STRONG WAGE GROWTH AND LEVEL HOME PRICES BUOY CALIFORNIA HOUSING AFFORDABILITY Source: C.A.R.

• Compared to affordability in fourth-quarter 2015, 22 of 29 counties tracked saw an improvement in housing affordability, three experienced declines, and four were unchanged.

Higher wages and lower seasonal home prices combined to push California housing affordability higher in the first quarter of 2016, compared to the previous quarter, according to the CALIFORNIA ASSOCIATION OF REALTORS®. Affordability was flat when compared to the previous year as rising home price offset income gains.

• Affordability improved greatly in the Bay Area, with eight of nine counties seeing an improvement. Southern California, Central Coast, and the Central Valley also saw higher affordability, compared to the previous quarter.

CASTRO DISPELS HOMEOWNERSHIP

• Thirty-four percent of California households could afford to purchase the $465,280 median priced home in the first quarter, up from 30 percent in fourth-quarter 2015 and unchanged from 34 percent in first-quarter 2015. • A minimum annual income of $92,571 was needed to make monthly payments of $2,314, including principal, interest, and taxes on a 30-year fixed-rate mortgage at 4.01 percent interest rate. Forty-one percent of home buyers were able to purchase the $389,910 median-priced condo or townhome. An annual income of $77,575 was required to make a monthly payment of $1,939. • Home buyers needed to earn a minimum annual income of $92,571 to qualify for the purchase of a $465,280 statewide median-priced, existing single-family home in the first quarter of 2016. • Condominiums and townhomes were also more affordable compared to the previous quarter. Forty-one percent of California households earned the minimum income to qualify for the purchase of a condominium or townhome in the first quarter of 2016, up from 39 percent from the last quarter of 2015. HUD Secretary Julián Castro said he believed that millennials are “just as committed” to homeownership as previous generations— contrary to the widespread believe that the members of the younger generation are not interested in owning a home. During his remarks to the National Association of REALTORS® (NAR) Regulatory Issues Forum, Castro commented, “The American Dream of homeownership is as strong today as ever. And perhaps the best news of all is that millennials are showing that their generation is just as committed to homeownership as their parents and grandparents.” He cited a survey from TD Bank that found that 40 percent of millennials plan to buy their first home sometime during the next year.He added that the housing market is a part of the nation’s overall economic strength, as real residential investment has grown by more than 8 percent for six straight quarters.

HOW CALIFORNIA HOME PRICES GOT SKY-HIGH

JUST WHAT IS A ‘SMART HOME’ ANYWAY?

Buying a first home in California can be a daunting task, as the average home price is roughly two-and-ahalf times the national average in the Golden State. With home prices in much of L.A. at pre-recession levels, or exceeding them, first-time buyers are struggling to break into the market. They must often put down big down payments or even full cash offers. They have to agree to the seller’s terms, such as a long — or short —escrow period. Compounding the problem, wages have not kept up with home prices, both for renters and homeowners. The California Environmental Quality Act, also known as CEQA, has also affected development and the availability of supply.

As more people use the term “smart home” to boost sales and prices, the definition of what exactly constitutes a smart home is coming under greater scrutiny. Sean Blankenship, chief marketing officer of Coldwell Banker Real Estate, commented, “We need to have some sort of standard in our industry about what a smart home is and what it means. How is it relevant?” To that end, Coldwell Banker teamed up with CNET, a technology news and review website, to define the smart home: A home that is equipped with network-connected products for controlling, automating, and optimizing functions, either remotely by a phone, tablet, computer or a separate system within the home itself. EDUCATION’S INFLUENTIAL ROLE IN HOME PURCHASE DECISIONS Source: DSNews.com

Increasing educational attainment levels will improve the prospect of achieving the American Dream in the long-run, but the timing of important lifestyle decisions will have a significant impact on homeownership in the near term, according to First American Financial Corporation’s Homeownership Progress Index. The index declined 1.8 percent year-over-year, and is down 7.6 percent from the peak in 2005 because demographic shifts are causing homeownership rates to transition. Educational attainment and income level are key to homeownership, the report concludes, as people with higher education levels are more likely to earn higher incomes and own homes. In 2015, the educational homeownership gap doubled to 28 percent, as areas with growing educational attainment rates are also often the same places with significant improvements in homeownership levels.

Leslie Appleton-Young, chief economist for the CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.), has a column featured in State Treasurer John Chiang’s newsletter to analyze the state of housing inventory in California. She notes that C.A.R.’s Unsold Inventory Index has been experiencing a downward trend due to such factors as economics, demographics, and tax policy—among others. She notes that current homeowners are simply staying put longer, which has greatly affected the turnover rate for the California housing stock. Appleton-Young adds, “While this is a great time to sell, owners know that by becoming buyers they are putting themselves into a market that continues to be competitive and values are high. Why sell when there is nowhere to go, particularly if they want to stay in the same area with high valuations.”

A PERFECT DAY? My perfect day includes traveling to somewhere new and different or doing something strange (like Escape the Room, dining in the dark or Segway Polo). It also involves great food, lots of laughter and dancing.

“One of my favorite parts of real estate is to help clients find fixers and help them with home renovation projects. My own family bought a fixer in which we lifted the original house, so that it became part of our upstairs. It was amazing seeing our vision become a reality.”

My favorite neighborhood is Parkmead in Walnut Creek because of the amazing community and close proximity to town.

LITTLE KNOWN FACTS ABOUT ME... Prior to being a real estate agent, I was a Clinical Psychologist, and during college I worked as a peanut vendor at Wrigley Field and Comiskey Park. Also, I have lived in both Nigeria and Italy.

FURRY FEATURE Meet Zeke! MY NAME IS... Zeke, I’m a 8 year old Boxer mix. MY PARENTS SOMETIMES CALL ME... The Zekester, Z-Man, Zekey-Boy, and Punkin’ Head WHAT I AM LIKE ... Zeke is a happy dog who usually has a big smile on his face. He knows there are other dogs who never find a home or family of their own and that he’s one of the lucky ones because he has two homes – one in the Oakland Hills and the other in Walnut Creek – and two owners who love him more than anything in the world. MY BEST ACHIEVEMENT... Zeke is pretty smart, knows all the basic doggie commands, and understands more than 50 words and phrases. He’s good with kids and has a “soft mouth” which means he takes food gently from a tiny outstretched hand. MY BIGGEST CHALLENGES... Zeke is the sweetest, most gentle dog until he gets to a dog park, then he fights with other dogs. We’ve had to do the walk of shame more than once, including once after a particularly nasty episode that involved a Labradoodle, so no more visits to the dog park. L

Zeke loves to ride in the car, preferably in the front passenger seat, and if it includes a visit to and a walk around the Heather Farm duck pond in Walnut Creek, then he’s a really happy boy. He’s fascinated by the ducks, and in the Spring, when the baby ducks start to appear, he can barely contain his excitement. We won’t mention the time he jumped into the canal to get a closer look at a Momma duck and nine of her babies. FAVORITE PLACE TO HANG OUT... Zeke loves Point Isabel in Richmond where he can run offleash to his heart’s content and splash in the bay if he gets too hot. Some of our tried and true recipes for success in the kitchen.

TRACEY’S HERB DIP Ingredients: ½ package of Trader Joe’s toasted Tracey Casella pine nuts VP Operations ½ of the package of fresh basil leaves tracey@dudum.com from Trader Joe’s (remove leaves from stems) Fresh oregano leaves (Use half the package removing the leaves from the stem.) Garlic - 3 cloves ½ tsp of nutmeg Trader Joe’s Gorgonzola Cheese Crumbles Kalamata Olives Olive Oil Balsamic Vinegar Instructions: Grind first 5 ingredients in Cuisinart together with 3 tbsp. olive oil and about a ¼ cup of balsamic vinegar. Remove from Cuisinart and add 1 package of crumbled Gorgonzola cheese. Add about 15 pitted Kalamata Olives. Mix on a plate pour out olive oil and pour out some balsalmic vinegar and plop the dip right on top of them! Serve with cut up baguette loaf. Yummmmmy!

HALIBUT CEVICHE Ingredients: 1 pound halibut, cut into small pieces Marilyn Hughes 2 cups lime juice Assistant to Pat Ames ½ pound tomatoes, cut Marilyn@dudum.com the same size 1 red onion, chopped 1 bunch cilantro, chopped Serrano pepper, chopped, to taste Salt to taste Sliced avocado and tortilla chips for serving Instructions: In a large bowl, mix the fish with lime juice; let it “cook” for about 20 minutes. Drain juice. Gently toss the fish with the tomatoes, onion, cilantro, serrano peppers and salt to taste Top with avocado slices and serve with chips

CURRIED CHICKPEAS AND SPINACH

Ingredients: 1½ C sugar 2 C bottled water ½ bunch fresh mint, Sherry Hutchens ® stems removed, Realtor washed and dried sherry@dudum.com ½ C freshly squeezed lime juice ¼ cup white rum Zest of one lime

Ingredients: 3 T extra virgin olive oil 1 large sweet onion, chopped 6 cloves garlic, finely grated Maria Amini 1 2-inch piece of ginger, peeled and finely grated Realtor® 1 serrano chile pepper, seeded and finely chopped mariabamini@dudum.com 2 ½ T curry powder 1 15-ounce can chickpeas, do not drain 1 10-ounce package frozen chopped spinach, thawed & squeezed dry ½ head cauliflower, cut into florets 2 large Yukon gold potatoes, cut into 1” cubes 1 28-ounce can diced tomatoes with the juices 8 ounces Feta cheese, crumbles Kosher salt

Instructions: In a medium saucepan over medium heat, combine sugar and water until sugar dissolves. Add the mint leaves and stir until the mixture comes to a boil. Reduce heat to low and simmer for 5 minutes. Remove from heat, cover and let stand for about 30 minutes. Pour the mint/sugar syrup through a fine strainer into a large bowl. Press on the mint to remove all liquid. Add lime juice, rum and lime zest to the strained mixture and stir to combine. Chill Process in ice cream maker according to manufacturer’s instructions

Instructions: 1. Heat oil in a medium skillet over medium heat. Add onion and cook until lightly browned, stirring occasionally, about 5 minutes. Add garlic, ginger, serrano pepper and curry powder, stirring for one minute. Set aside. 2. Combine the chickpeas and their liquid, spinach, cauliflower, potatoes, tomatoes, 1 ½ tsp salt and the cooked onion mixture into a 6-quart slow cooker. Cover and cook on high for 3 ½ hours. Scatter the cheese over the vegetables and cook for 30 more minutes. Serve with naan bread or basmati rice.

Ingredients: 2 cups all-purpose flour ½ cup cornmeal, yellow 1 T baking powder 1 t red pepper flakes ½ t ground cumin ¼ cup butter, cut into ½” pieces 1 T vegetable shortening 4 oz. sharp cheddar cheese 2 large eggs ½ cup milk

Instructions: 1. In a food processor or large bowl, whirl or mix flour, cornmeal, baking powder, chilies and cumin until combined. Add butter; whirl or rub with your fingers until coarse crumbs form. If using a food processor, cut cheese into 1 inch chunks and whirl until shredded; otherwise, shred cheese and stir into flour mixture. 2.Beat eggs and milk to blend; set aside 2 T of the mixture. Add remainder to flour mixture and whirl or stir just until evenly moistened. 3.Scrape dough onto a floured board and knead about 6 turns or until dough holds together. Divide dough in half. Pat each half into a ¾ “ thick round, 5-6” in diameter. Set rounds well apart on an oiled 12”x15” baking sheet. With a knife, cut each round not quite through to form six equal wedges. Brush rounds with reserved egg mixture. 4.Bake in 400° oven until golden brown, about 18 minutes. Serve hot or warm, breaking along the scores. Makes 12 wedges.
