BOX- A N D -W H I S K E R PLOT S

Some real estate sales statistics and graphics use Close of Escrow (COE) as the effective date of the sale. This makes some sense, as the sale isn’t final until escrow closes. It does, however, give a skewed view of the seasonality of the market since some sales may not close until a few months after the sale date. For all the statistics and graphics you see in this report, we have chosen to use the sale date (the date the contract was signed), to give you a more accurate picture of the state of the market.

To give you a sense of the range of home prices in a neighborhood, we include a type of diagram used in descriptive statistics: the box-and-whisker plot. This breaks down the homes sold into four quartiles, each with the same number of sales. The central rectangle (the “box”) shows the 2nd and 3rd quartiles, with the median between them. The whiskers that extend beyond the box show the 1st and 4th quartiles. Any outliers (sales that fall outside 1.5 times the width of the box) are shown as diamonds. $4.08m

SIZE INDEX

The size of a house in square feet is highly correlated with sale price and a commonly used measure, but it fails to take into account the size of the lot – often a significant factor in this region. For charts in the neighborhood section of this report, we use a size index that factors in both house size and lot size, based on a regression analysis of their relative contribution to sale price in the city. The size index is more highly correlated with sale price than house size alone.

Atherton

Beginning in the flatlands, then moving westward to the hills by Highway 280, Atherton is noted for its heritage trees and park like setting. With its picturesque streets and average lot size of one acre, Atherton residents cherish their small, quiet community. This serene atmosphere has consistently made Atherton one of the most sought after and most expensive addresses in the country. In the mid-1800’s, the town of Atherton originated as a place for summer homes of wealthy pioneering San Francisco families. Some of the most notable streets are named after the original distinguished residents, such as Faxon Dean Atherton and Thomas Selby. The spirit of innovation, entrepreneurship, and philanthropy still define the town’s residents of today as it has done for over 200 years. Atherton is conveniently situated minutes from the downtown Menlo Park shopping district and just a short drive from the bustling downtowns of Palo Alto and Redwood City. Several private schools call Atherton home and the private Menlo Circus Club provides a swim, tennis, and equestrian venue for local residents. Despite its small size, the town has abundant open space and has its own library and community facilities, including the beautiful Holbrook-Palmer Park. Over the years, the prestigious Town of Atherton has managed to preserve its charming character as a world apart, in the heart of Silicon Valley.

Lindenwood offers some of the best value for land in Atherton at approximately $5 million per acre, Bay Rd compared with up to $10 million per acre in parts of West Atherton. Homes stayed on the market almost twice as long, on average, as the prior year, but that was due to just a few homes sitting longer – 7 out of the 12 homes sold were on the market for less than 10 days.

Linden Towers originally stood at the center of Lindenwood. An opulent mansion completed by silver tycoon James C. Flood in 1880, the estate boasted gorgeous gardens, arbors, orchards and majestic heritage trees, many of which still stand today. Some other artifacts remain: huge urns, fountains, statues, quaint streetlights and dramatic columns.

There is no shortage of space and peacefulness in West Atherton. Large lots and lanes without sidewalks contribute to the rural feel.
