The Benefits of Mortgage Advice and the Different Types of Mortgages Available Where a good mortgage broker can offer you value: Taking out a mortgage is a massive financial commitment that none of us can afford to get wrong. And whether you are a first-time buyer, moving home or remortgaging, the vast range of deals available from the many lenders can seem daunting. While banks and building societies will only offer you a mortgage from their own range, an independent mortgage broker will search the whole market on your behalf and source the right deal based on your circumstances and budget. Even if you find a good-looking deal yourself, you may be unsure whether you will be accepted – especially as criteria can vary from lender to lender. A good mortgage broker knows how each lender operates, so they’ll also know which deals you’re likely to be eligible for. But it’s not just finding a mortgage deal where a broker can prove valuable. They’ll also help you apply for and set up your new mortgage – providing help and support with the paperwork and the rest of the process. Your broker will also liaise on your behalf with the estate agent providing them with a copy of the mortgage in principle and also with the lender and deal with any problems that could cause unnecessary delays. Which mortgage is right for me? There is so much choice when it comes to picking a mortgage, that it can seem totally baffling. Not only do you have to work out which mortgage will be the cheapest for you, which means looking at interest rates and fees, but there are also different types of product available. So should you go for a fixed or variable rate deal, and what about offsets? Here we explain the differences in order to help you work out which is the right type of mortgage for you. Fixed rate mortgage - The interest rate remains the same throughout the period of the deal – typically two to five years, though it is possible to get ten
year fixed rates. If you opt for a fixedrate, you’ll have the security of knowing exactly how much your mortgage will cost you for a set period of time. Tracker mortgage - The interest rate on a tracker mortgage is linked to the Bank of England Base rate. So if the base rate changes, your mortgage rate will change too. The base rate is currently 0.50%, so if you took a tracker mortgage with a rate that is 2% above the base rate you’ll be paying an interest rate of 2.50%. If the Bank of England raised the base rate by 1%, your mortgage rate would increase to 3.00%. This would add about £25 a month to the repayments on a £100,000 mortgage. Offset mortgage - This is a more complicated mortgage as it links your savings to your mortgage debt. Rather than earning interest on your savings, that money is set against your mortgage so you pay less interest on that debt. For example, say you have a £100,000 mortgage and £20,000 in savings, you would only be charged interest on £80,000 of the mortgage. However, your monthly mortgage repayments will have been calculated as if the debt was £100,000. This means you end up paying more than you need off your mortgage each month. As a result you clear your mortgage off more quickly and save yourself money in interest. Some lenders give the option of reducing the monthly payments so that they are calculated on the mortgage amount once your savings are factored in. So with the example above, your repayments would be based on a £80,000 mortgage. This can be good if you want to save money now, but it won’t help if you are considering an offset to pay your mortgage off more quickly. Summer News from Jennyruth Workshops Working with the YMCA Earlier this year Jennyruth Workshops had the great opportunity to be involved in working with the YMCA in helping to design and make new signs for some of the charity shops they are opening in the area. After a meeting with the staff from the YMCA, the Jennyruth team we came up with ideas for signs, A frames and blackboards as well as a table and chairs for a children’s area. This has been an excellent project and an opportunity to work alongside another charity and business. The YMCA are also stocking and selling Jennyruth Workshops’ unique handcrafted products in their Boroughbridge and Helmsley shops and giving the Jennyruth workers some valuable work experience in the Boroughbridge shop.
Jennyruth Nesting Boxes The robin has recently been voted our National bird. Why not encourage robins to nest in your garden by putting up a Jennyruth Workshops robin box? They make robin boxes in a variety of colours and styles. Please look at their website for more details.
Employability Skills Six workers from Jennyruth Workshops will receive certificates in Employability Skills and Occupational Studies this July. The Entry 3 NCFE course, funded by NYCC Education and Training, has been running since September and every Thursday morning Emma, Bethany, Kirsty, Oliver, Jamie and Marc have been working hard to achieve the required standard of work. The course is designed to introduce learners to the world of work and to a broad range of essential skills. This includes personal preparation for employment, problem solving skills for work and working in a team. A highlight of the course was a recent visit to Bagel Nash in Leeds to see another artisan business at work and of course to sample the delicious bagels. The course tutor, Diane Grubb, has thoroughly enjoyed her time working at Jennyruth Workshops and has appreciated the professionalism of the workshops. Jennyruth Workshops hope to continue the learning experience for their workers next year with an Entry 2 City and Guilds course in Employability skills. Summer has arrived... Blue skies, bees and butterflies and long, balmy nights. Summer brings us a heady cocktail burgeoning with sensual delight as the garden is at it’s zenith. It’s time to take a deep breath, sit down, relax and enjoy nature in full swing.
High summer is a great time to take stock of what the garden has to offer. Stepping back and getting a feel for the area as a whole will
give you an opportunity to marvel at the splendour you’ve created with a chance to plan for the future. A beautiful, balanced space acts as a refuge from the hustle and bustle of modern life for both you and your wildlife friends. When planning a new area form should follow function. In essence, get the basics in place and then put your imagination to work. It’s like painting but instead of a brush you use a fork and spade. There’s a limitless supply of creative materials with which to make your masterpiece. Some of my favourites are natural stone, water, light and of course plants in their various shapes and sizes. So why not get inspired and give it a go? Don’t be scared to get your hands dirty and keep your wild neighbours in mind.

Wildlife Corner Natural Stone Habitat Garden health is all about building up layers of biodiversity within your boundaries. This will support the development of an intricate, self maintaining garden ecosystem. A great way to build this biodiversity is by creating new habitats where wildlife can flourish. Don’t worry, they needn’t be large or complex, so give it a try. All types of wildlife will find a home in a small section of dry stone wall. It will provide a sunny and shady side with deep recesses of various sizes. Some parts may be damp and in contact with soil whereas others will be dry and warm. You can attract anything from earwigs to newts into these micro cliffs. All you need to do is get hold of some natural stone

New Cemetery Opens in Ripon A new cemetery, a little way up Little Harries Lane (off Kirby Road) in Ripon, has been officially opened by Councillor Nigel Simms, the Mayor of the District of Harrogate and Councillor Pauline McHardy, the Mayor of Ripon. Work started on the 3.6 acre site in 2013 following substantial investigation works to identify a suitable location. The cemetery, which has space for over 600 full burial plots, will provide enough burial provision for around 35 years at the current burial rate. There is also space to develop a second phase in the future. The cemetery has additional space for cremation remains plots, as well as an area proposed for woodland burials, offering a natural burial ground option. A rainwater harvesting system has been installed to minimise the impact on the environment and will provide visitors with water through two traditional water pumps.

We then glaze and kiln fire each piece carefully to create an individually crafted memory that will last a lifetime. The pots vary from egg cups to small animals, money boxes, plates, pet bowls, mugs, tea pots etc. A £4 studio fee is paid to cover the paints, equipment, glazing and firing. You then chose a piece to paint ranging from £4 upwards. We do gift vouchers. These are great individual thoughtful gifts especially made for special mums, dads, aunties, godparents, grandparents, teachers etc. Easter, Father’s Day, Mother’s Day and Christmas gifts can be made by anyone of any ability. Painting pots is very therapeutic and you can lose yourself for a couple of hours and not realise where the time went! You need have no artistic ability at all -anyone from a baby upwards can create a lasting painted memory. We do baby foot prints from birth and family prints in clay. Everything is kiln fired therefore usable. Take care to wash the items as they are precious. We do commission pieces for special events such as christenings, weddings, birthdays etc. We have a girls night the last Friday of each month. Councillor Nigel Simms, the Mayor of the District of Harrogate said: “With the cemetery on Kirkby Road in Ripon close to becoming full it was important that we addressed this problem. People should have the choice as to whether they wish to be buried of cremated and the creation of this new cemetery will ensure that we will not face a shortage of burial spaces in the future.” Harrogate Borough Council operates 10 cemeteries and a crematorium across the district and are responsible for 14 closed churchyards. Embrace Dyslexia We spoke to Embrace Dyslexia founder, Angie WIllis, about her new business. “Embrace Dyslexia was born from my desire to see individuals have their learning difficulties recognised, potential maximised, self esteem high and able to face the world with confidence! Dyslexia is not linked to intelligence; it is a life-long specific learning difficulty (SpLD), often referred to as a barrier to learning. I aim to help by giving a better understanding of an individual’s strengths and of the areas which need more targeted support. It doesn’t have to hold you back, think of all those successful dyslexics out there! Diagnosis is only a part of the services I offer; I am concerned with increasing awareness and understanding, for individuals, their family and education providers and in enabling more appropriate, targeted learning provision.
What to look for?
Does your child come home exhausted from school, reluctant to tackle reading or homework? Do they have great verbal and thinking skills which are not reflected in their written work? Despite your child’s best efforts, are they not making the expected progress? In school, dyslexics often have to work much harder in order to gain similar levels of achievements to their peers; taking longer in learning to read, being able to
spell or in learning their times table facts or other mathematical skills. Dyslexia can impact across all aspects of daily life, for instance: poor organisation and/or time management; problems with short term memory (unable to remember instructions) and in organising their thoughts. New vision for volunteering in York & North Yorkshire launched This Volunteers Week (In June) plans have been unveiled to make volunteering in North Yorkshire’s communities more recognised, visible and valued. The VCSE Strategic Leaders’ Group, made up of chief officers of key third sector organisations operating in York, North Yorkshire and the East Riding, has launched the ‘York and North Yorkshire Volunteering Strategy’ which aims to set the scene for volunteering over the next five years across the region.
The Strategy sets out four clear aims:
• To provide every individual with the opportunity to volunteer •To make volunteering more recognised, visible and valued • To ensure that all organisations can deliver an quality volunteering experience and benefit in return
• To offer effective support to individual volunteers and to organisations providing volunteering opportunities ....................................................................................................................................... “Volunteering is widely recognised in today’s society as being hugely important to the well-being of local communities. With heightened awareness nationally of the need for more community led services, the VCSE Strategic Leader’s Group felt it was important to take steps to grow volunteering in North Yorkshire,” said VCSE Strategic Leaders’ Group member, Mel Bonney-Kane, Chief Executive of Coast & Vale Community Action (CAVCA) Mel continues: “We want people and organisations to recognise the professionalism and high quality of services offered by the voluntary sector. Call for foster carers to join innovative scheme North Yorkshire County Council is currently recruiting new hub community family foster carers and supported lodging hosts as part of its ‘No Wrong Door’ initiative - a groundbreaking programme to improve radically the life chances of some of the county’s most vulnerable and challenging young people.
“We believe strongly that relationships are at the heart of everything we do with young people and we build these up by offering stability and consistency of support, in order to gain their trust. Trust is essential,” said Cllr Janet Sanderson, North Yorkshire’s Executive Member for the Children and Young People’s Service.
The Council is looking for people with direct experience of working with or fostering young people with complex and challenging behaviour, or troubled backgrounds.
Applicants for the foster carer position should be available on a full-time basis and have the physical space needed to accommodate a young person in their home.
Carers are required in both the Harrogate and Scarborough areas and they will form part of a professional team. As members of the wider ‘No Wrong Door’ hub team, carers will be able to access excellent training and on-going support. But more importantly, they will also have the chance to make a real difference to the life of a teenager.
High needs supported lodging hosts should have a spare room in their home available for the sole use of a young person. This role is not as hands-on as fostering, so suits people who may be working full or part-time. Hosts are not offering a permanent home, but a stepping stone - somewhere for a young person to stay until they’re ready to live on their own.
Through the No Wrong Door programme each adolescent in the care system is given one key worker supported by a single team of trusted and skilled workers who will stick with the young person through thick and thin to access the right services at the right time and in the right place to meet their need. It’s a tough love approach for young people who have had a lifetime of experiencing rejection and failure.
If there is no young person in placement, carers would be expected to undertake some work in their area hub where they would participate in a range of activities designed to build relationships with the young people living there.

Why Floss? You might clean your teeth religiously twice a day and feel that you are doing all you can to keep your gnashers looking and feeling clean and fresh, but if you fail to include flossing as part of your daily dental routine, you are only doing just over half the job. Every tooth has five surfaces, and brushing only gets to three of them (the top/bottom, back and front). If you don’t floss, it leaves the two side surfaces unclean and potentially subject to disease. Food and sticky bacteria, commonly known as plaque, lodge in the space between teeth. If left, plaque generates acid which can cause cavities, irritate gums and eventually lead to gum disease. Gum disease isn’t pretty. It eats away at gums and teeth and in advanced forms even attacks the bones that support the teeth and the lower third of the face. Floss is the only thing that can get into the space between teeth to remove these harmful bacteria. If done before brushing, flossing can expose a larger area for the fluoride in the toothpaste to act upon. The best way to care for your teeth is to combine plaque removal through flossing and brushing with chemical cleaning via toothpaste and mouth wash. By Debbie Singh-Bhatti

n St Wilfrid’s Procession This procession around the city of Ripon is in honour of Ripon’s patron saint; St Wilfrid. In 1108 King Henry I granted permission to the city to hold a fair to mark the birth of the saint on 30th July and we are trying to keep up this tradition. Water without the guilt Who remembers their dad hosing the garden on warm summer evenings? We always seemed to have a lush lawn when I was a child, apart from the summer of 1976 when hosepipes were banned and we all used stand-pipes for weeks.

But nowadays hosepipes are the horticultural equivalent of a bad taste joke: out of style and somewhat frowned upon. But gardens need water to survive so what can we do? Well the truth is, we have more than enough water in the UK to sustain an average garden, but it tends to fall in the winter when all the plants are dormant. A water butt is a simple, economical solution for most urban gardens. Butts will catch the rainwater from your gutter and store it until it’s required. They typically hold between 100 and 300 litres depending on size. You can now buy huge rainwater tanks which hold up 1000 litres and are great if you have the space. There are also underground storage tanks which hold over 2500 litres! With special attachments, stored rainwater can be fed into hoses and sprinklers, so you can use them guilt-free. However, if you want to make the most of your saved water then irrigation systems are the best choice. They typically reduce the amount of water you use by 70-90%, which is a huge saving. Here are a few tips for getting the best from an irrigation system. Ground preparation is really important. Dig in lots of home-produced compost, well rotted

horse manure, or spent mushroom compost. This organic matter will help the soil retain any moisture it receives. Make sure the irrigation lines run under the tips of the branches rather than at the base of the plant. This will water the roots more efficiently. Make sure you mulch. Mulch can be a membrane, gravel, bark chips or cocoa shells. The aim is to keep moisture in the soil. I favour organic mulches because they gradually rot down and can be dug in to improve the soil texture further. A few simple measures will ensure that your garden stays green this summer without costing the earth! Plants for Dry Spaces • Alliums - the huge ones look great • Cistus - Rock Rose • Euphorbia - my favourite, very architectural • Helianthemum - Sun Rose • Lavender - plant near patios for the fragrance • Santolina • Sedum - almost indestructible! • Senecio - the sunshine plant • Thyme By Rachel Leverton
Water thoroughly once or twice a week rather than little and often - this encourages plants to put down roots in search of water rather than coming up to the surface. Remember, though, that containers and hanging baskets need watering every day and sometimes even twice a day if it is hot and windy. For recently planted large shrubs or trees, leave a hose trickling around the base for an hour. The same goes for established plants in very dry periods - pay particular attention to camellias, rhododendrons, azaleas and hydrangeas which will abort next season’s flowers if they get too dry. Mulch around the roots when moist to help avoid this. Recently planted hedges are best watered with a trickle hose (a length of old hose punctured with little holes) left running for an hour or so. Ensure trees or shrubs planted in the last couple of years on lawns or in areas of rough grass have a circle of clear earth around them - this must be kept clear or grass will prevent essential moisture getting through. Mulching with bark or compost will help. The key to successful planting, whether it be a shrub, tree, perennial or bedding plant is to water in well. Soak the rootball in a bucket until no air bubbles come to the surface, dig the planting hole, fill with water and allow to drain away. Place the plant in the hole, fill with soil, firm gently and water well with a watering can - this will give the

plant a huge advantage over one planted with a dry rootball in a dry hole and watered only on the surface. Hoe beds and borders to get rid of annual weeds, like bitter cress and chickweed. If it’s dry, attack perennial weeds like ground elder and the like with systemic weed killer painted onto the leaves and trail tips of bindweed into jam jars full of the same. Remember systemic weed killers are indiscriminate and will kill anything they contact. If you don’t have time to do this, at least cut the culprits down to prevent them from setting seed. Keep your pond topped up with fresh water - a build up of algae in warm weather can be toxic, if not fatal, for animals. Pests Pests love warm weather, so be on your guard! Caterpillar and aphid infestations can be dealt with by hand if caught early enough, but should the situation career out of control you will have to resort to insecticides or grin and bear it! Greenfly and blackfly especially love the heat and don’t forget aphids and other sap-sucking insects can transmit viruses so don’t give in to the sympathy vote. Try to attract beneficial insects by growing a wide variety of plants - ladybirds and their larvae are consummate aphid predators, as are lacewings and even wasps.

Visitors will be able to view over 300 artworks by artists who include: • Barbara Sykes, who was awarded the Sir Hugh Casson Prize for Best Drawing at the 2014 Royal Academy Summer Exhibition • Laney Birkhead, a painter printmaker, whose landscape work focuses on her close relationship with her immediate natural environment, she was awarded the Harrowells Print prize at the 2014 Great North Art Show • Neil McBride, a North Yorkshire artist whose series of paintings featuring crowds of people in landscapes. • Vesna Milinkovic whose paintings have previously been exhibited and sold at the Royal Academy Summer Exhibition, and have recently featured in Saatchi Online curated collections. Printmakers are very well represented from the detailed etchings of Janis Goodman and mysterious collagraphs of Suzie Mackenzie to the dreamy cyanotypes of Alun Kirby and graphic landscape scenes by Sarah Harris.
There is a breathtaking variety of art on display, such as Nolon Stacey a pencil artist specialising in detailed drawings of British wildlife, dogs and farm animals and Jill Campbell who creates bewitching paintings that articulate aspects of the North Pennines where she lives. In addition this year two artists have also been invited to showcase their work as ‘guest’ artists’: • Sculptor Harold Gosney whose body of work includes sculptures, drawings and prints. • London artist Everton Wright’s multi media installation Walking Drawings: Heavy Horses. Using the British Coastline as his canvas Eve drew on a team of horses and an old-fashioned tractor to help make this piece. Everton makes large-scale drawings in the sand and asks members of the public to walk the lines - his latest assistants, a Cumbrian riding school and their 15 Shire horses, battled gale force winds to bring the drawings to life. The 2015 Great North Art Show opens on Saturday 29 August and runs until the 20 September. Entry to the Cathedral is free and all artworks are for sale.
