The Election and Real Estate This article is being written on the day after the national election. There were a lot of things passed (and not passed) that will have an impact on real estate in California Proposition 5 – The ability for seniors to transfer their tax base to a new home. This proposition failed in the election. As a result, people living in homes they do not need but can afford due to the low tax assessment will remain in them for a longer period of time, thus reducing the availability of homes for sale to other families. There will be a slowdown in the turnover/velocity of these properties thus causing a continued shortage of available properties for sale; the net result will be higher prices on home that might be more reasonably priced if more came to market. Proposition 6 – The elimination of the most recent gasoline tax increase. This proposition also failed to pass. The result is that the already high price of gasoline will go up again on the 1st of the year. As people must commute longer distances due to the lack of employment closer to home, the costs may keep people from being able to purchase a home at all. Certainly budgeting for energy is becoming a real thing in California as prices for all types of energy are going up. Proposition 10 – Statewide Rent Control. This proposition was designed to have every city have a local rent control that had the power to set rents for all residential properties within their boundaries. The additional burden of this would be that the landlords would have to pay a 2½% fee to these boards to be applied to the construction of low cost housing. Luckily, this proposition failed. It would have had a disastrous effect on rental and investment properties, reducing availability, eliminating any new construction and making it more difficult and expensive for families to find a place to live in a state where this is already a severe problem in many areas. Bond Issues – 2 bonds issues passed (Proposition 1 and 4). These bonds will be paid back from the general fund which already has more debt to pay than income to make payments. The state will either have to cut back on spending in other areas or to raise taxes in order fund these expenditures. Proposition 12 – Farm Animals Confinement Standards. This proposition will increase the costs of food production which will increase the costs of food across the state, either by the California producers raising their prices to consumers or by having food shipped from out of state producers (which probably would not have implemented the California standards). The net result, higher food costs with no real benefit to the animals that this proposition aims to protect. High food costs will have to be budgeted by families to see how much residual income that may be left to purchase a home. Wrapping Your Home for the Holidays By Patrick McCarran Real Rstate Broker
If it is necessary to list your home in the winter then festive decorations can really set the tone. This is a time when you can showcase your house in a unique way to highlight areas that normally may not stand out. By creating a festive atmosphere, a home seller allows perspective buyers to envision what their holidays will be like in the property—complete with a beautifully trimmed tree, stockings hung from the fireplace mantel, the twinkling of lights and the smell of Christmas cookies in the air. That being said I am not suggesting that you channel Clark Griswold in “National Lampoon’s Christmas Vacation,” As with all staging less is generally more. You do not want to overwhelm the buyer or distract form the homes features merely highlight them. Buyers often will associate a sense of ‘home’ through the traditions and memories of holidays past. Through tasteful decorations you can bring those memories out and it is a great way to attract buyers. Nighttime is when many perspective buyers are driving around looking at houses, and nothing will slow them down more than a great Christmas light display. “A well-designed display adds festive elegance to a home, and highlights the already-present features of the property,” said Brandon Stephens, vice president of Marketing at The Decor Group, Inc., Lubbock, Texas, specializing in interior and exterior holiday decorating. This doesn’t have to be an over the top contest worthy event. A straight forward light display and a few lawn decorations such as Frosty coupled with large ornaments in the trees can turn almost any yard festive. Don’t forget to highlight the for sale sign as well, a few lights and maybe some well placed decorations. Embrace the holidays by holding a twilight open house, when your agent can serve hot chocolate and Christmas cookies to show off the Christmas lights, holiday decorations and all that the house has to offer. Here are some simple suggestions to ensure your home captures the holiday spirit without interfering in the real estate process: • Keep decorations to a minimum so you don’t block views, make rooms feel smaller and disrupt the natural flow of the home. • Consider a smaller tree and store most of the gifts in another room. • Incorporate fresh evergreen or rosemary into your decorating for a classic look and to promote “the Christmas tree smell.” • Make sure light strings and extension cords are tucked away for everyone’s safety. • Try to avoid overly religious or cultural decorations to keep it neutral so a greater number of buyers will see it as their potential home. • Leave a plate of holiday cookies and warm cider or cocoa for prospective buyers with a holiday note.
The holidays are emotional times for many people, including home shoppers. Holiday decorations presented tastefully and sensibly, can help you wrap a bow on your home for just the right buyer.
