It is important to assess the condition of your property and take into consideration repairs that may be necessary when we are making final decisions about updates. You have clearly maintained your home but occasionally there are issues that you may not have been aware of. The initial inspections that we recommend are a general home inspection, a structural pest report, a roof report and a sewer lateral inspection. We will assist you in setting up the appointments and will attend the inspections so we can all hear the findings directly from the inspector.
We will assist with obtaining bids and coordinate any repairs that you authorize. We will provide access for the contractors should you not be available.
The stager should be an integral member of your team. Their input can help determine which changes and updates will make the most impact. Our staging team includes a designer who has his finger on the pulse of the latest design trends and has a keen eye for the enhancements that will garner the greatest return for the investment.
A robust coming soon campaign will alert the real estate community that your property will be coming to market. The multiple listing service has a coming soon category that provides the information only to the members of the MLS. Generally, we provide only one front photo of the property. This allows us to create momentum for your listing and could perhaps garner an “off market” sale to a buyer who is anxious to purchase a home and has the flexibility to allow you to occupy until you are ready to move. This also ensures that you do not miss out on buyers who may not be able to wait until April or May to complete a purchase. We can discuss exactly how this works should you choose us as your agents.
How your property is displayed online is critical. The vast majority of buyers begin their search online and if they are not excited about what they see they will not preview your home in person. We use top notch real estate photographers who understand how to present your home in its best light. We also attend the photography sessions so we can be certain that certain aspects of your home will be highlighted. We would want outstanding photos of many aspects of your beautiful lot!
Often buyers can’t tell from the photos how rooms relate to each other. A professional floor plan will give them the ability to understand the layout of the home and will provide room dimensions so that potential buyers can see how their furniture would fit in each room.

A Catered Broker’s Tour will entice agents to preview your home and because your grounds should be beautiful when we go to market we will take full advantage of your gardens and serve food/drinks in your backyard. A Twilight Neighborhood Reception will showcase your home to neighbors and potential buyers and their agents during a welcoming and warm event.
In the current environment many buyers don’t yet fully understand the Buyer Broker Representation Agreements and prefer to tour open houses without having to commit to a Buyer’s Agent and we believe that open houses are now more important than ever.
• Interior paint in selected rooms. The scope of the recommended painting will depend on the stagers input and an assessment of the condition of the paint once you move out
• My initial assessment is that the exterior paint may be okay. We would ask the stagers if painting shutters and trim would update the look of the house enough.
• Potentially replace the hardware on the kitchen cabinets
• Replace light fixtures
• Replace the carpet on the staircase and in the primary suite
• Potentially refresh the wood flooring
• Landscape clean-up and mulching – your input would be critical here as you know the plants and design of your gardens intimately
• Deep cleaning including possible tile and grout cleaning
These are the basic elements we recommend to refresh that will make your property look aesthetically relevant online. Our stager will submit a design plan including paint colors & lighting selections for you to approve.
