Higher Home Values Chip Away at Affordability...

Daily Real Estate News | Realtor®.com Another housing index confirms that housing affordability suffered in the second quarter, as home prices in many markets were on the rise. Sixty-three percent of new and existing homes sold between the beginning of April and end of June were affordable to families earning the median income of $65,800 – down from nearly 67 percent in the first quarter, according to the National Association of Home Builders/ Wells Fargo Housing Opportunity Index. The national median home price rose from $210,000 in the first quarter to $230,000 in the second quarter, according to the index.

“Home price appreciation in many markets across the nation are a sign that the housing recovery continues to move forward,” said NAHB chairman. “At the same time, the cost of building a home is rising due to higher costs for buildable lots and skilled labor.” The National Association of REALTORS® reported earlier this week that rising home prices are proving particularly problematic for renters. “With home prices and rents continuing to rise and wages showing only modest growth, declining affordability remains a hurdle for renters considering homeownership — especially in higher-priced markets,” says Lawrence Yun, NAR’s chief economist. According to NAHB’s index, the nation’s most affordable major housing market in the second quarter was Youngstown-Warren-Boardman, Ohio-Pa., where nearly 91 percent of all new and existing homes sold in the quarter were affordable to families earning the area’s median income of $53,700. Other affordable major cities that topped the list included Syracuse, N.Y., Indianapolis-Carmel, Ind.; Scranton-Wilkes-Barre, Pa.; and Cincinnati-Middletown, Ohio-Ky.-Ind. Kokomo, Ind., topped the list of the most affordable small housing markets, where nearly 96 percent of homes sold during the second quarter were affordable to families earning the area’s median income of $55,200. Other smaller markets topping the list included DavenportMoline-Rock Island, Iowa-Ill.; Lima, Ohio; Elmira, N.Y.; and Cumberland, Md.-W.Va. Meanwhile, the market that was the least affordable in the second quarter was San Francisco-San MateoRedwood City, Calif., where just 11 percent of homes sold were affordable to families earning the area’s median income of $103,400. Other major metros that were found to be the least affordable included Los Angeles-Long Beach-Glendale, Calif.; Santa Ana-Anaheim-Irvine, Calif.; San Jose-Sunnyvale-Santa Clara, Calif.; and New York-White Plains-Wayne, N.Y.-N.J. Among smaller markets, the five least affordable cities were Santa Cruz-Watsonville, Calif., where 18.2 percent of all new and existing homes sold were affordable to families earning the area’s median income of $87,000, followed by Napa, Salinas, San Luis Obispo-Paso Robles and Santa Barbara-Santa Maria-Goleta.

The online real estate listings service, Trulia, calculated how long homes are staying on the market by measuring the share of homes for sale on its site over a two-month period.

TRULIA: IS HOUSING SHIFTING TO A HOMEBUYER’S MARKET?

It looked at homes listed on June 17, then counted how many were still for sale on August 17. Nationally, 63% of homes listed for sale on June 17 were still on the market on August 17, which is up a bit from 61% for the same period last year.

A lot of the beginning of this year was spent telling homebuyers how they can secure a home in competitive housing markets through options like cover letters or waived inspections. And while those tips are still useful, buyers can find comfort in the fact that they have a little bit more time to lock down a home without the threat of someone snagging it away. However, as Trulia cautioned, “The national trend hides big differences from one local market to another.”

This is attributed to the fact that homebuyers, no matter how competitive the market is, have a limit. “When the stock of cheaper homes dries up, not every buyer is able to up their budget and put offers on homes in a higher price tier. So some may delay buying a home, which leads to existing homes sitting on the market a tad longer,� the report said. First-time homebuyers shopping in the Midwest and South have it best when it comes to affordability since low-tier homes there actually move slower than the market as a whole. While I have traveled the world, I have lived almost my entire life in Moraga. I am a “small town” guy and enjoy the simple things in life. I love driving it on weekends and like me, it’s getting older and occasionally needs some adjustments and fine tuning. What would you title the autobiography of your life? “Live Well, by Moraga Matt” What are you proudest of? Being a husband, father and friend...the biggest “things” in life are your friends and family. My ‘Perfect Day’ Includes... Jamie and I enjoy entertaining friends and family at our home. The recipe for a perfect day is simple: sitting outside on a warm evening enjoying the company of good friends and family, a freshly prepared meal, a cold beer, and listening to the laughter and noise of kids playing in the backyard. It doesn’t get any better than that! Favorite Neighborhood: Location, Location, Location! Interestingly, my wife and I grew up on the same street in Moraga; only 7 houses apart. When it was time to raise our family, we knew exactly where we wanted to be, and now we own a house on that very same street! We love our neighborhood for its close proximity to both the elementary school and easy access to the shopping center. We enjoy being able to walk our kids to school, and ride our bikes to our favorite breakfast spot, or the Sunday Farmers Market. Our kids are spoiled by their grandparents, aunts, uncles and cousins that live in our neighborhood. Favorite part of being a realtor? I have been a full time real estate professional for almost two decades. I love to share my extensive knowledge of the area, and I am passionate about providing quality service. I am very lucky to be working in my home town and I enjoy helping those in my community with their real estate needs. FURRY FEATURE Meet Hank, Onyx, Audrey and Tucker Sefton Our Names Are... Hank, Onyx, Audrey and Tucker (sometimes the granddogs Charlie and Carmen) We Are... Hank is handsome in a sharp angles and chiseled face kind of way. Onyx, we can only say he used to be slim, loves attention and hates when the other dogs are getting it. Tucker has Greyhound legs on a Chihuahua…soooooooooooo tall. Nearly impossible to pick up gracefully. Audrey is everybody’s favorite pit who never minded getting dressed up. Getting on in years. Best Achievement? Tucker: Fetching, when the other dogs aren’t around. Audrey: Reducing a basketball to confetti, on bite at a time. Onyx: More trusting of people after his rough start in life. Hank: Learning to tolerate the other dogs in his pack. My Biggest Challenge? Audrey can’t resist destroying any toy she gets her teeth on. Onyx loves biting ankles (especially those he knows don’t really care for him) Tucker is a grade-Apack rat. Takes and hoards socks, underwear, washcloths, shoes, paper towels. Doesn’t destroy them, just likes to cuddle with them. Hank is very snotty to the other dogs, and feels far superior to the “street dogs” that have invaded his home.

What gets them up in the morning? Onyx thinks 11 am is still morning and he loves to sleep in. Tucker is up at the crack of dawn to go outside to visit all his treasures. Hank likes to wait for Peter to get up at 3 pm, but will go out to answer the call of nature. Audrey gets to come into our room so she’s up when we are! Perfect Day... Hank & Onyx: A 14 mile hike would suit them both just fine. Audrey: would love to go on that hike but her hips won’t allow so she settles for a visit from Marie. Tucker: Literally cries if you make him walk. He would happily let you carry him the whole way though Favorite place to hang out... Hank and Onyx love Briones Open Space. MELTED BRIE WITH FRUITS Mary Noel | RealtorÂŽ maryanoel@att.net

Ingredients: 1 apple, peeled and dices 1 pear, peeled and diced 1 cup raisins ½ cup pecans 1 cup dried apricots Apple Juice 1 wheel of brie Crackers or baguette slices

Instructions: Put the first five ingredients in a container. Add enough apple juice to cover the fruit. Refrigerate for at least 2 hours. Cut brie in half so that you have two rounds, horizontally. Put the first round in a round baking dish (something that look great). Top it with half of the fruit mixture. Put the rest of the fruit mixture on top. Bake uncovered at 350 degrees until cheese is melted and warm. About 30 minutes. Serve with crackers or baguette slices. Serves 10

CORNISH GAME HENS WITH PUMPKIN SEED FILLING

Game Hens: Thaw then brine 4 Cornish game hens. Brine with 1 qt water, salt, pinch of sugar, a couple of juniper berries in a sturdy plastic bag. Pumpkin Seed Filling: 1 cup raw pumpkin seeds 1 T olive oil 3-4 garlic cloves minced 2 jalapeno chilies, deseeded and coarsely chopped 他 cup chicken broth

Instructions: Brine the hens overnight For filling: Cook the pumpkin seeds in a skillet over medium heat until fragrant and slightly golden. Cool then transfer to food processor. Then heat the olive oil in the same skillet, add garlic and jalapenos and cook for about 1 minute. Add the broth and cook till slightly reduced, about 4 more minutes. Add the mixture to the pumpkin seeds in the processor and blend to paste. Rinse and pat dry the hens. Fill each hen with a portion of the pumpkin seed paste. Rub each hen with a little olive oil, place in a shallow baking pan, and then bake uncovered in a 350 degree oven for about 1 hour. Also very delicious if smoked. Serve right out of the oven with your favorite pilaf and greens. A gravy of roux and the separated pan drippings plus some wine is delicious.

Instructions: For the soup, in a large stockpot, cover the beef shanks with water and bring to a boil. Immediately drain the water and set the beef aside. TAIWANESE BEEF NOODLE SOUP

For the Soup: 3-4 pounds bone-in beef shanks (or beef short ribs) 5 garlic cloves, smashed 1 inch knob fresh ginger, peeled and sliced 1 bunch scallions, cut in 2 inch slices 1 plum tomato, quartered 1 teaspoon Chinese five spice powder ¼ cup packed brown sugar 4-5 whole star anise pods 2 Thai chilies, splint lengthwise (optional) 2 tablespoons chili bean sauce ½ cup Chinese (Shaoxing) rice wine 1 cup good quality soy sauce 1 (14.5 ounce) can chicken stock 10 cups of water, or enough to cover beef To Serve: 1 pound baby bok choy or broccoli rabe 1 pound Chinese egg noodles or wheat noodles Chopped fresh cilantro, if desired

Add the par-broiled beef, garlic cloves, ginger, scallions, tomato, five spice powder, brown sugar, star anise, chilies, chili bean sauce, rice wine, soy sauce, chicken stock, and water to the pot. Bring the mixture to a boil, reduce heat, and simmer for approximately 2 hours, or until the beef is fork tender. Turn off the heat and shift the lid to allow steam to escape and let the meat stand in the cooking liquid another hour. Remove the beef to a cutting board. Pour the stock through a cheesecloth-lined sieve into another pot. Discard the vegetable solids. Slice the beef and return to the stock. (At this point, it’s best to refrigerate soup overnight, or up to three days. The flavors will improve while resting and the fat will be easier to remove). Skim the fat from the surface, and return the soup to a boil. To serve, bring a large pot of water to a boil. Add the bok choy and blanch until bright green and tender, about 2 minutes. Remove the bok choy with a spider and set aside. Bring the water back to a boil. Add the noodles and cook according to the package directions. Strain. Divide noodles and bok choy among bowls. Ladle the beef and hot broth into the bowls. Garnish with chopped cilantro and serve warm. Serves 8-10

Ingredients: 1 envelope unflavored gelatin ¼ cup cold water 3 eggs, separated 1/3 C granulated sugar 1 ¼ C canned pumpkin ½ C dairy sour cream ½ tsp salt 1 tsp cinnamon ¼ tsp cloves ¼ tsp nutmeg ¼ cup granulated sugar 1 C heavy cream, whipped 1 C sifted confectioners’ sugar ½ tsp rum extract ½ C chopped pecans

Instructions: Soften gelatin in water. Beat egg yolks with 1/3 cup sugar until thick and lemon-colored. Add pumpkin, sour cream, salt and spices. Cook over medium heat, stirring constantly, until mixture comes to a boil. Reduce heat and cook 2 minutes, stirring constantly. Remove from heat and stir in softened gelatin. Stir until gelatin is dissolved. Cool. Beat egg whites until frothy; add ¼ cup sugar gradually, beating until stiff peaks form and sugar is dissolved. Fold into pumpkin mixture. To whipped cream, and confectioners; sugar and vanilla, mixing well. Spoon half of pumpkin mixture into cool pie shell; then spread half of whipped cream mixture on top. Repeat. Sprinkle with pecans. Chill at least 2 hours before serving. Serves 8-10

In a mixer fitted with a paddle attachment beat the cream cheese until fluffy and very smooth. Beat in the extracts, nutmeg, cinnamon, clove, sugar, and salt. One at a time, add the eggs, scraping down the bowl after each addition. Pour into the prepared pan and place the pan on a doublelayer sheet of aluminum foil, with at least 3 inches of foil all around the pan. Fold the aluminum foil up around the sides of the pan.

NUTMEG CHEESECAKE Ingredients: 3 tablespoons unsalted butter, melted 2 pounds fresh cream cheese, at room temperature Kent Loving 1 teaspoon pure vanilla extract Marketing Director 1/4 teaspoon pure almond extract kloving@dudum.com 1 teaspoon nutmeg 1/8 teaspoon of cinnamon 1/16 teaspoon ground clove 1 3/4 cups sugar 1/8 teaspoon salt 4 eggs 1/3 cup graham cracker crumbs ( pulse whole graham crackers in a food processor) authentic maple syrup or honey and powdered sugar Instructions: Thickly brush a 9-inch springform pan with 1/2 of the melted butter and place in the freezer to harden, about 15 minutes. Once butter has hardened, repeat process until you have achieved a thick coating of butter. Adjust your oven rack to the lowest position and preheat the oven to 350 degrees F.

Fill a roasting pan large enough to hold the cake pan with hot water to a depth of about 1-inch, then lift the foilwrapped cake into the roasting pan, keeping the foil turned up so that it prevents water from overflowing or seeping into the cake. The foil should not be closed over the top of the cake. Be careful not to tear any holes in the foil! Bake until the top of the cake is golden brown and dry to the touch, though still a bit soft in the center, about 1 1/2 hours. It should “shimmy” a bit when you shake the pan; it will firm up more as it cools. Remove the pan from the water bath, remove the foil, and let cool at room temperature 20 minutes. Refrigerate, uncovered, 2 hours before removing the cake from the pan. To remove the cake from the pan, first remove the sides. Cover the surface with plastic wrap. Place a large plate over the cake, then flip the cake over and onto the plate, tapping if necessary to help the cake come away from the pan bottom. If tapping doesn’t do the trick, try a blow torch or stove burner to warm the bottom of the pan to loosen it. Remove the pan bottom and evenly sprinkle the exposed surface with graham cracker crumbs. Place a serving plate over the crumbs and flip the cake again so that the crumbs form the bottom crust and the top is covered with plastic. Refrigerate, lightly covered, at least 3 hours or overnight before serving. Drizzle with maple syrup, or honey, and lightly dust with powdered sugar just before serving.
