WATERFRONT LIVING Summer cottage brings generations together By David Tyler Each spring, around the second or third week of May, my family and I head out to Cazenovia, where we meet my parents at their cottage on the north end of Cazenovia Lake. We call it dock day – the unofficial opening of the summer cottage - the day that my father and I haul the five sections of aluminum piping and cedar planks down to the water. It’s a day of anticipation. For 30 years now, since I was about 14 years old, summer and Cazenovia have been synonymous. As a kid, living on a lake in the summer was like having my own personal wonderland. Each morning, I would wake up, grab a fishing pole and jump in our little rowboat with the 6 horsepower Evinrude motor on the back. I would zip around the lake, checking my minnow traps and fishing for bass. When my father got home at night, we would wait until nearly

dusk before climbing back in the boat for a few last casts. As I grew older, Caz became the summer hangout for my friends and me, and after each year of college, I would host 15 or 20 friends in Cazenovia for a few days as we delayed saying goodbye to each other for the summer. It’s not a big house, but it’s the type of place where there’s floor space for all. The cottage has been the setting for just about every major non-Christmas gathering for the Tyler family: graduation parties, family reunions, anniversary celebrations, college reunions, weddings, even a bachelor party. And, more commonly and more importantly, it’s the setting for the immediate family to share a Saturday night dinner and a bottle of wine and a sunset. Now I see the anticipation in my own children when we talk about going out to Caz. Both of my kids

It’s not great for swimming, but there are plenty of crayfish to chase and scared little fish darting around. It’s a place for them to learn about nature, to develop skills they will use throughout their lives, and to spend time with family. Lakes are places of adventure, and I loved my adventures as a child and love seeing that in my own children now that I’m an adult. I don’t know if my parents envisioned what the cottage would become when they purchased it 30 years ago. Did they just want a pretty and relaxing spot for their summers and a place to catch a few bass? Or did they foresee that a summer lake house would become the setting of so many memories for three generations? Either way, that’s what the little cottage in Caz has become, and the entire family has reaped the rewards.

A guide to waterfront home pricing By Gini Denninger Goodman Realty As the saying goes, “they’re not making any more waterfront property.” So, if you’re in the market for a waterfront home – either for your primary residence or for a second home - there is an important rule of thumb to consider: the real value is NOT the house, it’s the land! This is opposite from non-waterfront properties, where the house is typically the most valuable part of the property.

No matter what price range, serious consideration must be made to the property itself, not just the structures on the property. Properties on bodies of water that are near population centers are typically going to be more expensive. The more rural a lake or river, the less expensive. This makes sense because as a second home, a particularly rural spot would likely get less use than one close to the primary home. And as a primary home, there is simply less demand in rural locations. See pricing, page 12

Potential pitfalls to consider when purchasing a waterfront home By Gini Denninger, Goodman Realty The allure of purchasing a waterfront home is undeniable. Whether it is the view, the boating or fishing, or the simple pleasure of waking up to the sound of gentle waves lapping the shore, there is a reason why the demand for waterfront property is so high. However, before making the leap into waterfront ownership, there are some potential issues to consider. You may have done all the math and determined that a second home on a lake is within your resources, but did you consider everything beyond the mortgage and taxes? Double the homes means double the maintenance cost (and maintenance time). You may love the views, but if you spend all your time maintaining two properties, will you have time to relax and enjoy your investment?

Buyers should understand that houses on the waterfront are more exposed to the elements and will often be more costly to maintain. In our area, waterfront properties typically see more ice and wind damage than inland homes. Buyers should determine if the home is insulated enough against our cold weather, since often the lake front can be colder and more extreme. Other costs abound as well. A second home means two utility bills, two cable bills, more furniture, and potentially more travel costs to and from your two homes. In short, it’s not cheap, and certainly not limited to the actual cost of the property. Also, buyers need to learn how fluid the shoreline is. In this area, Cazenovia and Skaneateles lakes are part of destination communities, and therefore demand a higher price point than some of the more rural lakes in the area. Million-dollar-plus properties are not uncommon on Caz or Skaneateles, but would be unheard of on many smaller, more rural lakes. Lake Ontario and Oneida Lake offer a wider variety of price points and have a higher supply of affordable properties. Central New Yorkers are blessed with such a wide variety of waterfront options, so unlike in some other parts of the country, affordable pricing can be found, albeit, with some concessions on the part of the buyer. Many waterfront properties have little to no privacy. If buyers want privacy their search will probably take longer, but is not impossible. Keep in mind privacy is dictated by the amount of water frontage the property has and where the house is built. Price is dictated not entirely by the house but also by yardage of waterfront land. If a property has lots of waterfront as part of the deed it is more expensive than a property with narrow frontage and deep lot. So privacy, on the waterfront, comes with a price. Waterfront real estate is a specialty and finding a realtor with knowledge of this type of sale as well as local waterfront related issues is important. They should know what restrictions are currently in place for the area you are considering, such as if you are able to put up a sea wall or if it is forbidden by local ordinance. At the least, if they don’t know, they should be able to advise you how to find this information.

Additionally, the potential buyer could also consult the local zoning board for more information. If there are potential changes, the buyer must research prior to buying!
