who has seen the map for the E17 Art Trail will be aware that Walthamstow is a bloody big place. It’s ironic that as the boundary commission debates its very existence, more and more blogs, Twitter accounts and Facebook groups are springing up celebrating its very being. As I write people are gathered in pubs creating genius corruptions of the town’s name and postcode in an attempt to express just how cool it is becoming, Awesomestow! So in a further attempt to draw this big ol’place together and complement all that online activity I give you The E List, the town’s very own free cultural magazine. The goal is simple, to allow people to plan for the month and not, like me, kick themselves every time they pass Ye Olde Rose and Crown and see a poster for a show they’ve missed. It aims to promote the sheer variety of cultural activities available in all corners of our town to people who don’t always have time to go looking for them. It’s for you if you’re up for a DJ night in a local pub, or an evening with world leading harpsichordist, Trevor Pinnock, in a local church, because believe me both are happening here in Walthamstow this February. If The E List proves popular (and please do mention us when booking an event you’ve seen here), in future months we may be able to increase the amount of pages dedicated to listings, but at the moment let’s just say it’s nicely compact with just over two pages of great stuff to do, ready for you to pin on the wall with your highlighter at the ready, or to programme into your phone’s calendar. Every month, as well as the listings there will be a short profile of a local artist whose work adorns the cover, and a feature on a local hero, who has in some way made our Walthamstow lives sometimes funnier, sometimes artier but always richer. This month we chat to the founders of Walthamstow’s premier comedy club. This is very much a pilot issue, kept deliberately simple and turned around very quickly. Hopefully you’ll find it useful. COVER STAR Paul Tucker: Photographs in Walthamstow Professional photographer, Paul takes photographs of objects and interiors for a range of organisations and individuals. He also produces images for his own portfolio and has developed a body of work that can be seen as an alternative view of Walthamstow. His fascination for the area that he knows so well is always increasing. He is no less interested in the hidden, unassuming parts of the Borough, than in the well known. He has photographed everything from parks and allotments to garden walls, trees and street furniture. In fact, it is the very familiarity of a place that makes it interesting to him. Paul’s images have an innate sense of the passing of time; whether capturing traces of human activity in a derelict factory, or the layers of decoration exposed by the refurbishment of a hitherto much-loved building, such as the William Morris

LOCAL HERO

Susan Murray and Alaric Dynevor from the Guffaw Comedy Club OK we’re kicking off our Local Hero feature with not one but two heroes and one of them doesn’t even live here! But Susan and Alaric have worked long and hard to get their Guffaw Comedy Club established in the town, and now regularly draw the best in new and established stand-up talent. Here we get to know them perhaps a little too well! What would you like to see happen in the area in the next five years? SM: Decent shops in the arcade, the cinema reopening, the dog track reopening and the Standard music venue reopening. I DON’T LIKE CHANGE! AD: Guffaw Comedy Club becoming the biggest club in London, where all the great people of Walthamstow come for their laughter fix.

How long you have lived in Walthamstow? SM: 9 years with one year off in Brighton for bad behavior. AD: I’ve never lived in Walthamstow although I did live with its little sister Leyton for a year and a half. She cheated on me with the Olympics though so I left and moved up the M11. What do you like about living here? SM: The Victoria line is my favourite line and it was opened on the very day I was born. FAAAAAAAAAMILY. Turned out after 16yrs of living in London I had relatives here all the time and now I live near to

them, in the next street in fact. Also PAAAND A BOWL, cheap veg, and who wouldn’t want an ENTIRE BOWL of courgettes? AD: Like a child, Walthamstow is very sweet but I’m glad I can give it back at the end of the day. It’s too fast for me. Tell us about something or somewhere in Walthamstow we should know about, but maybe don’t. SM: I love the fact that there’s a side street called... Side Street. This amuses me greatly and now when I walk down Hoe St, I make sure I’m wearing trousers. It’s sort of where East Enders is set (one of the creators Tony Holland lived here) and I managed to insult one of the current chief writers/executives during a gig where I’d called him “Cock Head” for about 30mins. The final nail in the coffin of my BBC acting career was when I said “You should put me in it cos I live there anyway and let’s face it soap acting’s a piece of piss. It’s the only job in the world where the director will say ‘And once again with LESS feeling’”. AD: GUFFAW COMEDY CLUB of course.

Who have you got coming up? SM: Arthur Smith on March 7th (see below) and Stewart Lee on June 6th on shared club bills. July 1-6th is our Edinburgh Festival preview week, Stewart is on again on July 4th with me doing an hour support with my show Eyes Down For A Full Murray. Nothing’s booked yet but our usual suspects are Simon Munnery, Shappi Khorsandi, Richard Herring, Phil Nichol, Paul McCaffrey What would be your dream comedy line up for a night at the club? SM: Wanda Sykes, Paul Tonkinson, Greg Davis AD: Definitely Tonkinson, Flanagan and Stephen Wright. And Natalie Imbruglia.

Where are you both originally from? SM: A teeny tiny lock making town in the Black Country called Willenhall. All Yale, Union and Chubb locks are made there. The only person round here that’s heard of it is the guy who cuts keys on the market. AD: Ha ha, Susan hails from Yale. Anyway, more importantly I was born in Roehampton on decimal day 15/2/71, raised in Essex, and I currently live in Cambridge.

Tell us about the Guffaw Club and where can we find you/it? SM: It’s been upstairs at the Rose and Crown for two years and we run it every few months. Rebuilding and Regentrification How the bricks have fallen and how they will be rebuilt East London is increasingly becoming the place to live for young/middle aged east, north, and west London individuals, couples and families. For all of east London’s problems you’ve got to admit this is a very cool area with a lot of history, characterful architecture, and a great place to keep entertained. You can see the landscape changing. Post credit crunch, most of Walthamstow property values remain unscathed from the depths of 2008/2009. Being way up on the national average, certain parts of E17 have probably seen some of the highest percentage increases in the country, figures that remain unreported in the National Press for some reason. The house pricing structure and area price hierarchy in E17 has changed over the last 2 years. This is due to the number of new buyers, where they are moving from and their requirements. As centre east moves further east these pricing structures will be set in stone and will create the New Walthamstow, as not everyone can live ‘in the Village or Central E17’.

The Clementina Estate/ Lea Bridge Road/ Bakers Arms Natural spread will engulf this area of Lea Bridge Road. The potential reopening of Lea Bridge Road station could land this area on the map. With areas such as Hackney and Clapton becoming increasingly unaffordable, first and second time buyers will be drawn to these parts of Walthamstow.

Wood Street Boasting a recent street refurbishment, Wood Street/Upper Walthamstow is the last port of call before buyers are faced with Woodford’s high prices. Applicants are now considering Wood Street’s one-stop journey on British Rail to access the Victoria Line at Walthamstow Central. Some great buys and brilliant homes are to be had here, in some cases quite substantial homes. A Victorian villa was sold last year in Upper Walthamstow for between £600-£650,000.

The future of Walthamstow Village and its borders? Like London Fields and Notting Hill East it seems as though the Village has come of age which is great to see for long serving local residents and estate agents alike. Property prices seven to ten years ago now seem like an absurd dream. With its period architecture and forest beauty you can easily see why.

Some areas to watch for Coppermill Lane/ St James Street This area has excellent growth potential and this has already been seen in the last 18 months. These beautiful Victorian terraces provide excellent loft extension potential to make large three double bedroom, first floor bathroom, family homes. The nature reserve and canals provide beautiful surroundings and a fantastic bike commute into London, and the area offers excellent access to central east London. St James Street station to Liverpool Street is a great line and the Victoria line is not too far away. This area also has great access to the market which may change its face with the emergence of local residents looking for business opportunities. From pop up restaurants to boutique furniture stalls, the potential could be endless with very exciting results for locals as well as tourists.

Our price expectations in the Village and its borders for the next two years are: 2 Bedroom Cottages £400-£500,000, 3 Bedroom Houses £500-£700,000. Larger than average 4/5 bedroom Villa type houses should hit £700-£900,000 as local families and outsiders compete for the limited larger housing. Expect to see good 2 bedroom conversion flats being marketed between £350-£400,000. The question is when will the first achievable £1million house be marketed?
