It’s hard to believe it’s been 10 years since the first event.This afternoon, we’re rolling out the welcome mat, giving you inside access to 10 of the most talked-about urban living spaces throughout Downtown Syracuse. Along your self-guided walking tour, you’ll explore occupied and available units throughout Armory, Clinton, Cathedral and Hanover Squares, the Heart of Downtown and a burgeoning new neighborhood known as Herald Square. In the Convention District, you’ll get your first walk-through of the Marriott Syracuse Downtown – a shining symbol of Downtown’s rebirth – before it officially opens to the public next month. If you’d prefer not to walk, don’t worry; We have a free shuttle running every ten-minutes or so, for your convenience. Just look for signs for the shuttle stops along your way. We also have one designated Tour Rest Stop for you to take a break, rest your legs and listen to live music from Colin Aberdeen at Herald Commons. Plus, for the first time in Living Tour history, we’re introducing two new bonus stops. You won’t want to miss the action over at Fayette Place or 538 Erie. For your convenience, you may drive your car to these locations or rent a bike as part of the Tour’s bike share program, stationed outside of tour headquarters and the bonus stops. fficially designated as Tour Headquarters for the 10th Anniversary Edition of the Downtown Living Tour, 110 Walton Street is one of the most-anticipated apartment buildings to come online this year in Downtown Syracuse. Once home to the Hurbson Company furniture warehouse and showroom, the building was established in 1920. Right now, crews are working to transform the building into a mixed-use space featuring 14 upscale apartments and retail space. When the project is complete, there will be three one-bedroom units and one two-bedroom unit on the second, third and fourth floors. A loft-style apartment will occupy a portion of the third and fourth floor, complete with a spiral staircase in the unit. The fifth floor will be home to a penthouse suite. The 214
ou won’t find two units that look the same in The 214. That’s because the 102-year-old building has such a unique layout that it winds around the Jefferson Clinton Hotel at the corner of Jefferson and Clinton Streets. There are entrances on the three sides of the building. The 214 boasts a storied history. It first opened as the Wood C.H. Company Machinery in 1914. Over the years, it has played host to several nightlife establishments including The Phantom Club, Vinyl and most recently, Daisy Duke’s. However, the building is probably best remembered for being the home of the Onondaga Music Company, as this is how it’s still lovingly referred to among many circles throughout Central New York. Onondaga Music sold musical instruments, sheet music and provided music lessons until it closed in the 1990s. At one point, it was the oldest retail company in continuous operation in Syracuse.

he Hotel Syracuse was the cultural center of Downtown and the city’s crown jewel and premier lodging option when it opened in 1924. Today, the community eagerly looks forward to a new dedicated Convention Center Hotel when the hotel officially re-opens as the Marriott Syracuse Downtown.

Designed by George B. Post & Sons, the Hotel Syracuse was built for $6 million in 1924. The beautiful 600-room, Renaissance Revival structure had everything that the nation’s leading hotel architects of the period could include. Currently, crews are in the final stages of a $71 million renovation process, taking great care to preserve history as the Hotel Syracuse enters its next chapter. The hotel’s original 600 guest rooms have been transformed into 261 larger guest rooms, melding the aesthetics of the past with modern amenities. The hotel lobby has been restored to its original grandeur, and a mural depicting life in Syracuse in the 19th century – once thought to be lost - will greet guests as they check into the hotel in the 21st century. The discovery of countless other historical treasures, forgotten under the dust of time, has delighted construction crews throughout the restoration process. From original, art-deco terrazzo floors, to polished Tiffany crystal on chandeliers, to the return of the protective gargoyles atop the hotel, every newspaper headline brings back a flood of memories. Plans call for five distinctive in-house restaurants and bars, including a full-service restarantant offering a modern but rustic bistro experience - named “Eleven Waters” as a nod to the region’s 11 Finger Lakes. There will also be a sports bar, a steakhouse, Café Kubal coffee shop and Hall of Fame Barber Shop all accessible from the ground floor. With 41,000 square feet of event space, including eight meeting spaces - one room will be available for non-profit community organizations to reserve free of charge - and three ballrooms, the Marriott Syracuse Downtown will be a sought-after destination for weddings, professional events and receptions. This 10th Anniversary of the Downtown Living Tour offers a rare opportunity to walk through the beautifully restored lobby and Persian Terrace of the Marriott Syracuse Downtown before it officially opens to the public in July.

s promised in Icon Tower’s marketing, the mixed-use project will “bring modern luxury apartment living to the epicenter of Downtown Syracuse.” The Icon Companies will introduce 89 market-rate apartments in April, 2017 on floors three through ten of the former Excellus Blue Cross Blue Shield headquarters. When construction is complete, Icon Tower will house one of the largest numbers of market-rate luxury apartments in any one building found in Downtown Syracuse. outh Salina Street is known as Downtown’s “Main Street.” Even dating back to the late 1800s, the commercial core of the city was found along South Salina Street, just south of the Erie Canal. With a growing business and professional class, Downtown Syracuse was a flourishing industrial center, a hub for banking and commerce. Bordered by the White Memorial Building on the north, home to the Syracuse National Bank at that time, and the McCarthy Building to the south, which housed a large dry goods store, the buildings in between featured businesses selling items ranging from boots, to hardware, to laces and fancy goods. It was 1885 when Charles E. Chappell and Francis E. Bacon decided to open a modest store along the block. 205 South Salina Street housed the popular C.E. Chappell & Son’s Department Store until 1979. In 1988, the Railroad Street Partnership – a company formed by a group of local businessmen to restore the White Memorial Building – began to transform what once was Chappell’s into a Class A office building. Salina Place was established in 1989.

Passersby will marvel at many unique architectural features along the exterior of Salina Place, but will have to venture inside to check out what many say is its most notable feature. A large skylight at the roof allows light to cascade down through the four story atrium, revealing a marble lobby floor. Fun Fact: The atrium was featured in the 1989 Central New York American Institute of Architects annual magazine cover. The building has since been fully restored, complete with the installation of state-of-theart mechanical, electrical, plumbing and sprinkler systems. It boasts wood molding on door casings, windows, base and ceiling areas. Currently, the owners of Salina Place are converting office space on the fourth floor into two, two-bedroom luxury apartments. Tour-goers who remember the White Memorial Building apartments from the 2013 Downtown Living Tour will find the Salina Place apartments have a similar look and feel. The units are expected to be ready for move-in this summer.

The Grange Building
T
he Grange Building was placed on the National Register of Historic Places in 1976. Established in 1925, it served as the headquarters for Bresee Chevrolet Company until 1948.

Bresee, which was the oldest family-owned car dealership in the area until it was sold to Burdick in 2011, used the first floor of the Grange Building for its showroom and sales. Meanwhile, the upper floors were used as the corporate offices. The building was sold to National Grange Mutual Liability Company in 1949, which is how the building got the name it’s known by today. National Grange Mutual Liability occupied the space through 1959. From then, the building was occupied by a variety of professional and medical office tenants until Grange Realty Associates, LLC purchased it in 2010 for redevelopment. When the renovation was complete, the building was presented with the “Preservation Merit Award” by PACNY in 2013. The project included the first fire escape allowed in Syracuse in more than 50 years. Today, the building is home to three high-end luxury apartments, each featuring two-bedrooms and two bathrooms. Each unit includes stainless steel appliances, a gas fireplace, wood floors and beautiful views overlooking historic Hanover Square. This summer, the historic Grange Building will welcome The Sweet Praxis, a bakery café specializing in a seasonally-inspired menu, as its first floor tenant. The Sweet Praxis’ menu will feature baked goods using local and organic ingredients.

he Syracuse Savings Bank Building, now known as One Clinton Square, is one of the most recognizable buildings in Downtown’s skyline. When 21 luxury apartments come online this summer on the upper three floors, residents will be treated to remarkable views overlooking Clinton Square, one of the most iconic destinations in Syracuse. Bank of America will continue to occupy the first three floors. Designed in 1876 by Syracuse architect Joseph Silsbee, the building is a masterpiece of the Victorian Gothic Style. Evidence lies in the “hoodmolds,” or windows with pointed arches, and the roof peaks, often grouped in trios. The ornamentation was carved by Italian immigrant stonecutters in contrasting tan and red sandstone. The building is listed on the National Register of Historic Places. At the time it was built, its 170-foot tower made it the tallest building in the city. It also housed the city’s first passenger elevator. In 1876, a ride to the top cost just 10¢!

Fun Fact: Joseph Silsbee was chosen to design the structure over fellow Syracuse architect Archimedes Russell. Silsbee had an office in the top of the tower until he moved to Chicago in the 1880s. Silsbee gave the famed architect Frank Lloyd Wright his first job!

f walls could talk, Herald Commons – the officially designated rest stop of the 2016 Living Tour – would captivate tour attendees with the stories it knows. The building, soon to be the new home of 27 luxury apartments, was the home of the Herald-Journal for 43 years. Established in 1928, the brick building printed the Herald-Journal – which became the “Syracuse Herald-Journal” after merging with the Syracuse Journal in 1939, and The Post-Standard before both papers moved one block away in 1971.

Horn Companies purchased the building in 2015, and has made quick work to transform what was most recently office space into spacious, mostly two-bedroom units, which are expected to be ready for move-in by December. All units will include a large multi-functional room, which may serve as a den, office or guest room, with a beautiful glass wall. A total of 8,000 square feet of retail space is available – which could include a restaurant – available on the first floor, with an additional 8,000 square feet available for office space. In tribute to the building’s history, the Horn Companies plan to install a replica of the Syracuse Herald sign that sat on the building’s roof for many years. There is an additional buzz around the building, as neighboring businesses and properties come together to rebrand this northern-most section of Downtown, now considered part of Clinton Square, as its own neighborhood. The Herald Square neighborhood would encompass such establishments as Dinosaur Bar-B-Que, Horn Companies Court, Krell Distributing, and Apizza Regionale, all located within walking distance of Herald Commons.

The Amos
ince the early 1800s, Clinton Square has served as the premier open space in Downtown Syracuse. In its early days, the location along the Erie Canal made it Syracuse, NY the city center for trade and transport, with surrounding blocks home to a mix of banks, retail, wholesale businesses, warehouses and manufacturing plants. The Amos Block was founded in 1878 along West Water Street. It was developed by Jacob Amos, who served as the Mayor of Syracuse from 1892 to 1896. With the Erie Canal running directly behind the building, the Amos Block held a starring role as a double-ender building during the Canal era. Goods were loaded and unloaded from the building’s upper floors onto canal boats. The building was constructed where the Empire State Mills Building once stood. Architect Joseph Silsbee – the same architect who designed the Syracuse Savings Bank – likely incorporated portions of the earlier structure into the Amos Block’s design.

The Amos Block is Silsbee’s only known Romanesque commercial structure in Syracuse. Note the differences in the façades facing West Water Street and Erie Boulevard. Where the façade facing West Water Street features round-arched openings, variations in surface texture and brick corbelling at the cornice line, the Erie Boulevard side lacks such distinction. The thought is this was done to mimic the practical nature of the canal the building once overlooked. The Amos Block was added to the National Register of Historic Places in 1978. Renovated in 2006, The Amos Building was showcased on the inaugural Downtown Living Tour in 2007. Its first 19 residential apartments occupied the space where goods were once transferred. When construction on the new addition is complete this July, the building will house a total of 41 residential units. Tenants will notice the reduced sound levels and consistent energy costs due to a focus on heavy insulation. The Saltine Warrior and Sasha Hair Salon are located on the ground level in the original Amos Building. Additional retail space is available on the ground level of the expansion.
