Job and income growth, low or no inflation, continued low interest rates and continued low mortgage interest rates are evidence that California has moved beyond recovery and into a new and different cycle-one that many worry may not be sustainable. So what other factors might constitute “the new normal” in 2016? Modest improvement in home sales and median home prices, for one. Sales of existing, single-family detached homes are predicted to reach 433,000 units this year, up 6.3 percent from 407,500 homes sold in 2015 and by the same percentage rate from 2014, when 383,300 homes were sold. Meanwhile, the statewide median sales price is expected to rise 3.2 percent from a projected $476,300 in 2015 to $491,300 in 2016-the lowest annualized rate of price appreciation in five years as more affordable inland areas that are just now recovering capture a larger share of home sales. A continued shortage of homes for sale also is expected to experience a reprise in 2016. C.A.R.’s unsold inventory index, which has been in the three to four month range since 2012, is expected to remain well below the six to seven month which is “normal.” With a limited supply of homes likely to drive prices higher, housing affordability is expected to worsen and continue to make it difficult for first-time buyers to enter the market. From the homeowner’s perspective, there are some understandable reasons why more are staying longer in their homes than the typical seven years between moves. Many already have a favorable fixed mortgage, don’t want to give up their Prop. 13 tax basis, or worry that the lack of inventory could make it difficult to compete against multiple offers from cash buyers once they transition from seller to buyer. Others hesitate because they realize they might not qualify for a loan at all. Over all, despite that the California real estate market has changed, especially in the Bay Area, our real estate market remains strong, and 2016 is poised to be one of the most successful years in real estate since the recession. CALIFORNIA HOUSING AFFORDABILITY EDGES UP FROM THIRD QUARTER; SLIPS FROM YEAR AGO Sixteen regions see improvements, with Contra Costa, Los Angeles, Alameda, Sonoma, and San Joaquin counties leading the way CALIFORNIA ASSOCIATION OF REALTORS®

Lower interest rates and level home prices combined to perk up California housing affordability in the fourth quarter of 2015, compared to the previous quarter, the CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) said today. Affordability, however, was down when compared to the previous year. The percentage of home buyers who could afford to purchase a median-priced, existing single-family home in California in fourth-quarter 2015 ticked up to 30 percent from the 29 percent recorded in the third quarter of 2015 but was down from 31 percent in fourth-quarter 2014, according to C.A.R.’s Traditional Housing Affordability Index (HAI). This is the 11th consecutive quarter that the index has been below 40 percent and is near the mid-2008 low level of 29 percent. California’s housing affordability index hit a peak of 56 percent in the first quarter of 2012. C.A.R.’s HAI measures the percentage of all households that can afford to purchase a median-priced, singlefamily home in California. C.A.R. also reports affordability indices for regions and select counties within the state. The Index is considered the most fundamental measure of housing well-being for home buyers in the state.

Home buyers needed to earn a minimum annual income of $96,640 to qualify for the purchase of a $483,050 statewide median-priced, existing single-family home in the fourth quarter of 2015. The monthly payment, including taxes and insurance on a 30-year, fixed-rate loan, would be $2,420, assuming a 20 percent down payment and an effective composite interest rate of 4.07 percent. The effective composite interest rate in thirdquarter 2015 was 4.16 percent and 4.20 percent in the fourth quarter of 2014. The median home price was $488,540 in third-quarter 2015, and an annual income of $98,580 was needed to purchase a home at that price. Unchanged from the previous quarter and year, 39 percent of California households earned the minimum income to qualify for the purchase of a condominium or townhome in the last quarter of 2015. An annual income of $78,720 was required to make monthly payments of $1,970. (Continued on following page)


Key points from the fourth-quarter 2015 Housing Affordability report include: • Compared to affordability in thirdquarter 2015, 16 counties saw an improvement in housing affordability, five experienced declines, and six were unchanged. • Regionally, affordability improved slightly across the state with affordability gains mostly in the higherpriced areas, while less expensive regions experienced minimal effects due to level home prices. • Alameda, Contra Costa, Sonoma, Los Angeles, and San Joaquin counties saw the greatest quarterto-quarter improvement in housing affordability due to flat home prices and lower interest rates. • During the fourth quarter of 2015, the five most affordable counties in California were Kings (61 percent), Merced (55 percent), San Bernardino (53 percent), Tulare (54 percent), and Fresno (49 percent). • San Francisco (11 percent), San Mateo (14 percent), and Marin (17 percent), counties were the least affordable areas of the state.

Alyse-... and maybe a massage and some shopping in there at some point :-) Favorite Neighborhood: Alyse: Tough question, Contra Costa County is so beautiful, I can’t pick just one! California has so much to offer, I would truly pick them all. I would also choose the neighborhood I grew up in back East, a community that is truly Boston Strong. Oliver: Since my three kids attend Las Lomas, WCI and Murwood schools, I would say the wonderful people that make up these neighborhoods hold a special place in my heart. Favorite part of being a realtors? Our favorite part of being Realtors is helping people take that next very important step in their lives. It is the joy of helping them find that perfect home their family will enjoy for years to come. CASAMIGOS WATERMELON TEQUILA COCKTAIL Ingredients: 1/4 cup water Julie Del Santo 1/4 cup granulated sugar Broker/Owner 8 cups diced seedless julie@dudum.com watermelon (1 lb) 1/4 cup fresh lime juice 3 calamansi limes (juice only), optional 1/2 cup lightly packed fresh mint leaves, plus 8 sprigs for garnish 1 1/4 cups Casamigos tequila Instructions: In a small saucepan, bring the water and sugar to a simmer. Stir until the sugar is dissolved, about 1 minute; let the sugar syrup cool. In a blender, puree the watermelon until smooth. Strain the watermelon juice, pressing gently on the pulps to extract as much juice as possible. Discard the pulp. In a pitcher, combine the sugar syrup with the lime juice, calamansi juice and mint leaves. Using a wooden spoon, lightly muddle the mint. Add the watermelon juice and Casamigos. Ingredients: ½ C butter ¾ C sugar 1 egg, well beaten 2 C sifted all-purpose flour 2 ½ tsp baking powder ¼ tsp salt ½ C milk 2 C blueberries, fresh or frozen Cinnamon Crumb Topping: ½ cup sugar ½ cup flour ½ tsp cinnamon Cut in ¼ cup butter

Instructions: Cream together butter and sugar. Add egg and beat until fluffy. In a separate bowl combine dry ingredients. Add alternatively with milk to first batch of ingredients. Fold in blueberries. Pour mixture into a greased 11 x 7” baking dish. Make cinnamon crumb topping by mixing together ingredients. Sprinkle cinnamon crumb mixing on top. Bake at 350 degrees for 45 minutes.

Ingredients: 1 lb. fresh green beans ½ cup olive oil 2 garlic cloves, finely chopped 1/3 cup gorgonzola cheese Raspberries – small basket

Instructions: Mix olive oil and garlic, slowly add in cheese until it thickens a little. Cook green beans and drain. Toss the cheese mixture with the beans and add raspberries. Be careful not to use too much oil. Great flavor and a nice looking dish.

Ingredients: 8 ounces cream cheese, room temperature ¼ C mayonnaise ½ C grated parmesan cheese ½ C grated mozzarella cheese 2 cloves garlic, finely diced ½ t salt ½ t ground black pepper 14 ounce can artichoke hearts, diced ½ cup frozen chopped spinach, thawed 1 4 oz. can of diced green chiles 1 small can of water chestnuts Tortilla chips, crackers, Hawaiian rolls, for serving

Instructions: Preheat oven to 350°. In a large mixing bowl combine the cream cheese, mayo, parmesan, mozzarella, garlic, salt and pepper. Beat with a mixer on medium speed until well combined. Stir in the artichoke hearts and spinach. Spread into am 8x8 or 9x9 baking dish and bake for 20 minutes or until heated through and cheese is melted.a little. Cook green beans and drain. Toss the cheese mixture with the beans and add raspberries. Be careful not to use too much oil. Great flavor and a nice looking dish.

TAPENADE & GOAT CHEESE CROSTINI Ingredients: ¼ C chopped Sherry Hutchens pimento-stuffed green olives Realtor® ¼ C chopped Kalamata olives sherry@dudum.com ¼ C chopped sun-dried tomatoes ¼ C chopped roasted red bell peppers ¼ C chopped marinated artichoke hearts 1 T chopped capers 1 to 2 T finely chopped garlic 2 T chopped fresh basil 2 T balsamic vinegar 1 T red wine vinegar 1/3 C good olive oil Freshly ground pepper 8 oz. fresh goat cheese, sliced about ½” thick 1 baguette Olive oil

Instructions: To make tapenade: Combine the olives, sun-dried tomatoes, roasted red bell peppers, artichoke hearts, capers, garlic and fresh basil in a bowl.* Whisk together the vinegars and olive oil, and stir into the chopped ingredients. Add freshly ground pepper to taste. Cover and refrigerate for at least 24 hours or up to 1 week. To make crostini: Slice bread on the diagonal, brush with olive oil and bake until golden. Cool to room temperature. To serve: Fan out the sliced goat cheese on a platter. Pour the tapenade mixture on top. Serve with toasted crostini. NOTES: *Instead of chopping by hand, place the first 5 ingredients in a food processor and pulse until coarsely chopped. Place in a bowl and continue with the recipe instructions. Recipe can be doubled or tripled. The tapenade can also be used as a sandwich spread, or add extra olive oil to thin it out and drizzle on top of grilled fish or chicken.
