While some of you may still be wearing shorts, the weather could turn tomorrow or next week. Be prepared today so you are ready for what comes next rain or shine. Water, wind, fire and earth movement can be hazardous to your home, perhaps your most cherished and largest investment. But, there are actions you can take now to protect your property and prevent major damage should one of these elements strike. Water Apart from major flooding, most damage occurs when water seeps in through cracks and leaks. Make sure that windows and doors are
well sealed. Seal any cracks and holes in the foundation and exterior walls. Repair or replace roof shingles around any area that allows water to penetrate the roof sheath-
ing. Although tile roofs last quite a bit longer than composition shingles do not be fooled to think that they are maintenance free, the tiles break for various reasons so it is a good idea to have them checked out by
a professional periodically. Check for holes or air leaks in the attic and crawlspace (if you have one). Install or make sure that the flashing, a thin metal strip, around the doors, windows, thresholds, chimney and roof are in tact. Wind Minimize the damage by keeping the wind from getting inside your home. Consider solid wood or hollow metal doors, which are more likely to resist wind pressure and flying debris. improvements that you can make include installing a spark arrestor on your chimney, eliminating brush and debris from around your property. More expensive improvements include replacing single-pane glass windows, doors or skylights with tempered glass, recovering your exterior walls with a more fire-resistant material, and re-roofing your home with a Class A roof covering. Earthquake Anchoring appliances, dressers, TV, computer and other items to the wall you can buy straps at your local hardware store. Apply safety film to non- tempered windows and glass doors to protect form shards of glass if broken. Install a gas auto shut-off device any reputable plumber should be able to do this. Of course, there may be times, when no amount of prepping can protect your home. Homeowners insurance can help protect you financially in case something happens to your property or its contents. However keep in mind that standard policies cover standard replacement which

THE IMPACTS OF UNCERTAINTY Uncertainty rules in today’s real estate market. Prices are steady, interest rates are holding for now. The job market nationwide is at the best levels since 1969 and few people are still standing on the sidelines in the respect of purchasing homes. New home incentives are at level I do not remember for a long time, real estate brokers are offering tremendous incentives to other agents to sell their listings, and open house signs can be seen nearly every day of the week. It is likely that despite the improved market conditions, Buyers may be standing aside due to one thing; uncertainty. One of the most telling symptoms of uncertainty is the unwillingness to make large financial decisions. The decision to purchase real estate, the largest financial transaction that most people make in their lifetime, it is postponed once uncertainty is removed. Are there reasons to have uncertainty in CA today? I suspect that this may be. Following is my list of uncertainties that may be in people’s minds today. Politics. We are living in a society today where a divide seems to be entrenched between what is currently being called the Red and the Blue. This has now engulfed the talk on every news outlet. It seems that employers are now trying to deal with politic divisiveness in their workplaces. A lack of civility, neither side listens to the other. People now return home and talk about what side people take rather than discuss more pleasant things. Very few people have any trust at all in our politicians or political system. Taxes. Most people will agree that living in CA we live in one of the most highly taxed states in the country. For example, I just had the tires changed on one of my cars. There were at least a half dozen taxes and fees charged, some of them not related to the tires at all. The current government and what is feared more, the new one that will be elected in November, will continue to raise taxes and add regulations. These new expenses will stifle the ability to purchase a home, at least one that one can afford and meets their needs today. Employment. Many people fear for the continuation of their job, at least here in CA. We are losing lots of jobs as companies move out of state of go out of business. Small employers are beginning to struggle as people leave the state. Costs go up as revenues remain steady or decline. Major employers continue to hire but also are reducing headcount in non-strategic sections of the companies. It is becoming harder to find jobs as many require specialist skills and fewer are being offered. Cost of living. In addition to taxes, the cost of living in CA is also one of the highest in the nation. Prices for everything are high and appear to be going higher. Often, people have to make choices where they will spend their money; buying a new home may fall way down on the list. As I write this, why would anyone want to buy a home in CA? There really are a number of reasons; rents are high and going higher (regardless of the outcome of Proposition 5), prices do not seem to be going any higher, at least for now, living in CA is one of the best places to live in the world and all of these note above, as bad as they are, may not be enough to force you out of one of the best places in the world to live.
