There has been a great deal of reports of the sky falling with the change in the tax code effecting the deduction of interest and caps on local and state taxes, specifically is it still a value to own a home? My answer is absolutely, what most alarmists aren’t telling you is that only a small percentage of loans in the USA are over $750,000 and even with the increase in the personal deductions the PRIMARY reason to own a home is UNCHANGED. The WHY you should own is relatively easy. It seems like every day there are news reports of someone displaced by high rents or the building is sold to a new owner and they are forced to move. Rents are at a high and with the strong resistance to building they will continue to rise and be unpredictable, when you own you know what the payments will be and it your home not the landlord to dictate rules. Mortgage interest will most likely remain the largest deduction for the middle class. Mortgage interest rates remain historically low and there is affair amount of inventory from which to choose. Long-term homeownership continues to be one of the best ways for the typical American to build wealth. So what’s holding you back? Down Payment? Many people are intimidated by the widely publicized 20-percent down-payment requirement. They don’t realize that there are many federal programs and other methods designed to help homebuyers, and even those who have lost their homes to foreclosure. For example, Freddie Mac and Fannie Mae have loans available to first-time buyers with as little as 3-percent down payment and the FHA has similar programs that require 3.5 percent down and payment. If you qualify there are a number of programs and grants that can help with the down payment. With a seller credit for closing costs I have gotten buyers into a home for as little as $1500 out of pocket. For veterans, the VA program has nodown-payment loans available for qualifying military members and veterans that can close with almost no out of pocket money. Why wait? What’s the worst that could happen if you buy a home now? You’ve already seen it, the 2007 mortgage crisis. It will take generations, if ever, before the government lets the banking systems get that far out of hand again. It is far more likely that home prices will steadily climb as they have been. Americans are getting back to work and leading the global economy out of stagnation. So don’t be blinded to the future by your past experiences. The American population will continue to grow and build families of all types, creating more demand for housing. Don’t view your home as a trading vehicle or a one-way-up investment. Instead, look at the home-ownership benefits that are mostly forgotten by today’s potential homebuyers -- the chance to build equity (instead of throwing rent down the drain) and the opportunity to customize your own environment. As a homeowner, you have the benefit of security and stability, as well as the freedom to decorate and remodel. You can redo your kitchen, build a deck, put in a swimming pool, or add a playroom for the kids and make your house a home. Instead of paying your landlords mortgage you can build equity for yourself and get the tax benefit as well. With each monthly mortgage payment, you’ll own more and more of your home and when you finish paying off the mortgage, every dollar your home is worth is yours. That’s what has always motivated Americans to own their own home. And it isn’t going to change in the long run. Grab the American Dream now. WHO SELECTS YOUR REALTOR? When you decide to buy or sell your home, only you can control can control the hiring (and firing) of the agent or agents that will assist you in selecting any prospective Buyer or Seller. However, there are number of websites that offer a service to help you select your Realtor today. Before you select anyone from the list, there are a number of things that you need to know about these sites. 1) Realtors pay to be on the sites. Some of them pay up front for the privilege of being on the site, some pay a referral fee once you close a transaction with them. Either way, they are paying for a potential lead. Lead generation is an important aspect of success in the sales business, real estate and otherwise. 2) Each Realtor must provide a list of services that they perform in order to earn their commission. Not surprisingly, they all read pretty much the same, as everyone wants to look their best. 3) You may not see all of the Realtors that work in your area (actually, this is a certainty), as not all of them are willing to pay for lead generation. 4) The #1 aspect that is highlighted in the sale proposition is the amount of the commission, either as a cut on the selling of the home or a rebate to the Buyer. While it may be a good thing to save money, it is clear that good service and experience is much more important. An added point, the Realtors on these sites may feel compelled to cut their commission in order to compete; when added to the substantial referral fee, the Realtor may not obtain much in the way of income for the level of service that you demand. It is likely that cost cutting and short cuts may be employed at your expense 5) The second most mentioned aspect on these pages is how many transactions the Realtor has done in the past year. If you require good and constant communication with your Realtor, one who claims they do hundreds of transaction a year may not be what you want. Immediate response is the key to success in the real estate business; waiting for a response to a phone call or an email because the agent is so busy, may not suit your needs. 6) Finally, the one you select may not actually be in your area. Knowledge of the market is important. Of course, we would like to be your agent. SAVING CLIENT’S DOLLARS: Smart Home Improvements

A frequent question I hear from sellers about to go on the market is “What home improvements will give me the most money for my house?” Actually, this is a question that should be considered long before selling. Smart sellers develop a home improvement plan years before they anticipate selling their home. This month let’s look at long term planning for home improvements to maximize your home improvement dollars. • Know Your Neighborhood. You need to know what is typical for your area so you can avoid over-improvement for the neighborhood. You do not want to build the Taj Mahal in the middle of Mayberry. One example of this was a past client who put a whole second floor on a 1,244 square foot home. He had almost 2,500 square feet of living space and could not possibly re-coup the cost of the improvement because he had over built for the neighborhood. Another client turned a 5 bedroom home into a 3 bedroom home. It was perfect for his family’s living needs. However, when it came time to sell, the home was worth less as a 3 bedroom than the original 5 bedroom. Knowing the style of your neighborhood helps you to choose the improvements that will bring top dollar for your specific area and price range. When in doubt, the help of a local real estate broker who really knows the area could save you considerable money down the road. • Avoid Over Improving in One Area. I represented clients who were gourmet cooks and decided on a $40,000 state-of-the-art kitchen upgrade. They got great enjoyment from their new kitchen. The problem was that the overbuilt kitchen did not match the condition of the rest of the home. Try to make improvements that keep the home “in balance”. A fabulous kitchen and 1960 original bath rooms do not make for a good combination when it is time to sell. Try to keep the quality of improvements at the same level throughout the home. • Minor Improvements can reap Big Profits. If your cabinets look old or your switch plates are dated, give rooms a new look by simply replacing hardware. Everything from drawer/cabinet pulls to sleeker faucets can add much more than they cost. Updated light sconces are also a cheap way to improve the home’s appearance. Look at your front door. It is one of the first things the potential buyer will notice. What does the front door say about your home? It may be time to buy a new one! • Energy Efficiency is a real Hot Button. By improving your home’s energy profile, you will not only increase its resale value, you will start saving on utility bills right away. Invest in a programmable thermostat, replace failing appliances with new energy-efficient versions, swap out incandescent light bulbs for compact fluorescent or LED bulbs, and switch to low-flow faucets and shower heads. These investments can lead to a higher sales price. Replace old windows and upgrade insulation to make your home more energy efficient. Smart buyers understand that saving on energy costs over time will be a huge benefit to purchasing your home. • Landscaping. Trim, neat landscaping adds to your curb appeal. Prune back overgrown hedges and bushes. Lay down fresh mulch annually for a clean, new look. Keep any grass areas groomed and add some flowers for a great pop of color.
