OUR ONGOING PROJECTS

PHAS E 1. THE ROOF GAR DE N S

PHASE 2. THE SKY GARDENS

PHASE 4. ST GEORGE'S GARDENS

With building commenced in Summer 2015 with Pochins Construction Ltd, this pioneering development shines a light on our philosophy, creating exciting outdoor living space at the heart of the city. The stunning scheme provides 49 townhouses and 22 apartments, all featuring individual, private roof gardens – marrying suburban comforts with inner city living. Prior to commencement of building works over 90% of the homes were sold to local Manchester home-owners.

The Sky Gardens marks the second phase of DeTrafford’s pioneering city centre Manchester Gardens development which successfully combines the convenience of contemporary inner city living with access to attractive outdoor living space. Work commenced Q3 2016 with our construction partners Pochins Construction Ltd.

St George’s Gardens is an 11-storey development with unrivalled views over the attractive façade of the landmark church from which it derives its name. This attractive development includes 40 two-bedroom and 20 one-bedroom apartments crowned with a roof garden and with each apartment having access to its own terrace. The building’s soft grey cladding and texture have been carefully chosen to provide a suitable and seamless architectural nod to the neighbouring church, which today houses apartments.

Two tree-lined courtyards provide a communal hub for this innovative development which offers urban chic living, drawing inspiration from New York, London and Amsterdam. Contemporary design, fabulous living space and luxurious finishes combine with private skyline retreats and the nearby waterside lifestyle attractions of Castlefield. The Roof Gardens has been named 'Best Design for Four Storeys or More' in the prestigious 2016 Housebuilder Awards.

The Sky Gardens builds on this philosophy offering a further 162 homes comprising penthouses, triplexes, duplexes and loft apartments – with private gardens and terraces for many of the 1, 2 and 3 bedroom apartments. This outdoor space is augmented by a tenth floor communal roof garden supporting wildflower, barbeque and picnic areas, with provision for urban beehives. Back on the ground, a new public square will contribute to building a sense of community, while an attractive residents’ lounge, café, restaurant and bar will provide additional amenities for residents to meet, interact and enjoy.

MANCHESTER: THE PROPERTY MARKET

DRIVING A NORTHERN RENAISSANCE Manchester, the UK’s second city, is flourishing amid strong housing demand and is becoming increasingly global, according to a report by leading estate agents JLL. It states that the Manchester City Centre residential market has been very strong for a couple of years and residential demand is significantly outweighing available supply, creating pressures within both the sales and letting markets. Buyer activity has risen significantly during the last year with both owner-occupiers and buy-to-let investors alike. The report 'Northern Renaissance', published in February 2016, says the prospects for the Manchester residential market remain very bright. Supported by an expanding economy, labour force and population, demand for housing is expected to increase further over the next five years.

MANCHESTER: THE PROPERTY MARKET

B U R G E O N I N G D E M A N D A N D U N D E R S U P P LY Manchester’s property market is driven by the city’s ever increasing population. In the ten years to 2013, the city’s population grew by 17.8%, more than double the UK average. Looking ahead, it is forecast to grow by yet another 125,000 in the ten years to 2025, driven by a buoyant economy, increased urbanisation and the success of the city’s universities. Compared to London, the Manchester property market is undervalued and has significant potential for uplift. House prices in Manchester stand at 4.6 times the household income. This indicates a lower downside risk compared to investing in London property where average house prices equal 7.3 times household income. A comparison of the property price index between Manchester and London in June 2014 suggested that Manchester property had a 40% upside potential. The continuing undersupply of new properties combined with the burgeoning demand is driving a housing shortage. Property prices in Greater Manchester remain 13.6% below their pre-recession peak and conservative forecasts put price growth to 2019 at 20%.

A survey by HSBC last year revealed that landlords in Manchester are making the biggest rental yields – on average 7.98%. This has been fuelled by one of the largest student populations in Europe, strong demand for private rental accommodation and, by comparison with other regions in the UK, cheaper housing. Potential investors can look to Manchester’s thriving economy and growing young workforce for further reassurance. Greater Manchester’s gross value added, a measure of the goods and services produced in an area, is now higher than that of the North East, West Yorkshire and Merseyside and is forecast to grow 32% to £75 billion by 2024. By then, more than 110,000 new jobs are forecast to be created, in sectors including the successful financial services and creative industries. New build rental demand is led by new graduates and young professionals but there is also an increasing number of students, from both overseas and the UK, looking at new or nearly new apartments. JLL's 'Northern Renaissance' report highlights that there have been more than six applicants per letting in 2015 with the average letting being secured less than 72 hours after marketing. A high proportion of the city’s 100,000 students settle permanently in the city after graduation and contribute to a tenant demographic that shows a bias towards young professionals in the rental sector.

MANCHESTER: AT THE HEART OF THE NORTHERN POWERHOUSE CITY LOOKS TO THE FUTURE The British government’s grand vision to establish a Northern Powerhouse as an economic counterpoint to London will have Manchester at its core. The proposed scheme will see £7 billion invested in science, transport and infrastructure over the next five years to nurture economic connectivity between Britain’s great northern cities and support the rebalancing of the national economy. Greater Manchester is the engine room of the Northern Powerhouse and one of the most successful economies in Europe over the last few years. With devolution gathering pace and the number of jobs growing, this is an exciting time. The area accounts for a quarter of the Northern Powerhouse’s residents and 27% of all jobs and is well placed to reap the benefits of this bold initiative. The Greater Manchester Authority broke new ground by being the first area to secure a landmark deal devolving far-reaching powers over housing, transport, planning and policing. Global investment firm BNY Mellon predicts that at least 5,000 jobs a year will be created in Manchester as it attracts significant investment over the next decade and cements its position at the centre of the Northern Powerhouse. The ‘Manchester 2025’ report underlines the city’s credentials as the UK’s leading regional city with its potential to become a truly global destination.

HOUSING THE POWERHOUSE D e T R A F F O R D E S TAT E S B A C K S C A M P A I G N F O R C H A N G E Over the last 30 years not enough houses have been built in Greater Manchester to keep up with the steady population growth. Today the economic success of Manchester, the growing number of jobs and plans for a Northern Powerhouse present new challenges. Now a new campaign, supported DeTrafford Estates Group, is seeking to address the problem. ‘Housing the Powerhouse’ is a bold initiative to persuade Greater Manchester’s leaders to adopt an ambitious strategy to increase the annual housebuilding target and adopt an ambitious strategy to avoid pricing out future generations. The campaign is made up of a number of housebuilders, investors and developers willing and able to build the homes required and we will be playing an active role. Leading companies involved include Barratt Homes, Taylor Wimpey and The Emerson Group and we are proud to work alongside the Home Builders Federation, an industry body that works with government and stakeholders to develop housing policy in the UK. The campaign seeks to: -- Make sure the needs of families in Greater Manchester are accommodated by planning for enough good quality, new homes across the region over the next twenty years -- Increase the Greater Manchester annual housebuilding target to close to 16,000 – in line with its level of economic growth and status as one of the most successful cities in Europe over recent years -- Make sure enough affordable housing is developed, to ensure everyone can afford a home of their own -- Plan now to avoid a London-style housing crisis

HIGH SPEED RAIL 2 HS2 is a planned high speed railway linking London, Birmingham, the East Midlands, Leeds Sheffield and Manchester providing an engine for growth. The government’s clear commitment to the project, alongside other transport investment, will transform journey times to key areas – reducing the journey to Manchester by about half to just one hour. Phase Two forms a ‘Y’ shape from the West Midlands up towards Manchester and the North West with proposed stations at Manchester Airport and Manchester Piccadilly. It is anticipated that this phase will begin operating from around 2033 as part of the integrated HS2 network with the rest of the UK rail network. This massive infrastructure project will signal a world class transport system that has the potential to cement the North as a global centre for innovation and trade, with Manchester at its heart.

THE METROLINK Metrolink is Manchester’s expanding tram network, the largest light rail system in the UK. The familiar yellow trams can be seen running on the seven routes that radiate from Manchester’s city centre to termini at Altrincham, Ashton-under-Lyne, Bury, East Didsbury, Eccles, Manchester Airport and Rochdale. These vital transport arteries provided a total of 31 million passenger journeys in 2014/15. Expansion of the network has been a key strategy of transport planners, with a second line through the city centre scheduled to be operational by the end of 2016 and proposals for a new line to Stockport and a loop around Wythenshawe.
