Newnan was founded in 1828 and is named for Daniel Newnan, a noted soldier and statesman. Newnan owes much of its early growth and prosperity to cotton growing and as a rail center.

A QUIET PLACE to UNWIND, WITHOUT LEAVING modern CONVENIENCES BEHIND Blalock Lakes encompasses approximately 3,000 rolling, wooded acres virtually untouched by time and man. The property is just minutes southwest of Newnan, Georgia, and only 45 miles from Atlanta. Near the guardhouse will be a neighborhood post office and country store. It will be a gathering place where residents can meet and greet one another with touches of a simpler time, both inside and out.

But what truly sets Blalock Lakes apart is that almost half the property is set aside for recreational activities that carry a special respect for the environment, including hunting, fishing, and equestrian sports. For this reason, only 399 home sites will be offered, ranging from half an acre to almost 40 acres. At the Boat House, residents will also find a marina with docks and boat slips. Under its wide, covered porch sit comfortable rocking chairs where homeowners can relax and say hello to their neighbors. The beautiful wooded hills and undisturbed lakes and streams of Blalock Lakes are just six miles southwest of the historic town of Newnan. Downtown Atlanta is a relatively short 45 miles away, while nearby Atlanta Hartsfield-Jackson International Airport requires only about a half-hour drive.

While there are nearly 3,000 acres of Blalock Lakes, there are only 399 home sites being offered. But perhaps even more unprecedented is the careful selection and positioning of these sites. OVERHEAD, A FLICKERING TAPESTRY of BILLIONS of POINTS of LIGHT If you think Blalock Lakes is beautiful during the day, just wait until you see the bright canopy of stars and planets in the night sky. With very limited light interference, you’ll have a much clearer, sharper view than you’re probably used to. During wintertime, it’s easy to see Orion’s Belt, as well as Saturn and its rings in the eastern sky. Spring gives you the sharpest view of two of the sky’s best-known figures, the Big and Little Dippers. During the summer, the night sky is dominated by three brilliant stars – Vega, Deneb, and Altair – all set in an easily recognizable formation known as the Summer Triangle. As summer advances into fall, Jupiter and Saturn slowly begin to rise in the nighttime heavens and become clearly visible in the eastern sky. Jupiter is the brightest of the pair and gleams with a whitish glow, while dimmer Saturn may appear slightly yellowish. They will be joined by Venus, a brilliant “evening star” easily visible just after sunset. But no matter what time of year you look up into the sky, one thing’s for certain. The natural beauty of Blalock Lakes is here for you to enjoy, from sunup to sundown.

A LIFESTYLE that EMBRACES THE BEAUTIFUL SETTING but NEVER DISTURBS IT Approximately half of Blalock Lakes is set aside for natural areas and large-scale, recreational activities including hunting, fishing, and equestrian sports. Special attention is devoted to the encouragement of native plant species and wildlife management. All three lakes are stocked for fishing, and there will be a Boat House and marina with docks and boat slips. Residents will be able to enjoy the sparkling water in canoes, kayaks, and boats with electric motors. Parents can teach their children to appreciate the water in a relaxed setting.

Hunters and shooting enthusiasts will not only enjoy the view from the highest point on the property at the Hunt Club, but a comfortable lodge that harkens back to a time long ago. Here they can gather and take advantage of a 12-station sporting clays course, hunting clays course, or set out on a guided hunt for quail, dove, turkey, and duck. Horse enthusiasts will find The Stables at Blalock Lakes to be the perfect place to begin a lazy ride through the long trails that wind themselves throughout the property. Here children can learn to ride and discover the thrills that await them for a lifetime. Horses can be boarded at The Stables and will have access to a large turnout area where they can graze.

BOAT HOUSE Whether it’s slowly paddling along in a canoe, enjoying the cool of the evening, or trying your best to get a hungry bass to take your lure, our Boat House is the perfect focal point for enjoying the sparkling water of our three lakes. From the boat slips at our marina, you can venture out to kayak, canoe, and fish in a peaceful and relaxed environment. In keeping with our respect for Mother Nature in everything that we do here at Blalock Lakes, all of our motorized boats come with electric motors only. Our stewardship has reinvigorated the lakes to where they are on their way to becoming one of the premiere fishing spots in the entire state.

SWIM & TENNIS While the overall mood of Blalock Lakes harkens back to a simpler time, we have not abandoned modern conveniences. Even so, you’ll be happy to discover that even our pool blends in perfectly with its surroundings. In fact, here at Blalock Lakes we refer to the pool as the Swimming Hole. Carefully screened with lush foliage, it has a more relaxed, comfortable feel. And because getting away from the hustle and flow of everyday life doesn’t mean abandoning your tennis game, we have professional-grade courts as well.

THE INDIANS HAD TO make their own CANOES but you don’t.

THE ORIGINAL ROWING MACHINES Canoes and kayaks are the original watercraft. Closeddeck kayaks originated among Native Americans in colder climates, while open canoes were used by tribes in warmer areas to navigate lakes and rivers. Made from wood and bark, they were often used in competitions requiring great strength and endurance. But if you’d rather just slowly paddle along enjoying the peace and quiet of our beautiful lakes, then have no worries. After all, Blalock Lakes is all about a slower pace, just doing what makes you happy.

Making a canoe the way Native Americans did isn’t quick or easy. You can take an ax, fell a large tree, and then come back three months later once it’s dry. Then you start a series of small fires to burn out the insides before scraping it all out. Sounds like way too much work to us, since we’ve got lots of community boats available for checkout like modern canoes, pontoons, kayaks, and fishing boats with trolling motors. We’re not too keen on folks chopping down our trees at Blalock Lakes, anyway.

THE STABLES At The Stables at Blalock Lakes you’ll find a magnificent facility serving riders of all ages, interests, and abilities. Dressage and horse trials will take place in one of the nearby rings, while thrilling jumping competitions will be held in the other. From The Stables, homeowners can set out on relaxing trail rides on the 25 miles of trails that wind throughout Blalock Lakes. In addition to dressage, jumping, and trail riding, The Stables will hold horse shows. Homeowners are welcome to board their own horses here in our 24-stall barn, and The Stables will offer custodial services for homeowners who keep horses in their own small barns. While the homeowners are away, their horses will be fed and exercised and the stables kept clean.

HUNT CLUB to take advantage of a 12-station sporting clays course or to set out on a guided hunt for quail. And to enjoy a little spirited competition while they get in some practice, we have a five-stand trap range with a challenging wobble trap that simulates the darting and diving of birds in flight. Inside the Club members will be greeted by exposed beam ceilings, paneled walls, heart-of-pine floors, and a massive stacked-stone fireplace to help ward off the chill whenever the temperature dips. But reminders of days gone by are not all members will find. Gun and boot cleaning as well as firearm maintenance and storage will be available, and clothing and shells will be offered for sale in our gun shop. Hunters and shooters returning from the fields can enter through a mud room where they can remove muddy boots and wet clothing before coming into the lodge. Set on the highest point on the property is our Hunt Club, a comfortable lodge that harkens back to an almost forgotten time. Taking its architectural cues from the overall historic sense of both Blalock Lakes and of clubs long past, the Hunt Club gives members the perfect setting

But beyond the setting and the services, the Hunt Club offers members a sense of camaraderie. Not to mention, a shared passion among those who enjoy the sporting life, and all of the opportunities it offers to test your abilities, not only against others, but more importantly, yourself.

Clays

Sporting Clays is a great test of shooting skill because it so closely simulates hunting. Like an actual hunt, the shooter has a variety of targets and presentation to test his skill. We have our own Sporting Clays course here at Blalock Lakes because it’s a sport that men and women of all ages and abilities can enjoy. So it’s perfect for families or groups of friends. Sporting Clays offers the same sociability of golf, takes much less time, and isn’t limited to foursomes. Groups can move at their own pace, and other than reacting to the movement of the clays, no vigorous physical activity is required. The shooting grounds are laid out in stations, where the shooters contend with a type of bird or a combination of game like grouse and rabbits. The clays can come through the trees, from under your feet, straight down, over your head, and lots of other ways to challenge you.

ON THE TRAILS you can LOSE THE WORLD and find YOURSELF. Along the more than 60 miles of trails and private roads that crisscross Blalock Lakes, you’ll find the perfect opportunity to get away from it all. And even if you’re only going out for a leisurely bike ride or short hike, you’ll still need to bring a few things from the world you’re trying to leave behind. If you’re hiking, some well-made running shoes should do just fine. But if you’re planning on anything farther than a couple of miles, then a good pair of hiking shoes is what you need. The same folks that make your favorite running shoes also make hiking shoes that are lightweight and waterproof. Always make sure they’re made of the same breathable, water-resistant fabric, so your feet don’t feel like they’re in a sauna. And while you’re checking out the shoes, don’t forget a pair of socks made for hiking, too.

A short or long-sleeve t-shirt and a pair of shorts should do just fine most of the year. But if it’s cold, remember to layer up. Next to your skin wear a non-cotton base layer that will breathe and wick away moisture. After the base layer, add either fleece or wool, and a water-resistant jacket. If it’s made of the same fabric as your shoes you’ll stay warm and dry. The same goes for your pants. Your legs will thank you. The trails of Blalock Lakes are the perfect place for mountain biking, too. If you’re new to biking, take a trip to a good mountain biking store. Mountain bikes have a smaller, yet stronger, frame than touring bikes, knobby and wider tires, more gears, and an upwardly rising handlebar for a more upright riding position. The staff at the store can help fit you to a bike that will meet your individual needs. You’ll be happy to find that the seats have come a long way and are much more comfortable than you might remember. So as long as you’ve got on a comfortable pair of shorts, you’ll be just fine. Always wear a helmet, and practice safety and good manners as you encounter other riders and hikers along the trails. Whether hiking or biking, a couple of bottles of water and some protein bars should help you ward off thirst and hunger. And during the summer, don’t forget the sunscreen and bug spray. But no matter how far you’re planning to go or if it’s on foot or by bike, always bring your cell phone with you. Sure, it’s still a tether back to the real world. But we’ll all rest easier knowing it’s there if you need it.

GOOD CATCH Soon the lakes here will be one of the premiere fishing destinations in the Southeast. The bottom of Upper Blalock Lake has been contoured to enhance both fish habitat and sustainability. Seven hundred and fifty aggressive and aptly named “Tiger Bass” will be introduced to the upper lake to replace an aging and inbred Bass population. And since these Bass have to eat, 10,000 Threadfin Shad will be stocked so the Tiger Bass can grow and flourish. Eleven thousand Coppernose Bluegills have already been placed into the lake and their population is growing. Which is a good thing, since they’re not shy in attacking a baited hook. Then, to keep those pesky weeds away, 340 Grass Carp will soon be munching away in underwater contentment. And since Bass and Bluegills can be crafty, we’re making an underwater map of the lake showing water depth, contours, and what every fisherman longs for: hot spots where the hungry fish hang out. Now that’s a fish story worth telling.

THE BLALOCKS FELL IN LOVE with this LAND 60 years ago. Now it’s your turn. Daniel Braxton Blalock was the founder of Blalock Machinery and Equipment, and served as a State Senator in the 1940s and as a State Representative in the 1950s. A man of great vision, he saw the 3,000 acres of beautiful, rolling, wooded hills that would become Blalock Lakes, and knew this was the perfect place for his family to come and enjoy. It was during the late ’40s and early ’50s that Daniel Braxton Blalock began assembling the property in sections. Eventually the family built a lake house which served as a getaway for the grandparents, parents, the three children, and later their own growing families. Here they would spend countless days hunting, fishing, swimming, riding horses, and just roaming about in the woods.

Known as “Mr. Brack,” Daniel Braxton Blalock was, according to his granddaughter, Mary Blalock-Williams, strong in his beliefs. For years one of the three lakes on the property was open to the public. People were welcome to fish, swim, and water ski – but never on Sunday. “Oh, no, granddaddy didn’t like anyone on the lake – not even fishing – on Sunday. He believed in observing the Sabbath. And if someone was water skiing, and they came around the bend and saw granddaddy out there, they knew to turn the boat around.” Mary remembers calling a hill across the lake “Buckeye Hill.” As she thought back to that time long ago, she became filled with emotion. “Buckeye trees were everywhere. We would go over there and pick them up by the buckets. You’re supposed to give them away and they are supposed to bring the recipient good luck. Maybe someone who lives over there will do that. That would be nice.” Mary also approves of the way Blalock Lakes is being developed, with an appreciation of the land that will leave over half of the property untouched. “We couldn’t ask for a better plan for this property that has meant so much to us,” she said. “I think daddy and granddaddy are looking down on this and just grinning.” We couldn’t agree more.

EVERYTHING NEARBY, YET COMFORTABLY FAR AWAY Newnan is known as the “City of Homes” and has more than 800 sites included on the National Register of Historic Places. There is an active arts community and a magnificent Performing Arts Center. Powers Crossroads Country Fair and Arts Festival hosts thousands every Labor Day weekend. You’ll find a variety of quaint shops and gourmet restaurants in historic downtown Newnan. Strolling about the historic square – of which the centerpiece is the historic 1906 courthouse – and window shopping are encouraged.


Andi Burroughs

Director of The Stables at Blalock Lakes The Stables at Blalock Lakes will be managed by Andi Burroughs and her husband, Steve. Andi is an accomplished horsewoman who learned to ride at age five while living in London. Upon her return to the States when she was 12, she showed throughout high school and finished as one of the top ten Equestrian riders on the East Coast. Her ranking qualified her for the National Horse Show in New York. Andi holds a degree in Equestrian Studies from Lake Erie College, and along with her husband has extensive experience managing equestrian centers. “Riding and equestrian events are a new and growing area,” Andi said. “This is a big opportunity to build a state-of-the-art equestrian center from the ground up with a premiere company like Cousins.”

Marty Fischer

Acclaimed Sporting Clays course designer at Blalock Lakes Marty Fischer, a nationally acclaimed outdoorsman and gun club designer, is the creator of the Sporting Clays course at Blalock Lakes. He has designed more than 100 sporting clays facilities throughout North America, and has been referred to as “perhaps the most sought-after gun club designer in America” by the Knoxville News-Sentinal newspaper. An accomplished author, he is the host of the highly acclaimed “Shotgun Journal” on The Outdoor Channel. He is a professional wingshooter and National Sporting Clays Association Level III shooting instructor.


Rans Thomas

Wildlife biologist for Blalock Lakes At 17, Rans Thomas took his first job on a hunting plantation, beginning a career that spans 17 years. Today, Rans is an accomplished and published wildlife biologist and consultant working with over 200,000 acres of private hunting lands in 10 different states. He is also the Consulting Services Manager for Tecomate Wildlife Systems where he oversees a nationwide network of wildlife biologists. Rans and Jeff Foxworthy are featured hunters on a new wildlife show, “The Bucks of Tecomate,” on the Versus Network. “It’s rare to see a property with such raw potential for world-class wing shooting and outdoor recreation. The Hunt Club will be a true treasure for the outdoor enthusiast,” said Thomas.

Greg Grimes

Fisheries manager for Blalock Lakes Greg Grimes founded Aquatic Environmental Services, Inc. in 1996 while he was obtaining his Masters Degree in Fisheries from the University of Georgia. Greg is an accomplished fisheries manager, helping clients throughout the Southeast to achieve lakes that not only look beautiful, but support thriving fish populations as well. Currently, Greg manages over 80 lakes in the metro Atlanta region alone.
