1. Ask the experts.

Make sure to have a real estate agent aid you in your search. They will know what is a good deal and what is a potential problem. They will take into account many factors you, the buyer, might not have thought about, such as whether the location is good for recreational boating, or is more suited to the outdoorsman who likes to fish.

2. Gauge your surroundings.

Just because the house is lovely doesn’t mean the property is what you are looking for. Maybe the water is too full of seaweed

Syracuse is nation’s most affordable housing market Nationally, lower interest rates and home prices contributed to a solid boost in housing affordability in the first quarter of 2015, but nowhere was that trend more apparent than in the Syracuse market. According to the Housing Opportunity Index report released by the National Association of Home Builders and Wells Fargo Bank, Syracuse topped the list of more affordable major housing markets in the nation for the second consecutive quarter. “Consumers benefitted from continued low mortgage rates and some fall in the price of homes sold in the first quarter, as these conditions offer a great time to buy,” said NAHB Chairman Tom Woods, a home builder from Blue Springs, Mo. “The past two quarters have seen an improvement in affordability as mortgage rates remain low,” said NAHB Chief Economist David Crowe. “Eighty-five percent of the metropolitan areas measured experienced an increase in affordability. Along with favorable home prices and pent-up demand, this broad improvement should help encourage more buyers to enter the marketplace.” Syracuse, which historically has low housing costs, re-

mained the nation’s most affordable major housing market, as 95.6 percent of all new and existing homes sold in the first quarter of 2015 were affordable to families earning the area’s median income of $68,500. Nationally, 66.5 percent of new and existing homes sold between the beginning of January and end of March were affordable to families earning the U.S. median income of $65,800. This is up from the 62.8 percent of homes sold that were affordable to median-income earners in the fourth quarter. The national median home price declined from $215,000 in the fourth quarter to $210,000 in the first quarter. Meanwhile, average mortgage interest fell from 4.29 percent to 4.03 percent in the same period. Also ranking among the most affordable major housing markets in respective order were Toledo, Ohio; St. Louis; Akron, Ohio; and Harrisburg-Carlisle, Pa. For a 10th consecutive quarter, San Francisco-San Mateo-Redwood City, Calif. was the nation’s least affordable major housing market. There, just 14.1 percent of homes sold in the first quarter were affordable to families earning the area’s median income of $103,400.

Real Estate F.Y.I Tips for cutting the costs of home ownership Owning a home is a dream for many people. But even the most affordable homes can be a considerable expense, which is why many homeowners are on constant lookout for ways to cut the costs of home ownership. Those who have owned their homes for years may already know of various ways they can save money each month. But first-time homeowners may not be so savvy, which can leave them scrambling for ways to save each month. Fortunately, homeowners can reduce the cost of owning their homes in a variety of ways.

Refinance your mortgage. The average homeowner would point to his or her mortgage payment as his or her biggest monthly expense. Firsttime homeowners may assume they have no leeway with regard to lowering that payment, but that’s not necessarily true. Interest rates fluctuate every day, and homeowners might be able to take advantage of that fluctuation by refinancing their mortgages to earn lower interest rates. Depending on the amount of the loan, a homeowner might be able to save hundreds of dollars per month and tens of thousands of dollars over the life of the loan after refinancing his or her mortgage. Reexamine your insurance policy. When borrowing money to buy a home, borrowers need to have homeowner’s insurance. It’s easy to forget these policies and simply pay the premium each month. But homeowners looking to save money should periodically reexamine their policies and compare these exist-

ing policies to those they might be able to get from other providers. Comparison shopping can save homeowners substantial amounts of money. Homeowners willing to purchase their homeowners and auto insurance policies from the same provider also can save a considerable amount of money, sometimes as much as 15 percent depending on the provider.

Make safety upgrades. Another way to cut the cost of home ownership is to upgrade your home’s safety features. Many insurance companies offer discounts to homeowners who install alarm systems, sprinklers or storm shutters in their homes. But homeowners should confirm their eligibility for such discounts before making any upgrades, as policies may differ depend-

ing on the provider.

Purchase eco-friendly appliances for your home. The appliances in your home at the time of purchase will inevitably wear down, and replacing such items can be expensive. But replacing older appliances with more eco-friendly alternatives can save you money on your monthly utility bills, as more and more appliances are now made with energy savings in mind. Cutting your energy consumption leads to lower utility bills, and you may even be eligible for government rebates when buying products that meet certain energy-saving standards. The cost of home ownership is on the rise, but homeowners can take several steps to alleviate those costs.

Be prepared for your initial lender meeting For the loan approval process you will first need to bring information to verify your income and long-term debts. Often people prefer to meet with the lender before house hunting to determine in advance what price range they can realistically afford and the mortgage amount for which they can qualify. For your first meeting with the lender, you should bring: 1. A purchase contract for the house, if you have one. 2. Your bank account numbers and the address of your bank branch, along with checking and savings account statements for the past two to three months. 3. Pay stubs, W2 withholding forms, tax returns for two years, or other proof of employment and income verification. 4. Divorce settlement papers, if applicable. 5. Credit card bills for the past few billing periods, or canceled checks for rent or utility bill payments, to show payment history and amount of revolving debt.

6. Information on other consumer debt, such as car loans, furniture loans, student loans and retail/credit cards. 7. Balance sheets and tax returns, if you are self-employed. 8. Any gift letters, if you are using a gift from a parent, relative or organization to help cover the down payment and/or closing costs. This letter simply states that the money is in fact a gift and will not have to be repaid. Usually, you will need to pay an application fee and appraisal fee when you submit the mortgage application. This is done only after you have negotiated successfully on a home and the seller has accepted your offer. Generally, there is no fee for prequalification. The lender should let you know if you qualify for the loan you want in 30 to 60 days. If you are denied a home loan, the lender must explain the reasons. If this happens, the lender usually will discuss any options with you.

Things to consider before downsizing your home Perhaps the most difficult part of the decision of whether or not to downsize to a smaller home concerns the sentimental attachment many homeowners, especially those with children, have to their homes. The home might be too big for your current needs, but it also was the same place where your son took his first steps and where your daughter lost her first tooth. Saying goodbye to a place that was home to so many memories isn’t easy. But there’s more than just sentimental value to consider when deciding whether or not to downsize your home after the kids have grown up and moved out.

Personal finances

Once their kids have left the nest, many men and women over 50 begin to consider downsizing their homes. Downsizing to a smaller home can be beneficial for a variety of reasons, including less home to clean and maintain, more affordable utility bills and lower property taxes. But the decision to downsize is rarely black and white, and men and women often struggle with that decision.

If your retirement nest egg is not as substantial as you would like it to be, then it would seem as though downsizing to a smaller, more affordable home is a great opportunity for you to start catching up on your retirement savings. But that’s only true if your new home won’t incur any additional expenses that are already taken care of in your current home. For example, your current home may be fully

furnished, while a new, smaller home may require you to buy all new furniture because your existing items simply won’t fit. In addition, if you plan to move into a condominium, you may have to pay monthly homeowners association fees.

Real estate market

The nature of the real estate market depends on a host of factors, including geography. If the city or town where you currently live is in the midst of a seller’s market and you are planning on moving to a location where buyers have the upper hand, then now might be a great time to move. But if you currently live in a buyer’s market and hope to move to a seller’s market, then you may end up paying a steep price, even when downsizing to a smaller home. Things may even themselves out if you want to downsize to a smaller home within your current community, but do your homework nonetheless, researching the time of year when you’re most likely to get the most for your home and find the best deal on your next place. The advantage men and women considering downsizing haveis that they are rarely in a

rush to move out of their current home and into their next one. This gives them ample time to make the real estate market work for them.

How much space do you really need? Once the kids have moved out, couples may feel like all of that extra space is going to waste. But that can be a knee-jerk reaction, and upon a more thorough examination of the space and your needs you may just find that you can put all of that extra square footage to good use after all. If, after considering the space in your home, you find that the extra square footage really is just upkeep you aren’t especially interested in doing, then you would no doubt like a cozier home that’s less of a responsibility to maintain. Downsizing a home is something many men and women over 50 consider after their children have moved out. Such a decision is rarely easy, so homeowners should take as much time as they need before making a final decision to move or stay put.
