HOLIDAY SHOPPING IN REAL ESTATE It is common sense to think that the holidays place a large slowdown in the real estate market. Most people do not extend their thinking beyond that; the holidays put a large demand on time with work, shopping, parties, and the like. These time demand remove many people from the market and for good reason. However, there are benefits for those who are truly engaged in the market, both Buyers and Sellers! While this may sound a bit odd, there are reasons that anyone who is interested in buying or selling real estate during the holiday season. Following are reasons to stay or get in the market now and ‘beat the rush’. SELLERS If you have your home on the market today or are planning to put it on market soon, delaying or rescheduling the showing of your home is a particularly bad idea. Buyers in the market during the season are serious Buyers! Searching for a home during the holidays puts a large impact on the other activities such as the ones noted in the first paragraph. These Buyers want to purchase and purchase now for any of a large number of reasons. It does not matter what the reason may be as you have something they would like to purchase and they have the money to buy it. Welcome these people into your home (always accompanied by your Realtor, of course), have the lights on, the smell of pies baking or hot cider in the air, providing the Buyer with a pleasant environment as they view your home. BUYERS It is true that squeezing home viewing into an already busy schedule is difficult, but the advantages to finding a home during the holidays are many: 1) Fewer Buyers in the market. You will have less competition for the home that you want. 2) During the next year, it is likely that a) homes prices could be higher; b) interest rates will almost certainly be higher c) inventory will not keep up with demand 3) A pleasant time looking for homes during the holiday opens your mind to positive thinking for the next year. Of course, moderation is suggested. First, Sellers should not let Buyers dictate the showing time. Your Realtor can manage the showings for you (we do this every year for our active clients). In this wat, your busy day can be managed by you and your Realtor will deal with the comings and goings that are approved by you. Buyers, doing this without representation may lead into some disappointing results; Realtors are trained to make certain that appointments are mutually agreed upon, especially important during the holidays. Nonetheless, if you choose to wait until the New Year to get into the market, we will be there to help you buy or sell the property of your choice!

Wrapping Your Home for the Holidays By Patrick McCarran Real Rstate Broker

If it is necessary to list your home in the winter then festive decorations can really set the tone. This is a time when you can showcase your house in a unique way to highlight areas that normally may not stand out. By creating a festive atmosphere, a home seller allows perspective buyers to envision what their holidays will be like in the property—complete with a beautifully trimmed tree, stockings hung from the fireplace mantel, the twinkling of lights and the smell of Christmas cookies in the air. That being said I am not suggesting that you channel Clark Griswold in “National Lampoon’s Christmas Vacation,” As with all staging less is generally more. You do not want to overwhelm the buyer or distract form the homes features merely highlight them. Buyers often will associate a sense of ‘home’ through the traditions and memories of holidays past. Through tasteful decorations you can bring those memories out and it is a great way to attract buyers. Nighttime is when many perspective buyers are driving around looking at houses, and nothing will slow them down more than a great Christmas light display. “A well-designed display adds festive elegance to a home, and highlights the already-present features of the property,” said Brandon Stephens, vice president of Marketing at The Decor Group, Inc., Lubbock, Texas, specializing in interior and exterior holiday decorating. This doesn’t have to be an over the top contest worthy event. A straight forward light display and a few lawn decorations such as Frosty coupled with large ornaments in the trees can turn almost any yard festive. Don’t forget to highlight the for sale sign as well, a few lights and maybe some well placed decorations. Embrace the holidays by holding a twilight open house, when your agent can serve hot chocolate and Christmas cookies to show off the Christmas lights, holiday decorations and all that the house has to offer. Here are some simple suggestions to ensure your home captures the holiday spirit without interfering in the real estate process: • Keep decorations to a minimum so you don’t block views, make rooms feel smaller and disrupt the natural flow of the home. • Consider a smaller tree and store most of the gifts in another room. • Incorporate fresh evergreen or rosemary into your decorating for a classic look and to promote “the Christmas tree smell.” • Make sure light strings and extension cords are tucked away for everyone’s safety. • Try to avoid overly religious or cultural decorations to keep it neutral so a greater number of buyers will see it as their potential home. • Leave a plate of holiday cookies and warm cider or cocoa for prospective buyers with a holiday note.

The holidays are emotional times for many people, including home shoppers. Holiday decorations presented tastefully and sensibly, can help you wrap a bow on your home for just the right buyer.
