Drive by your house slowly, without stopping or turning into the driveway. Park your car down the street and walk by your property, without leaving the roadway or public sidewalk. Do you like what you are seeing? Can you see the front door from the street? Does your house look framed by attractive trees and landscaping, or does it look trapped in a tangle of overgrown shrubbery and untrimmed trees? Does the façade of your house sparkle, or does it look like more like a case of “deferred maintenance?!” If you are thinking about selling your house this season, your homes curb appeal is the one chance you have to make a positive first impression. For some potential buyers, a negative first impression will have them continuing to drive on by, just when you want to get them in the front door to show off your homes features. For those that get a negative first impression, but do come in the door, memories of the neglected exterior appearance of the front of the house may color their impression of the rest of the house in a negative way. They may wonder whether the deferred maintenance they see when they drive up, might extend to poor maintenance of plumbing, wiring and mechanical systems that are otherwise out of sight. Many homeowners don’t realize that the curb appeal of a house has declined during their period of ownership. The landscaping gets overgrown. Paint on the front door is faded or peeling. Dirt and grime have taken a toll. These conditions creep up on you. Most of us don’t use our front door on a daily basis, since we lug groceries in from a side door or garage. When we do use our front door, we are often “on a mission,” and not prone to think about how it appears to guests and first-time visitors – unless we are hosting a party. Think about welcoming perfect strangers to your house for a party…how does it look, now?!

Fortunately, even if the front of your house has been neglected for a while, there are some very simple and inexpensive exterior enhancements that can really make a huge difference in improving the curb appeal of your home. Even three or four afternoons could be transformational. Let’s look at a few categories: LANDSCAPING AND FRONT YARD Lawn should be fertilized and kept well mowed. Landscaping beds should be mulched, and have neat edges. Bushes should be trimmed so that they don’t block windows, or crowd the walks or front entrance. “Leggy looking” shrubs past their prime should be removed entirely. Trees that have branches blocking a view of the front of the house, especially the front door, should be trimmed back. Make sure that your walk surface is clean and safe, with no tripping hazards from uneven concrete or paver settlement. Older homes often have narrower walkways. If the landscaping is trimmed back at least a foot from the edge of these walks, they will appear visually wider and more inviting. If you have an ornamental light fixture, it should work, and make sure it is clean and in good repair. Often a small garden around a post light is a good spot for a splash of floral color. A small planter or pot could serve a similar function for a very small front yard or a townhouse entrance. FRONT DOOR Your front door is one of the most important aspect of your home’s curb appeal. You should be able to see the front door from the street, and as you proceed up the walk. If an old style storm/screen door is blocking view of the front door, remove it, or replace it with a quality “full view” type door. It is not necessary to spend a fortune on a front door. A simple six-panel painted wood or fiberglass door will look

better on most houses than a potentially gaudy door that is not in keeping with the general style of the home. While an accent color is common on a front door (perhaps to match mailbox or shutter colors), avoid something that is too unique. The purple door that you are proud of may need to be repainted before you put your home on the market. When thinking about paint, the quality of the paint job is very important on a front door. Use masking tape, and trim the edges. A sloppy paint job (or paint applied over dirty, checked and/or peeling paint) can actually look much worse than a slightly faded door that is otherwise very clean, with no chalked or peeling paint. Door hardware should complete the look. Use solid material with a brass or nickel finish — and a knocker to match. If you have a doorbell, make sure that it is in working order. HOUSE SIDING AND FAÇADE Your siding or brick should be clean. Pressure wash if necessary, especially if there is mold or algae evident on siding or trim. The gutters should be cleaned and in working order, so that rain water does not overspill onto the front of the house. Gutter drainage should be directed away from the house’s foundation. You should be able to walk between the landscaping and the front of the house (the home inspector will!), so this is another chance to make sure that the landscaping is not overgrown. If the house needs some paint, but you do not want to take on the project of the entire house, consider repainting just the front of the house, using the same paint color as before. Since no side of a house gets the sun at the same angle, and the sides of a house wear paint differently, a fresh paint job on the front of the house is an easy way to boost the appearance significantly — without the time and expense of a full house paint job.

Shutters often need to be removed to properly clean the siding. If adding shutters for an accent, be careful to follow a style guide for the shutters and for your house. Vinyl shutters that are ill fitting and not sized properly can look worse than none at all. Windows should be scrubbed clean, with trim painted, and any caulking done neatly. If any windows on the front of the house are sagging or rotting, they need to be replaced. You will probably need to replace all front windows of the same size/type at one time, so that the difference between the old and new windows side by side is not on display. ROOF The roof on many houses is part of the curb appeal — or not! The roof should be free of pine straw and debris, and clean of mold or moss. If pressure washing is required, be very careful not to damage the shingles. Any visible loose shingles need to be nailed down, and damaged flashing needs to be repaired. A roof replacement is a capital expense, and well beyond what someone would undertake for simply improving a home’s curb appeal. But if you are considering a roof replacement, be sure that the style and color of the shingles is in keeping with the architecture and style of the home. A mistake of this type cannot just be easily corrected with another coat of paint! CONCLUSION Real estate industry professionals know that curb appeal sells houses. Many sellers may not realize how easy it is for them to make a significant improvement in their home’s appearance to prospective buyers. While location and price of a property can get a prospective buyer to the street address, it is the attractiveness of the home and entrance that gets the buyers out of the car and up to the front door.

Today’s decks are a study in mixed media, incorporating traditional materials like wood, brick and tile with modern elements such as composite planks, cable railings and even ceramic tile. The amalgam of materials can yield a multitude of patterns, styles and looks. Pair a traditional wood deck with cable railing and stairs that descend to a patio of pavers set in a herringbone pattern. Use heat-resistant ceramic tile to create a decorative and functional cooking area on a composite deck. Varying the materials used in your deck adds visual depth, interest and excitement to your outdoor living space. On the lighter side Outdoor lighting isn’t just for the purposes of safety, or to extend the deck’s usability well into the night. Lighting can be a design statement and a powerful decorative element for your deck.

When spring arrives will your deck be ready for “primetime?” Or will it still be wearing the shabby remnants of last season’s look? Clunky, view-blocking railings, a rectangular layout and dark stain are so last decade. Before warm weather gets here, consider upgrading your outdoor living space with the trends that every welldressed deck will be wearing this year. Cable railing = better views Whether you’re lucky enough to live on the water or you spend a lot of time keeping your backyard green and blooming, wouldn’t it be

great to be able to enjoy the view from your deck? Traditional wooden railings can block your view, and glass can be hard to clean. More view-seeking homeowners are replacing wooden balusters with Ultra-tec stainless steel cable railings. A deck of a different color Clear sealant for a natural look or subdued rustic hues have long been the colors of choice for decks. This year, expect to see a plethora of fresh colors popping up on decks. While changing the color of a wooden deck from a darker hue to something brighter may be problematic, composite decking

manufacturers have branched out into a variety of brighter colors, including whites and light grays. You’ll even see pops of color like greens and blues in designs and inserts set into decking planks. You can also add color to your deck through plantings. Think outside the planter box — and traditional floral plantings — to mix things up with decorative grasses and leafy foliage that will splash color around your deck throughout the summer.

Decorative post caps can add a designer look to railings while also providing ample light for outdoor activities. Inset lights create mood and ensure safe footing on stairs. For a soft, glowing effect, tuck rope lighting beneath upper and lower railings. Don’t forget the beauty of natural light, too; fire pits and chimineas offer up warmth, ambience and gentle light. With some designer touches, it’s easy to turn your deck from dull to delightful — and ensure your outdoor spaces stay in step with today’s best-dressed decks.
