The Iron Pier Apartments at the Inner Harbor are now leasing for a projected October, 2018 move-in. he Oak Knitting Mill Apartments – designed by famed Syracuse architect Archimedes Russell - was one of the first of the industrial buildings that was established on the reclaimed salt flats in Franklin Square. The building’s name is a tribute to its history, a symbol of the fabric woven through its story.
The building was first home to the Oak Knitting Company, which produced women’s knit underwear until it moved to Atlanta in 1927. Local businessmen Charles E. Crouse and Adolph G. Velasko employed 80 people when they first opened the mill in 1900, and nearly doubled their workforce in three years! The knit underwear was so popular that a three-story addition was added by January, 1901. After the mill closed, the building primarily served as warehouse space. Eventually, a portion was renovated for offices in 2001. From the outside, the Oak Knitting Mill Apartments embodies early 20th century architecture trends, with massive 9-foot windows and intricate brick façade. Restored to modern use by an experienced team dedicated to preservation and adaptive reuse of historic properties, the Oak Knitting Mill Apartments is a National Parks Service certified historic rehabilitation project. The historic mill has been converted into 38 high-end residential units, blending modern amenities and finishes with character and charms from its storied past. Original steel and wood beams, columns and brick walls delight throughout. The basement reveals stone foundation walls that still support the building, and details from the building’s past - including a preserved furnace door - are on display. In the resident lounge, an exhibit from the Onondaga Historical Association helps bring the building’s story full circle. Tallman Block

he historic Tallman Block building is home to 16 of the newest loft apartments in Armory Square. Built almost 150 years ago for Charles Tallman - the man who founded the Syracuse and Geddes Railroad - the building uniquely fronts West Fayette and Walton Streets. Though residents may enter from both sides, the main entrance is located on West Fayette Street.

In 2017, the development team of Mike Wicker, James Leana and Donald McMasters started a $3.1 million renovation to bring new life to the top two floors (which had been vacant for almost 40 years!) – continuing a trend to breathe new life into former warehouse buildings. The project was complete in December, and the first tenants moved in January 2018. At the time this publication went to print, there are just three units available! The apartments feature modern day luxuries including granite countertops, glass tile back splashes and under-counter lighting in the kitchen. Four of the apartments on the second floor have their own private rooftop terraces. Other tenants have use of a large common rooftop courtyard in the middle of the building. Designed by Open Atelier Architects, the units also incorporate elements from the building’s past – such as exposed brick walls and structural beams– where suited. In the lobby, tourgoers will notice wainscoting, tin ceilings and a banister from a hotel that once occupied floors two through four. The Tallman Block was designed by Archimedes Russell and opened as a mixed-use building on three parcels when it was established in 1871. When the railroad ran through Armory Square, the building had a four-story wing on West Fayette Street, filled with three retail storefronts and a hotel. The fourth floor and an Italianate cornice around the top of the building were removed in the 1930s.

he Redhouse Arts Center officially opened in the newly transformed City Center in March 2018, making its revitalized debut with a two-week run of “On Golden Pond.”
The not-for-profit arts center is dedicated to providing professional theater of the highest caliber, innovative arts-based education, and community enrichment through cultural engagement. It has served this mission since it was founded in 2004. The Redhouse has partnered with the Syracuse City School District, ARC of Onondaga, Upstate Medical University and Hillside Family of Agencies to help the arts reach as many people as possible in our community. It offers educational opportunities to people of all ages, such as classes, camps and workshops throughout the year.

As programming evolved to become more focused and responsive to the community – and attendance grew from a few hundred to more than 30,000 people annually - the Redhouse outgrew its 12,000 square-foot home on West Street. It started to look to expand to meet new needs, launching its “Make a Move” campaign in 2014. In 2015, the Redhouse saw an opportunity to redevelop the building which once housed the Sibley’s Department store on the corner of Jefferson and Salina Streets. All three of the Redhouse’s theaters are sound proof. The beauty of this is that all three can host performances simultaneously without interfering with one another. There are six dressing rooms to serve dozens of actors. Amenities include showers, lockers, individual beauty stations, and more. The costume shop includes a changing room, sewing stations, as well as washers and dryers. The scene shop allows for sets to be built in house, stored, and then moved from theater to theater with ease. The Empire

he second act has begun for the Empire Building. Named for the theater it housed until 1961, the newly renovated Empire Building recently underwent a $10 million transformation. f walls could talk, the former WFBL Building would fill a book with the stories it knows – and now, whoever moves into the 4,000-square-foot luxury apartment will hold a starring role in the building’s next chapter as “The Largest Apartment in Downtown Syracuse.” Established in 1914, the building at 431-435 South Warren Street was the home of the City Club of Syracuse until 1918. Then, the Syracuse Chamber of Commerce moved in, and called it home until 1926. The building was used for retail and office over the next fifteen years. In 1941, it was sold to the Onondaga Broadcasting Company to be used for the radio station, WFBL. The unique, Art Moderne terra cotta façade – which makes the building the only one of its kind in Syracuse - was added shortly after, unifying it with the adjacent building at 437-441 South Warren Street. The smooth finish and rounded corners of the façade, along with the flat roof and horizontal bands of windows in the upper story of both portions of the building create a streamlined, “ship-like” appearance. The buildings are designated as local Protected Sites of the City of Syracuse. They were one of the first of their kind on Warren Street, and catalyzed the block’s transition from residential to commercial, to what’s now a mix of both.
