As a homeowner, you have the benefit of security and stability, as well as the freedom to decorate and remodel. TOO IMPORTANT TO RELY ON GIMMICKS! In the purchase or sale of a home, it is often the most important and stressful financial transaction that a person or family can go through. It requires the services of a real estate professional; first, to ensure that the transaction is done with the assurance that all of the financial and legal documents are completed properly with all of the understanding required as to why this is important, second to obtain the optimum deal for the principal (that is you) taking into account all of the varied needs that you may have. For this service, the real estate professional is paid a commission for the services rendered. However, buyers and Sellers are often distracted by more non-traditional means to complete their transaction with claims of cutting out the cost that traditional real estate transactions incur. We are seeing more and more of this in today’s market, often accompanied by ‘apps’ on your mobile phone that make it easy to purchase a home, according to the advertising. It seems that some people may be attracted to these programs and tools since saving money is, of course, a good thing to do. However, the actual costs are sometimes hidden in the use of these programs and apps. To add to this, the costs may be higher than the costs of using a traditional agent without the protections that the use of an agent provides. It seems odd to me that using gimmicks to buy or sell the largest financial transaction in your life make little sense. When using an experienced real estate professional, you are ensured in having all of the manageable risks handled for you with no surprises. Your agent hates surprise more than you do and will make sure that there will be none. If you must go the non-traditional route, explore the costs, read the contract, ensure that you are protected from future lawsuit, and if you have contact with a person, make sure they are available to help you out. Being real estate professionals, we think that the risk that people take by going without representation is unwarranted. Real Estate professionals know the market, the values of the properties that you may be interested in, possess good negotiation skills that are essential in obtaining the optimum result in your transaction, understand what you want and more importantly what you need in the home you are purchasing or your requirements when you are selling. They will not put you ‘on the street’ when you are selling your home by ensuring that you have a replacement home prior to closing the deal or arranging a rent back of your property. Finally, we will build a long lasting relationship that lasts well after the end of the deal.

SAVING CLIENT'S DOLLARS: Home Improvements and Licensed Contractors It’s summer and business is brisk at Home Depot and Yard Birds. This is the time of year when many home owners think about making improvements. Improvements can add to the enjoyment and value of your home. I’ve visited many homes where the seller has pointed out, with pride, improvements and then commented on how these additions increase the value of their home by thousands of dollars. Often, they are absolutely correct. However, occasionally I’ve seen something other than thousands of dollars in increased value. What the seller has done are big red flags to potential buyers. This includes work not to current building code without signed permits. This can be very scary to buyers and can be a major liability to the seller after the close of escrow. Instead of adding value, the “improvements” diminished the value of the home. If you are considering remodeling or extending your home, you must consider the issue of building permits. In my opinion, the best way to understand how permits fit into your plans is to consult a licensed building contractor. • When is a license required? Would-be “contractors” may tell you that a license is not required for the work you are considering. Be careful. Check with the local building department to see if permits are required. Any changes that require a building permit should be completed with a permit signed off by the appropriate inspector. Often, buyers ask for a copy of signed permits before buying a remodeled home. Lack of signed permit could cost you thousands of dollars and many headaches should you ever decide to sell your home. • Are there different types of licenses? Yes! First, a business license is not a contractor’s license. An individual with a business license may do excellent work. However, any project which requires in building permit should involve a contractor licensed by the State of California. Should you have problems in your project, you will have recourse through the Contractors State License Board. Second, there are several different types of contractors licenses. A Class “A” license is for general engineering and requires special engineering knowledge. A Class “B” license is for general building and includes carpentry, framing, and a minimum of three unrelated trades or crafts on the same project. A Class “C” license is for specialties such as plumbing, electrical, or roof work. • Who holds the license? Some would-be “contractors” may tell you that they are using another contractor’s license. Be careful. This could be illegal. You should work directly with the contractor who holds the license or someone who represents the contractor. • What is the current condition of the license? Find out if the license is active and when it expires. Who is the qualifier on the license? A license always has a qualifying individual. When is the license issued? Are there any citations (violations) against the license? Is there a license bond in place? If you have any doubts, call the Contractors State License Board. • Is there a written plan? This is just common sense. The contractor should give you an exact written plan including type/description of materials, costs, and completion dates. It should include how and when payments will be made to the contractor. It should also include information about any subcontractors involved. Ask the contractor for a list of satisfied clients and contact those clients. Finally, get any guarantees from the contractor including the length of any warranty in writing. 32   •  Real Estate GUIDE
