RENOVATING THE RENTING MARKET

BREXIT COULD BENEFIT HOUSING MARKET

If you live in one of America’s growing cities, you may have noticed cranes on the horizon as new luxury apartment communities are built. Today, almost all new multifamily construction is for class-A apartments, which are expensive, luxury apartments that are often built in downtown areas and charge high rents. These new, class-A apartments answer demand from wealthy renters. However, workforce renters are still left without affordable renting options. Their only real option is to look at existing apartments. But the last major apartment building booms in the U.S. were in the 1970s and 1980s, so a lot of existing apartments are between 25 and 40 years old. Many of these apartments are in good locations in the suburbs, but they need to be updated and renovated.

While the global economy has, on the whole, been negatively impacted by Britain’s recent secession form the European Union, the housing market could benefit from the Brexit outcome. Treasury prices soared as investors flocked to the perceived safe haven of government bonds amid a global stock selloff after the U.K. voted in favor of leaving the E.U. The yield on 10-year Treasury note ended down 16.4 basis points to 1.58 percent and the 30-year yield fell 13.1 basis points to 2.43 percent. This is good news for homebuyers as mortgage rates follow the same movement of the long-term Treasury yield. Rates were expected to remain near 4 percent for the rest of the year before the Brexit vote, but the latest development could potentially push rates further down to levels last seen in 2012. The solution to the affordability crisis for middle-income people in American cities is to renovate these apartments. Smart multifamily investors should find undervalued apartment communities near growing cities and buy them. They should renovate them inside and out, put in new amenities, update the fixtures and turn them into desirable communities. These renovations will make the apartments feel new, but they’re much more affordable than building new construction. The resulting rents in these communities can be significantly lower than in new developments. In other words, through targeted buying and renovation, smart real estate investors can create the updated, highquality, affordable apartments that the middle class needs. RENTERS CAN AFFORD TO BUY! The U.S. homeownership rate has slowly fallen in recent years to currently its lowest level since 19651, but new research from the National Association of Realtors® reveals that there are affordable metro areas right now with above-average hiring and a large segment of current renters who earn enough income to qualify to buy a home. “Even in a time of expanding home sales, steady job growth and historically low mortgage rates, the homeownership rate recently tumbled to its lowest level in over five decades as many renters struggle to juggle escalating rents without commensurate income gains,” he said. “However, this new study reveals that there are several affordable, middle-tier markets with solid job gains and a large segment of renters who earn enough to buy.” Furthermore, “With

mortgage rates now at their all-time low, these identified markets are well-suited for the many renters financially capable and interested in taking advantage of the stability and wealth-building benefits owning a home can provide.” (National Association of Realtors)

NON-BANKS ARE TAKING OVER THE LENDING PROCESS The number of home loans originated in California by nonbank lenders soared last year to 537,757, up 47.3 percent from 2014, according to a report issued Monday by the California Department of Business Oversight. The California department regulates nonbank lenders, meaning those that do not accept insured deposits to make loans, like traditional banks do. This is its first report on nonbank mortgage lending, and the information is taken from unaudited annual reports filed by lenders and servicers licensed under the California Residential Mortgage Lending Act. Nationwide, however, nonbanks have been taking big chunks of market share from banks. “Banks are pulling back from certain types of mortgage lending due to settlements (with government agencies) and enforcement actions,” says Guy Cecala, publisher of Inside Mortgage Finance. They are making fewer conforming loans that can be sold to government agencies Fannie Mae and Freddie Mac, “and increasingly concentrating on relatively small parts of the market like jumbos,” which are too large to be sold to Fannie and Freddie. “Banks are still dominant in jumbos, but it’s only 20 percent of the market. The other 80 percent, they are reducing, and that is giving an opening and the nonbanks are stepping in to fill that void,” Cecala said. This year, for the first time, nonbanks will originate more mortgages than banks, he added. (SF Gate)

It is changing to what appears to be a “new normal.” Low inventory of good homes will continue to drive pricing. However, buyer demand is becoming tempered and more deliberate, Yet another reminder that markets invariably change. While groups of top agents acknowledged the low inventory, they also recognized that buyers were becoming much more selective and deliberate. While we don’t believe another downturn is on the horizon, having a Realtor with strategies to address even the slightest of market corrections is critical to success whether you are a buyer or seller. The “feet on the street” believe that the outlook for the rest of the year remains positive, but moderating, with a continuing but more purposeful demand for Bay area housing. (MarketWatch)

8 TIPS TO GET YOUR HOME INTO SHAPE FOR AUTUMN... 1. CLEAR OUT THE GUTTERS

5. CHECK FOR DRAFTS

Preparing your home for the fall? Remove leaves and other debris from your drainpipe and gutters to prevent clogging. If you live in an area with cold winters, drain your outdoor faucets in the fall to prevent freezing.

Prepare for fall by checking for drafts. Stay warm, save energy, and reduce your heating bills by examining windows and doors for cracks. If you do find drafts, be sure to seal them properly to prevent drafts.

2. INSPECT THE ROOF

While you are up on that ladder, take time to inspect your roof, or hire someone to do this for you. Problems like damaged shingles and worn-out seals around vent pipes and chimneys are much easier to remedy if you catch them early. It’s a good idea to hire a licensed contractor to take care of any necessary repairs.

Your ducts are often times out of sight, out of mind, tucked away in the attic or basement, but a home with central heating can lose about 20% of the air that moves through the duct system. Make sure your ducts are in order by properly sealing and insulating them. Tightly sealed and insulated ducts can potentially reduce your annual energy bills by $120 or more!

When preparing your home for the fall and cold months, don’t forget to clean the fireplace. You can clear out ash and charred wood from the fireplace yourself, but leave the chimney cleaning to a professional. Have the chimney cleaner check the damper to ensure it can be tightly closed to prevent drafts.

A common preparation for the chillier seasons is to change the direction of your ceiling fans. In the warmer months, your blades are best turning counter clockwise or forward to blow the cooler air down. In the fall and winter, you want the blades to turn clockwise or backward to draw air up toward the ceiling and thrust warm air down.

Preparing your home for the fall should include checking the heating system. Do a survey of your home’s heating vents to make sure they’re not blocked or covered by furniture, carpeting, or curtains. ZUCCHINI CASSEROLE

Ingredients: 1 ½ lb. small zucchini 6 tbsp. butter 1 tsp MSG 1/8 tsp. pepper 1 ½ cup soft bread crumbs 1 large onion 1 cup grated cheese 1 tsp salt 2 eggs, beaten

Instructions: Scrub zucchini. Cook whole in small amount of water. Cool. Sauté onion in 4 tablespoons of butter. Cut zucchini into cubes and add onion. Stir in cheese, MSG, salt and pepper. Cool. Mix vegetables lightly with beaten eggs. Spoon into buttered 1-quart baking dish. Melt the remaining 2 tablespoons butter. Add to bread crumbs and toss. Sprinkle over the top of the zucchini mixture. Bake at 350 degrees from 30 to 45 minutes or until knife comes out clean.

Ingredients: 3 tbsp extra virgin Olive oil 2lb lamb shoulder boned and cut into chunks 1 carrot, scraped and chopped 2 ribs celery, chopped 1 Red onion, peeled and chopped 1 tbsp Coriander seeds, roasted 1tbsp Fennel seeds pinch of Cumin 2 sprigs of Thyme, chopped salt & pepper 2 oz of tomato puree 1/2 bottle of red wine 1 14oz can of peeled tomatoes 2 cups of chicken broth 14 oz of Papardelle 2 tbsp Capers Dab of butter Parasean Cheese

Instructions: Heat the oil in a heavy pan and sear the meat in batches on all sides. make sure to not fry everything all at once as the moisture from the meat will be released and you’ll end up boiling the meat. Remove the meat from pan and set aside. In the same frying oil, saute the carrot, onion and celery. Add the meat, all spices and herbs and the tomato puree. Saute the mixture on high heat while stirring, until the tomato puree smells sweet. Add the red wine and stir. This is where i usually pour myself a glass to enjoy while cooking. fold in the peeled tomaotes and enough broth to immerse the meat. Simmer on low for 1 1/2 hours with the lid let ajar. Check occasionally to make sure there is enough moisture in the pan. Add broth as necessary. Add the cooked pasta to the mixture, stir in the capers, dab of butter and a dash of olive oil and stir again. let stand for a few minutes away from the heat then serve. Top with Parmesan Cheese and enjoy!

Tomato Sauce Ingredients: 1 cup olive oil 2 onions, chopped 12 cloves garlic, finely chopped 80 ounces canned puree tomatoes 36 basil leaves, julienne Salt and pepper, to taste

Ingredients: 1/4 cup olive oil ½ cup onions, finely chopped 4 cloves garlic, chopped 2 cups dry white wine 4 cups, peeled, seeded, chopped fresh tomatoes 3 cups tomato juice, recipe follows 2 cup clam juice Chopped parsley, as needed Salt and pepper, to taste 4 fresh Dungeness crabs (1 ½ to 2 pounds each) cracked and cleaned 16 large shrimp, shelled and deveined 32 manila clams, well-scrubbed

Tomato Sauce Instructions: Warm a heavy skillet on medium heat. Add olive oil and diced onion. When onion becomes transparent, add the garlic and cook until lightly brown. Add tomatoes, basil leaves, salt and pepper, and simmer for 45 minutes. You will need 3 cups for the Cioppino sauce. Instructions: In a very large 16 qt kettle or pot, heat the olive oil and sauté the onions until transparent. Add the garlic and sauté until it begins to brown. Next, add the wine, and reduce. Add tomatoes sauce, and brother. Add salt, pepper, and red pepper flakes, to taste. Simmer at low heat until ready to eat. Add crab to warm, add shrimp until cooked and clams until opened. Party Suggestions: Make sauce ahead of time allowing the flavors to marry and your house will smell just awesome as your guests arrive. When ready to eat, just add seafood. Party Musts: Crab Bibs & Crackers, Caesar Salas, a little al dente pasta on the side and Crusty Cheesy Garlic Bread. Enjoy and Linger around the table with great music, good laughs, and loads of good red wine!

Instructions: Break eggs in bowl, add salt, stir in milk or water. Blend well. Gradually stir in enough flour to make smooth, thin batter. Fry batter as you would a thin crepe. Mix together filling ingredients. Fill and fold, tucking in ends.

Ingredients: 1 cup butter at room temp 1 cup sugar 1 cup light brown sugar, firmly packed 1 egg 2 teaspoons vanilla 1 cup canola oil 1 cup regular rolled oats (not quick cooking) 1 cup thoroughly crushed flax flaked cereal ½ cup shredded coconut (unsweetened organic is good) ½ cup chopped walnuts or pecans 3.5 cups unbleached flour 1 teaspoon soda 1 teaspoon salt

Instructions: Preheat oven to 325 degrees. Cream together butter and sugar until fluffy. Add egg and vanilla and mix well, then add canola oil mixing well. Add oats, cereal, coconut and nuts stirring just until mixed. Add flour, soda and salt. Mix just until dry ingredients are absorbed and form into 1 inch balls. Place on an ungreased cookie sheet. Flatten slightly with a fork dipped in cold water. Bake for 12-14 minutes and allow cooling slightly on cookie sheets before cooling completely on rack. Everyone loves these cookies and they freeze beautifully in airtight heavy Ziploc bags.
