisee’s business is underwritten by the systems, training and support of the Franchisor. Even if a Franchisee fails to realise the full potential of the territory in which they operate, they will often be able to sell the territory to a new Franchisee impressed by the performance of the network elsewhere – thus less of the capital in a franchised business is at risk than in most independent businesses

22 Additional Information What should you look for in a franchise? Pearson Ferrier is tailored to satisfy all your professional needs as a Franchisee and provides all of the following tests of a ‘5-star’ franchise that you should look for: 1. A business that is proven to be successful in an established format, with a defined system, and a distinctive name and appearance. 2. A business that is easily duplicated - which means it can be set up in a sufficient number of locations to create a network of manageable and profitable proportions. 3. A business that is easily learned in a reasonable period of time by someone with the required knowledge, skills and attitude to fit the desired franchisee profile. 4. A business that creates sufficient profits to satisfy both the franchisor and the franchisee. 5. A business that has, or can adapt to, a culture of mutual support and trust and in which the franchisor recognises his or her responsibilities to assist appropriately qualified people to create and operate businesses using a common brand and system.
