FROM THE
Mayor
Hello, there is no community in Tennessee experiencing a more exciting and vibrant time than the City of Germantown. We are welcoming new residents, new retail stores, new restaurants, and even new corporate headquarters virtually every month. Germantown is a great place to do business in part because our City is a desirable place to live. Residents in Germantown are engaged and involved in over 23 citizen-led commissions. For example, hundreds of Germantown citizens participated in the creation of the City’s strategic plan, known as Germantown Forward 2030, which identified placemaking as a way to encourage private investment in our community. Now the fruits of their labor can be seen with new developments that bring people together with a mix of uses. These new developments show what happens when a landlocked community solicits input from its citizens and then implements a strategy. 8

Thornwood is the 19-acre mixed-use development on Germantown Road adjacent to the Germantown Municipal Center. Thornwood isn’t even fully completed but has already been awarded the Rebuild Tennessee Award from the Tennessee Development District Association (TDOA). TODA recognizes projects that promote sustainable growth and development as well as a positive quality of life for citizens. What a wonderful addition to our community! TraVure, a recently completed mixeduse development located on the City’s western gateway, is now home to the corporate headquarters for Mid-America Apartments (MAA) and First Bank. Future phases of the development include retail shops, dining options, and a Hilton-branded hotel. With all the new development coming to our great City, we are also excited how dollars are being reinvested in our community. Campbell Clinic is investing $48 million to its campus in the Germantown Medical District. Our City’s original shopping destination, CarreFour, is working toward a mixeduse repurposing and expansion which
will be knowns as the new “CarreFour at the Gateway.” Adding to the one-of-a-kind shopping experiences our City offers is our new Trader Joe’s - located in the newly renovated Germantown Collection shopping center. Trader Joe’s has become a shopping destination for the entire region as the next closest location is almost 200 miles away. Our outstanding first responders, superb schools and unmatched quality of life make Germantown a great place to live. Coupled with a supportive government, fiscally sound operations and dual triple-A bond rating, our centrally located City is an ideal place for companies seeking to locate, grow or expand in the region. Germantown has a rich history, a bright future and I could not feel more honored to be the Mayor of this exceptional community.

Methodist Comprehensive Breast Center CARING FOR WOMEN’S HEALTH One out of eight women in the United States has breast cancer, and about 85 percent of breast cancers occur in women who do not have a family history of this disease. To help women beat this terrible disease, Methodist Le Bonheur Healthcare (MLH) is proud to announce the renovation of its comprehensive state-of-the-art breast center located at 1377 South Germantown Road. “We have a highly trained team of radiology experts who read mammograms, breast ultrasounds, and breast MRI’s on site and are available to answer any questions and concerns our patients may have,” said radiologist Jenny Boals, M.D., with Methodist Le Bonheur Healthcare. The new center provides women access to the latest advancements in mammography and other breast cancer screening and detection technology including digital and 3-D mammography. This leading edge technology delivers clearer, sharper images, helping radiologists detect any signs of cancer. “Find it before you feel it is the best approach,” says Dr. Boals. “Catching cancer early makes this disease much easier to cure.” The Methodist Comprehensive Breast Center is one of only two centers in the Mid-South to offer the new SmartCurve breast stabilization system for mammograms. Most women do not look forward to having a mammogram, 14

“Making a connection with our patients is a strong part of our culture.” and skip screenings because they are uncomfortable. Dr. Boals is hoping the new SmartCurve breast stabilization system will change that. MLH hopes to expand the SmartCurve breast stabilization system across the Methodist system. “The American Cancer Society recommends a yearly mammogram starting at age 40,” explains Dr. Boals. “We hope this new, more comfortable curved breast plate will help encourage more women to come have their yearly mammogram.” Studies show breast cancer risk substantially increases after age 40, which is why a yearly screening is so important. Services that are offered at the Methodist Comprehensive Breast Center include:
• X-ray • CT • MRI • Bone Density Screenings • Ultrasound Another service that is provided is the Nurse Navigator Program. A patient who needs to return for a biopsy works with a nurse who will help them navigate their breast cancer journey. The nurse schedules biopsies, follows up after a diagnosis, and coordinates surgery. The Methodist Comprehensive Breast Center is the only center in the Memphis area that offers this specialty service. “Making a connection with our patients is a strong part of our culture,” says Dr. Boals. “Each patient is assigned to the same nurse navigator which helps our nurses develop strong relationships with their patients. This relationship can help make the experience a little easier for patients and also help reassure and comfort them as they move through this very challenging time in their life.” Methodist also has a comprehensive breast center at 1801 Union Ave and screening centers at Methodist North and South Hospitals as well as a Diagnostic Center in Southaven. My Town Movers
by Tracie Simer
Moving into a new house, apartment or a new business location can be an exciting time. However, it can also be stressful and physically demanding. My Town Movers works to lower stress levels and making moving day a smooth transition. Noel Fenderson, co-owner of My Town Movers, said the Germantown-based company recently celebrated its fifth anniversary. “We consider ourselves a service company,” he said. “We just happen to be in the service of moving people. Moving is one of the most stressful times in a person’s life. This is an opportunity for us to come in and really show people we care. And to serve them during that transition. You are like a part of someone’s family for a while.” Fenderson used to be a full-time police officer in Germantown. “I’ve had a heart for serving,” he said. “I have two business partners: one in the logistics world and the other one has been in the moving industry for 10 years. He used to work for another moving company. We thought if we bring three heads to the table, take our compassion for the community and serving and combine with experience, we could make something great.” Preston Burleson brought his moving industry knowledge while Chris Winchell brought his logistics skills. How they met and created My Town 18
| GERMANTOWN 2019
Movers felt providential, Fenderson said. “Two of us—Preston and I—knew each other in high school,” he said. “The Lord reconnected us six years ago. And then God introduced Chris into our lives along the way.” When My Town Movers got into the moving industry, they initially focused on residential. “We kept getting opportunities to get into the commercial moving world,” Fenderson said. “With our moving services, we just try to provide the best service possible. Residential and commercial moving are two unique worlds. The original intention was to serve people and whatever opportunity comes up, we’ll help. It is a very different experience, it’s almost operated as two separate businesses within My Town Movers.” My Town Movers offers local and long distance residential moving and commercial moving. Different skill sets are involved in each area, and My Town Movers’ team of 50 employees have those skills. “We’re able to come in and provide
a full-service moving experience,” Fenderson said. “We try to help out a family’s transition and get them back to normal as quickly as possible.” My Town Movers has a non-profit branch called My Town Miracles. “It’s the passion behind our brand,” he said. “We view ourselves as more than a moving company. Germantown is special because they get that. We realize we’re super blessed to live in a community like this. They care about where they live, the people they live with, who they do business with. That makes Germantown unique. It’s truly a community that loves and cares about each other. You don’t find that everywhere.” Fenderson and everyone at My Town Movers were humbled by the news of the award. “We’re just really thankful for this community,” he said. “We couldn’t do it without the customers. And I think of how blessed I am to have an amazing team. The people who work with us make our company. It’s unbelievable and we feel so lucky and blessed. There were so many amazing nominees. We were just great to be a part of it.” n

Baptist Memorial Hospital for Women By Tracie Simer
For 17 years, doctors and nurses have helped welcome thousands of babies into the world at the Baptist Memorial Hospital for Women. Some of those babies were born of high-risk deliveries and many more were cared for by pediatricians and specialists who have helped make Baptist Women’s Hospital an essential part of the community in Germantown. About 5,000 babies are delivered every year, said Paula Casey, physician relations and marketing manager for Baptist Women’s Hospital. “We have transformed to a regional referral center for high-risk deliveries with a critical care transport team for obstetrics, neonates and pediatric patients,” she said. “We have the most experienced obstetrical hospitalist program in the region.” The hospital is part of the Baptist Memorial Healthcare Corporation, one of the largest healthcare systems in the nation. This year alone, about 6,600 babies were delivered; making a total of about 88,400 babies in 17 years. “We have specialists for deliveries on hand 24/7 so it’s natural to have highrisk patients sent here,” Casey said. “And our outcomes are amazing; better than the national average. We do more high-risk deliveries than anyone else in the region. Women’s is a 140-bed hospital and we have a sister hospital on campus—Baptist East. For a 140 bed hospital to do 6,000 births is amazing.” The hospital’s vision statement says

“A ‘family’ of compassionate caregivers promoting and providing excellent healthcare and wellness to the women and children of our community...every patient, every day, in every way.” “In the 17 years we’ve been in business, we haven’t had to change a thing, except to add pediatrics as a nice continuity of care,” she said. “I love the mission statement. It rings true in everything we do: In keeping with the threefold ministry of Christ—preaching, teaching, and healing—Baptist Memorial will be the leader in quality healthcare services.” Patients come from all over the region and about 75-percent are on Medicare/ Medicaid. Baptist Women’s offers charity care for many patients whose accounts are written off.

This helps them engage with people and break out of their shyness.” The hospital has released a few apps: one for expectant mothers, one for pediatric health and one coming soon on teen health. These apps were developed by a team of Baptist Women’s patient council, physicians and nurses. In addition to sponsoring the Germantown Chamber Golf Tournament and raising money for Susan G. Komen, Baptist Women’s now also has a mobile mammography unit that offers breast care screenings.
The hospital feels the sense of community that is Germantown.
The hospital’s staff of 837 employees, along with the 500 obstetricians, pediatricians and subspecialists all make the hospital great—and deserving of the Large Business Award.

At the Germantown Chamber, the Ambassadors are the heart of the organization. Whether volunteering at the monthly membership luncheon or working hard at one of the many Chamber networking opportunities and events, Ambassadors drive the Chamber’s success. Each month, Ambassadors earn points by attending ribbon cuttings, business after hours and other Chamber events as well as calling on their assigned member list to provide support and guidance to fellow members. Points are tallied and the Ambassador with the most points is awarded Ambassador of the Month at the monthly membership luncheon. In 2018, no one earned that honor more often than Lori Coulter. Agricenter International
by Tracie Simer
Whether it’s to see the annual display of beautiful sunflowers, learn more about the crops that feed and clothe humanity or visit the farmer’s market, residents have benefited in some way from the Agricenter in Germantown. The non-profit has been a staple of the region since 1979. Next year the Agricenter will celebrate its 40th anniversary. “It was started as a one-stop shop for the agricultural community,” said Christine Donhardt, Director of Communications for the Agricenter. “Over the years, our mission has evolved to focus on an educational and research aspect.” The Agricenter has a large event space that hosts several community events. Other organizations rent the space throughout the year for events like job fairs or horse shows. “We also do a Harvest Festival, which will be October 19. It is an event for kids through-out the community and it’s free,” she said. “We have a gala that raises money for education programs, next year it will be June 22, which is also when we’ll celebrate our 40th year.” The Agricenter sits on 1,000 acres. The main building was constructed in 1986, which is also when the Farmer’s Market started. It is now the oldest continuing, six-day-a-week market in the state. The market at the Red Barn on Germantown Parkway has become a popular space for buying local. The organization is also renovating the 24
| GERMANTOWN 2019
showplace arena on the equine campus. “More improvements are to come in 2019”, Donhardt said. Ducks, Unlimited has its national headquarters on the property. BASF Corporation rents space and operates the cotton greenhouse, where they grow three seasons of cotton in one year. “They do a lot of research,” Donhardt said. “We also do research outside on the land; we have projects with 60 different companies: Testing different plants and crops.” Every year the Agricenter teaches 10,000 students where their food and fibers come from. The classes are STEM-based, within state standards and hands-on, she said. “We also pay to transport the students out to the farm, because it can be hard on schools to pay for school buses,” Donhardt added. Other projects include a solar farm that produces one megawatt of energy. Locals also look forward every July to the display of sunflowers on Germantown Parkway. About 78,000 seeds are plant-
ed on three acres. Once in bloom, the flowers are a popular photography spot. “We started an organic farm, which is very new,” Donhardt said. “There hasn’t been a lot of research on organic crops. We’ve been certified for organic research. We’re excited about that. We have a doctor on staff who oversees all of that.” Another tenant is the MidSouth Raptor Center, which takes in injured birds of prey in West Tennessee. The Agricenter also grows the bamboo for the Memphis Zoo’s pandas and has a fishing lake for catfish. Every May the center hosts a fishing rodeo for the kids, which is a competition to see who can catch the most fish. The agricultural non-profited just completed a 20-year vision of the property. The staff of about 30 full-time employees is excited to showcase all the new changes in the coming year. “We are also extremely honored for this award,” Donhardt said. “I know there are a lot of well-deserving non-profits in this city. It’s really humbling to be chosen.” n

Kindness in Action The Jo Reed Award Celebrates Volunteerism in Germantown by Kristi Ransom
When more than 200 Germantown citizens came together to work on the City’s new strategic plan Germantown Forward 2030, they identified being a community of kindness as a strategic goal that would include award-winning schools, top-notch public safety, robust economic development as well as celebrate citizens like the Jo Reed Award does every year.

THE
Started in 1996, the Jo Reed Award recognizes those in the Germantown community whose actions of kindness and volunteerism make the community a better place. The Leadership Germantown Alumni Association (LGAA) is the longtime sponsor. “When you hear the term ‘selfless service,’ the name Jo Reed should be listed first,” says Tracey Speake, Leadership Germantown’s first president. She says Reed spent countless hours at City Hall helping with countless projects to serve her community—often behind the scenes. The day she lost her life is an example of how she lived her life. “Jo stopped her car and walked across the road to remove an expired political sign,” Speake recalls. “As she turned around to go back, she was struck by a car and killed. We had just come to the end of Leadership Germantown for 1996 and we chose to create the Jo Reed Award in her honor.” Each year since then, Leadership Germantown selects an outstanding community volunteer whose service and kindness set them apart. They have been men and women, young and ‘young at heart.’ Let’s look back at the past three winners hoping to encourage others to follow in Jo Reed’s spirit.
2018 - Elaine Cates Former Germantown High School math teacher and cheer sponsor Elaine Cates received the 2018 Jo Reed Award. For more than 30 years, she has contributed to the betterment of Germantown. Elaine’s volunteer activities include serving on both the Arts Commission and Education Commission. She is a 2003 graduate of Leadership Germantown (LG), former LG board member and is currently president of the Germantown Women’s Club. When her children were in school, she never missed an opportunity to lead various school
committees such as the GHS Baseball Club, the Poplar Pike Arts Guild, and the PTSA. She sponsored many clubs for GHS students including the baseball team’s diamond girls and competitive cheer teams. She is the perfect example of someone with a passion for public service who has lived a life filled with kindness. Cates knew Jo Reed. “I always thought this award was such a perfect way to honor her memory and legacy. I have known many of the recipients and they have all been excellent examples of selfless volunteers,” Elaine shared. “When I found out I was the 2018 winner, I was completely surprised and overwhelmed.”
2017 - Margaret Owens Margaret also embodies the volunteer spirit of Jo Reed. She is often described as both a team player and cheerleader. Margaret’s resume of volunteerism touches all corners of the City. From service on Public Safety, Education, Senior Citizens Advisory, and Neighborhood Preservation Commissions to a four-year stint on the board at the Germantown Library, Margaret’s talents are many. A 2004 graduate from Leadership Germantown (LG), Margaret went on to serve on the LG board for two years and is also a long-time volunteer for the Germantown Charity Horse Show. But Margaret is as tough as she is kind, having graduated from the very first Citizens Police Academy in 2003 and the Community Emergency Response Team (CERT) in 2007. When it was revealed she was the 2017 Jo Reed Award recipient she says “I thought ‘How nice to get such an award for doing fun things that I have enjoyed, and that have given me so much pleasure in my life.’” Her service was also honored by the Germantown Lion’s Club as they chose her as the 2017 Citizen of the Year.
Jo Reed A W A R D
2016 - Joanna Young In 2016, Joanna Young received the Jo Reed Award as the founder of Cop Stop, a community service program whose mission is to bring together police, firefighters, and residents in a casual setting for food and fellowship. Joanna’s son came up with the name. Cop Stop started as a Friday night dinner, held every other week for a few officers. The idea is to facilitate an environment where understanding and partnerships can develop between police officers and the citizens they protect and serve. But Joanna’s passion for serving the men and women who serve others proved to be contagious. As word about Cop Stop spread, neighborhoods, schools, and local businesses started sponsoring meals for officers. Today, as many as 40 other communities in 10 states have similar neighborhood chapters and the numbers are still growing. When asked how she felt about receiving the Jo Reed Award, Joanna was shocked. “It was so humbling to be put in a category with these amazing award winners for doing something that is so commonplace in our family.” There is more to Joanna’s giving spirit than Cop Stop. She also serves on the PTO at Riverdale School, the Poplar Estates Neighborhood Association board, is a member of Germantown Women’s Club and was named the Lay Person of the Year by the Germantown Kiwanis Club To learn more about ways you can volunteer here in Germantown visit the City’s website at germantown-tn.gov/ live/volunteer-germantown. HEALTH & WELLNESS
The Cycle of Life
Germantown’s bicycle-friendly community welcomes all ages. By Stephanie Painter Photography by Alex Ginsburg
If health is the new wealth, then Germantown’s many investments in the bicycling community are sure to pay big dividends. In fact, the city’s nearly 50 miles of designated lanes help provide safe bicycling fun for all ages while also providing low-impact exercise, and opportunities to connect you and your family with nature. With the expansion of the multi-use Greenway and access to a growing number of bike lanes, it’s a great time to pick your path and celebrate the love to ride. On weekends, families share trails with club cyclists and couples riding tandem bikes. Everyone is out to explore safe, scenic paths and the neighborhood bike lanes that link with the Greenway, Shelby Farms and Greenline. In fact, in 2017, the League of American Bicyclists named Germantown as a Bicycle Friendly Community. “Biking is one thing in life that’s really fun and really good for you,” said Matt Noe, manager of Peddler Bike Shop. “And Germantown has made it easier for a greater percentage of people to access places that are safe to ride.” Germantown was the first community in West Tennessee to develop multi-use greenway trails 20-years ago. Today, the crown jewel of the city’s bicycle system is the 14-mile paved greenway route which parallels the Wolf River and takes cyclists through shaded forests and open fields. “You can get on the Greenway in Cameron

Brown Park and ride to Midtown Memphis without getting on a public road,” said Pam Beasley, Director of Germantown Parks and Recreation. A walking/biking bridge also connects to a spur at the beautiful Shelby Farms Park. It’s only going to get better. Eventually, Germantown plans a 22-mile Greenway trail system. Designed as a linear park, it will encircle the city and link to other parks, schools, and neighborhood. Two new segments planned for later this year include Cameron Brown Park to the intersection of Farmington and Wolf River Boulevard as well as from the trailhead at Kim-

Thanks to a coordinated effort throughout the metro area, you will be able to cycle on a safe, fully connected line that starts at the west on the Arkansas side of the Mississippi River all the way through Memphis, Germantown, and Collierville. If you’re not ready to invest in a bike just yet or want to go on a spontaneous ride, you can always rent a bike through the Zagster bike share pilot program. Sponsored by Campbell Clinic and City of Germantown, the bike share offers rentals at the cost of $3 per hour. Rental stations are located in front of Germantown Athletic Club and at the entrance to Cameron Brown Park. Just download the Zagster app and you’re off!
“Biking is one thing in life that’s really fun and really good for you” - Matt Noe, Peddler Bike Shop Chad Terry, Karen Malogorski & Little Bit, Bikes Plus Any cycling-friendly community should offer its youth opportunities to develop a love for bicycling. All of Germantown’s public elementary schools are accessible by bike lanes from surrounding residential neighborhoods allowing kids to ride a bike to school, which research shows, helps them prepare for class. “Studies show that students who are physically active in the morning are more alert and
readier to learn at school,” says Brian Fisher, GMSD’s coordinated school health supervisor. For older kids, he says Germantown’s Houston High School has a cycling team, sponsored by Bikes Plus. In Germantown, there’s something for everyone. In August, the Germantown Chamber sponsors the Night Rider Family Bike Ride which brings family
cyclers together for a back to school celebration. In October, the Germantown Chamber of Commerce sponsors the Night Rider Family Bike Ride which brings family cyclers together. Another way to get involved is to volunteer with the Germantown Park Ranger Greenway Unit Reserve Team. Group rides are offered by both Peddler Bike Shop and Bikes Plus. n
Cycle Safe Know the Rules It’s important to stay safe while cycling and know the rules of the road. First, buckle your helmet. Helmets reduce the risk of head injury by an estimated 60 percent and brain injury by 58 percent. Helmets should meet federal safety standards and fit securely. Bicyclists are considered vehicles on the road and must follow traffic laws applying to motor vehicles. Ride single-file in the direction of traffic and obey traffic lights, signs, speed limits, and lane markings. Signal in advance of a turn, using correct hand signals. Yield to pedestrians and other vehicles as appropriate. If you choose to ride on a sidewalk, use caution at driveways and intersections. 32

Be Visible Wear bright clothing and ride during the day. At night, wear reflective clothing. The council recommends installing bicycle reflectors on the front and back of your bicycle. If a carrier is added, make sure the rear reflector is visible. A flashing red light on the rear of the bicycle, backpack, or helmet will increase your visibility to others. Learn more about safety at the National Safety Council’s website, www.nsc.org
Get Educated For those interested in learning more about bicycle safety, the Memphis Hightailers Bicycle Club offers Safe Cycling classes along with local bike shop offerings. Each summer, the City’s Public Safety Education Commission holds Safety City for students entering kindergarten in the fall. This educational program is a week-long event where Germantown Police and other community partners help kids learn the rules of the road. By riding bicycles and tricycles and walking as pedestrians along the makeshift streets and sidewalks in “Safety City” kids have fun while learning. EDUCATION
Exceptional Learning Opportunities Germantown schools serve a wide range of population from birth through adulthood By Meena Viswanathan
Many families choose to live in Germantown for the different education options offered in the city. All Germantown residents are zoned to attend Germantown Municipal School District schools which include Houston High School, Houston Middle School, Riverdale School, Farmington Elementary School and Dogwood Elementary School. The Shelby County School district operates three schools in the Germantown city limits, Germantown High School, Germantown Middle School, and Germantown Elementary, giving families choices in public schools.

special needs and gifted programs to its student population. GMSD has three Early Childhood Special Education Preschool programs serving children ages three to five with disabilities. The programs are operated to each elementary school with two to three Positive Peer Role Models selected to serve at each preschool. “Preschool children are so much a part of the culture of the student body that we want to give them the best start,” says Sarah Huffman, director of Exceptional Student Education (ESE).
For families who are looking for specialty schools focused on specific needs, Germantown is home to several exceptional options. With specially trained staff, student-focused curriculum, and small class sizes many families call these specialty schools in Germantown “home.”
Germantown Municipal School District Germantown Municipal School District (GMSD) established in 2014, is a K-12 school system serving all Germantown residents. GMSD may be best known for having the highest ACT scores in the state of Tennessee, but GMSD serves all students in the district by offering both

This includes the Big Day Pre-K curriculum that preps students for kindergarten and beyond. “Play-based curriculum deals with how they interact with each other and the children are learning without knowing they are learning,’ says Huffman. In addition to government offered support, every school has a Best Buddies chapter where students with disabilities are paired with peers. As part of this after-school program, peers take their buddies to movies, football games, bowling etc. The Horizons Club is similar to Best Buddies except that this is offered in school. “These programs foster an inclusive environment for students to participate in adventures in and out of school,” adds Huffman. Two programs available at the high school level include a cheerleading squad called Sparkle Cheer and a band group named United Sound. “The special services across the district range from consultation to transitional services,” says Huffman, who is also the representative for West Tennessee’s Transition TN program. Transition TN has a partnership with the State Department and Vanderbilt University advocacy group. Transitional

At GMSD, All Means All. “If a child needs special education services to progress, we assess where does he stand and where he needs to go, then we fill that gap with support and service,” says Huffman.
Memphis Oral School for the Deaf Most people don’t expect the hallways and classrooms at the Memphis Oral School for the Deaf (MOSD) to be filled with the voices of children. In fact, MOSD is one of 40 OPTION schools in the world which uses a unique “auditory-oral” education method (not sign language) for children diagnosed with hearing loss. All students at the school have some type of hearing assistance device, like a cochlear implant or high powered hearing aid. “Nearly 98 percent of our students have hearing parents who do not know anything about hearing loss,” says Executive Director Lauren Hays. “So, parent training is a critical component and must begin early in a child’s life.” In the school’s Sound Beginnings program, hearing impaired children, aged birth to two years old, and their families attend weekly sessions with audiologists. Families receive a “welcome kit” filled with therapeutic toys to

turn homes into listening and languagerich environments. Sound Beginnings is the only family training program in the community geared towards helping newly diagnosed infants with hearing loss. Newborn screening became mandated in Tennessee in 2007 thanks, in part, to the lobbying efforts of MOSD and their Board of Directors. MOSD collaborates with several agencies including the Tennessee Early Intervention System
(TEIS) to ensure parents return for followup testing if an infant fails their newborn screening at the hospital. “Every single day that goes by that a child with hearing loss is not identified or enrolled in intervention, the chronological age gap with hearing peers expands,” says Hays. Preschool (ages 2 to 6) at MOSD continues and expands the Sound Beginnings strategies into the classroom environment teaching children to listen,
learn, and talk. Children receive daily speech and aural (listening) habilitation therapy while also gaining the skills needed to enter kindergarten with their hearing peers. MOSD also houses and operates the Speech and Hearing Center of the Mid-South. Staff audiologists offer a full range of services to students and the community including hearing aid programming and troubleshooting.

Inspiration picked up from the entry hallway is reflected in day-to-day activities as well. Upon joining the Bodine family, every student, faculty and staff member is inducted into one of four “houses” within Bodine’s House System. The Houses of Bodine are named after well-known dyslexics – Einstein, da Vinci, Jobs, and Edison. Everyone competes to win the House Cup by showcasing traits of teamwork, tenacity, and sportsmanship on various occasions throughout the school year.

Bodine School Every day, famous dyslexics welcome the students as they enter the Bodine School. The inspirational portrait, -A Celebration of Dyslexic Minds drawing their daily dose of inspiration hangs from a hallway wall which also includes portraits of the school students. For more than 45 years, Bodine has been committed to their specialized, individualized program which solely teaches children with dyslexia or reading-related learning disabilities. Students with dyslexia have difficulty with decoding, spelling, and writing. Nestled inside the Shady Creek neighborhood, Bodine provides a well-rounded elementary experience for students in grades 1 through 6. A highlight of the co-curricular classes includes a state-of-the-art Innovation Lab. Bodine uses the Orton-Gillingham (OG) approach to instructing students in language arts. This research-based method, the brainchild of Dr. Samuel T. Orton and educator Anna Gillingham, and is grounded on instruction that is multisensory, direct, and structured. “We help them to access their education using a toolbox that can rewire their brain,” says Head of School John Murphy. Madonna Learning Center Active learning is taking place at every corner of Madonna Learning Center whether it is working on a handshake or to improve speech/language skills. Renovated and expanded in 2015, the Madonna campus includes an adult program facility along with other exceptional classroom and therapy room additions. In 2019, Madonna celebrates its 50th year of educating students who face many types of physical and intellectual challenges. Madonna takes a unique approach structured to students and their individual learning styles and ability levels. As the only private school of its kind in the Mid-South, many families move to Germantown to be close to Madonna. “We focus on their ‘abilities’, not their disabilities and provide opportunities that they love to do,” says Executive Director Jo Gilbert. The faith-based school serves students from ages four to 19 with six ungraded ‘groups’ helping children learn and work toward independent living. Technology and communication devices are integrated into instruction, including circuit training, woodworking, occupational therapy, speech, and contracted physical therapy.
After age 19, young adults gain realworld experiences through LifeCentered Education and Work-Based Learning programs. The goal is to empower students to reach their full potential and lead productive and independent lives. “We keep our camp-counselor ratio small for this 4-week city-wide camp, so we can give the same quality programming to the community as well,” says Gilbert. n
“We partner with the Cordova YMCA, which provides Special Needs Athletics and Aquatics Programs (SNAAP) for their students, Special Olympics, and Soccer Shots,” mentions Gilbert. Families are often consulted when creating new programs in fulfillment of the school motto of Together We Can! During summer, Madonna offers Camp Fly High. Something for Everyone Family-friendly outdoor activities and venues abound in Germantown By Candice Baxter
Germantown residents enjoy award-winning schools, nationally recognized public safety providers and hundreds of free opportunities for people of all ages to play, grow and make memories. With 29 parks and the Germantown Greenway System, outdoor open space is within walking distance to nearly every home in the community. After all, children learn by doing, and what better place to explore as a family than outside in the fresh air? 52

Germantown Farmers’ Market
Everybody’s Treehouse Open dawn to dusk, year-round n RIVERDALE PARK
Everybody’s Treehouse is an inclusive playground experience for children of all abilities to learn and explore the elements of nature through play. The playground’s flat surface makes it accessible for wheelchairs and there’s a gradually sloping ramp that leads onto a bridge and into the treehouse. Tube slides and monkey bars connect a winding variety of play structures built to promote play and activity from moderate to vigorous. The rock walls and balance bars make for a good obstacle course. Kids can feel the wind rushing in their ears as they fly back and forth on the gliders and swings. Sweeping umbrellas provide shade in warmer months. Future plans for enhancements include a gathering plaza, outdoor classroom, and elevated sandboxes.
Bobby Lanier Farm Park Open dawn to dusk, March through November n 2660 CROSS COUNTRY DRIVE
“Germantown is a sports city,” says Joni Robertson, Director of Germantown’s Bobby Lanier Farm Park, adding “and we are in a soccer sandwich.” In a town where team league offerings run year-round and range from croquet to kickball, Robertson says Farm Park’s location (right between two soccer fields), is ideal. “Sports are great for social and team-building, but the Farm Park offers something different for people to experience: A chance for unstructured play.” With 10-acres and a community garden, the Farm Park is an open space where kids can venture into nature. On “Walkabout Wednesdays,” families are encouraged to take the trails around the perimeter with paths to green space or longer walks through
Oaklawn Garden. Robertson says, “We have tables scattered across the grounds, it’s a great place for a family picnic.” Farm Park also features a Farmers’ Market in early summer, cooking classes, a 4-H chapter, and many seasonal special events. Raised beds house a toddler-to-teen learning garden not to mention sustainability lessons covering topics like composting and raising backyard chickens.
Small Fry Triathlon Third Saturday in September n C.O. FRANKLIN PARK
This mini-triathlon is designed for kids ages two to six. The little ones start with some biking, then they hop-off their vehicles to run across a field. The final leg of “swimming” is more like running through fire hose spray. “We try to make it as much like a real race as possible,” says Will Kassner, Marketing Coordinator for Germantown Parks and Recreation. “The kids pin on numbers and go through in waves. They get a medal when they finish. And they can run the course as many times as they want.” GERMANTOWNCHAMBER.COM |

Sponsored by Campbell Clinic, the event is held near the large play structure in C.O. Franklin Park and ends with postrace snacks, goody bags, music, and a bounce house. Bring your own bike or trike and an appropriately sized helmet. “Big thanks to the Germantown Fire Department,” says Kassner, for bringing out the engine and ending the event with a splash.
Night Rider Family Bike Ride First Saturday in October n CAMERON BROWN PARK
The Germantown Area Chamber of Commerce and the City of Germantown partner to put on this all ages event. Night Rider festivities begin in the early evening with games and food. At dusk, the four-mile fun ride begins. “It’s a really neat family event. Kids get to take their bikes out of the neighborhood and experience the city in a whole new way,” says Will Kassner.
“Plus, everyone’s glowing in the dark, so that makes it even more fun.” With assistance from Public Works and the Germantown Police, streets along the route are protected from traffic. After peddling from Farmington down Wolf River, bikers then head back through various side streets. With a D.J. dance party and ice cream truck, the finish line is where the celebration begins. While helmets are required, dazzling glow necklaces and flashlights are strongly encouraged.
Holiday Parade Germantown residents line the streets holding cups of hot chocolate, enjoying the crisp December air. Seeing neighbors and classmates, they wave at the decorated floats, prancing horses, school groups, clubs, and marching bands. The mile-long parade route begins at the corner of Kimbrough Road and Farmington Boulevard, slowly proceeds west on Farmington Boulevard to Exeter Road,

The stage is being set for Germantown Performing Art Center’s (GPAC) most ambitious and visionary project to date: The Grove. Located in a grove of trees just north of GPAC’s original building, the new outdoor space will boast a 70-foot-wide covered stage and a 31-feet-wide and 18-feet-tall super highdefinition moving screen. Slated for opening in the Fall of 2019, the inauguration of The Grove will coincide with GPAC’s celebration of its 25th Anniversary Season.
Holiday Parade turns north on Exeter Road and ends at Germantown Athletic Club. Be sure and stay until the end to see Santa on a firetruck. From glowing bikes to racing weenie dogs, there are plenty of opportunities for kids of all ages to use their outside voices, run off some energy and make lasting family memories. For a full rundown of all the events that make Germantown a great place to live, visit Germantown-tn.gov/play. n
GPAC’s Executive Director Paul Chandler anticipates The Grove will ultimately feature a wide variety of acts and events, ranging from national touring shows to music festivals, concert movies, holiday programming, and family events. The high definition screen, which will also give GPAC the ability to simulcast live concerts to the outside space (for example, a show or rehearsal happening indoors at the Duncan Williams Performance Hall), will place GPAC among the ranks of the most innovative performing arts centers in the nation. GPAC will become only the third performing arts venue in the country using this technology. Chandler sees this as a boon not only for GPAC but also for a whole host of other arts organizations looking for new ways to broaden their audiences. The Grove will provide visitors a completely new audience experience, appealing to people who are keen to explore the kind of amazing multidisciplinary performance GPAC provides indoors, but who would prefer to do so outdoors from the comfort of a blanket or a chair. The area will include the First Tennessee Plaza, an open-air terrace looking into The Grove. The 72-foot wood-clad bar which sits under a large

The Grove’s unique location, adjacent to the Duncan Williams Performance Hall, steps from The Residences and Shops at Thornwood, the Germantown Athletic Club, and the Germantown Library, places
it squarely in the center of Germantown’s vibrant cultural district. This purposeful placement is tied directly to Germantown’s Forward 2030 vision, a community-driven strategic vision with meaningful and actionable objectives and measures created by residents. The vision places a high value on enhancing and protecting the quality of life, with arts, culture, and creativity at its core. From the very beginning, The Grove has been envisioned as a community gathering space, a place where guests can be educated and entertained, experiencing
the power of the arts to connect and inspire. A truly awesome variety of individuals, family trusts, corporations, small businesses, and community-minded foundations have stepped up to support the construction of this $4 million-plus outdoor performance space and community asset. Let me tell you a Story. Q & A with Germantown City Historian Andy Pouncey Interviewed by Kristi Ransom Photography by Alex Ginsburg
“Let me tell you a story.” It’s a phrase that Germantown Museum President and City of Germantown Historian Andy Pouncey says often, and he certainly has some stories to share. Andy started working as a planner for the City of Germantown in 1990 and retired in 2014. We asked Pouncey his thoughts on Germantown and its growth.

Role in Bringing Smart Growth to Germantown We held over 40 public meetings discussing Smart Growth starting in the early 2000s. I actually helped shepherd it through. Smart Growth is all about protecting the citizens from shouldering the tax burden. The Smart Growth code is actually a throwback to the way things looked and were designed back in the early 1900s before there were cars and people walked to the stores.
What makes Germantown different Germantown is financially stable and well run. We are a community of neighborhoods, and City staff has always known that and listened to what the neighborhoods have to say.

SPEED LIMIT 10?
wait, what?
In a nod to the rich equestrian history of the City of Germantown and to commemorate the 70th year of the Germantown Charity Horse Show, new speed limit signs are popping-up. Benefiting the Germantown Education Foundation, 26 “Horses 10” sign locations have been designated for placement in the Central Business District. Affixed just below the current street speed limit signs, the “Horses 10” signs were once a staple in Germantown. As cars began to outnumber horses for transportation, the signs were taken down.

BUSINESS
What We’ve Learned Doing Business in Germantown Interviews conducted by Tracie Simer Photography by Alex Ginsburg
Business has never been better in Germantown. We asked five local entrepreneurs about the lessons they’ve learned growing their businesses.
Drs. Tony & Paige Chappell Stasi, Owners / Chiropractors
Launch Chiropractic 9076 Poplar Pike Suite 102, Germantown, TN 38138 Germantown is very tight-knit. I feel like everyone knows everyone, in a good way. You can feel the camaraderie. Everyone cares about the area and wants it to be better. It’s cool that we can witness people coming together here and being a part of the community. (Paige) Our goal was to receive 400 visits a week by the end of our first year. We hit that number in just over six months. The things we’ve seen God do in this practice. Simply amazing. (Tony) Some people come here with no hope left. They come in and they get better. That’s so encouraging. (Tony) When starting your own business, be ready to work harder than you’ve ever worked in your life. (Tony)
Don’t believe the haters. You doubt yourself a lot so it’s important to have a mentor within your field, someone to check in with. (Tony) You have to be willing to look down and not up for the first few years. You have to work hard, stay focused, keep the main thing the main thing. You have to push and not get complacent. You must be willing to do what’s necessary for your family and the legacy you want to leave. (Paige) ‘The narrative you tell yourself will become your identity.’ I don’t know who said that but it’s my favorite quote. Your mindset is very important. What you think dictates the direction you go, what your life looks like. (Tony)

Reverie Yoga Center 9076 Poplar Pike #103, Germantown, TN 38138 Reverie is about taking really good care of yourself. Every day I get to see the people who come through the door of Reverie find a home here. We have a space where we can meet their needs, provide more relaxation, and help them feel good about their bodies. Germantown has a small town feel. You don’t go anywhere without seeing someone you know. It’s safe and family friendly. It’s the best of both worlds: we’re near the big city but we have everything we need here. “Jigar Gor once said, Yoga is not about touching your toes, it’s about what you learn on the way down.”

My 11-year nursing career was the foundation of my professional career as a yoga teacher and yoga therapist in training. I’m proud to have had that and that I got to take care of people in that way. It was a great launching pad for opening a yoga studio, being a teacher and studying yoga therapy. It’s a dream come true. Therapy is a beautiful bridge between nursing and yoga and a good way to take care of people in a holistic way. Be true to yourself, always. Be authentically who you are and stick with it.
I’m really grateful to be in Germantown.
Maya Angelou said, ‘We delight in the beauty of the butterfly, but rarely admit the changes it has gone through to achieve that beauty.’ That rings very true to me.
We had a house fire two years ago and the Germantown Fire Department was there within two minutes. They were amazing. The community here is unlike anywhere else I’ve ever lived. It’s so safe, so supportive.
Follow your heart. Pursue your passions. Pursue what lights you up. The process of starting a business can be really challenging, but it’s also really worth it. I think the poet Rumi said something resembling ‘Follow your heart, it won’t lead you astray.’

La Bella Skin Bar 3133 Forest Hill Irene Rd, Germantown, TN 38138 Germantown’s community cares. We are blessed to be surrounded by one of the most supportive communities of people in the country. Germantown is safe, our schools are the best of the best and our city is clean. Never quitting even when the pressure seems insurmountable: This is my greatest accomplishment. I’m so proud to have built the team of employees I have today. I cannot express how blessed I am to have these people working with me daily. My best advice for someone who wants to start a business: Do your due diligence on your target market and use that information to establish forecasts and cash flows. Spend within your means and hire a very competent accountant or bookkeeper. Do not be afraid to fail.
My father is someone I admire very much. He was instrumental in teaching me to work hard, respect the value of the dollar and keep it all in perspective: faith, family, and friends. Our community is what makes Germantown the best place to live. I can speak from experience; when a Germantown family meets a crisis, our community rallies like very few do. The worst advice I ever received? Don’t do it. Harvey McKay once said: ‘Life is too short to wake up in the morning with regrets. So, love the people who treat you right, forgive the ones who don’t and believe that everything happens for a reason. If you get the chance, take it. If it changes your life, let it. Nobody said it would be easy, they just promised it would be worth it.’ We all have reasons we can’t; be one of those who is determined they can. If you do, it will be worth it.

9289 Poplar Ave #102, Germantown, TN 38138 Great businesses solve problems. Being a millennial, it feels like our generation has more of an itch to get out, build and create something. I’m proud to have created this place in our community where everyone feels safe. I didn’t know that would make such a big difference. We’ve received feedback that has said this is one place you can come where it doesn’t matter what your background is, what your hair texture is like; we can take care of everybody. To look at the melting pot of people is a really cool feeling. It makes you feel like you’re helping to move the needle forward a little bit. I admire the sense of community in Germantown. Since we’ve been open, everyone has been so nice. People are so quick to support. The better we are as a whole, the better it is for the city. I love that small town feel, although we are not a small town. I can tell Germantown really wants to see us succeed. I’m a big believer in constant self-improvement. If 64

I’m not working on my business I’m usually trying to work on myself; working on my leadership skills and identifying ways I can be better so I can make my team better. There will never be the perfect time to start a business. There’s never going to be a day where you wake up, have all your ducks in a row and are ready to start. It’s full of surprises and you’re going to work like crazy. I have Sheryl Sandberg’s book Lean In on my nightstand. I like that despite some of the tragic things that have happened to her, she keeps moving. And she is such an advocate for women, telling women to be more bold. I think she’s a great role model. Thomas Jefferson said, “I am a great believer in luck; I find the harder I work, the more I have of it.” I was always taught if you want something, you have to work for it. When people say I’m so lucky, to me it’s not luck. I’ve worked really hard to get here.

3670 S Houston Levee Rd #101, Collierville, TN 38017 It was kind of a no-brainer for us. When the opportunity to locate to Germantown presented itself, we couldn’t say no. Mary Anne Gibson, our Germantown Alderman, was a big part of moving us to Germantown. She has poured into the city. She has a huge heart for the city and she gives back a lot of her time. I think that’s very admirable. It’s always been a dream to get to Germantown. I think we’ll firmly plant here. I think it will stay true to its core, which will be great for us. I love the established neighborhoods, the school system. Everything about it is wonderful. Without our customers, we’re nothing. We continue to cherish those relationships. Without them, we’re not in business. Be aware of how many hours it takes to run a successful business. If I knew how much time it took, I would still do it. The pros and perks outweigh the cons. You don’t become successful working 20 hours a week. I have two little kiddos: Sage, she’s 4, and Steele, he’s 1.5. They are the center of my world. When my husband Brent and I are not working we’re trying to get as much family time as possible We book trips to get out of town, because if I’m in the city, I’m working. We make a conscious effort to go out so I can mentally get away. I admire my team. I have a phenomenal group of ladies who really and truly have us where we are today. My husband works full time on the business as well. Everybody always gives me the credit but without all my backbones I wouldn’t be where I am. They all work tirelessly to push our brand forward. They love our brand and what we do. n GERMANTOWNCHAMBER.COM |

ECONOMIC DEVELOPMENT
Why Germantown? You only need to drive around Germantown for a couple of minutes to see business is booming, but why? The answer is simple and has led to a recordbreaking $10 million in sales tax revenue for 2018. That’s good news for residents because when sales tax revenues are up, property taxes stay down.

mix of land uses - while still protecting our residential neighborhoods,” Owens said. Mixed-use projects provide a builtin customer base for businesses, be it shops or restaurants with offices on the next floor. “Our goal for these gateways is to create vibrant, sustainable, mixeduse neighborhoods with a variety of shopping and dining opportunities, usable open spaces and community gathering places,” Owens adds.
New Investment: Thornwood
Thornwood Ask developers why they’re investing or re-investing in Germantown and they’ll give you the same answer: Zoning. While zoning has been a priority in Germantown since the beginning, new zoning measures in the City’s five key business areas show it’s constantly striving to do better by adapting to growing demands for mixed-use projects. Germantown will always be a residential community first. In fact, only 10 percent of its 20 square miles is zoned for commercial use. So, in the year 2000, as Germantown was running out of land to grow outward, the City did what it always does and asked citizens to lead
the way. Hundreds of citizens assisted in creating a strategic plan that came to be known as “Vision 2020.” They concluded the City could ease the tax burden on residents by encouraging mixed-use zoning—including the lifting of building height restrictions beyond two-stories, allowing the landlocked city to “grow up.” The relentless pursuit of maintaining Germantown’s quality of life is always evolving. Alderman Forrest Owens remembers adopting more zoning changes in 2012 as part of an economic development strategic plan. “It specified certain areas where we could responsibly develop properties with a
Thornwood is the City’s most notable mixed-use development to date. Located at 1680 South Germantown Road, just north of GPAC, the Germantown Athletic Club and Germantown Community Library, this vibrant 17-acre development adds restaurants, retail, high-end apartment homes and walkability to the city center. Thornwood is expected to bring in $1.16 million in tax revenue to the City every year - ten times the revenue of single-family housing development. For three years, developer Spence Ray tried to sell the property that was to become Thornwood. Then, on a family trip to Washington D.C, Ray realized they were walking everywhere; to restaurants, shops and back again. Ray describes D.C as an extraordinary example of planning and walkability. It reminded him of European villages and how those communities have stood the test of time by providing residents many necessities within walking distance. The experience sparked his idea to develop Thornwood as a mixed-use project that would bring the walkable lifestyle GERMANTOWNCHAMBER.COM |

Thornwood will be home to two luxury apartment home styles—Market Row Lofts and The Residences at Thornwood. Monthly rent for these units will range from just over $1,500 to more than $3,500. Ray expects to have a total of five restaurants in the development including upscale Moondance (owned by Tommy Peters of Itta Bena) and the more casual eatery, Newk’s. The restaurants will join current tenants Hampton Inn & Suites, Bob Richards Jewelers, Buff City Soap and the newly relocated gift and decor retailer, Bella Vita. “Without mixed-use zoning, we would not have been able to bring this walkable lifestyle to Germantown,” said Ray. “For Thornwood to be truly good, it must be good today and for generations to come. Walt Disney said, ‘You can design and create, and build the most wonderful place in the
world. But it takes people to make the dream a reality.’”
New Investment: TraVure Folks entering Germantown from the west are welcomed by the 58-acre Germantown Western Gateway at Kirby Road and Poplar Avenue. One of the five districts rezoned for mixeduse, the Western Gateway is home to TraVure. Owned and operated by Gill Properties, the modern, multiuse design also boasts a walkable, “people-centric” campus. Developer Ray Gill told us he was initially planning a conventional office space centered in a parking field. “We chose the property first and we worked with (Germantown) planning to create a highly integrated mixed-use project.” Gill liked the City’s placemaking idea for a dense, walkable and intimate site plan for the buildings. “This plan did require structured parking and even though these costs concerned us, we chose to buy into the City’s vision,” Gill said. He added, “Germantown’s progressive approach to planning resulted in a unique site plan that will hopefully remain viable for many decades into the future.” TraVure’s state-of-the-art office building is designed with the goal of connecting work and life. It provides such smart options as public WiFi access for tenants and visitors. There is also commissioned public art to mix business with pleasure. With a free fitness center, outdoor gathering areas and walking trails, the development’s motto “work well” seems to be doing exactly that. When asked what sets Germantown apart from other communities, Gill said, “Germantown is different primarily due to its creativity and its recognition that good planning principles can be used to address problems and result in a superior product.” Tenants include headquarters for Mid-America Apartments (MAA), JP Morgan Chase and Nashville-based

Reinvestment: Carrefour There is plenty of reinvestment happening in Germantown as well. Just a couple of blocks west of TraVure, located on the southwest corner of Kirby and Poplar is the Carrefour shopping center. Last redeveloped by Cannon, Austin & Cannon, the shopping mall was converted from an indoor mall to its current outdoor design in 1989.
Carrefour at the Gateway rendering FirstBank. Bank President, Jeff Hudson, said the move to TraVure is all about location. He adds the short drive to The Shops at Saddle Creek and easy access to East Memphis was ideal for FirstBank’s purposes.
Future plans at TraVure include a Hilton branded hotel along with a variety of shopping and dining options to allow tenants and visitors a walkable convenience for many of their needs.
“Although Carrefour has been a successful shopping center, changes brought to the retail landscape by e-commerce, caused anchor “box” stores like Borders to close in 2011. It had us reviewing the functionality of our assets. The city’s mixed-use initiative shaped new opportunities to provide an upscale development for the community,” according to company Vice President Nelson Cannon. With the new name, “Carrefour at the Gateway,” the project will provide innovative uses and purpose to the

On the ground floor of the four-story building will be a common area, cafeteria, sports performance center and new physical therapy space. Other floors will feature eight operating rooms, two procedure rooms, thirdparty tenants and space for future growth. Over the next three years, Campbell Clinic’s expansion will bring 185 new jobs to Germantown.
Reinvestment: Germantown Collection
Campbell Clinic rendering center and area, continuing the vision of the Gateway. Plans are to keep the one-story area that faces Poplar Avenue and update the façade. The northeast corner (where Macaroni Grill was located before burning down in 2014) will be all new upscale housing construction, street-level retail and restaurants, with premier office space above. The building is designed to reflect that of its neighbors, DuncanWilliams across the street and International Paper one-half mile to the west on Poplar Avenue. Owners and developers have worked tirelessly with the city and community over the past five years to provide a first-class project encompassing the first mixed-use design concept on an existing improved site in Germantown, rather than a “greenfield” development. “The mix of uses such as retail shops, upscale restaurants, offices, etc. as well as providing community activities are designed to create a synergistic approach to development while furthering the concept of connectivity within the overall project and the residents of Germantown,” added Cannon. Projections for the proposed development of Carrefour at the Gateway could generate over $5,000,000 in tax revenue.
Additional plans include a 16,000-squarefoot civic space for activities such as live music, black-and-white movie nights, ice skating and other seasonal events. Projections show the development could generate $1 million a year in property taxes alone.
Reinvestment: Campbell Clinic What is now known as the Wolf River medical corridor in Germantown was once all open fields. It started in the early 1990s when Campbell Clinic purchased its 15-acre, 72,000-squarefoot campus. Today, there are numerous medical offices taking advantage of Germantown’s convenient location and Campbell Clinic is expanding once more with a $47 million, 120,000-square-foot facility utilizing the final five acres of its campus. “The reason for the expansion in Germantown was simple,” says Campbell Clinic CEO George Hernandez. “As we reviewed our campus master plan and forecast needs for clinic space in the future, it was obvious that we needed to increase our physical footprint to meet current and future patient demand.” He added, “The ability to re-zone our property and the ability to secure the retention PILOT, made our expansion in Germantown possible.”
The centrally located Germantown Collection began their mixed-use reinvestment in 2016 when Kroger left the center to open their new Farmington location. This paved the way for changes at the shopping center, including giving the longawaited Trader Joe’s a place to open its doors in Germantown. This national grocery chain sees itself as “in the people business; we just happen to sell groceries” according to store Captain Noah Stevens. Along with its cult-like following, Trader Joe’s brings local flavor to each of the stores it opens. In the Germantown store, a mural of the horse and jumper from the Germantown Charity Horse Show is painted on the back wall in a nod to City tradition. And school spirit reigns as well with Houston High School and Germantown High School football jerseys framed and hanging in the store. Trader Joe’s also brings a giving spirit to the communities where it is located. As a company, they give back to teachers and donate $750,000 annually on average to local food banks. It is a great time for the City of Germantown and the Germantown Chamber of Commerce. Germantown has always set the standard for communities in our region with a commitment to excellence. We are reaping the benefits of careful, thoughtful planning by city leaders, building on the success of the past with a clear vision for the future. Get out your sunglasses, because Germantown’s future looks bright! n

MADE IN GERMANTOWN
The Bag
Lady by Kristi Ransom
With her designer handbag line, Germantown native and fashionista Katie Kalsi offers up her thoughts on her unique style, her success and how growing up in Germantown has inspired her.
© ALEX GINSBURG PHOTOGRAPHICS
Name Katie “The Bag Lady” Kalsi
Kids I have two girls: Sophie is 15 and Sadie who is 10.
Pets Three Chihuahuas: Skittle, M&M and Hershey
What inspired you to start making your bags? Believe it or not, I never carried a handbag until I started making my own. I love fashion and painting and I wanted to come up with a concept where I could take the art from the canvas and put it into the strap of my bags. It took a lot of critiquing and testing but I conquered it. Now I have over 200 different interchangeable straps and everyone can enjoy a piece of wearable art.
How would you describe your style? My style is bohemian chic with an artistic flare. I want my straps and handbags to make a statement.

How did growing up in Germantown inspire your style?
Most famous person to carry your bag?
I think my biggest inspiration growing up in Germantown was the barn on my parent's property. It was a very peaceful setting among nature that allowed me to focus on my art.
Cameron Diaz, Pat Benatar, and Faith Hill. Lisa Marie Presley, who calls me the Guitar Strap Girl. They each individually sent me a signed photograph of them carrying my handbag or a personalized letter.
What is your favorite thing about coming back to Germantown after traveling and showing your bags? Being raised in Germantown, it is truly an amazing feeling to come home to the support of my family and friends. The people of Germantown are my biggest fans and I’m so grateful for that.
Who is your style inspiration? Mostly Roberto Cavalli, Steve Madden.
When did you know you made the “Big Time”? In 2014 when I was featured in numerous magazines and publications. I also launched in 67 of Belk’s department stores. Then six months later I was collectively in 178 of their stores plus other independent boutiques all around the US. Katie’s bags are also available at Jewel Spa and Boutique in Germantown. n
