Downtown Syracuse has always been touted as a place to go to eat, drink, shop and be merry. Over

the past few years, the city has become home to an increasing population of younger people who are attracted to the concept of having everything they need close by. Creekwalk Commons opened in 2014, expanding the opportunity for students and young professionals to live in Syracuse’s urban environment. The luxury apartment complex, located on West Water Street, borders the Onondaga Creekwalk and is just a five-minute walk from Armory Square in

Downtown. Brad Stalter, Creekwalk Commons’ property manager, said that the complex filled all but one of its 75 apartments in 2014. Since then, Creekwalk Commons has maintained a similar occupancy rate, with a mix of about 40 percent student residents and 60 percent professionals. “I think being close to that kind of New York City experience, in a smaller city, is something that Downtown l Page 6

SolarizeCNY hosts free workshops to show viability, cost savings of solar energy in New York state Have you ever thought about going solar? There’s an organization in Central New York that is getting a lot of attention for their effort to help home and business owners take advantage of solar energy. SolarizeCNY, a not-for-profit initiative, just launched its third campaign to spread the word on how viable solar energy is in Central New York. The campaign hosts workshops around the region, which are free and open to the public. At the workshops, customers learn about solar technology and how it works in New York state. They get the chance to meet solar installers who have been chosen as partners in the campaign. SolarizeCNY invites anyone that is interested to enroll for a free assessment to see if their property is suitable for solar energy and to find out how much money they can save by going solar. People can enroll at a workshop or on the group’s website. The first campaign was Solarize Syracuse in 2014, which was offered to residents of the City of Syracuse, and the towns of Onondaga, Dewitt and Manlius. The campaign helped 78 custom-

Forecast

Slow but steady By Riley Bunch

CenterState’s Central New York (CNY) Economic Forecast for 2017 released early January, displayed growth of the region’s economy but falls behind national averages. The forecast report, which includes the outlooks and projections of nearly 200 CenterState CEO members and businesses from 14 industry sectors, outlines growth of 2016, expectations for 2017 and market data on regional expectations through 2020. The Syracuse area’s gross domestic product (GDP) has grown 1.4 percent since 2007, far below the U.S. metro area average of 10.2 percent. Robert Simpson, president of CenterState CEO said regional GDP also lags behind neighboring cities, with GDP in Albany more than nine percentage points ahead and Buffalo more than seven. “There could be a number of reasons for this, including the fact that these communities have embraced and are building futureleaning economies and next-generation technologies,” said Simpson. “They are also

evolving and diversifying their economies.” Syracuse area shows slow, steady growth, a trend that has dominated the economy for the past several years, said Simpson. The region is projected to grow slower than the national average in overall jobs in 2017. Projected number show a 1.2 percent increase compared to a national average of 4.3 percent increase.

100 percent growth. The report was not without bad news. CNY fell behind state averages of jobs in professional services, financial activities and information industry jobs. Higher education saw 25 percent less growth than last year’s projections, manufacturing saw 23 percent less growth and small business and professional service sectors saw 26 percent less growth. All three of these sectors reported availability of skilled personnel as one of the top pressures on their industry sector. Thirtyfive percent of respondents stated the major pressure on their growth within the last year was employee benefits and costs. Simpson suggested regional businesses increase exports to grow revenue in 2017. “Exporting provides regional businesses an incredible opportunity to grow. We know that export opportunities across the globe remain strong,” said Simpson. “The bulk of economic growth is still occurring outside the U.S., with global middle class consumption expected to more than double by 2020.” While only 12 percent of respondents indicated that exporting products or services is currently an aspect of their business, 67 percent expect their exporting to grow in 2017.

Sixty-eight percent of industry leaders anticipate an increase in sales and revenue, up 5 percent from the 2016 prediction. In addition, 49 percent expect their profits to increase this year, up 2 percent from last year. Meanwhile, more than half of the nearly 200 respondents in the annual report expect an increase in jobs and hiring in 2017. Employers expect net employment outlook to be 15 percent in 2017, up from 7 percent last year. The report also found 51 percent of respondents expect to expand their products and services in 2017, down from 58 percent in 2016 projections. Forty percent believe that government policies and structures will significantly impact their business in 2017. The forecast stressed the importance of staying on top of new technology to compete in the market place noted: “failure to adopt technology results in disadvantage.” Respondents in the forecast acknowledged most do not know how to “sell central New York” as a marketplace but suggest it can be done by presenting the regional economy and the resources it offers in a more positive way. “In general, organizations have a positive outlook on the future of CNY economy” stated the report.

own renewable energy.” The Solarize Syracuse campaign added 550 kW of energy to the region’s supply of solar energy. Fresh off the success of Solarize Syracuse, in 2015 Azulay and Chris Carrick, the energy program manager at the Central New York Regional Planning and Development Board (CNYRPDB), launched SolarizeCNY, a five-county wide campaign to do the same thing, in Cayuga, Cortland, Onondaga, Oswego and Madison Counties. “We knew that this was going to be a totally different campaign because we were going from a part of one county to five counties, but we were able to bring together several groups from around the region to help us pull it off,” said Carrick. Due to the size of the campaign, SolarizeCNY Project Coordinator Katelyn Kriesel was hired by the CNYRPDB in

the summer of 2015. “SolarizeCNY was like a marathon. We had over 80 events in four months, to help get people signed up for their free assessments, ” said Kriesel. The campaign ended up getting 1,250 enrollments, and almost 200 homes and businesses went solar. “We were able to add 2 MW of solar energy to the region,” Kriesel said. After the 2015 campaign, SolarizeCNY began to switch its focus to community solar, which was brand new in New York state in 2016. Community solar, which allows customers to go solar in an array located away from their homes, presented some challenges, and the campaign was delayed. “After we realized in the summer of 2016 that our community solar campaign was going to be delayed, we began to pivot to offering another rooftop solar campaign, as we had done in the

past,”said Kriesel. SolarizeCNY didn’t know how much they were missed, but the statistics speak volumes. In 2014, across the region there were 416 new installations, and that number went up even more in 2015, to 586 new installations. But, in 2016 when there was no solarize campaign offered in the region, that number decreased to 309. “When the statistics came out that showed the 2016 numbers, we realized how important SolarizeCNY’s efforts really are,” said Carrick. “We’re glad to be back with another rooftop solar campaign, to help spread the word on solar energy.” The campaign still plans to offer community solar in the near future. So, there continues to be a high demand.” Treier said that Downtown has become more active later in the day and on weekends as the number of residents has increased. “Before, it was predominantly an employment center,” Treier said. “Now, it’s becoming more of a 24/7 neighborhood. There are people walking their dogs before work, there are people jogging after work. On the weekends, there are more people.”

When the Redhouse Arts Center opened on South West Street in 2004, the audience for various acts and events was sparse, according to its executive director Samara Hannah. But, over the last five to six years, attendance has increased significantly as more people have moved into the heart of the city. “We’re drawing many more people from the Syracuse area as opposed to the suburbs,” Hannah said. “I think the average age of the person Downtown allows us to have a younger demographic… We certainly have more traditional aged theatergoers. But, we do tend to have a slightly younger overall audience.” The Redhouse theater currently seats about 89 people. Due to increased demand, it will soon be moving to a much larger location, on the corner of South Salina and West Jefferson streets. But Hannah said the move isn’t only about enlarging the theater’s capacity. “We just know that the role of the arts makes for a more vibrant and economically developed community,” Hannah said. “Our hope is to have a larger space and to have a larger arts presence.” Five years ago, Kate Gillen noticed the revitalization taking place Downtown. While visiting another city, she went on a walking food tour and decided to bring the concept to Syracuse. In the summer of 2013, she opened Sampling Syracuse Food Tours and has sold out almost every weekend tour since. Gillen said she has noticed the options for food and entertainment in Downtown continuing to grow as more people move into the area. Gillen added that since starting her business, she has seen Downtown become more vibrant on Saturdays, when Sampling Syracuse food tours are mainly given. “When we first started, Saturdays Downtown, it wasn’t very crowded,” Gillen said. “Every year it seems like there are more and more people out and about—walking, eating, just enjoying Syracuse.” Downtown Syracuse’s redevelopment began with Armory Square in the 1990s and has since stretched to other parts of the city. In the summer of 2015, Robert Podfigurny and his two partners—Mike Swatt and Mike Barletta—purchased the Hanover Square property formally occupied by Bull & Bear, sensing that residents would continue to move into the area. Months later, The Evergreen opened on East Water Street, and since then, the major residential redevelopment project of Syracuse’s State Tower Building has begun in the area. Podfigurny said that during the summer months, the Evergreen’s outdoor seating area is especially popular, because many city residents do not have their own patios. “You’ll see every patio seat taken in Syracuse,” Podfigurny said. “Those are usually people who live Downtown or work Downtown that haven’t gone home yet.” He said Downtown now provides a variety of different restaurant and bar options for residents and patrons. “I think it’s great,” Podfigurny said. “[People] don’t want to do the same thing. They don’t want to have to travel too far. They want to try different things…There is something for everybody.” Stalter said that the more there is to do in Downtown, the better it is for apartment complexes such as Creekwalk Commons. “It’s a direct correlation,” Stalter said. “The more that is offered here, the more we can draw people to live Downtown as opposed to living out in the suburbs.”
